Our Team: The Ford Team is comprised of 9 professionals who all have specialized roles on the team. There are two listings specialists (Tami Ford, Tom Szczesniak), three buyers agents (Mike Hilarie, Karla Jefferson and Wade Norman), one commercial specialist (John Ford), two licensed transaction coordinator (Celia Roy and Gina Anders), and Lead Admin Assistant Catharina Moritz. Why a team? John and Tami started working in the business in 2008-2009. By 2010, which was the lowest point of the recession, our business had grown significantly to the point where the workload was almost unbearable. At that point, it was obvious that something had to change thus the Ford Team began. We realized that together we could achieve more. We worked hard to find talented individuals who could represent the Ford Team well and we have now grown to be a top producing team in our market center. As a team, when everyone is doing their part, we are all able to enjoy time off with our families, and enjoy life. With a great team behind us, none of our clients end up working with a burnt out overworked realtor. Why choose The Ford Team? As seasoned realtors John and Tami have seen it all. We have seen the market at it’s lowest point and not only survived but thrived in the recession because we do business the right way. We strive to build long term relationships by providing efficient service that is guided by strong ethics. Not every Real Estate Team can pull this off and be successful in the long run through all the ups and downs of the market. As a client, you want to be with a real estate professional that is not only going to guide you through a transaction, but also be there down the road when you have any questions or concerns. The Ford Team has been there, and will continue to be here as long as our wonderful community will have us.

Susan Jaeger & Marian Szewc Mother and daughter team, both Principal Brokers licensed in Oregon. There is no charge to the Buyer to be represented by a real estate Broker in the purchase of their home. The Buyer’s Broker is paid from the selling commission (paid by the Seller), yet this allows the Buyer to have their own representation. It is better to have your own agent representing your interests, instead of the Seller’s agent who primarily must represent the Seller. It doesn't cost you any more, and it just makes good sense. We are the expert 1031 Exchange resource for Southern Oregon! Every 1031 Exchange is different, and we pride ourselves on the attention to detail that we provide for every exchange. We specialize in all types of 1031 Exchanges, including commercial and multi-residence properties. If you have any questions regarding 1031 Exchanges, look no further than Windermere Real Estate Southern Oregon. We know that every exchange has its own unique needs, and we make sure that each need and time constraint are met and that all expectations are exceeded. If you are interested in working with the most qualified and professional 1031 Exchange Intermediary, look no further than Windermere Real Estate Southern Oregon! Serving Southern Oregon in real estate, including Ashland, Medford, Grants Pass, Merlin, Rogue River, Jacksonville, Talent, White City and real estate in other rural areas. The Rogue Valley, in Southern Oregon, is known for the Rogue River and beautiful affordable homes on the rivers and creeks. Let us show you affordable riverside and creekside homes and property, lots and acreage on the Rogue River or year-round creeks, or beautiful views from homes in Ashland (home of the Shakespeare Festival), or property with room for horses and cows. We’ve got it all in the Rogue Valley in Southern Oregon. But prices are rising, so the reality is: buy now to retire later!

Real estate services FAQs

Real estate agents work on commission, so the cost of hiring an agent will depend on the cost of the home you’re buying or selling. The listing contract should include information about the commission for both agents, which is usually 6 percent of the sale price in total or 3 percent per side. With an average national home value of around $440,000, the typical commission per agent is $13,200. However, you won’t pay this total out of pocket. Instead, the commission comes out of the sale price of the property.

Interviewing real estate agents is the best way to find the right person for the job. Consider asking the following questions to find the best agent for you:

  • How will you show my property?

  • Will you do open houses to market my home?

  • How will you handle dual agency (representing the buyer and you as the seller)?

  • Should I make repairs to my home before listing?

  • Will you get professional photos taken of my home?

  • What is the best price you think we can get for my property?

  • How long do you expect the sale to take?

Yes, hiring a real estate agent is worth it. Many homeowners make the mistake of trying to sell their homes by themselves, thinking that they’ll save money on the commission, but what they save on the commission, they very often pay for in frustration and concessions on the sale price. Hiring a real estate agent to handle the sale of your home not only makes the process far easier and takes the burden off of you, but most homeowners get more for their homes when going through an agent because of the marketing and salesmanship they bring to the table.

You don’t legally need a real estate agent as a buyer, as you can represent yourself, but you should always hire an agent as a home buyer. A professional real estate agent will have access to local MLS services to find homes that meet your criteria and needs, can connect you with other professionals—like a mortgage broker and real estate attorney—you’ll need for the purchase, and can often negotiate a better price for your home to help save you money. Plus, as the buyer, your agent’s commission comes from the seller’s proceeds from the sale of the home.
