Engineered Foundation Solutions was one of many companies contacted for an estimate to fix our home's problems. We were experiencing slight water entry into the basement and noticed some slight cracking. We called quite a few companies and got various opinions as to our best method of repair. Ultimately Engineered Foundation Solutions seemed the most honest and had the best reputation. We did contact them various times during the deliberation process and they took the time to answer our questions and go through all sorts of foundation repair options with us. Though their estimate did come in as the highest, we chose to go with them as we felt most confident in their ability to structurally secure our foundation. The actual work proceeded very well. They were very professional and courteous. They walked me through each step of the process and I feel confident that the house is now structurally secure.

The company scheduled an appointment within a week and sent a salesman to the property. The salesman was courteous and diligent in evaluating the property. Within a week, he sent a written proposal for correcting the foundation along the rear wall. He suggested that the patio repair was not worthwhile and that it would be far too costly. EFS had consulted with an engineer for the proposal and the plan included installation of approximately 12 push piers alternating along the inside and outside of the house. The salesman suggested that the repair would likely lift the foundation and that the company would be careful not to lift it in a way that it would cause further damage. This repair would take approximately two weeks and the company was available within a month to start, which was quicker than other experts I had consulted. EFS guaranteed to mark the position of the foundation and make sure that no settlement occurred within certain limits of the mark. They offered a warranty for the life of the structure, which could be transferred to another owner. I chose not to go with EFS, despite what seemed like a quality proposal. I got other estimates for similar proposals, though not reviewed by an engineer, which were significantly lower. EFS did offer to perform the job in segments to limit the cost but it was still not an option for me financially.

Our commercial building has a pretty severe foundation problem. Bob and his father, Bob, were right on time despite a snow storm. They were courteous, professional and personable. It is evident that Bob knows engineering and went right to the problem. We had a structural engineer perform an analysis as part of the due diligence process so we knew what the issue was prior to Bob's arrival. Bob quickly deduced the issue and provided an objective solution. The fact that his findings corroborated our engineer's analysis confirmed in my mind that Bob was spot-on with his deduction and recommendation. Very professional. I would recommend him for any situation. But, I would highly recommend him for a situation that is critical or one that requires an engineer's knowledge.

The basement / garage wall on the front side of our house had a 1 1/8 inch bow and tilt caused by outside ground pressure. EFS installed 13 I beams along the full length of the wall to limit further bowing and tilt. So far, the system has worked perfectly. The prior owner stated that the door leading from the garage to the basement did not shut in the winter and spring (when the ground would swell a little). EFS performed their work in August when the ground was dry (and contracted a little). It is now winter and we have had no trouble shutting the door (no inward wall movement). My wife and I were both impressed with the professionalism of the owners and crew and the high quality work. I plan to finish the basement but hate to cover up the beams because the work looks so good. We highly recommend EFS ? well worth the money!ther

Brian McCreery came out to give me the initial estimate. His honesty and technical knowledge set him apart from the estimates I had received from other companies. EFS recommended installing helical piers, whereas another company recommended hydraulic push piers. EFS's estimate was about five thousand higher. However, I ultimately went with EFS because I felt that they had the stronger technical background, and because the work was guaranteed through the use of benchmarking, and because the work was backed by a Professional Engineering License. All these things were enough for me to justify the higher cost. Once I hired them, I paid a down payment of 3k. It was about a 3-4 week wait until the work started, but they communicated this to me so there were no surprises. Once they started the work, Brian and his crew were prompt and professional. I was interested in what was being done and they had no reservations about allowing me to observe. From speaking with Brian it was apparent that he didn't always have the manpower that he wanted (due to illnesses or resource constraints), but nonetheless they got the work done only a few days longer than planned. At the end, Brian had a change order which increased the initial estimate by $500 to cover the design/fabrication of custom brackets that were needed to install the piers. Overall, I was happy with the work, but as with any foundation repair work, only time will tell.
Description of Work: EFS installed 5 helical piers along my front porch and concrete steps to counteract settlement that was occurring in these areas. Due to the location of the pier locations, they had to utilize hand held equipment to dig and prep the holes and install the piers. Additionally, due to the configuration of some of porch structure, they had to fabricate a custom bracket to interface with their pier.

Description of Work: I called and asked for an estimate, they called me back a couple of days later, very responsive, and send a consultant to my house. The consultant was very knowledgeable and explained that the size of the job was too small for them, and recommended I work with a landscaping company, which would help me get a better price and would be more appropriate for the simplicity of the job. He inspected my home and shared some thoughts about how he would approach the issue we were trying to repair, very good advice. He did spend good 30 minutes discussing my options, even though he told me early on the discussion that this job was too small for his company to give us a good price. I thought this was good professional behavior. I was pleased with the company's response. I did not contract their services, but their response helped me greatly determine what kind of contractor I needed.

They were professional. The engineer came out to look and inspect and get a plan.We then quickly realized how fast the structure was moving, they moved up my repair date as an "emergent fix". They stabilized the home and were able to shift it back into place by about 1/8 to 1/4 inch. It was secured with a lot of steel and cement. The amount was costly. They did work with me on a 6 month payment plan for the balance.The plan for how the fix was going to happen had changed while I was out of town working and that made me really nervous that I couldn't see what the new fix was going to look like. They did what they could and waited for my return to discuss alternate ways to go about the final fix.They were always available for lots of questions from myself and my husband had throughout the process."

The experience went well. We were impressed with the professionalism of Brian and workers. Brian impressed us during the assessment because he took it seriously and didn't try to pressure us if we were not ready and seemed to know what he was talking about. The work was done in a timely way and everything was done when they said it would be. Of course it was expensive, and we are not sure that it was the right price because one contractor did not show up and another said they could not help us because of the age of the house. We got an engineering certificate that we can use when we sell the house to assure the buyer that the house is secure, which is worth some money to us. No job like this is exactly the same, so it is hard to compare prices with other people's experience.
Description of Work: We initially called because of a leaning problem on the 2nd floor of our 1907 home. We found out that the foundation in the front of the house was bowing inward, and that the house needed to be supported in the basement. Seven posts were inserted into the basement floor and were attached to two metal beams in the ceiling of the basement. A brace was also inserted against the front foundation wall to keep it from bowing in any further. The foundation was so old that the engineers decided not to fix it. The house was lifted about 2" but no further so as not to break glass or plaster in the rest of the house. The house is still not level, but that can not be completely fixed without harming the house.

They came out to review the problem. In our case, we had a slightly bowed wall in our garage, which could have been ignored for a while longer. We were interested in preventing it from getting any worse, however, and wanted to resolve the problem. Brian McCreery did the estimate after inspecting all aspects of the situation. He provided us with a written estimate before he left. He also described in detail what we could expect from them if selected. After we decided in their favor, the next step was scheduling both the engineering inspection and the work day. Jeff came to our house to conduct the engineering inspection, which was a comfort to us to have a second confirmation that this is the best solution. We had to remove shelving that was attached to this wall as well as empty some moveable shelving before Jeff arrived, so there was a fair amount of preparation necessary on our part. He measured everything and marked the wall, took a video with audio describing the work to be done so that the work crew would be visually prepared. He said that he would be meeting with the work crew to go over the work. A week later, the work crew arrive. They worked efficiently, answered any questions we had, and cleaned up afterwards. It was then left for us to put everything back in order. I mention this because, at least for us, there was a fair amount of work that we had to do. Thus, time-wise, we started in mid-November, when calls were made to the five companies, and the work was completed the beginning of February. All in all, we were happy with the time line and the quality of work. We would use them again.
Description of Work: We received estimates from 5 companies. EFS's price was next to the highest, even with $200 off for being an Angies List member, so price was not the deciding factor. Brian McCreery explained the how and why of the project very well, returned calls promptly, and was accessible. The crew was on time, worked well and cleaned up after themselves. Basically, they did what they said they were going to do.
Description of Work: Four piers (pipe resistance type) were installed along one side and rear corner of the foundation of our two-story, cement block/brick garage, built on a hillside around 1925 that was showing various worrisome cracks. Time will tell.

The basement was leaking a great amount of water. They dug a trench around the perimeter of the basement, installed a sump pump which is connected outside. After the material was put in the trench is was covered with concrete. They were careful with the hot water heater which had to be disconnected and moved while they were working.

Bob arrived on time with all of the equipment needed to complete the inspection. The inspection took about 2 hours to complete. After completion, Bob explained what he had found and what would be needed to fix the issues. In addition, he answered all of my questions.

They were able to seal the cracks in the floor, apply epoxy to the whole floor and build up the concrete around the poles. We were in need of this to prevent water from building up around the poles and rusting them out. The hardest part was not using the garage for about a week but the results were worth it. Our floor looks wonderful and the concrete around the poles is doing what we wanted it to.

Everyone was very professional. They are expensive, but are proud of a quality product. They fixed the problem quickly and cleaned up the site completely. Afterwards, I didn't receive the guarantee, but when I contacted them, they went out of their way to send it to me the next day. They are worth the extra money.
Description of Work: My porch was sinking into the group due to a faulty beam. They dug around the beam, found and fixed the drainage problem, and then jacked the beam up until it touched the porch roof. They installed pins to hold the pier in that location and guaranteed them for the life of the house.

I am soooo happy. For the first time in 39 years, I have not a drop of water in my basement. I would definitely recommend this company. From the first phone call right up to the end result, I have been very impressed with their process. I am so happy with the job, that I am scheduling them to do the same thing in my garage. My initial thought was to have a french drain put in, however, after talking with Bob and deciding to go with this indoor solution, I know I made the right choice. I was concerned with the possible noise the sump pump would make, as it is located directly under my bedroom. No problem. I have yet to even hear it when it pumps. Not even 24 hours after the finished installation, it was put to the test. We had major rains for several days. Everything went very well. No water. The crew they sent was very professional. I couldn't even get them to take a break and have a piece of pie. I am relieved to have the lifetime warranty, also. My neighbor hired a competitor who also stated she has a lifetime warranty. However, when she called them to check a problem, they informed her it would be $89 for just the visit. I have been assured there will be no extra cost should I have a problem. I chose the right company.

Description of Work: The walls iin my tunnel underneath the home were bowing inward, and cement blocks were becoming loose. The outside wall was actually bowing in worse. Brian showed up on time, and very professionally walked me through the problem solving solution. Was not supposed to have had work done for allmost 2 months, but due to a scedule change, was able to fit me in sooner. The job turned out to be a little more involved than first thought, so they had to weld across the beams, and fit more beams (steel) goiing across the roof. Brian called me first to go over the new problem, and to get ok to finish job in that way. He and his crew were early, worked all day, and did a great job. I would hire them again anytime!

Engineered Foundation Solutions is an engineering firm and they are more involved with the actual foundation. The other company is only a water proofing company. The way the former company approached it was entirely different. The guy from Engineered Foundation Solutions brought in an active beam leveler to determine if my walls in fact were creating a problem. He even went further to look at my existing French drain and sump pump and performed a test to determine if in fact that was really working. He pulls out a flash light and opening up my wall panels to check behind it. The guy from the other company did not check my sump pump and may be that is okay. They were talking of financing and ready to put in the French drain. But I was a little disappointed after the second firm came. Since I was sure that I would have to get beams and French drain. I did not disclose to the second firm anything that they had said. When this man from Engineered Foundation Solutions came in it seemed that he was more committed to really finding what the problem was in there. I had a much higher level of trust toward them. Both the companies gave me quote and in fact the other company were higher. Engineered Foundation was very genuine. The way he went around and looked and evaluated my basement there was no way but trust them.. I would definitely trust that man. The interesting thing after that, was that he gave me an estimate and I inquired that they have financing and he assured me that they are not into such business. I believe that they are really dedicated to their work and leave it up to you to get your own financing. I would want them to do the work and I would find my finances. Their quote was for $4500.and the other company quoted $6500. He even gave the application and advised me the bank from whom I can get my finances. That for a whole year I don’t have to any interest until after the year. From all that I got the feeling that he wanted to move it, get the money and go on. The man from Engineered Foundation was a very genuine person. He came into my basement and he immediately hands on in evaluating what could be the problem. When he went through all that detail and went ahead and explained things further. I watched him and I would see what he was concluding based on what he was testing out. The man from the other company did not do any of that. If I get that work done, Engineered Foundation Solutions would be the people I would call. If that man represents that firm they are very lucky to have him because he was very thorough, very genuine, very knowledgeable, and no whistle and bang. In fact he told me that what I need to get done now in terms of immediate care is that I need to fill in these cracks with mortar and prevent the moisture from coming in. He educated me on that and that is something I need to get done. The other company did not even acknowledge that.

The estimate was about $5000. He did spend a lot of his time inspecting in and around the house to make sure he really understood what the problem was. He was really knowledgeable. He knew what he was talking about. He offered me to go back to his house and pick up some tool and open a part of the wall in order to get a better diagnostic of the actual solution. It was really hard to say just by looking at the wall itself because it’s a finished basement. He went home and came back after an hour and opened that part of the wall that enabled him to give me a very detailed overview of what exactly was going on and what needed to be done to fix it. I had a couple of other guys come and pretty much had the same story for me. The solution proposed by the Engineered Foundation Solutions was quite a bit more expensive than the others. I think it’s because they were offering top of the line drainage system which was more expensive than the others. Since it’s a small problem and there’s not a lot of water coming in, I figured I don’t need the top of the line solution for that. The experience with the guy when he was here was excellent. His responsiveness and punctuality was excellent. They are very good. I would consider them for another quote. For something else their price might be more reasonable.
