Description of Work: The complete team of Engineered Foundation Solutions performed beyond ones expectations. From the very first call to job completion it was an outstanding performance of every member of the team. During the initial consultation we learned why we needed steel beams in two locations and why carbon fiber strips were the proper solution to the third wall. A solution was found to preserving our built in shelving in our basement pantry. We asked about the color of the steel beams and they come in gray but we had ours painted white (slight extra charge) and so happy that we did. Things were explained in such a manner, that we understood the nature of our problem and the solution. Timing from start to finish was just over 30 days and actual field work was two days with some preparation due to the shelving the day before and then the morning after the 2 full days. Basement was left clean each day and all trash was so removed. They did exactly what they said and when they would be here and if they were late, we were so informed. The team of Bob and Jeff, Shannon and Amy, and the crew of Randy, Robbie, Jacob and Dwayne (sp) all did an outstanding job. Thank you for a job well done and very deserving of an A+ for everyone's efforts.

Their estimate was high, so we decided to go with another company. They were twice more expensive than another company. It is a family operated business. They were professional and courteous. The guy who was supposed to come called me, when he was running late. He explained us what he would be doing. He was a very nice man. He was very considerate.

As I said above, this is an update to a previous report.
Description of Work: This is an update to a previous report. In order to do their foundation stabilization work, Engineered Foundations had to dis-assemble part of the piping of our lawn sprinkler system. We just (6/9/11) had the sprinkler system prepared for use this summer. This work included re-assembling the pipes that Engineered Foundations had to dis-assemble. The day after the sprinkler work was finished, we received a call from the sprinkler company's office, asking us to pass on to whoever did the foundation work that if they had not done such a good and careful job when they dis-assembled the sprinkler piping, the cost to us of the sprinkler system restoration would have been substantially (several hundred dollars) more expensive. They had cut the pipes cleanly, kept the cut ends of the pipes clean and free from debris (both the removed pipes and the ends left underground), and had marked on the adjacent wall where the cut ends were located.

Piering is a powerfull lifting procedure to rescue foundation settlement that causes structural cracks in a building. EFS is a very professional company. Unlike other estimates for our foundation settlement (and these companies are a dime a dozen) EFS didn't attempt upselling or suggesting excessive and unnecessary pierings. We had some companies (nationally renowned big brand names) recommend up to 7 foundation piers placed along areas where there wasn't even any footer in the first place a basic requirement for peiring. This peiring was for our garage attachment built before strict building codes existed for footer. Only two pierings were necessary to fix the problem placed in an area where footer did exist and obviously the cause of the problem. EFS was prompt and finished the job on schedule. The attending engineer was very professional, took his time explaining the process, the different types of piers available and very up front with us concerning the problem causing our settlement.
Description of Work: In our area there were many foundation settlement issues from the previous winter involving excessive snow fall followed by a very dry summer.

Brian McCreary is the structural engineer who came out. We had support pillars put in by another company. This was after we tried to have the pillars put in by Brian McCreary. We had selected him after we interviewed different companies. The other structural engineer we had made some recommendations about our basement, but he didn?t do the actual work. So we called Brian McCreary to do the actual work. He seemed really knowledgeable and we wanted to go with him, but we wanted him to work in conjunction with the other structural engineer. I finally got them to come out together and I couldn?t be there, but my boyfriend was there. They looked at our French drain and they noticed that it was dry. It had rained slightly the previous day, but it had been dry before that. He said that the water wasn?t going to our French drain since our sump pump was dry. He also said that it was underlining our foundation. We had some cracks and we finally had them evaluated. So we needed these supports. They made my boyfriend believe like our whole foundation was about to crumble. He wanted to put in a new foundation and a new French drain. He only looked at our sump pump and stamped on our floor. He wanted $12000 to put in the new French drain. So my boyfriend panicked. He was ready to give our house back to the bank and to move out because he thought that the house was ready to collapse. He thought that we couldn?t sell it to anyone either if it collapsed. We had another structural engineer come out after that and he was more qualified at least according to his educational background. I thought that he was more reliable than the first guy. He came and looked at it and said that it was perfectly fine. He told us that the cracks that we see are not an evidence of structural problems. He told us that our French drain was fine. I think Brian McCreary tried to scam us. I don?t know if he did or he sincerely might have believed that we had to rip out our French drain and put in a new one, but it seemed to me like he was making work for himself. So that to me was pretty serious. He was punctual though. The price he quoted for the French drain was extremely high. He didn?t do any work. He tried to sell something that wasn?t needed to be done and that was really wrong. He was responsive. It did take a while to schedule, but that was because we had to reconcile his schedule with the second structural engineer who came out. We will never use Brian McCreary again. We need to pay the second structural engineer for the visit, but we didn?t have to pay to Brian because he didn?t do the work.

Engineered Foundation Solutions is deeply concerned about this posting and would like to take the opportunity to qualify several things. We are a 2010 Super Service award winner. Approximately 5% of companies on Angie’s List receive this status. We are very proud of our reputation and work very hard to keep it unblemished. Our firm does employ permanent, on-staff structural engineers. However, Brian McCreery is not one of those engineers, nor has he ever claimed to be a structural engineer to any of our current customers or any of our potential customers. Brian McCreery’s position within our firm is senior estimator and he has been working with the staff of engineers for several years. A third party structural engineer visited the residence in June 2009. The engineer was called in to evaluate several things going on in the home, including a long crack in the basement floor that had gotten wider over time. The homeowner also indicated that water would leak through the crack during rainfall. The structural engineer recommended contacting a certified installer of waterproofing systems to further evaluate the cause of the water entry through the floor crack. The same third party structural engineer was contacted again in May 2010. Since his first visit in June 2009, nothing had been done. The homeowner again reported that water was still infiltrating the floor crack. The engineer again recommended that the homeowner contact a certified installer of waterproofing systems to further evaluate the cause of the water entry through the floor crack. The homeowner contacted Engineered Foundation Solutions for the first time on June 10, 2010 and scheduled an appointment with Brian McCreery to evaluate the crack as well as the water entry through the crack. Mr. McCreery visited the residence on June 21, 2010 and returned for a follow up visit (with the third party structural engineer) on August 5, 2010. Please note that Engineered Foundation Solutions did not charge any fees to the homeowner for either of these two investigatory visits. The following summarizes Mr. McCreery’s visits: The property's foundation construction was of a type that typically does not have a concrete footing. There was a previously installed "stone & pipe" french drain system. We were told that the system had not collected water in quite some time. Obviously the system had been installed for a reason. If the water was not being collected by the system, it had to be going elsewhere. Water rising up through cracking near the center of the concrete floor was also reported in 2009. Suspected voids beneath the concrete floor were discovered by listening to changes in sound (hollow sounds) while toe-tapping on the floor with a work boot. This is a non-destructive way of searching for voids, similar to when people tap on interior walls looking for the studs by listening for the "hollow" sounds. This was the "stamping on the floor". Soil erosion from water entry underneath of the slab was very suspect in the creation of these voids. It was never stated that the entire foundation was about to collapse. In addition, it was never stated that the foundation needed to be replaced. If that was our opinion, we would have notified the homeowner and proper authorities of the safety issue. It was our professional opinion that the existing support columns needed to be replaced and should be placed in proper concrete footings. It also appeared that water infiltration underneath the concrete floor may have been undermining the existing footings of the existing columns. In our opinion, it would have been professionally irresponsible to install new columns without first addressing the possible cause of the original failure. The pricing listed in the report was for a full perimeter interior "Water Trek" waterproofing system, two sump pump systems, and a full perimeter "fieldstone encapsulation" method required to guarantee the walls and slab against water entry. This would have been a lifetime warranty. Unfortunately in this industry, we are forced to give people bad news. We had heard nothing from this customer for several months. We were never aware of these thoughts and concerns. If we were, we would have certainly addressed them immediately. We are certainly empathetic to these types of situations. Ethics requires that we give our honest, professional opinion on the amount of work that needs to be completed, and the cost associated with this work at our level of quality. In almost any construction situation, you can find someone who will do less work for less money. Partial work only gains partial results. Our goal as a company is to complete a project and know that there will be no issues after our completion. We are sorry that this member feels this way. It went very well. A structural engineer I hired to make an initial assessment suggested that I get 2-3 quotes. I selected Engineered Foundation Solutions and another potential vendor from Angie's list. EFS was somewhat more expensive, but I (who myself am a PE) felt good that they had a PE assess the need, and appointed a PE to lead the work. I hired them. An engineer came before the appointed day to help us prepare for the digger (e.g., what plants needed to be moved). On the scheduled day they arrived, and began the work. The pier installation took a couple of days. A week or so later they returned and removed the hot tub support structure, and a few days later they returned to complete the job. In the process of digging for the piers, they had to remove some pipe from our yard sprinkler system. They cut the plastic pipe carefully, covered the open ends so that dirt would not get in the pipes, and marked the wall above where the pipes were cut, to aid in later re-construction of the sprinkler system.
Description of Work: A 10-ft square annex to our basement, which had been installed by a previous owner to support an in-deck hot tub, appeared to be falling away from the house. Engineered Foundation Solutions assessed the problem (done by a PE), installed three "piers" to support and stabilize the annex, removed the hot tub support structure which had been inside the annex, and installed a new support structure for the decking atop the annex.

I found this company at the Pittsburgh Home & Garden Show. They had several free items to give away and were very eager to schedule an appointment for a FREE estimate. I actually scheduled another free estimate with another company, but Engineered Foundation Solutions was able to get to me first. And after the first meeting with their salesman, Brian McCreery, there was no need to have another company come to my house. Brian was on time (even a little early) and was willing to stay as long as needed to answer all of my questions (I had many). He showed me pictures of jobs they have done and MANY actual customer feedback letters praising a job well done. There was no "pushy salesman vibe" at all. After quoting an initial price, he was willing to walk away and come back another day to finalize the contract. This gave me more time to look into their company and think about the price. When I recontacted Brian, we spoke about the price being a little more than other companies are charging. I quickly found out why. There is no sub contracting and they perform background checks and drug screening on all of their employees. I am very careful who I let into my home and this information was very comforting to me. This made me give them a chance and see if the extra money spent would be worth it. I gave them a 20% down payment that day. The job was started within a reasonable time frame which had to be worked around both of our schedules. The 3 or 4 workers were professional and did not feel as though I had to keep a constant eye on them. When they were done my basement was cleaner than when they started. They went over operation of the sump pump and answered all questions I had. Soon after the workers left, I received a call from Brian making sure the job was completed. He scheduled another time to come over to inspect the job and make sure both he and I were satisfied with the work performed. It wasn't until several days later when he came over and inspected the job did they expect final payment. He refused to except cash stating he didn't want the liability. I found this to be a wise business decision. The office secretary was contacted and I sent her a check in the mail. Overall, I was very impressed with this company. It has been almost three months since the job was finished and there has been no water in my basement. I would recommend Engineered Foundation Solutions to anyone who has a little bit more money to spend for the purpose of making sure the job is done right. I only wish all contractors were like them....
Description of Work: They put in an interior French drain to fix a mild and occasional moisture problem in the "cove" area of my unfinished basement floor along two walls of my house. They jack hammered the floor, drilled holes in each concrete block cell, and placed a "patented" Water Trek Aqua Route system in the ground to collect and run the water to a Water Grabber Bull Dog sump pump (which was flush with the floor). They then filled in the ground with gravel and a concrete finish.

I had one retaining wall that was failing and another one that need to be reinforced. After going through several contractors and numerous estimates--I had trouble picking the right one because nobody was willing to do the job, partly because there was no heavy equipment access. Finally, I got in touch with EFS. Mr. Brian MacCreary who worked out the details with their engineers was very professional, knowledgable, and responsive. Although, EFS provided me with the most expensive quote, the work they did was fabulous. Most of the work was hand labor because of access that was limited as the walls were on a steep hill. The crew was very professional, on time and got the job done in the exact time frame as stated. Not to mention the care they took to clean up after the job--you could barely tell that we had such a massive project done in our backyard. These guys are definitely a bit on the expensive side, but you can be assured of a really well done job that they guaranteed for fifteen years. I'd totally hire them again.

The first building looked to me that it had major settlement issues and i was not sure if this was going to be a problem down the road or not. Brian inspected everything thoroughly and then took the time to explain it all. There had been an issue but it was old and it hadn't moved in a long time. I could spend alot of money to jack it up but there was really no reason. The second building has three porches all are sagging. Brain inspected and found the cause to be water damage and rotting wood not the foundation of the porches. This company was a great to deal with from setting up the appointment to meeting with Brian. I do alot of work rehabbing buildings and Engineered Solutions will be who i use in the future.

EFS came recommended by a friend I trust as having done a great job for him when others had failed. I also had a very positive experience....the lead engineer on the job, Brian MacCreary was very professional, knowledgable, and SUPER responsive. The initial work was done as promised (on time, good clean up, etc) and when we discovered we still had a small leak in the next big rain, they responded very quickly....found a minor issue, which they quickly remedied and we've had a dry basement ever since. I gave them a B for quality since the initial job was not done "right, first time" but overall I give them an A.

Compared EFS to 4 other contractors with flex-pipe systems. EFS had logical explanation for differences and advantages of the Water Treck system. Sales pitch was not high pressure, and costs were explained up front. We checked a dozen references and 6 of those were similar jobs to ours. We asked each reference simply if the system worked, when it was installed, and if any problems lingered. All 6 answered favorably. It took these excellent references to convince us that this more expensive system was worth the extra cost. We really believe it was. We will now go through the winter and the next spring to see if it performs as we expect. A follow up to this report will be made based on the winter/spring experience.
Description of Work: Internal french drain in basement, using Water Trek Aqua Route system. - Included removal and replacement of water heater, washer, and dryer. - Included special handling of water heater, and special care for duct work behind the furnace. - 2 Day job involved breaking floor to expose foundation footer and drill weep holes to drain any water in block. - System (including cove base, primary and backup pumps) was installed, tested. - Then the completed job was covered with concrete. - Cleanup was excellent.
These guys were wonderful. I obtained 3 estimates for this work (moisture problem on 3 of 4 basement walls, mudroom & bowing of back wall of house). Engineered Foundations was actually the least expensive of the 3 and these guys really knew what they were talking about. If the work doesn't need performed, they will honestly tell you that it doesn't need fixed (my garage wall was bowed more than the basement wall). Considering what a dirty/messy job it is to dig up your basement, they really did a nice job restoring the area and cleaning up after themselves. The basement was pristine upon completion. They even taped off the door to the upstairs to prevent dust from migrating upstairs. All work was completed within 4 business days & I was provided with a final walk through, inspection & a chance to answer any questions I might have. All this and a lifetime warranty too! What more could you ask for?
