This home inspection went very well, and provided my husband and I with all of the information we need to make an informed buying decision. Christian far exceeded our expectations based on previous home inspection experiences. He arrived at the home early to set up his equipment which allowed him to begin the inspection right when we arrived. He explained the whole process ahead of time, and also included us in the inspection process. He explained what he was doing, what he was looking for, and was happy to answer any questions we had. As I noted above, he was incredibly thorough, and had no problem crawling around in the dirty attic and crawl spaces to ensure all areas were inspected. He clearly possesses all the knowledge and skill necessary to perform a thorough inspection and provide a competent and reliable report for the client. Description of Work: Christian Flinn of Flinn Home Inspection Group perfomed a very thorough home inspection on a house my husband and I in contract to buy. He inspected every area of the house he was able to access (including walking on the roof, climbing up into the attic, crawling through the crawl space, etc.), and used special equipment to inspect areas that weren't visible or accessible. For example, while no visible water damage or staining to the kitchen ceiling could be seen, he discovered a leak in one of the pipes below the master bath using an infrared camera. Without his thorough attention to detail and use of special equipment, this leak would not have been discovered until it was much worse and showing more damage. During the course of the inspection process, he thoroughly inspected the following (this is just a summary): *Structure of the home: foundation, columns, floor structure, wall structure, ceiling structure, roof structure, etc. *Roofing: roof covering, roof flashings, roof drainage system, etc. *Exterior: wall coverings, eaves/soffits/fascias, exterior doors, window/door frames, driveway, walkways and patios, deck, steps, railings, garage door, surface drainage, etc. *Electrical: size of electrical service, service drop, service entrance conductors, service grounding, service panel & overcurrent protection, distribution wiring, wiring method, switches & receptacles, smoke detectors, etc. *Heating/Cooling/Heat Pumps: energy source, heating system type, vents, flues, chimneys, heat distribution methods, central system type, through-wall equipment, etc. *Insulation/Ventilation: Attic insulation, vapor retarders, roof ventilation, crawl space ventilation, etc. *Plumbing: Water supply source, service pipe to house, main water valve location, interior supply piping, waste system, drain waste & vent piping, water heater, fuel shut-off valves, sump pump, tested all sinks & stoppers, all showers and tubs, etc. *Interior: wall and ceiling materials, floor surfaces, window types & glazing, doors, etc. *Appliances: tested all appliances (he even brought popcorn to test the microwave!) including electric range, microwave, garbage disposal, dishwasher, refrigerator, door bells, alarm systems, etc. *Fireplaces/Wood stoves: inspected all components *Radon testing (optional test; included in our total cost) After the inspection was completed, Christian provided us with a very thorough and well organized report detailing everything he inspected, noting major concerns, safety issues, recommended repairs, recommended improvements, items to monitor, and items that may require repair or replacement (and significant costs) within the next 5 years. His report even contains pictures of the areas showing damage or that are in need of repairs. For each area starred above, his report lists all his observations including the positive attributes, general comments, and recommendations for repairs/improvements, etc. He also notes any limitations pertaining to components of the home that were not visible, accessible, or able to be inspected with special equipment. Additionally, Christian provides a very convenient synopsis at the beginning of the report which lists the potentially significant improvements that Christian recommends budgeting for over the short term. In addition to this building inspection report, Christian also provided a termite report and a radon report.
