Brian came over after we had talked with several contractors about a concrete porch underside (in basement room) and one of those contractors made us think the concrete was in such a bad state of "imminent failure" that it needs a full replacement.So, while we continued to get quotes for a full replacement, we also asked a retired architect friend to give his opinion. He did not think concrete was so bad and he was glad we were having a structural engineer (Brian) coming over a few days later. Brian explained why he did not think the concrete was in need of full replacement (very expensive!) and also the damage was not a foundation/structure integrity issue (not "imminent failure"). We had spoken to several contractors and the cost to fully replace is upwards of 15-20 thousand dollars. From the state of the concrete, Brian did not believe the "symptoms" warranted a full replacement and that the more likely issue was simply that we never "sealed" the concrete with epoxy (and only painted the concrete porch). Given the sky-rocketing costs to do any home repairs, it seems more reasonable for us to do first level repair (not replace) that Brian suggests. Brian's honest and informative consultation (for free!!!) is piece of mind and a HUGE savings. We greatly appreciate Brian coming over to educate us - on his own dime. We will definitely ask Brian to come over again if/when we think we need an honest assessment of our home foundation needs.

After contacting them through their website, I was contacted the next day to set an appointment for an estimate. They worked with my schedule and I met with Brian within 5 days. I explained to Brian my problem and they developed a plan to solve it . I had an proposal in 3 days. After I sent my down payment and they put me on their schedule, Shannon their office manager contacted me every Friday to keep me updated that they were still coming on that date. Jeff their engineer, came to my house a week before work was to start to go over the work to be performed and answer my questions. Their work crew was very friendly and professional. Engineered Foundation Solutions was a pleasure to work with, from the owners Bob and Jeff who performed the inspection and planning, to Shannon who coordinated the project and kept in weekly contact, to Brian who oversaw the work, and his crew. They were professional, courteous, informative and hard workers. They completed the job on time despite a few surprises underground, rain, and a holiday weekend. The price they quoted was a little higher than the other two estimates we received, but the degree of expertise and professionalism was well worth that price, particularly for an expensive and long lasting investment in our home. I wish they did all things house related, I would hire them for everything.

Brian provided an in depth and clear evaluation of the situation. He and his crew were very professional and once they got to the root cause found there was further damage than expected. Brian discussed the finding with us and came up with a solution that was perfect. The day they came to do the work it was raining causing the ground to be muddy and the backhoe left marks in the front yard. They reseeded and covered the areas in hay and left the property in its original condition. They went above and beyond.

I requested a quote and received a call back right away, but took a long time to get a call back after I gave the company the requested information. Then they called me a few days later to notify me that the Engineer did not want to do the structural inspection because I already had a failed retaining wall at the property. They also told me the engineer did not want his name involved with the inspection, I am not sure what that means. My wife and I required an inspection from a licensed engineer to do the report on what we already knew, all they had to do is come verify and provide a report for our lender. Not to mention that they initially asked for $950 on a 726 sq.ft. property. We decided to go with a different license Structural Engineer who was polite and charged a lot less than this company. He gave us his availability the same day, I did not have to wait days before I heard back.

This was a unique circumstance for the extremely wet area. The house foundation (footer) was directly on top of uneven sandstone as was the majority of the floor; along with a fair amount of mud. This also led to difficulties with 'cutting' a channel to accommodate the drain and gravel, as well as the Polydrain (the footer was taller than normal basements). However, the crew was able to overcome these issues; it just took an extra day (for one person, not the entire crew). Two sumps had to be installed due to the design of the house; these pits had to be chiseled out of solid sandstone, mind you. This also meant two drain outlets had to be installed after exiting the house, one of which had to go under a sidewalk. The crew was always polite, taking time to answer my questions and concerns. The work they did was absolutely fantastic. The attention to details was the best I have seen in quite some time from a company contracted for a specific job -- and I've dealt with many contractors. Not only did they take away the material chiseled out from the basement, they did the same for excess dirt after trenching for the discharge pipe -- and they even put down coated grass seed over the new trenches. One of the outlets had to go under a deck; both through flower gardens. When they were done, you would never had known what they had to move, or remove, to have access to those areas. I had several outfits -- both local and regional/national -- come out to give estimates and was most impressed by Engineered Foundation Solutions from the onset. They were slightly higher on cost estimate than the others, but you truly get what you pay for in this case. The knowledge they exhibited from the estimator alone put some of the other companies to shame. He even found a water source under the footer that no other company saw. I cannot stress how impressed I was with this company's crew and the work they performed. I would use them again, and HIGHLY recommend them to anyone with a water problem in their basement!

Everything from the initial inspection to determine the nature of the problem through the installation of five piers to stabilize the porch was handled professionally and with customer satisfaction as a goal. We had thought there was a crack in the porch steps that was causing mortar to disintegrate between bricks in the basement wall, and that is why we contacted them. Brian was able to inspect with our concerns in mind, but then, based on his years of experience, he determined the exact nature of the problem. He explained it and showed us how he had reached his conclusion, and it was clear that he was correct. A quote was provided. We contacted a couple other contractors and determined during that process the Engineered Foundation Solutions was the correct contractor for us. During the installation process much of our front yard was removed to make way for the backhoe and to dig the necessary holes for the piers. At the end of each day, the sight was cleaned up and access to our front doors was never disrupted over night. When the piers needed to go twice as deep as the initial quote, we were advised, so that we could have stopped at that point, knowing that the estimate was going to go up considerably. (Just a side note that was important to me: several members of the crew smoked, and there was not one cigarette butt left in the yard!) We will definitely recommend them to others!

Based on Angie's List reviews, I contacted EFS to evaluate several cracks in one of the walls in the garage. Their office manager, Shannon, was very responsive to my request and very accommodating in scheduling an appointment. Brian, the engineer, who came to my home was very professional and personable. Luckily, for me, Brian determined that the cracks in the wall were not serious and not indicative of an immediate problem with the foundation. He said that nothing needed to be done at this time. Not only was I relieved to find that I didn't have a serious problem, I was appreciative of his honesty and integrity. Unfortunately, that seems to be a rare characteristic of many companies these days. Should a problem eventually arise with the foundation of my home, I wouldn't hesitate to hire EFS to perform the work.

You will not find a better company to work with. From the first call to the end of the project, everyone was responsive, considerate and professional. I had a lot of questions which were answered patiently and thoroughly. During the estimation work, Brian from EFS suggested that since there was shearing along almost the entire length of the foundation wall, that the entire wall had to be stabilized – and this included placing a beam behind the furnace. This is a very small and difficult space to work in and required that the some of the furnace duct work and the water tank be pulled. When I asked other contractors about that portion of the wall I was told that it was not necessary to reinforce the wall there, and that I could have it checked in a year or so to see if additional corrective work was required. This was presented to me as a way to save some money, but I felt that I would rather not take a ‘wait and see’ approach - I would rather prevent the problem then have to go through another corrective procedure at a later date. Brian explained that for the wall to be stabilized correctly that the beams had to be placed everywhere there was shearing, not just the places that were easy to get to. In my opinion, this is just one example of the thoroughness of their approach to a job well done. I received estimates from four companies and after doing additional research and then seeking the opinion of an independent structural engineer, I was convinced that EFS was my best choice. Foundation repair work can be expensive and overwhelming as far as making a decision, but Brian made sure that I understood the nature of the work that had to be completed. I would not hesitate to recommend this company to anyone.

They installed steel beams on a wall that bowed inward in our basement garage after carbon fiber straps we had another company install several years ago failed. We are VERY pleased with the work performed - the workmen were professional and the work was completed in one day as they said. We have a lot of clay in our soil and with all of the rain this year, it placed too much pressure on our wall. Our wall was examined by their engineer prior to install and he explained that the purpose was to stop further movement.

14 piers were installed and the addition was jacked back into place. They jacked multiple piers at one time. The cracks that had opened up between the addition and the rest of the house were completely or substantially closed. The addition was returned to level. The addition was lifted up to two inches. EFS delivered more than than they promised on the lift. They were able to work next to a deck that was about 6 feet away without removing the deck. One small disappointment was with the back filling after the lifting was complete. The addition is constructed with insulated concrete forms (PolySteel) with a brick ledge that extends out from the side of the wall. There is a drain pipe connected to the down spouts that rests under the brick ledge. The back fill was not sufficiently placed and compacted under and behind the pipe. The ground next to the addition later sank two to three inches after a heavy rain when the voids around the pipe were filled by wet soil. Overall I would grade the job as an A- because of the back filling.

Engineered Foundation Solutions waterproofed my basement in May 2018 and I was waiting until we had some significant rain falls before writing this review. We had significant rain falls on 9/17/18, 10/6/2018 and 12/31/2018 and I am very happy to say that my basement stayed completely dry each time. My house is about 50 years old and has always flooded about three or four times a year since I moved into it in 1989. In 2011 I invited four different contractors, including Engineered Foundation Solutions, to review my basement flooding issue and after meeting with them and reviewing their quotes I decided to try to resolve the issue myself. Over the years I installed three sump pumps in various locations in and around my basement and it helped with medium rain falls but did not fix the issue with significant rain falls. In early 2018 I invited three of the contractors back, including Engineered Foundation Solutions, to review my problem again. Brian with Engineered Foundation Solutions was the only representative that was still with his company. The other two companies sent different representatives since their representatives that met with me in 2011 were no longer with their companies. Brian was thorough and professional and discussed the different options with me to resolve my flooding problem and I decided to go with Engineered Foundation Solutions even though they did not have the cheapest solution. Their lifetime guarantee helped to seal the deal. It took four workers three full days to complete the work and I was kept in the loop the whole time as to what they were doing and why and they answered all of my questions completely along the way. The workers were also professional and courteous and their work was not easy work. They cleaned up the basement very well when they finished but understand that a job of this size required additional cleanup on my part to get the basement “back to normal”. After seeing how well their solution worked during three major rain falls, I could not be happier with their service and I very highly recommend them to anyone needing to resolve a flooding basement issue. I would definitely hire them again.

After several years we still do not get water in our basement! They were much more expensive then other companies but their solution made the most sense so we went with them. Took several days but they were very nice & professional. We are so glad we did this. Can't believe we no longer have to move everything every time it rains. Great job!

Brian came out and we walked around the property and reviewed the situation and he gave me some suggestions for potentially easy remedies that would not be so invasive and can be done myself. If those things do not help, he suggested we talk again and go from there. I really appreciate his honestly and suggestions.

I noticed a stair step crack in the block foundation of my house that appeared to warrant some attention. I contacted Engineered Foundation Solutions to get a repair estimate. The office staff was professional, friendly and responsive. The foundation specialist was here within 24 hours and arrived promptly at the scheduled time. He was very professional and honest. He indicated he didn't believe repair was necessary and gave me some advice for sealing and monitoring the crack. There was no charge for the evaluation and they even sent a follow up, thank you letter. Based solely on their professionalism and responsiveness, Engineered Foundation Solutions will be the first place I call in the future if I ever do need foundation repair.

We were very pleased with the work. From the beginning, the process was explained clearly. We were not pressured to take a more expensive option. The crew was professional, friendly, and efficient. The work site was left tidy each day. They even went the extra mile and replanted my shrubs. Outstanding!

Excellent and prompt service. Meticulous in implementing procedures to prevent dust accumulating in and about area and pathways. Daily inspections by project supervisor and owner, Jeff Smith. I found Jeff to go above and beyond my expectations and extremely accommodating to all of my questions and requests. A year afterwards one of the underground drain lines began leaking and although it may have not been caused by the previous work, Jeff immediately had a crew come out, dig up the floor, repaired the lines and re-cemented at no charge. Also, due to raw sewage leaking into the sump pump, they sanitized the well and replaced the pump. This was a total and welcomed surprise and proof that Engineered Foundation Solutions stands behind their work 500%. They may not have been the least expensive but the fact that brothers who own the company are certified engineers and not simply a foundation waterproofing company was important to me and comforting to know they are the absolute best choice in this arena.
