The job was done professionally, as planned, the workers were very professional, and they left the area clean when the job was done. They explained all the work that was done, and demonstrated the system that they installed. Most important: I haven't seen water in the basement since!

I will say that I was a bit anxious going into this. I had met with another basement waterproofing company before and felt that they were really fishy and pushy (but that's a story for another review). So I was worried that these people would all be a bit dishonest and trying to screw you over. I'm a single woman that many may feel could be a potentially easy target for scams. Not these guys. The salesman was courteous, on time, and knowledgeable. He didn't try to sell me stuff I didn't need, and calculated the cost on a piece of paper in front of me so we could discuss as we went along. He applied a number of discounts and offered me an affordable payment option (half of the price when done with the work, and the remainder split up into six payments (post dated checks), at 0% interest). I had to reschedule the work once due to a snow storm and they were really flexible with my schedule. The workers were punctual and courteous. They put down a drop cloth and also cleaned every night after they were done (3 day project). The foreman was there every night when I came home from work to show me what they had done and on the last day, he explained the technical features of the sump pumps and the backup battery to me, again, without condescension because he was talking to the woman of the house. This is a sore point for me as I have encountered this many, many times from car mechanics to contractors of all kinds. The work they performed was: - Digging out a trench around the perimeter of my basement and installing a french drain piping system - Jackhammering out the floor of an entire room (floor was cracked and lifted up from water pressure from underneath, and pouring a new cement floor - Installing a window well to drain water otherwise entering through a window - Mold treatment of all the walls and beams - Removing an abandoned oil tank (which was a huge perk for me) - Installing two new sump pumps, one of which with a DC back up battery Overall, I was impressed with their professionalism, punctuality, and customer service. Oh, and the basement has been dry since. There have been rains and big snow thaws and I've heard water trickling in the french drain and heard the pumps coming on. But no more water in my basement. I would recommend these guys in a heartbeat and would hire them again!

My main problem was that I feel way overcharged. These were the only people to use the "black mold" scare on us and frankly you could have told my wife any price...they said they could be there tomorrow...so she was sold. As far as the work, it went okay. I'm not saying they're derelict or unskilled at what they do. But they misrepresented themselves and their work crew, and failed to setup a negative-air containment system despite describing to me the bubble my house would be in during the sales meeting. My kids were home while this was going on so who knows the health repercussions.
Description of Work: Needed french drains for unfinished basement. Also needed to remove asbestos and black mold (but only from one 8-inch pipe).

Description of Work: Water started to seep through the cement block approximately 2 years ago and blocks would remain wet in a corner of my garage when we would have heavy rains. Gradually a bit more water would appear and started to lay in the corner and I would sweep it out and it would dry till next rain. Now, 2 years later it was occurring every time it would rain. Gradually over last year I noticed a larger area of mold was forming and the corner was becoming increasingly very discolored due to black mold. I knew I had to resolve the issue so I googled on line Sunday October 22nd where Basement Waterproofing Specialists was 1 of 4 companies listed to handle waterproofing and mold issues. I filled out the form and all but 1 company called same day. Appt. was made with Basement Waterproofing Specialist and on next day, representative, John, came to my home to evaluate my mold/water issue. A price was given along with complete explanation on how the issue would be resolved with 'trench system'/drain pipe/sump pump, spraying mold to treat/kill it and brushing to remove mold, priming the walls and sealing walls x2. I wanted the resolve to occur quickly so John called to schedule and 3 days later being today 10/25, the crew arrived and 6 1/2 hours later job completed. The crew was very professional and I am one happy homeowner to be rid of the ugly black mold and moisture issue resolved. They left my garage cleaner then it was on their arrival. Thank you all for a job well done! Will definitely refer others to Basement Waterproofing Specialists. I would be happy to talk to anyone considering a resolve for similar issues as I had and may just need to hear from a satisfied homeowner. By the way I did have a 2nd company take a look & give me a price and determined Basement Waterproofing Specialists method made more sense and at a lower cost...also checked Angie's list and read all the positive statements from other satisfied BWS clients. I paid no money till job was completed! Can't beat that....shows company integrity.

Scheduled an appt to look at our basement that was bringing in water - first appt was scheduled for 4:30. We received a call around 4:00 stating that they were running behind and would be closer to 5 - ok, then 5:15 comes around and still no one. We had to leave for an appt and should have learned from this but based on all of the good reviews, we gave them the benefit of the doubt and called to cancel for that day and reschedule. 3 days later - appt time is 3:30. 4:00 rolls around and no call, no show. Completely unprofessional.

Fast, efficient, clean, and thorough I paid $15,810.00 for everything that includes - I did a complete crawl space encapsulation; 134 linear feet of pipe around the crawl space with three filters, level #7 system with triple filter, (a strip filter, a pipe filter, and a cloth filter - that helps manage and channel water). They did negative air and containment of the work area and hallway, sealed pit with a lid and install a half horse power sump pump with new discharge. And 40/80 of mold spray to all the walls and ceiling. Installed a 20 mil / white liner vapor barrier on the walls, floors, and vents for 1430 sq. ft., and they installed 70 ft. of 4 inch solid exterior pipe to the curb plus 2 dls tie ins and pump tie in. They cleaned / hauled away all job debris. They aim to please customer.

Was told we needed a waterproofing system and take care of the mold. We had a hygentist come in after the job was supposed to be done and found there is still mold in the basement. They didn't cover everything properly. They did not containe the airflow. They did not take care of filling in the gap around our hit water heater. They sprayed a milky substance on the ceiling and got it all over personal items our new air duct system windows. The containment was not done some it traveled thru the air ducts and got every room dusty. There is still visible mold in the basement. They were to sand our joust but did not. Clean and scrape and sanitize the walls and they did not. They won't come back to finish the job. Horrible company. Be aware

Hello [Member Name Removed] We have been to your home on numerous occasions in efforts to rectify your claims. In fact, in one visit you left the crew stranded not reviewing the service completed thus prolonging the ordeal into more visits and creation of new complaints. Then, when speaking with the general manager offering you a series options you continued to refuse every conciliation and ending with a demand for "Six thousand dollars or else". Further, refusing a visit to address all your complaints and rectify all of your grievances all at once to prevent invention of new ones. It is difficult for us not to deduce this and other context clues that perhaps there are several nefarious actions active here. We of course cannot assist you in committing insurance fraud which we unfortunately believe is what you may be attempting as you've hinted throughout this ordeal but somehow left out in your public reviews of our company. It is dismally our understanding that this is what truly enraged you when you attempted to induce our disagreeable service department in doing so. Further, we believe this also stems from you endeavoring to take advantage our situation with our two inspectors whom during your project left to start their own business which for some reason you also did not mention. We are deeply concerned with what we believe your true intent to be. You've left a negative review on every possible venue which is perplexing because by doing that you've falsified yourself as a particular customer for each one. For example, if you hire someone through Angie's List or [Redacted] you subsequently leave a review based on the organization that you went through for that process. Instead, you've posed as a customer for each to spread your coercion slander. In each review, you've left a different story which is even more baffling. In your [Redacted] review you state that we "somehow sold you a waterproofing system". We had to read that a couple of times to try to wrap our heads around it. In fact, we still don't know what to make of it. In the same review, you state that moving customer items was in the contract which in reality means away from the perimeter where the work was to be complete as in every project. Not to be confused with your ambiguous description which gives the perception that somehow contractors would move an entire shoe store. In the complete history of this company we have never moved a customer's items back because of the new concrete is wet and needs a good deal of time to dry. Otherwise, your complaints would be that your items would be sunk permanently dry and deep and into cement. This is where it starts to become apparent that your claims were illegitimate for your motive. We were surprised to learn that the items you claimed to refer to as merchandise were not moved out of the basement for the project but it was certainly your prerogative to keep them there despite the numerous warnings of dust and spray. I cannot interpret in any other way that the items were anything but purposely chosen to stay on the floor for the project by you. Of the pictures you cite, you took many pictures of the same single Tommy Hilfiger shoebox from almost every angle possible to show that it had some dust on its surface. Yes, dust from a major construction project in your home that involved a large crew and jackhammering thousands of pounds of concrete did occur. You in fact acknowledged you understood this. Then you referenced a subsequent mold inspection by a "Senior Industrial hygienist". It's hyperbole like this that further disables your claim from passing the "smell test". Your project was conducted on March 23rd 2017. Our mold guarantee is for 30days. You began your waves of negative online reviews on April 14th, 2017. That's 22 days. You were still in warranty. In fact, the service department even offered to come out to remediate areas that weren't even in the contract and you declined. Further, the product used on your ceiling has a 10-year warranty. So your claims of mold don't stand up as there are many options for you if that were true. Then you claim that work was not completed around the hot water system when in fact it was and it was done to the letter of our protocol. We of course would not move your hot water system so we went around it as is the industry standard. This of course directly applies to your claim of open gaps (which is a hydro-gap and again industry standard) It's also known as a floating slab. It is 100% normal to leave the inaccessible 2-foot area a hydro-gap and accompany it with a strip drain. Your description of this in your complaint is completely evident of your unfamiliarity or deliberate ignorance of how this is professionally done. Further, the production department even offered to move it and do it anyway after the contract and you still refused. This was yet another red flag of your motive. The service department did send you a check for $150 in attempt to resolve your complaint about residual dust. We also continued to come out over and over again but your complaints would change each time. From reviewing the extensive notes in the file, it shows that you were offered several different free of charge options in an effort to appease you that included more work of which you refused citing you just wanted "cash". At some point as a company we must let you go if you become impossible to work with but it later became apparent what you were really seeking. You also state that Ken Klinger is the owner of this company which he has never been. Mrs. Anne Keating is the owner and always has been. This means that you somewhere received bad information yet again. It has become apparent now that when you had stated you "had other companies out before" that this is what they must have experienced as well. We in fact encourage and welcome you to take your threatened action as we wish to likewise resolve the matter.

I am a ?Hands on? type homeowner. However, I know when a job is difficult enough that I need to contract out the work. Dealing with water table and basement drainage is an area that can cause big trouble if done wrong. Therefore, I realized I needed to ask a contractor to take on the problem I had with damp spots and a high water flow rate into the primary sump pit during heavy rains. To develop a plan and to select the group that would do the job I interviewed 2 contractors. The first contractor (not Basement Waterproofing Specialists). Provided a good plan and an excellent price (about $3K). However they never seemed to have the time to answer any of my follow up questions and therefore I gave up on them as a real option to do the work. I got the impression that the price they had quoted was ?too good?. Not enough profit for them to bother with the job. I then attended a community event where Basement Waterproofing Specialists (BWS) was a sponsor. Because I had given up on the first waterproofing contractor, I decided to at least sign up with BWS to get an estimate. BWS got back to me in a timely manner and sent out an inspector to review my current problem and propose a solution. The proposed approach was more extensive than had been proposed by the first group and came with about a 50% higher price ($5K). However, I recognized that the BWS approach was a more robust design and I recognized that the first contractor had probably not built in enough profit in their bid to make my job worth them pursuing. I contracted with BWS to implement their design. The crew arrived on the date specified. They did an excellent job draping the work area in the basement to minimize the possibility of dust and dirt being transported all around the basement and the rest of the house. They jack hammered the portion of the floor to install the perforated pipe and then dug out the gravel and dirt. Then they installed the pipe and sump pit. The installation was relatively complicated because the additional radon abatement system requirements. This was a highly manual operation and the two fellows worked very hard. All the gravel and concrete needed to be moved through my home?s entry hall and down the cellar stairs. The work crew did a good job accomplishing the movement of the materials without soiling, or damaging either the hall, or the stairs. The crew completed the drain and sump pit and sump pump installation in about 7 hours. There was a second crew that was supposed to take care of the defect in the wall. The second crew did not show up when expected and the first group needed to leave. My sense was at that point the first crew started to rush and forgot some final details. Nothing significant, but kind of a nuisance for me. I arranged for the second BWS crew to return a week later and fix the defect in the wall, and tie up remaining loose ends. The second crew arrived at the agreed upon date and time. They addressed the details that had been missed by the first crew and completed the work on the defect in the wall. I am satisfied with the work performed by Basement Waterproofing Specialists. They appeared to be quite capable of installing very complicated water drainage systems and they were certainly hard workers. In addition, they responded quickly to tie up the project?s loose ends.
Description of Work: Basic Facts: Basement Waterproofing Specialists helped me develop a plan for dealing with damp spots on the basement floor along one wall, a defective basement wall patch, and the need for a second sump pump to take some of the load off the primary sump pump during heavy rains. In addition I asked them to set up the proposed system so that it could easily be connected to a potential future radon abatement system. They estimated the job and scheduled the work in a timely manner. The crew arrived on the day specified and installed a french drain along the wall with the dampness and installed a second sump pit and sump pump. The crew also buried the out door discharge pipe so that the pipe was not visible from the road. The defect in the wall was repaired one week later by a different crew.

We have been in our ?new to us? fifty year old home for just over a year. We had never fully explored the crawl space, but from the opening had seen it was dirty, dark, wet and lots of leftover junk from previous projects. When we saw the Basement Waterproofing Specialists display at the Philadelphia Home Show at the Oaks Exhibit Center, we made an appointment for their reps to come out, survey our needs and give us an estimate. It was Patrick DeSantis and Kurt Schlachterman who came to present the services offered by BWS, and it was Patrick who bravely suited, masked and crawled into our underworld, taking about a nine minute video of all the various nooks and crannies. From his descriptions and video, we knew it would be a big project so we were not totally surprised with his findings, yet it took a day to digest the remedial estimate. We signed the agreement January 21st and the crew headed by Charlie & Eric arrived the next day to begin excavation of all the accumulated junk and putting in the back yard sump pump drain. Then recall the weekend of January 22 & 23 - over 20? snow. It took all the 23rd for me and my trusty snow blower to clear the drive and garage so the three BWS trucks with Charlie, Eric and crew could park Monday morning. They went right to work unloading supplies and equipment before making their way to and into our crawl space. A big part of our project was digging out and sealing the five cinder block & brick vents that had over the years provided easy entries for rain water into the crawl space. The mounds of drifted snow caused more than a little delay for that part. But it was our own ?mining crew? that daily dug the periphery trenches, took out hundreds of buckets of mud before installing the Eco-filter, drain pipes and bringing in hundreds of buckets of gravel fill. After major obstacles were overcome, team Charlie, Eric, Anthony, Terry, Paul, Walter and Sebastian began seeing the end come into view. They had endured tight,cramped spaces, mud, snow and cold, yet despite it all they did a fantastic job. It took a couple more days than planned because of the weather, conditions and as one team member said, ?this is the second hardest job I?ve been on.? But now the crawl space is encapsulated in bright, white tough plastic and it is beautiful - the results of a very dedicated team effort who took pride in each and every aspect of the project. To our new friends at BWS -THANK YOU!

Basement Waterproofing Specialists were very informative from the start. I had brought in all of the local companies, and Basement Waterproofing Specialists seemed to use the highest grade materials for the most competitive price. During the shopping process one thing I really appreciated was that they weren't too pushy. Many of the companies that came in wanted to try to get me to sign something right away before I had a chance to bring in other companies. Basement Waterproofing Specialists put all of the information in front of me, answered any questions I had and then gave me a price good for a certain period of time. *Also this may be a unique experience to me but other companies kept pushing that my wife be present. Some seemed to be borderline obsessed with it. I'm not sure if this was a selling technique, but they didn't want to take no for an answer that she wasn't going to be there during the quote process. Basement Waterproofing Specialists understood my situation and were not trying to push an agenda, this goes a long way in my book. After we agreed upon a price, we scheduled the day(s) of service. They showed up on time, laid material down so my floors wouldn't get dirty and scratched. This very appreciated because I have hardwood floors. Everyone was extremely friendly and professional and answered any questions that I had. The whole job took two days to complete, and at the end of the second day they promptly packed everything up, and cleaned up very well. They also sprayed mold remediation on a few items like my work bench that I didn't even ask! It was so nice that they set out to eradicate any mold they could find, in addition to finally giving me a dry basement. It's not been a few months and I've made it through some serious storms and everything is looking great! I would certainly recommend Basement Waterproofing Specialists to friends and family!

FANTASTIC! my father-in-law supervised the whole project and he is a real pro at looking at for details. the crew was knowledgeable, incredibly hard working and did a super job. we went from 85% humidity with a musty smell to a basement that is dryer than the rest of the house.

Removed existing sump pump that was open on top - water was causing mild mold issue. They dug a hole deeper for a new sump pump warrantied for life, and enclosed the sump pump. They were neat, and tidy with their work down there. I was very impressed with how quickly they were able to install the new pump. They also installed a basement sized dehumidifier that will run continually to keep the basement dry. The unit is quiet and looks nice. They also did an ozone treatment to kill the existing mold spores and turn them to dust. I had to leave the house, which was uncomfortable for me, but they left too, and in a few hours it was done. It worked very well. I am happy with the dehumidifier and the salesman was not at all pushy. He didn't try to oversell us, and was very honest about our mold situation. I highly recommend Adam to come out and inspect your home for mold. He knows what he's doing and is quite trustworthy.

The entire team at Basement Waterproofing Specialists delivered responsive, personal care during a project that entailed significant upheaval of our home. I interviewed numerous contractors looking for remediation of long-time flooding in our downstairs everyday living space. Our options were limited due to a monolithic foundation, but the team worked with us to come up with a solution that fit our needs. They installed an interior perimeter drain, sump pump and dehumidifier, scrubbed and treated mold. Their pricing was competitive. When I needed to change the scheduled date, there was no problem. Everyone I spoke to was courteous and knowledgeable. David the sales rep responded (calling from vacation) to my last minute questions and concerns. The crew arrived on time each day, moved and covered furniture, removed our flooring and bathroom fixtures, and protected remaining surfaces and vents from the cement dust, working in extreme heat and a tight crawl space. They took extra care to level my floor for a new tile surface. Mike the foreman allayed a lot of my anxiety by explaining the job and showing me progress; he suggested additional drains to manage potential entry of water near doorways, at no cost to us. The job took an extra day because of our thick cement pad, but this did not impact the cost. The system has yet to be tested, but my experience with this company so far gives me confidence that they will hold true to their promise to make sure the waterproofing works. In fact, I?m betting on its success ? and starting renovations on our rec room.

My initial discussion with Mark P. went welk=k, ====l. This contractor was suggested to my by my realtor as I was in the process of moving and I had an issue with water in my basement. I knew the house wouldn't sell unless I did something with this water issue so I had a system installed through Basement Waterproofing Specialist. The first work crew did their job but they were sloppy and used my water hose without asking and let the hose muddy and thrown in the corner of my garage. I offered they the use of my large wheel barrel -- which they did use. I needed to have BWS come back to correct the area around the threshold. The second crew did a better job with less men. BSW also took care of a mold issue in the attic. All in all I would use them again and I would recommend because with the issues I had they continued to come back to my home to fix the issues and said they would continue to return until all issues were solves. Thank you BWS!

Two gentlemen showed up on time, took some measurements and verbally told us what we needed to fix our damp basement, as well as an approximate cost. I requested a written proposal that would detail everything they had said. They agreed- no problem, absolutely- and took my email. I received two follow up calls in the next week from admin people at their office to find out how everything went. I told them fine, but I was still awaiting an email with details. Nearly a month later, still waiting...

After a full investigation I had found that you were not ready to have work performed but rather wanted to educate yourself through free estimates from multiple contractors. This is not a problem whatsoever! In fact, it’s an intelligent and empowering method to maybe someday start work on your home. We applaud your diligence as a customer. However, our inspectors must be very careful to protect proprietary information. Drawing out full plans for your work to include a written proposal with a quantitative value with no intention of having work completed typically plays into the hands of a competitor. Lately we’ve been having a very difficult time with our competition attempting a multitude of tactics of corporate espionage to include trademarking violations; you name it, and they’re doing it. Typically competitors with inferior systems have asked homeowners to obtain a document illustrating a full scope of work with a quote from a more qualified company. This way, they can see how a superior system is installed, materials used and then promise the homeowner they will do the same and promise to “beat the price”. When in fact, these fly by night companies do not install a superior system and become a nightmare for customer’s years to come with unresponsiveness, flaky or no warranties or even worse quickly go out of business with your money! That’s why that documentation is provided absolutely no problem at all when the work is scheduled to be completed. After a bit of research, I could not find basement waterproofers in Churchville Pennsylvania due to its remote location. This further concerns me as the experience level of a local competitor. As I remember you had said you were not pleased with any company you had met with as well. Like I said yesterday, just say the word and I will have men out to you immediately if you decide to change your mind. I hope the results of this investigation help! The professional inspector from Basement Waterproofing Specialist (Adamm) was extremely punctual and professional when he first came over to inspect the crack. He went over the probable methods they use to fix such basement water leak problems and provided me with an estimate about how much the whole repair would cost. The method he suggested seemed extremely logical to me and made the most possible sense. My basement is unfinished and I was hesitant to put a sump pump in there as a solution to prevent future water leak into the basement. The solution Adamm provided was to initially fix the crack using Epoxy and hydraulic cement, followed by securing steel plates (3" thick) to the foundation wall over the crack to prevent any water entry into the basement. Adamm will also talk about how they have a "call in" price, which essentially means that BWS would provide you with a reduced cost estimate should you accept the offer and let them complete the job right away (within the next available date). As an individual, if you do not have any prior experience with the different techniques available to fix basement, approximate cost of how much it will take, it might seem a problem at that very instant. Once you agree that you will go with BWS, Adamm will immediately make a call to his boss and they will come up with a discounted price. The discounted price will only be eligible if you provide your consent to BWS taking up the job and giving Adamm 10% of the total cost as advance. Dont worry, you still have the option to cancel the contract and get back your 10% within 3 business days. This all being said, the price Adamm quoted for me initially was overpriced for the job (in the truest sense), but when he called his boss and offered me a discounted price of $2700, it seemed a very good price for the job they were going to do. Overall, BWS does quote a very good price if you decide to go with them right on the day of the inspection. Now to the job itself. It dealt with sealing a 8 ft crack with epoxy and hydraluic cement, followed by installing two 3" wide x 3 ft tall steel plates to secure the foundation. On job day, two workers from BWS showed up at exactly the time they said they would. THey were extremely professional. They segregated the work area, meticulously carried out their work. After each stage was complete, they called me over to inspect and to earn my satisfaction. They also found an additional problem in my garage and fixed it with hydraluic cement. This was not part of the contract, but they didnt charge anything additional for this service. The workers took about 4 hrs to complete the job. They cleaned up their mess after they left and I would say, they carried themselves very well and very professional. Overall, I was extremely satisfied with the quality of service provided for the price I had to pay.
Description of Work: My basement wall had a crack along its length, and water was found to seep in through the cracks and flood my basement. Basement Waterproofing Specialists fixed the crack, and secured two steel plates to the foundation wall to prevent any further damage to the basement wall.

Could not have had a better experience. The team showed up promptly at 8:00 AM. They were very polite, professional and considerate. They quickly unloaded their equipment and got to work. By the time of their lunch break they guys were telling me they'd be done by 3:30 PM and they were! They moved everything in the basement that needed to be out of the way and covered everything with 2 mil. plastic. When the job was complete they cleaned up everything - even swept the floor. Besides their obvious skill, the thing that impressed me the most was their teamwork - like a well oiled machine. Each person went about performing their respective tasks and assisted each other when necessary in a happy and friendly manner. It is obvious that these are very happy employees. I am so amazed and very pleased (thought they'd be here for two days). About a half hour or so after the team left, Mark Pallante, Chief Inspector, stopped by to touch base and see how everything went. We went downstairs, he inspected the job, checked the outside wall and sump pump connections outside in the front, took some pictures and was pleased with the results as am I. Oh yes, they provided a warranty for this work for the lifetime of the house. It is transferable to new owners. What a class act! I certainly recommend them to anyone who needs the services they provide.
Description of Work: Chief Inspector, Mark Pallante, reviewed my basement concerns which consisted of two large cracks on either side of the back corner, a large crack in the front beneath the "I" beam and a hole left in the wall by the original building contractor (that weeps every time the rain is heavy). Mark worked to analyze the needs, come up with solutions and keep the price affordable for me. In the back corner they filled the cracks, dug down below the foundation, inside and out, to ensure that it was not cracked or compromised. They placed two 1/4" stainless steel corner plates to reinforce the corner, reinforced the outside foundation with rebar and cement, filled in the floor corner with layers of stone and cement. They caulked the cracked stucco on the outside walls - both sides of the corner - with a calk that looks so good I could probably get away without painting it. After placing the layers of stone, they filled the dirt back in around the outside corner, put the river rock back and it looks like it did before they started, except for the grass which I didn't want there anyway. The front wall crack was treated in much the same way only the area was flat. There are some details I'm leaving out about how the cracks were mended beneath the steel plates. I remember it involves some work on the edges and using a special epoxy to fill them. In the front a trench was dug, stones put in, some kind of filter material, 4" PVC drainage pipe (so water that comes up from beneath will be carried off. This trench runs the entire front of my besement and around the HVAC and hot water tank. A sump pump was installed in the corner and all water ends up there. There is a siphon type backup system on the sump pump. So, if it fails the water kicks on from the main house pipe and siphons it all out. This backup system has its own pipe to the outside. The sump pump pit is radon proofed and completely covered. You see nothing but the flat cover and pipe going into the side. They redirected the output from my HVAC to the sump pump. They removed the thin metal cover from the hole left by the building contractor. Filled the hole with an epoxy cement which completely covered it. The trench is designed so that any leaking from either the HVAC or the HW heater will be directed into the sump pump.
