Raja answered the phone on a Sunday afternoon. I have been very anxious about buying an adjoining piece of property. He listened to the background on the case and gave me an answer without charging me anything! Wow!!! If I should need him in the future, I will keep his information and give him the business. Raja gave best and honest competitive quote to me for my house. By Raja's quote, my attorney's referred title company has to match Raja's quote. He gave me many advices on my mortgage and survey also.

We were looking for a title & settlement agency for a refinance. Our mortgage company had recommended two other companies but we decided to shop around. Raja returned our calls promptly and came back with the lowest quote. The estimate given was exactly what was charged at settlement time. He was very professional and promptly returned all our calls. This being our first refinance Raja patiently explained all the steps involved. Overall a very smooth experience.

As a First time home buyer looking at investment properties i got in touch with Raja in mid 2014. Off the bat Raja offered to help me out in areas that was beyond his requirements, i thought that he was just selling me his services. My interactions of the past 16 months with Raja has made me realize how wrong i was in judging him. he is a professional to the core and goes over and beyond to help his customers, even potential customers i might add. When finally in Aug 2015 our offer for a multi family property was accepted i got in touch with Raja again who explained to me what to expect now that our offer was accepted. My lawyer suggested a title company of his own which was a really bad one to say the least. with Raja i was able to get honest answers and he gave me a quote within a day. Despite my lawyers resistance i chose to go with Raja and i can confidently state that i do not regret that choice for a single moment. he was responsive at all points in time to my queries and even helped me save money. my lawyer suggested that for the closing to happen a survey was absolutely necessary without which a loan would not be sanctioned. Raja educated me by explaining that was not the case and it was upto us the buyer whether we wanted a survey or not He gave me an itemized breakdown of his title services which i found to be very easy to understand. the other companies suggested by my lawyer would only give a bulk pricing. In the last evening before the scheduled closing i sprung a surprise on Raja (due to my ignorance) that there were 3 tenants occupying the property and that i intended to keep them as tenants. this mean that Raja had to immediately rework the HUD forms and get credits from the seller for the pro-rate rent and transfer of security deposits. Raja took it in his stride and had the whole issue sorted out in a couple of hours. Needless to say that Raja is part of my A team and i will be using his services for my future real estate endeavors.

It went perfectly!! They emailed me with a list of the information they needed in order to do the search and once I provided it to them, they got right on it. We agreed on a price for their service which was very fair, I sent them a personal check and had the requested report on the day it was promised! The person I spoke with was professional, knowledgeable and considerate and was determined to help me in any way he could. He gave me his email address and phone number and I could call him anytime with questions or concerns. I would highly recommend Vital Abstract - great job!!

We found Vital Abstract through Angie's list. After having a chat with Raja, he provide us the title insurance quote in short time. He is very professional easy to work with. Raja communicates very well and was responsive to all our emails. I would definitely recommend Vital Abstract for title work. I'll use them in the future.

I contacted Raja Raghavan through email and he replied within two days. After receiving a quote I decided to use his company for title insurance. There was a four day turn around which worked for my transaction. He used the sellers last survey saving me 700.00. I paid the quoted price, which was the cheapest around with no junk fees as other have. I was very happy with my decision.

I found Vital Abstract in Angie's List. I was impressed with the positive feedback they received. I called first thing in the morning sometime in March and left a voicemail regarding a request a quote. Raja returned my call within half an hour. I received a detailed quote via email within an hour. Vital was not the most inexpensive one on my list but he seem to be the most knowledgeable and he listened to all the details of my case. He listened. A simple act that many did not and do not do. He was my pick. My case is a bit unusual. County property and mortgage records still had my ex-husband's name on them. (There was no rush for me to do any transfer after the divorce but the refinance called for the update.) My ex lives on the west coast and Raja did all the communication and paperwork to transfer everything in my name. My closing did not occur until June due to the mortgage company's processing delay, as well as a two week pre-planned international travel. During the three months that I was trying to close on my refinance, Raja was always available and followed up with the mortgage company and myself. He explained the steps he needed to take and why. On the day of my closing, his representative came to my workplace to notarize all the closing documents. Raja accommodated my mortgage company's request to close a day early. He also accommodated to have the closing at my workplace. He helped make the whole process better than I imagined. Thank you for all your help!

Vital was excellent! I decided to "shop" some of my closing services to keep my closing costs to a minimum on a new home. It's rather difficult to compare title companies online. It seems that most of these firms do business based on relationships with banks, attorneys, or other middle-men involved with typical real estate transactions. I found Vital here on Angie's List, and while the number of reviews were limited (I'm hoping to change that with this submission), they were generally quite positive. I proceeded to submit my search request one evening online, and Raja called promptly the next morning. From there, I explained to Raja when our target closing date would be, and he assured me that he would be able to tackle the job. Raja was an excellent communicator. He was very responsive to my emails, and he ensured that the bank and attorneys were kept in the loop throughout the title process. As is often the case with closings, our target date was off the mark. The sellers initially requested an extension, the bank didn't effectively communicate the status of my application as it moved into final underwriting, and we just didn't know exactly what would or wouldn't happen and when, until the day of our closing. Despite all of this uncertainty, Raja and his partner Kerri, were very flexible and pulled everything together on very short notice. I was thoroughly impressed with how great my experience with Vital was. And on top of their excellent service, their charges came in under the GFE quoted from the Bank! Outstanding service at an excellent price. What more could I ask for!?

After a few refinances I have learned that title services can be shopped around for just like most other things and its best not to go with the default that the mortgage company or realtor or attorney provides. You save a lot especially on refinances when you pick your own title company. I found Vital Abstract through Angie's list and was initially a bit sceptical since there was only one review. However Raja, the title agent was very professional in his approach and it was easy going once we started the process. Vital Abstract did the title work quickly and within the time they promised; my lender had no complaints about them as well and we closed in less than 15 days. Vital Abstract's fees were as quoted and I was allowed to use my own attorney for going over all the documents. I would recommend this company.

We contacted Raja at the company, got a quote for Title Insurance, and we closed on time without any problems.

They were very responsive. They were competitive. I would use them again.
