We wanted it done ASAP and the soonest possible was during a Saturday in Norman when there was an OU Football game at 11:00. The guys agreed to arrive at 06:00 in order to be complete long before the game. They arrived and had everything done by 09:45. We walked through the inspection together and they were keen to show every detail. Friendly, intelligent, and punctual. I would absolutely recommend them.

These guys provided the most thorough house inspection that I have ever seen. They had 3 people go over every inch of the place. The scheduling was easy. They showed up on time and had everything ready to go. The report provided was very detailed. They also did a walk through over all the major points and showed what they found at the end. It went really well. Jack, the owner called back the same day I contacted them and made an appointment for the following week. The inspection was very thorough and detailed, the report was easy to read. Any time I had questions, the employees, usually Greg, contacted me almost immediately to answer them. I will use them again in the future. I did think they were expensive, but worth it.

They are really responsive and organized. They had two people at the property and the report was very detailed. They included some pictures, but it might have been nice if they included a few more on items they thought needed to be fixed. On time, very professional and very detailed. The inspectors pointed out issues as they worked and when finished went over the complete report. We had several questions, which they were very happy to answer and show us the problem so we would understand. The report was emailed at that time and we were offered a hard copy by mail. First off let me start by saying I purchased a home 5 years ago and over these years have realized what a terrible inspector I had hired. Most homes are money pits, but 4 days after moving in I found out that I had to get a $1700 repair on the electrical system, but you do not need to know all about that. I was not taking the referral by my realtor this time around. Based on the reviews/complaints on Angie's list, reading information on hiring inspectors, and the fact that the owner teaches home inspection classes, I hired A to Z inspections. I could not have been more pleased. I got 2 guys for 2 hours and they went over every inch of the home. They even listened to all of mine and my husbands concerns during the inspection and invited us to follow them around. They brought a company out to take a look at the alarm system. So at one point I had 3 people! When it was all said and done they gave us a huge packet of information for us to look over and then went through the report (all done with iPads). They walked us through the home and showed us every problem they saw and even took note of things that were not problems, but just something we should be aware of. Yes the estimates for repairing problems are a bit high, but I would rather have it over bid than under bid. They refused to leave until they had answered every question for us. I also got my full pdf report an hour after they left with an email asking me to confirm I received the report. A great experience. I was hesitant to put up this review until I had the inspection done on the home I was selling. The inspector the buyer brought to look over my home did not get nearly the fantastic deal that I had. It was one guy and looked over the whole house in 45 minutes (I have put a lot of work into the home, but really) and it cost her $225. He did not even mention the things I had listed in my disclosures. I am happy because it is less I have to fix, but I was certainly glad the buyer did not hire A to Z. I would hire A to Z again in a heartbeat.

The buyers low balled us on the price of the house, but eventually we met in the middle. They hired A to Z to do the inspection. I have taken the home inspection class from Jack werner's son, Cord. I know what some of the issue's are with the house, but we didn't have time to fix everything before we moved out of state. The report pointed out many little things I already knew about. I understand when doing a report you go high in cost when giving estimates. They went way beyond the call of going over in cost and the math was wrong. Appliance repair sheet; It says there is no stress clamp ", and garbage disposal is very noisy needs replaced. I'm having trouble understanding noisy garbage disposal. It has always sounded like a normal disposal to me. Replacement of disposal is $150. Garage door eye needs adjusted cost of $75. Now it say's total cost is $350, correct me if I'm wrong but 150+75=225. The math was done right when they added it ,but someone went over the 3 on the total cost. Garbage disposal depending on what you buy is $80.00 and I've never heard of hiring someone adjusting the garage door eye or doing a simple adjustment costing $75.00. Who would you hire to do an eye adjustment? We have never had an issue with the height of the eye. When I took the class I even measured the eye and it was fine. Exterior report; We know about the cracks in the brick and around the house. small hair line cracks do to being an old house. There is one big crack that needs to be filled in. apparently it costs $250 for caulking cracks. and voids in mortar need re pointed at another $250. They list other cracks that need calking at $500.00. Then they wrote for caulking all doors and windows at another $200. We can't fix the caulking because we don't live in state, not sure how much someone charges to do the caulking. But $950 in caulking is 135 tubes of good outdoor caulking. REALLY!!! Roof report; We just had the roof replaced due to the tornado. Another $75.00 in caulking nail heads exposed. I'm starting to think I should flood my house with caulk and call it a day. Just wait they say more caulking wait for it lol. Then it say's the roofers didn't cut holes for the vents. This is under warranty and I called our contractor. He sent a guy out to look and they don't understand because there are holes for the vents. The contractor also sent out the guy who did the siding to check on the caulking they did to the new window and to double check the roof. They are baffled at the report because nothing is wrong. now on to plumbing; the hall sink stopper doesn't seal right and apparently a stopper cost $50.00 . sink stopper at lowes is $9.00. it say's the gas line behind the dryer isn't capped off cost $75.00. A cap at lowes runs $1.50-$3.00 tops. Unless you call a plumber out to put a cap on it sure it might cost a pretty penny. electrical report;. I didn't know we put down the cost of replacing outlet covers on reports, and that they run $100.00 for 5 to be replaced. Outlet covers are like .60 cents. I still have the receipt of all the outlet covers we bought so I'm not sure why they need replaced when we bought new covers. My husband has been trying to think if he forgot some , but he can't think of any. And it cost $100.00 to tighten 2 covers. I will say that again $100 to tighten 2 covers? Is it normal to put in a report for someone to tighten a screw cost's $100.00? Now on to heating and cooling;. We just replaced all units last summer, we just had a cleaning done 6 weeks ago. Still under warranty. apparently it needs cleaned and float switch leaks. Called AC people out to double check their work. Haven't been given the results yet. Now let's do interior; they say to seal the access hole to the tub. Ummm I thought you needed access to the tub? Apparently to seal the hole cost $100.00 . I thought access to the tub was a good thing. let's not forget more caulking windows inside is another $100.00 in caulking. So in the end it was exactly the price to lower the number to what the buyer first offered us, and all of a sudden it is what they want. Now going back to math 150+75=225 not 325. Someone has written over the 2 with a 3. prices gone back over on the report twice. voids in mortar was $100 but then changed to $200 on the numbers. I'm not disputing that majority of the report is accurate, and some or the report is way off. The pricing seems fishy to me. Again I will stress I understand when doing a report you go high I fully understand that. $1125 in caulking I'm completely lost here. I've done inspections with Jack the owner of A to Z when doing my training, and I have never seen you give numbers like this. All I'm asking is please look into these guy's I think they may be making some kind of deals you may not know about. Or if this is normal then I would love an explanation. I hope to get licensed in my new state so I think I need to know why this report reads the way it does.

I have reviewed the report in question, I do not see any error in my Contractors judgement. I will address a few of your concerns but because I don't find anything wrong with this report I will not waste my time reporting on everything. First of all I would like to say that our estimates are always based on Professionals doing the repairs and because we do not know what items will be asked to be fixed we have to estimate each item separately. The report has numerous items stating caulk you are correct however, your assuming that labor is free, old caulking has to be removed before new caulk is placed, this is very time consuming and some areas will be high which involves more risk, contractors will state prices by difficulty of tasks. As for math error if you can see there was an item on the appliances page that didn't have a estimate, it was just added into the total for that page. The outlets you are referring to are broken which means that the entire outlet has to be replaced not just the cover plate, quite frankly the estimate of 100.00 was low because an electrician will not start his car for less than 75.00. The statement on sealing the tub access was not to drywall it over it was to add a cover so it was just not an open hole. Your house was built in 1961, our total estimate was 5,000 in repairs which included an electric panel to be replaced which I didn't see you mention. I believe with the age of your home that 5,000 in repairs was not an overstatement. If you have any further questions I would be happy to have a phone conversation with you to clear up your concerns. When I booked my home inspection I needed it the very next day and I was surprised when A-Z said sure no problem. The price seemed high but watching them at the inspection I felt I got a steal. They use two people and were there for well over 2 1/2 hours. They explained everything they found to me in a full detailed report and pointed the issues out to me. They were horrible. Jack L. Werner is the owner and Robert Wadsack was the home inspector who inspected the house. I wouldn’t recommend Robert Wadsack. In the beginning, he seemed like a nice guy, but he completely missed the fact that the fireplace didn’t work. In the process of doing the plumbing work, it was found that the fireplace didn’t have any gas point. He was supposed to check everything while inspecting the house, which he missed. So I called him and it was going to cost about $900 to install a gas line in the fireplace. He said that he turned the gas on, but didn’t hear anything. He thought that there was just air in the line and that was his excuse for missing it. I told him that it was going to cost me $900 to have it fixed, but he told me that he would do it for $450. That was the agreement we had and it was very kind of him. I also appreciated him for that. He then called me about a week or so later and said that he would fax over a waiver for me to sign for releasing them from all other mistakes in their inspection. So I told him that I wouldn’t sign that. He didn’t have any errors and omissions insurance. If you do hire an inspection company, make sure they add errors and omissions insurance that covers stuff like this. It ended up costing me $900. When I didn’t sign the release, he sent me a certified letter which said that they withdrew the offer to pay $450 for the new gas line in the inspected premises in exchange for release of liability from me. He wanted me to sign a complete liability release. He didn’t give me the $450 that he promised me. He sent me a letter saying that our offer was made not withstanding our liability along with a bunch of legal jargon. He basically meant that whatever legal agreement he made was non void. He charges people a lot of money and he is not doing a very good job. The original agreement had nothing to do with signing a release. I think his dad who is an attorney sent me the liability release. He didn’t give me the money he promised me. I told him that if he wanted me to sign the release, then to pay me the full $900. He told me that he doesn’t have the errors and omissions insurance since it is expensive. The $367 that I paid for the inspection was worthless in my opinion. He also left me a very ugly and rude voice message. There was a realtor with me at the time of the inspection. My son was also there and there were several guys from A to Z who were there. They were highly recommended. We felt like if there was anything that needed to be found, then they would find it. They did find some things that were wrong with the house. I told them to light the fireplace to make sure if gas was there. I was absolutely astounded that they had managed to miss that. A to Z Inspections don’t make their employees have errors and omissions insurance. If Robert had the insurance, then it would have covered it. When they find something wrong, then they fall back on little legal stuff in the contract. They don’t stand behind their expertise. They were there on time. I wouldn’t use their services again nor will I recommend them to any of my friends.

Pretty much everything stated in here is true however some key information is missing. Robert Wadsack, who has an architectural degree and is completing an engineering degree did not miss the fireplace not working. He told the the customer's son, the licensed real estate agent that called us, it was not working, this was witnessed by others.I, the owner of A to Z Inspections brought this up in written communication and it was ignored. Mr. Wadsack made the mistake of failing to writing it on the report. A more than generous offer was made (check with any lic. plumber) to repair this, however when you feel someone is being disingenuous, it is reasonable to say "sign here, this is all we are willing to do" In my opinion the inspectors did a very thorough inspection, found everything and conveyed everything, even went the extra mile to try to be fair and honest. It was not reciprocated.
