The special offer was an onsite analysis of my foundation, which was what I was looking for. Showed up a little early so there was no time wasted. Showed Fred where some moisture shows up in one corner of the integral garage, then showed him the internal trench/sump pump system in the adjoining basement. The sump pump system was doing its job - no moisture in the basement - so Fred recommended no changes. As I have a spring feeding the sump, I discussed with Fred my idea of possibly drilling a hole in the foundation on the down-slope side of the house and just letting the water flow through, directed with appropriate piping. He was frank enough to warn that I would probably be inviting more problems than I would solve. Again, the sump system is working so let it do its job. Walking around the outside of the house, Fred pointed out a couple of places where I could make minor home-owner type fixes to address the little bit of moisture showing up in the garage. The assessment was, I felt, straight-forward and honest. I was informed, but there was no push to just sell a product, which I appreciated. Fred was a pleasure to work with. Though I don't currently need their services, if in the future I was looking to contract the type of work they do, they would definitely be invited to bid.

The contractors were friendly and explained what they were doing. They had to do the job at two different times because one part of the wall was damp. They cleaned up after they were finished. There is a 50 year transferable warranty with their products which is very unusual and most welcome.

Our situation was unique. We got 3 bids for a problem in our basement. We thought there was water under the house and it needed to be fixed. Part of the work was done, cutting thru the concrete in the basement floor. When they reached the dirt under the house it was obvious that it was sewage and not water. Their work that far was very good and the area was kept very clean.At this point they stopped and the plumber was called and fixed an outside broken sewage line. We have no issues with the workmanship or their bid or the original employees that came to the house. My problem was that the company was adamant that we needed to complete their work and do the install. The plumber really thought that the issue was only the broken sewage line. We kept the hole open for several months before it was concreted again to make sure that was the problem. One worker from Engineered Foundations called over and over again to get us to finish their work. It took probably six weeks to settle on a fair price for the work they initially did. We made the mistake of not going directly to the owner to resolve this. It was very upsetting.

Engineered Foundation Solutions is deeply concerned about these comments and would like to take this opportunity to provide additional details regarding this situation. We appreciate this feedback even though we have failed to satisfy this customerās expectations. We initially visited the home in November of 2012. Our consultant found the front left corner of the home to be damp and proposed a sub floor interior drainage system. This proposal was agreed upon and the installation was scheduled to begin in January of 2013. Unfortunately within a few hours of the installation our crew members discovered a broken sewage line, which had an active leak, after cutting through the concrete. We immediately pulled our crew off of the project and advised the homeowners to hire a plumber to evaluate the broken sewage line. Because of the cost of the plumber and their fee to repair the sewage line, the homeowners advised us it was impacting their budget for the completion of our project. They were also hopeful that the repaired sewage line would now resolve their dampness issues and wanted to hold off on finishing our project to determine if the sewage line was indeed the cause of the dampness. Even though our crew members had only been on this job site for a few hours, we had already invested additional off site hours into this project. In addition to our owner/engineer visiting the home for a pre-inspection prior to this installation date, we had incurred time and costs related to overhead, travel, fuel, administration, scheduling, material ordering, loading, unloading, etc. We felt that even if we did not complete the project as outlined in the agreed upon contract the homeowners were still liable for the costs incurred to date. Our consultant was asked to contact the homeowners so that we could resolve this situation in a timely manner. We gave the homeowners two options for consideration. The first option was to return, at no additional mobilization or travel costs, and finish the project as intended. The second option was to settle for a fair cost of $1302 to cover our initial investment into this project. The $1302 only reflected our bare costs for the work expended to date and excluded any profit for our firm as we were already taking a loss on this project. The homeowners chose the second option, however, did not feel the amount of $1302 was a fair amount so we left the decision to them as to what they thought would be a fair number. They counter-offered with 50% of our proposed fee. The homeowners stated that if we agreed to their offer of $650, we would remain in their good graces and would be invited back to finish the project if they saw a need for it. Even though we felt we had given them a fair price in the $1302, we ultimately decided to accept their offer so that both parties could move on. We had not heard anything further from this customer until this review was posted. We were somewhat shocked to see this review as we thought we had resolved the situation to their satisfaction. We are very proud of our ratings on Angieās List and our reputation and work very hard to keep it unblemished. 100% customer satisfaction is always our ultimate goal and we are regretful that we did not accomplish that goal with this customer.

We've had issues with water in our basement for a year or so.. We contacted EFS a year ago, and Fred Casale, came to our house and performed an inspection and made a recommendation at that time for a sump pump. We thought we'd found a different solution when a plumber told us our outside downspout line was clogged. We paid to have that replaced, only to discover more water in the basement this Spring. Fred came back, and made the same recommendation (wish we would have listened then!) The job took a total of 3 days. The first part, in which most of the drainage and 2 sump pumps were added took 2 days, and then an additional day to install the extra drainage. (We had to have EFS come back and add some drainage to our lower basement area when we discovered water in the basement after a heavy rain). The job involved the use of a jackhammer and could have made a huge mess. We were prepared for this and very worried about potential dust that we'd heard could result, but had absolutely no problem. EFS was clean, and covered all areas thoroughly before they began. The staff arrived promptly, were very informative and friendly, answering all of our questions. The day we discovered water, we were naturally very distressed, but EFS answered our call and Jeff Smith, the lead engineer, came to the house immediately to inspect what happened. The sump pump in that part of the basement was working a good deal that day, but there was one interior wall where we didn't add drainage, and that was where the water was coming from. We chose not to initially add the drain on that wall because we had a good deal of built-in cabinetry there. After the additional water, we had the cabinetry removed, and more drain installed. Installing sump pumps was not something we wanted to have done, as it required tearing up a huge part of a remodeled basement. Our water issues were pretty severe, and it was absolutely necessary. We received 2 other estimates before we decided to go with EFS. One was actually too low, and the company did not seem trustworthy. The other was a few thousand higher. This was more money than we'd wanted to spend for an "unfun" improvement project, but trusted EFS would perform a professional job. Haven't had a heavy rain since the job was completed, but am hoping this does the trick!
Description of Work: Installed 108 feet of interior french drain, with 2 sump pumps. One sump, that covers the largest area has a battery back-up, in case of a power outage.

This company did the most incredible job of repairing my garage wall that I could imagine.The engineers measured the wall and the amount of buckling and repaired it. The support beam was replaced and a footer put in. I met the entire staff and they werereally prompt and did excellent work. I had no idea what I was doing with a job like this and was educated by them as to what was wrong and exactly how it would be fixed.They came to my house twiced and completed the job on time. I was most impressed by the lovely thank you note sent after the work was done. During the job I had some questions that the engineer made a special trip out to my house to answer. They were very interested in my satisfaction with their work. I was really impressed.

After finding termites at my sister-n-law's home and locating where they were doing the damage, I searched Angie's List for a company that would have experience with this type of work. I came across this company and based on the reviews I felt I would get a fair estimate. The contractor was prompt and courteous. The wood had been treated a few days prior. After the free inspection, the contractor felt that the two floor joists were not compromised and no work would was needed. Since no one present other than the contractor had experience to assess the situation, I appreciate that he was honest and didn't try to sell us something we didn't need. This company definitely lives up to their reviews and I will contact them for any future needs.

From start to finish, we were very pleased with the thoroughness of the inspection to the timely submission of the bid to the completion of the work. The office staff also did a great job of keeping us updated throughout the process (Amy was excellent to work with), and the president made a point to follow up with a phone call a week or so after the work was done. I got three estimates for the job and, although EFS' was the highest (not by much - approx. $100), my wife and I are very happy that we went with them. In addition, it's a big plus that the president is a licensed engineer and will certify his work with a stamped document. There's also a transferable 50-year warranty on the work, which provides peace of mind.

I have two natural springs in my back yard, so my yard was like a swamp. I knew that I had to get it done and the retaining wall was crumbling, so I needed to find someone who could do both. I contacted several companies and asked them if they could do both and finally found this company. I knew it was not going to be your typical job. He came out and saw how much water there was and thought there must be water in the basement. He brought his meter and found there was no moisture. He wasn't sure if French drains would work, so he took pictures and measurements and brought it back to the engineers. They thought they would be here for a week and a half, but they were here for 3 weeks. They ran into so many different things as they were going along. They were expensive but for me they were worth every penny. For what I got, the pricing was good; you get what you pay for. The back yard is now dry and everything is holding up well.

This service provider used the best tools (video camera, lazer leveler) and took the longest look at issues my basement/foundation and 1st floor supports were having. They recommended a steel beam that would be way out of my budget, but likely the longest lasting and strongest solution. Since my house isn't that big and I couldn't afford what they are recommending, I am going to use another form of basement support, but If I had the cash, I would this would be the Cadillac company for this type of job. They were one of the best out of 4 companies that came for estimates as far as experience and professionalism.

I had contracted with Engineered Foundation Solutions after getting no responses from 1 contractor and a too good to be true job estimate from another. I chose EFS because I felt they were very professional and up front with the scope of the job required. Jeff and Fred both came to my home and did a thorough inspection, they took measurements and photographed details that they could refer to when preparing the final estimate, as well as reviewing with the crew if they were given the contract. They came back with an estimate of $19,000 and I approved the work to be done. The work order was placed in October, 2012 and work began on the interior columns since the concrete would need time to cure. The work on the exterior was started later. When prepping the exterior for piering it was discovered that the original terra cotta block on the corners had deteriorated and my porch was literally supported by a few bricks. A change order to rebuild the porch, which by the way was not technically their responsibility, increased the cost by $10,000. Kudos to EFS, they could have walked away and said to get a general contractor to rebuild the porch and they would finish their job later. Jeff came out and explained what would be done and how long it would take to complete. I cannot express in enough words how they went above and beyond. The work was completed by April 2013, not because it took that long to do the work. I had to split my time between Maryland and here and I had a health issue come up that caused the delay on my side, not theirs. I would definitely hire this company again. I have never had such a truly professional job done on my house. The price was high but they have their own full time crew with no subcontractors so you can be sure the work will be consistent and well done.
