Before the project started, Dan Daley showed me the structural damage to the existing porch and the fact that the porch decking was put on upside down which caused water to accumulate and buckle the boards in several places. He replaced all the damaged support beams and then laid down a proper decking. He also replaced the old aluminum railing and supports with new vinyl beams that have a wood and metal core. He finished with a fresh coat of paint after priming. The front of my house looks completely different and beautiful! I no longer have the ugliest house in the neighborhood and it's because of Dan's great work. He was very professional and offered me advice on other home projects I will need to have done in the future. I would definitely use him again and I highly recommend him to anyone needing a contractor for home repairs.

Could not have gone better. Dan showed up to look at the project. We told Dan what we wanted and he understood the scope of the project. Within a couple of days we had our estimate. Contacted Dan and told him that we wanted to proceed. Dan came out that night and we signed the contract and we gave Dan a down payment. We asked Dan when he thought he would be able to complete the project. We were informed that he would be able to start in about 2 weeks. The next week, Dan contacted us and told us he expected to start the project the following Wednesday (less than 2 weeks). Dan and his crew showed up and went to work. The project was completed in just under a week (quicker than originally told). The enclosure is perfect! Dan was easy to work with and answered all of our questions as the work progressed. We now have a beautiful new screened in patio that will get a lot of use. Thanks Dan.

Mr. Daley came to give estimate promptly, checked out the shed inside and out, determined that in several places the shingles had holes in them (probably from tree branches on tree), water had seeped in, rotted parts of underlayment that then provided nourishment for carpenter ants. His estimate seemed a bit high to me, but was non-negotiable. We (my wife and I) were impressed by Mr. Daley's confident professionalism & knowledge of the materials. After taking a few measurements, Mr. Daley left, arranged with us to come back at a decent hour a couple of days later. He arrived promptly, unloaded supplies, & removed the old roof shingles. His man Mike, a cheerful & completely competent carpenter, came a while later to complete the job--covering the old underlayment with new, reshingling, & placing supports from the inside of the shed to cover the bad spots on the old underlayment. Mike was finished in the early afternoon. I inspected the work & found it well done. Mr. Daley, having returned, gave me a written invoice, after which I paid him. Before he left, he told us about the carpenter ants & advised that we have an exterminator give the shed a complete treatment, which we did the following week. He also gave us recommendations on cleaning and painting the shed. Mr. Daley's polite manner, care in arranging times, & explaining what he would do inspired trust. We were well pleased His work was exemplary.

All of these things were done exceptionally well and quickly. Their knowledge of 1923 bungalow houses has helped us to bring our home back to original and give it back the charm of the 1920's. We plan to use them in the future for other projects.

We first had them replace our front porch, which was done to make it look like it originally did when the house was built in 1923. We then had them repair our leaking roof. I called Dan for an estimate on our deck which is still in good shape but the supports were rotting, deeming the deck unsafe. He called back promptly and also called with a reminder. He is very professional, polite, and willing to offer many different options for the same job. The options are offered from replacement to the basic fix, and does not push only the expensive options like some contractors. His work crew were very friendly, polite, and prompt. I would rate the actual work itself as an A. Our deck is so secure and stable, I swear it's never coming down. I feel my family is very safe being on it. Some of the nails had popped and Dan came out himself to fix it. The front door arrived damaged after many weeks, Dan returned it and got another one within a week, and it was special order. The doors look fantastic! I love them. Whatever mess they made while working was gone at the end of the day. In fact they left it cleaner than they found it. I would absolutely recommend Daley's Contracting Services to all. I also plan on hiring him again soon for painting.

Very smooth. He came to our house on time, and was very diligent to be sure that our wood floor was covered prior to starting any work. First the old unit was carefully removed and placed in our car (it was being returned to Sears), then he checked that the wiring was appropriate for the new unit. The new unit was smaller than the hole in the wall, so he fabricated two wooden pieces to allow the new oven to attach correctly. These were stained prior to being fixed in place and matched well with the existing wood work. Finally he checked that the oven was fully functional before wrapping up.

Jina Construction submitted a very competitive bid and based on the bid and our interactions with Dan Daly, we chose to have them perform the services. From the beginning, Dan and his team were timely, professional and knowledgeable. From the planning to the framing to the selection of products, they made great recommendations. Throughout the project, we were informed of the next steps and always invited to ask questions or give input. In the end, I have a beautiful new bathroom in my basement!

I called Dan and setup an appointment on 7/20 for an estimate of majority of the tasks listed above. Dan arrived on time on 7/20 and reviewed the tasks I have lined up for an estimate. In the process of reviewing the tasks, Dan made some keen observations and provided expert advice on how to proceed with the repairs I wanted to do. He also inspected the perimeter of the house and pointed out some items that I could add to the estimate if I wish to take care of them. I ended up adding tasks such as powerwashing the mold/mildew on the vinyl siding on the right exterior of the house, checking the gutters and cleaning if they are clogged and installing metal facing on both the garage door frames. Dan is very upfront about his practice, like not dealing with insurance companies and he provided the estimates by the date he promised. I selected Dan to perform the project since the price for all the tasks is reasonable. I called Dan and notified him that I'm agreeing to his terms and wanted to go on with the project. Dan promptly scheduled the job for 7/24, however, the date he selected does not work for me so I requested a Friday job date. He was very accomodating and promptly scheduled the job on Friday of the same week (7/27). Dan's crew arrived promptly on 7/27 and they completed all the tasks listed above on the same day. Their work is excellent and Dan and his crew are very professional. They even cleaned up trash from the repairs. And like other reviewers said, you wouldn't even realize they were there at all, except that all the repairs are done! I would highly recommend Dan and his crew and would definitely call on them again for any additional work in the future.

After getting estimates from several different contractors, we decided to hire Dan Daley, owner of Jina Construction, to complete a somewhat undecided redo of our entire kitchen. Dan did drawings to show us what he thought we should have to include all of my desires and needs in the kitchen. He installed cabinets where there were not and resurfaced our existing cabinets to match the new. He was extremely sensitive to our desires to have him design the kitchen cabinets to match our hardwood floor and to accommodate all new stainless steel appliances that we purchased for delivery to our house on a certain date. Dan and crew installed all the new appliances also and did so with great care. The refrigerator that we bought required a cut down of the cabinet above and Dan was willing to make the adjustment to our existing cabinet. He also installed the above-range microwave where we had previously an exhaust fan. Dan's ability to foresee problem areas of the existing kitchen was exceptional and he came up with more than adequate solutions for the problems that occurred throughout the renovation. His crew did superb work under his supervision and Dan provided excellent guidance and management at all times. I truly appreciated Dan's design work, technical work, and his relationship with his crew members. Just recently, April 2012, I contacted Dan to come over and check out a problem with 4 door hinges on the resurfaced side of the kitchen. He was totally responsive to my call and has done everything in his power to correct the situation. Dan also helped design our new eating area after cabinets were all installed and resurfaced. My home had builder grade paint and layout. I really needed to update the look of my home, white walls get old very quick. When Dan came to do the estimate he provided excellent suggestions and recommendations for my home. He has a good eye for color and accents to bring out the beauty of the home. His team not only painted the home, but provided a great color selection, which I constantly get complimented on. The paint job and woodwork(bookshelf and molding: crown, chair-rail, and shadow-boxing) were completed within 2 days. The work was well done. His team also installed lighting in the kitchen, dishwasher, and a closet. Dan made other suggestions and helped me fix other items in the home at no cost, i.e. broken outlet, piping, table in dining room, etc.... After the work of JINA construction my house feels warm. The project went extremely smooth and was completed in a timely manner. Dan and his crew were very flexible given my busy work schedule and a household full of kids. They were very professional, neat and clean. At the end of the day no one would know there was a major project underway at my home. The finished product was exactly what I was looking for. My mother couldn't be happier in her new room. She is here with us, and yet she has a very private area within our home. As a home owner, one knows the projects never end. I am extremely disappointed with Jina Construction performance. It was just a small bathroom remodeling and they managed to get everything wrong including getting my house flooded. Dan Daley, who is the owner, believes that industry standards and codes are subject to his personal dislikes and he chooses to ignore both as he sees fit, just to make his job faster and easier. The problem started when we noticed that they installed regular drywall around the bath tub for tile installation. The industry bare minimum is at least moisture proof drywall. When we brought it up to Dan's attention first he refused to correct it and argued that there is no problem with moisture in bathroom and that moisture proof drywall is just a gimmick. Only after not letting him to continue with remodel he agreed to reinstall bath tub enclosure and use cement boards, which are preferable for tile installation in the bathroom. After that almost everything continued to be a problem for Jina Construction. They had a problem installing simple bathroom fan with night light because the wiring for that extra light was not in place and apparently adding extra wire was too complicated for them. They ended up rigging a brand new fan and installing it without that light. They also had a problem with semi-gloss paint because imperfections in the walls would be visible. Tiles installed on floor are bending, not level and grout is already cracking. Their explanation is that we have “thin” floor. Tiles installed on the walls are sticking out, top raw over a row below because we requested cement boards and they are "difficult" to work with. Recess cabinets are not flash because we have "crooked" walls. Toilet was installed with cracked tank and was leaking. Sink was leaking and they could not figure out why but it turned out to be a very obvious problem with the sink itself. Tub drain assembly was installed "blind", without making access in drywall, resulting in a flood. Their explanation was that they had to jerk the pipes and because they were old, they disconnected. There was also some made up, weird story about plumbing venting stack leak that neither State Farm inspector, nor master plumber or anybody else, who checked it out, could confirm. What they confirmed though was that Jina's crew connected PVC plumbing venting stack with a screw and that they had fan vent right into the attic. Both installations against local code. To put icing on the cake it turned out that bathtub is not level and it leans toward the bathroom floor (1/2 in. over 2 feet) resulting in water that hits the lip of the tub run onto the floor instead running back into the tub. Tiles will have to be taken out to correct this and basically bathroom has to be re-done.

Dan came over and talked with my wife and I about what we were looking for made suggestions for the estimate.He completed an estimate promptly and we agreed to start. The job didn't start for a few weeks which gave him time to get materials ordered. Once work started Dan's employees showed up on time, worked professionally, and were pleasant to have in our house .Work progressed on time and on schedule. During construction the employees maintained a clean working area which helped keep dust and dirt down. At the end of each day the workers cleaned up, moving tools, equipment and materials into the garage so the house was still functional. In a large project changes are bound to come up. We made some changes to tile work, recessed lighting locations, and countertops during construction, Dan got them incorporated into the job without hesitation. Additionally, during the project our water heater failed. I went out and bought a new one on Friday afternoon shortly before quitting time. Dan and his crew waited and put the new water heater in before leaving for the weekend, which they did not have to do. Overall I am completely satisfied with the work done and the manner in which it was completed. I included a "B" on price, but with the quality of work, timeliness, and cleanliness, I figure that is "you get what you pay for" and it was worth it.

Dan was extremely helpful on the front end of this project. His very first suggestion of changing the location of this new area was a big reason this project turned out so well. He and his crew are very talented and professional. The area was swept and clean every day....one of the many attentions to detail that was very appreciated. Dan was very responsive to our questions. They moved our upstairs kitchen stove down to the new basement room and did a great job installing a new stove back into the upstairs kitchen. It was not an easy install because of changing from electric to natural gas, but (once again) his attention to detail made it look like it has been there forever. We have already told Dan that we hope he will be able to come back and finish a bit more of the basement. Definitely an A+++++!!
Description of Work: Dan and his crew built a kitchen area in our basement. The area will be dedicated to our hobby of homebrewing beer. We had an area picked out before Dan arrived, but he was quick to point out a location that would work so much better. We then designed the placement of all the pieces. They didn't do any work for us. Their prices were ridiculous and twice as high as everyone else so we didn't use them. We needed a written estimate for our insurance company and they were less than cooperative. They said that was the way they do their estimates. If they couldn't document everything they were doing and why it cost so much, there was no reason for us to use them. They did respond right away but we didn't feel like he did what we required.

The member contacted me because we were installing a kitchen next door to his home. He said he wanted me to do some work in his home because he had heard good things about us. Some of the work was repairing drywall and wood damage from a flooded basement which he had a pending claim in for but most of the work was extra carpentry work, trim work and plumbing work that was not included or cause by the flood which was pretty involved and detailed. The member was happy with the estimate I gave him and we scheduled a start date. I called the member a few days before we were scheduled to start and his whole additude had changed? He told me the insurance company would not cover much and he didn't want to pay for the work out of his pocket. He canceled our scheduled start date and I never heard from him again until he posted this false report on my site. My guess is that the member thought the insurance company would cover all of the work mentioned above but lost interested in the project when they didn't. I also told the member that I did not work with insurance companies and would not provide an itemized estimate up front. The member did not find my company on Angie's list and this report should not be allowed on this site. I met the member, his wife and thier child one time and I we got along great, I provided an estimate and that's all. There was no need for him to post this negitive report of my company. I write estimates every day for homeowners, they either agree with it or move on!
