"AVOID IF SELLING OR BUYING. Here are the facts- Ted came to my house and gathered his information for an appraisal in under 10 minutes. I called him 3 times throughout the week and left voicemails and never received a call back. It was not until 8 days later he submitted an appraisal to the lender. This delayed the process. The appraisal he created was well under the agreed purchase price. When he was presented information for a reconsideration of appraisal he ignored it and did not change his appraisal. His assumptions of rent were $200 per unit less than what the actual rent is and I gave signed written contracts within the last 6 months proving that fact and he still did not adjust his appraisal amount. This house has only been vacant for a total of 2 months in 15 years. Work that he made mandatory was completed on the house. A week and a half goes by and there is not a single word from Ted. He calls me at 4:15pm the day before every party in this deal(except for him) is ready to close on the house, and tells me he needs to get inside to see the completed work. He did not call the day the work was complete, he did not call a week after it was complete, he did not call at 7am the day before closing, he calls at 4:15 pm the day before closing and has the nerve to tell me I have to be at the house to show him the completed work. I did his job and took pictures for him and sent them to him as I did not have time to wait around. He is unreasonable, unprofessional, and lazy. If you are looking for accurate appraisal in a timely manner that will not delay your closing then you should look elsewhere."

Accent Realty Service is a professional appraisal company. Please be advised that we give you an economic evaluation of your property. (That is, I can tell you what it's worth). However, I AM NOT A SURVEYOR. If you have property boundary issues you need a surveyor (I get a lot of requests for surveys). Also, if you are looking to refinance, PLEASE contact your lender first as they typically require that their own appraiser do the job. And one last condition, I am certified residential only. If your property is commercial, you need to contact commercial, or "general" appraiser. I have been serving southwest Pennsylvania in the real estate industry for over 45 years. In the 1990's I was designated as Area Management Broker for HUD. My responsibilities included the appraisals of all FHA properties. I covered all of southwest PA. After my contract expired I continued to work these areas giving me a keen knowledge of the neighborhoods of southwestern Pennsylvania.

An appraisal is an opinion of value, so anything that is expected to boost your home value is likely to work in your favor when it comes to the appraisal. Things like improving your curb appeal, painting, refinishing floors, and taking care of minor repairs are all good investments prior to ordering an appraisal. It’s also a good idea to clear out any clutter and complete a deep clean beforehand to show your property in the best light possible.
Appraisals aren’t required by law to complete a real estate transaction, but it’s unlikely that a lender will allow a buyer to close on a property without an appraisal, so, effectively, they are usually required. Your mortgage lender uses the property as collateral for your loan, and the appraisal is what the lender will base the mortgage on to confirm the value is there to justify their investment.
The average cost of a property appraisal is around $355, but different appraisers in your area could charge anywhere from $250 to $500. Appraisals for larger properties will often cost more, as will valuations for older properties. Appraisers will use homes in the surrounding area to help determine a valuation as well, so if your home doesn’t conform to the neighborhood standards, the valuation will require more work and will likely cost more.
A licensed appraiser is the only individual that can carry out a property appraisal. You should always check to ensure an appraiser you’re considering has the proper licensing from your state. Additionally, since an appraisal is meant to be an unbiased opinion of a property’s value, you should confirm that the appraiser doesn’t have ties to any other party in the sale of the property.
Anyone can hire a property appraiser to confirm the inherent value of a property, but the buyer or buyer’s lender will usually choose the appraiser and pay the individual for their opinion. It’s also not uncommon for the seller’s side in a real estate transaction to hire an appraiser in order to justify an asking price or negotiate a higher selling price.
