My 3-year old gutter sprung a major leak along the seam, causing water damage to the connecting fascia board. The gutters were no longer under warranty and the original installers wanted my firstborn to repair it. Gary quoted a much lower price so I hired Lance Roofing to fix the leak. On inspection Gary determined the problem was not the gutters but within the roof valley. He painted and installed the new boards, but since the roof was still under warranty through another company he instructed me to call them. As it turned out, the problem actually was with the gutter and not the roof; some nails had pulled loose by ice storms over the winter, the gutter had separated, and it only needed reseated/resealed. After a bit of haggling the original roofer finally agreed to complete the work and fixed it for free. Although Lance Roofing didn't fix the leak as I'd anticipated, they did an incredible job on the board replacement and I found Gary's down-to-earth approach very refreshing. They're punctual, reliable, highly professional and an excellent company to work with. They really care about their customers and I would defintely hire them for any future roofing needs.

Gary had done some repair work on my home before, but I got some other quotes before choosing his company. He was not the cheapest, but he wasn't the most expensive either. He told me he would be in the middle and he was. Being able to depend on him for good work for a job this big was worth it. His crew was professional and prompt and they cleaned up after themselves very promptly. My roof and gutters look great and perform well. Gary even noticed some cracks along my foundation after I had explained how my basement had flooded and took steps to seal them off. That's not roofing work, but he was interested in my complete satisfaction. He came out to the job site twice to see if I was happy with the work and again when the job was finished. I would definitely recommend Lance Roofing and would hire him again if needed.

The work that Lance roofing did was excellent. I have used lance roofing for several roofs and this time for gutters. They are always punctual and easy to work with.

Called this company on Wednesday for an estimate on a skylight leak repair. They said they would call me and probably drop by on Thursday for that. Never happened. This is Saturday, and I'm looking for somebody else.

It was very good. They did the roof repair in the last year and that costed me about $200 and the gutter work within the last 3 years.

Lance Roofing (Mike and his crew) came out to our house to remove an ice dam that was causing water to, literally, pour into one of our windows. The guys removed the dam and immediately the water leak stopped. What I really appreciated was the responsiveness. As you can imagine, when water is pouring into your house, you freak out. However, after calling Lance Roofing, they were out to our house in 30 minutes, which my wife, son and I really appreciate. I also appreciate Mike taking a couple of minutes to explain why the ice dams form. They went above and beyond. This is our first time using Lance Roofing, but I can say that we would use and recommend them to everyone.

I have a large overhang attached to my barn that was sagging and had an old metal roof that needed tar every few years. They leveled the roof, tore off the |Metal roof and installed architectural shingles. Looks great now and will be good |For many years.

Contacted Lance Roofing and Siding to get an estimate for a total roof and gutter replacement. From the beginning they were very professional and prompt in fulfilling my request. Kirk Jones came out to my house to give me an estimate and was right on time to the minute. He was very professional, nice to talk to and answered all concerns/questions I had about my roof/gutter replacement. It didn't take long for him to get up on my roof and take measurements and then provide a written estimate before he left. Lance Roofing was the quickest of the three Angie's List Roofers in getting an estimate to me. Several days later I emailed a dozen questions to Kirk and he promptly and adequately answered all of them. I was very impressed with the quick, professional and courteous service I received from Lance Roofing in obtaining an estimate.

They didn’t do it right. Mark in the office was very responsive and courteous and had the workers come back out to correct the job. It is very good now. What they didn’t do correctly is that all the downspouts leaked and were sloped incorrectly. They came back out immediately.

Lance Roofing had replaced the front of our roof last fall when a downed tree limb made a hole in the roof. Both then and now, I have found this contractor to be highly responsive to my needs. I have hired him several times over the years, both for my present home and my previous one and he has always been very responsive to my calls. The roofing work he has done for me has always lasted for years so I consider my investments to be a good value. As evidenced by his recent repair of my loose shingles, his recent work on my roof at no charge, an effort not required by our earlier roof repair contract, was above and beyond what he was obligated to do so I would give him high marks for support after the sale as well.

We just could not afford them.

They explained what it would take to do a long-lasting repair and why that particular approach was optimal. We had two other estimates, one higher and one lower, but Lance's was comprehensive, so that when the job was done, we would not have to find another contractor to paint the replaced siding. Their employees were pleasant and kept us apprised of when they would be there and what they found when the damaged area was uncovered. The work was done in a reasonable period of time and we have had no problems since (it has been a month).

Finished job is professional looking and works as intended.

We used Lance to replace our roof 10 days before the hail storm of May 2011 in Bellbrook, OH. The first roof went on relatively smoothly and overall we were happy with the experience. After the hail storm, we called Lance back to replace the roof and repair all the other damage from the hail. They were good about getting out and quoting the job quickly and assured us we could get the work done within a few weeks. Due to problems with the insurance company they weren't able to start on time. The main problem was that the representative from Lance said he would call the insurance agency to work out the discrepancy (Lance said the roof needed more shingles than the insurance did). After 2 weeks we called back to check on progress. The Lance rep then informed me that he hadn't been able to contact the insurance agency. We cleared up the issue with the insurance and we were assured that work would begin shortly. After another week and a half of no contact we called the Lance Rep again, he assured us that they would be to our house soon. Long story short, we kept calling every 2 weeks to check on progress (they never called us). We finally got "the siding is in but we are waiting on your door, should be 10 more days". Two weeks later we called to get an installation date and were told "the door is in but the siding hasn't arrived yet", this was very annoying because we were told the opposite story on the previous call. A clearer communication of the timeline would have been appreciated. That October (the storm was in May, insurance company caused maybe 1 month delay) we got our work "completed". When we looked over their work, we found very LOW QUALITY workmanship. The first glaring example (by no means the worst) was the house numbers weren't even close to straight or evenly spaced, the shutters were installed crooked and many nails were visible in the face of the shingles. After climbing on the roof to inspect the shingles we found that torn and smashed shingles were also installed. We also found that the metal flashing on the edges of the vinyl siding was installed using non-galvanized nails (rust stains ran down the flashing less than 2 days later) and the sharp metal edge was left in the open where it could easily cut people. Numerous other examples of poor craftsmanship were peppered through the rest of the installation (poor miter joints on siding, flashing loose and bent etc). Upon closer inspection we found that the new door we had ordered had been replaced with a cheaper version (we ordered a painted door with rot resistant materials and a simply primed door with no rot resistant material was installed). We also found that our dryer vent louver had not been connected to the dryer vent and the vent had been left to vent into the wall (a potential mold and fire hazard). Within 2 hours we also found 3 dozen nails left on the lawn along with cut pieces of shingles, siding, cigarette butts and leftover packaging material. We had been promised a clean work site that had been magnetically swept. At this point we had been told by the crew foreman that all the contracted work had been completed, as we were asking him about separate aspects of the job we found out they completely neglected to complete one of the contractual items (installing home wrap in 2 sections of the house). We contacted Lance and received numerous excuses about all the workmanship issues (the most prevalent being "I've been doing this 30 yrs and _____ has never been an issue" with respect to OBVIOUS problems). We were told that face nailed shingles are "normal" (a quick check to other contractors and shingle manufacturers let us know that shingles with nails showing are "a leak waiting to happen"). After finally getting the owner to come to our house he agreed to fix all the issues. It took 3 separate days for them to figure out how to hook up the dryer vent and at least 3 tries to figure out how to do a semi-satisfactory job on the rest of the house. In short I would never use Lance again, and I would never recommend them to anyone. UPDATE: June 2012 So far 3 pieces of siding have fallen loose from the house. We noted that finishing nails had been put up the weep holes of the siding to hold up the last row of siding instead of using snap-lock pliers to install the last row as is specified by the manufacturer of the siding. The finishing nails continue to fall out and siding continues to come loose, however no effort has been made to follow the specified installation method (even after being asked to do so). The falling siding was rectified by gluing the top row to the previous row of siding. Not an optimal solution but this is what we were given. During a recent rain storm, water was flowing (not a light drip, literally a veil of water) into the house above the door jamb on the sliding door Lance installed. We found out that Lance did not follow the the door manufacture's installation instructions when installing the door. After calling and telling them of the problem they sent a guy out to check the door. I talked directly with this person over the phone who assured me that water sealing tape was used around the door per the manufacturer's instructions (he told me that he was looking at the tape as we spoke, and that the tape was "clear" and that's why I couldn't see it) . Upon my own verification I found that there was in fact no tape at all (not even the "clear" tape I was told was there). Lance then offered to put the correct tape on to the door once the owner saw that it wasn't there. We inspected around other windows after the sliding door leak and found that Lance had caulked the siding to the window over the old caulk. By late May (when we inspected) the caulk had already failed because the underlying old caulk had caused it to not adhere. When inspecting that window, we were able to look at the substrate the siding had been nailed to. We learned that our house has no OSB under the siding, and the ThermoPly underlayment that was there was completely rotten and falling apart. The siding was nailed to this rotten cardboard substrate in some places. It seems that other roofing and siding companies would inform their customers when they find rotten building material or sub par conditions and offer options to the home owner. (In fact Lance had done this with our FIRST roof installation with 2 sections of rotten roofing.) Lance failed to inform us of this serious issue this time around. We would never reccomend this company as we feel we have been treated unprofessionallyand that low quality work was done on our house as well as not informing us of issues that we feel should have been brought to our attention so that they could be addressed. RESPONSE TO PROVIDER COMMENTS: 1: We did not tell Lance Roofing and Siding Inc. (Lance) how to install gutters. We asked them to replace our gutters that were damaged. We did ask them to upgrade to higher capacity gutters. They chose how to do the installation. The gutters Lance took down (hail damaged) were not installed the way Lance did it so we are not sure how they got the idea. We didn't care that the gutter connected to another gutter; it was the large, unsealed hole that bothered us. 2: If gutters overflow they are designed to let water off the front of the gutter. When the flashing runs behind the siding the water will follow it. The caulking that was done will help with this. Proper flashing would have been best. 3: The dryer vent that was installed did not even use all the parts that came in the box. When the workman came out to fix it he "found" the extra pieces and tried to install them. All that was replaced was the outer, visible portion. The flange that is nailed to the wall was not replaced; Lance just left the old, cracked orginal one in place. Since there was no sheathing on one corner of the vent it was "floating", the design calls for the flanged to be nailed down securely. Because it was (and still is) floating, the vent cover would not stay on. One of the first steps of siding installation is to insure a solid substrate. If there is NO substrate one would think that would be brought to the homeowner's attention and remedied. Instead it was covered over. Little did we know until earlier this year that the substrate on most of the house was in very poor shape. If this would have been brought up we would never have had siding installed over the rotten substrate we found. Now we have to look into getting everything redone because the substrate is so weak we can pull out nails with our bare hands. 4: The door was picked out by us. We have copies of form from Lowes. We also have copies of the fax we sent to Lance, and finally we have a copy of the form of the door that was orderd by Lance. Lance recieved paperwork for one thing and ordered another. 5: Back porch light was left un-installed. One of the workmen told us "While looking in your windows I saw a different light, so I just left it off". This is definitely not us telling them what to do. This is someone assuming we want something without asking because they saw something in our house. 6: The steel nail in the flashing. I showed Lance pictures of other houses in our sub division (same house as ours) with flashing the way we wanted. They chose to ignore these pictures because "it can't be done that way". 7: The nail strip is 1/2 wide because that is where the nails need to be to get the wind rating from the shingle manufacturer. These "low nails" are effectively a hole in the roof with no covering. 8: Lance did show up, and showed up on time, each time we called. It took a long time to get responses up front, but after the work was complete Lance responded on time. That they did do that well. The fact that we had to fight so hard to get basic things on the job done right is the most frustrating part.

It went very well. They were thoroughly professional--came in and got the job done in two days. They were pleasant and answered any questions we might have. The owner is justifiably proud of his company and its reputation. We had a gutter leak in one place and they took care of it next day. We've had at least one very hard rain since and had no complaints.

He was very professional. He gave me the bottom line regarding the necessary repairs. He was fair and square and was very honest about the damages. He was supposed to inspect my storage shed but he forgot to so they need come back out.
