Kustom Home Inspection

We are very pleased with the service provided by Kustom Home Inspection. Firstly, we booked the inspection via email. The process was very easy and the Kustom Home Inspection representative was friendly and responsive. Our home inspector was Chris Stout. He arrived approximately 10 minutes early to property and had started the inspection by the time we got there. Chris was very friendly and patient with all of our questions. He spent nearly four hours with us as we reviewed the exterior of the building and the interior of both units. Chris did a great job and was someone that we would absolutely hire again. The inspection ended around 7:00 p.m. on Friday. At approximately 11:00 p.m. that same night, Kustom Home Inspection sent us the complete inspection report. We were amazed at how fast they provided the report, especially given that it was a Friday. Excellent customer experience.

It went well. Researched various companies on Angie's List, made various phone calls and web and BBB research. Was able to schedule the inspection online which was marvelous. Quick verbal and email response back from the owner for the appointment. The Inspector, Mike M. was on time, well-prepared, professional and personable. He withstood a barrage of questions and concerns from me and went out of his way to help me understand issues and processes and even found the source of a problem with an outlet that I was able to correct on the spot. The Inspector was nimble, tireless and clean in appearance and in his work. The inspection of the single story ranch house, exterior, and out building took about 3 hours. It was also a bonus that the owner gave me a military service discount of $25 and that he also will do the same for local service agency personnel and Angie's List Members.

The inspection went as expected with several issues to resolve. Basic home maintenance was explained and demonstrated (Like changing a furnace filter) to my first time homebuyers. My Buyers felt informed and comfortable with the information they received.

On time, great value, identified every item he was inspecting then had a recommendation for each item not up to par.

Many issues were uncovered and documented with both the condo association and with owner responsible items. The inspector told me what he was checking and what it should look like. He then informed me when a repair was going to be needed. He removed panels to look behind, checked every appliance for its operation and every electrical outlet for power.

It was a large property and the inspector invested considerable time and effort. However, inspector was quick to avoid exploring any obstructed areas, including, for example, not looking behind EMPTY, collapsed boxes leaning against a wall. Multiple questions were met with the suggestion to speak with a professional about the nature of observed equipment or repairs. Initial questions received helpful intending responses, but subsequent questions received empty responses to speak to a professional. For example, asking where generator inlets were observed.

I was really impressed and happy with the service that was provided by this company. I had several questions leading up to and after the inspection and all the office staff and even the inspectors were very helpful and explained everything in detail. My daughter is buying a home in the near future and I will make sure that she uses this company. The inspectors covered items of the home that I thought they would ignore and were very knowledgeable about the issues that were identified. The office staff were very helpful and reponded promptly to my calls and emails, even on a Sunday! Thank you!

We are first time home-buyers and called Kustom Home Inspection at the last minute for a visual inspection of our new construction home. The owner answered the phone and was very nice and helpful. They were able to squeeze us in for an inspection within 24 hours of our call. The inspection was conducted by Mike and has was great. He showed up on time, and was very accommodating since we had a walk-through with the builder at the same time. Mike did a full visual inspection of the entire property and then walked back through everything agiain with us afterwards. As we walked the property with him he explained any immediate issues that he saw, gave us a run through of how everything was supposed to function, and gave us tips on upkeep. As first time homebuyers, we were very happy with the time and attention he spent to explain all of this since we had basically no clue what we were looking at. The final report was emailed to us the same day and was very thorough but was also easy to read. As a response to the reviews that complained about lack of radon inspection: The business emails you a set of documents to read over and sign before the inspection agreeing to the terms of the inspection. These documents state in plain language that radon inspection is NOT included as part of a general inspection and that it must be specifically requested if you want it.

The associate was very helpful! He also directed us to contractors that we needed to engage with.

My husband and I are first-time home buyers and when the time came to get our contracted home inspected, we decided to spring for the works (home, termite, and radon). We figured it's a pretty cheap insurance policy in the long run. We decided to use Kustom Home Inspection because of their excellent grade on Angie's List. Their website has a great scheduling option, and they had great availability. I quickly set up the home inspection, called my husband with the date, and during our discussion we decided to add the termite and radon inspection as well. I'd only scheduled for the home inspection so I called them and was pleasantly surprised when Ken (owner) answered the phone himself! He was extremely helpful in describing the process of radon inspection. I gave him my name and was about to read off the property address and he told me he already had it as he had already received that info from the scheduling page of their website...which I had only filled out ten minutes before! I was very impressed at their efficiency of handling incoming inspections and Ken himself was extremely friendly and helpful. The day of the inspection, Mike was already there when I arrived. Mike was extremely thorough and knowledgeable. He was also very personable and I felt very comfortable asking him questions as we went through the inspection. The only disappointment was that he was unable to inspect the a/c (which looked to be on its last leg) because it had been somewhat chilly and the temperatures need to be warm for some hours before turning on the a/c to prevent damage to the compressor. This was concerning to me due to the appearance of the a/c unit. After the inspection, I emailed Kustom to see if there was anyway they could make a second trip to inspect the unit before our inspection phase was up (6 days away). I should add this home was 30 minutes outside of town. They were more than willing to do so, and got the a/c inspected and the report sent quickly. Working with Kustom Home Inspection was a pleasure and I would certainly use them again if the need ever arose. p.s. I am so glad we sprung for the radon inspection! I was quite surprised that ours was high and we were able to ask for a mitigation system to be installed by the sellers. The $150 radon inspection fee is much cheaper than a $1000+ mitigation system.

I used them to inspect a house I am purchasing. The inspector was fine but when comparing the level of details in the inspector's report as compared to the one I received from the buyer of my existing home, there was a lot of detail that was missing. The inspector also arrived without a radon meter which caused us to have to extend the remedy period. I had to follow-up multiple times for the radon results and still have not received a report on the radon results and it's been almost 2 weeks. I would look elsewhere for services next time.

Fantastic. Chris was polite, honest, and straightforward. The report was well documented. The scheduling between Kustom and Angies list had some troubles (I believe due to Angies List) - and Kustom offered to take $150 off our services. A+ Service - hard to find anymore.

Very professional and thorough home inspection. They went over every item with me, explaining not only the issues with the home, but ways in which it could be addressed. They did a very good job explaining causes of items that needed to be addressed, while also giving tips on home maintenance to avoid future problems.

This is the 3rd house we've bought and the best inspection I've ever seen! I found them on Angie's List and am so thankful I did. We just moved to Ohio and I wasn't sure who we should use. Kustom Home Inspection was on time, thorough, and explained everything to us. Even the homeowner was impressed with this inspection and said that he will use them too.

They finished the job. I hoped they could do something better. When they did the roof, the inspector did not have the license. That is not good. There was a problem. We had to hire another one to be able to do that. It was extra cost and extra effort. He asked for a professional re-inspection. If you cannot do the job, don't come. But, if you come, you should be able to do the job. There was no extra charge. They did everything they were supposed to.

Mike was great and did a very thorough job inspecting our property. We anticipate putting out house on the market next spring and wanted to make as many repairs and corrections as possible before that time. We have already put many of Mike's recommendations in motion. If we don't put our house up for sale, our 13 year old house will feel new again!

The radon inspector who came to the house was very professional, knowledgable and answered my every question. He set up the testing equipment on Monday and gave us oral and written instructions regarding things that should not be done during the testing period. After 2 days, he picked up the equipment and took it back to the office to read the results. Within 2 hours of the time he picked up the testing equipment we had an e-mailed report on radon levels in our basement.

Great job from the first phone call to the final reports. They answered the phone call on my first attempt. The phone conversation was pleasant an courteous , I told them what I wanted and Ken told me what to expect and quoted me a price for each service. He then ask what time I wanted the inspection. I was in a little hurry be cause I only had 7 days. Ken did not flinch and said he could have someone there in 2 days. 2 days later I met the inspector Chris who had arrived early and was already inspecting the outside of the house. He advised me to take a look around while he work and if I saw anything to just ask and he would be glad to answer any questions. Chris also did the same for me if he found anything he explained it to me and what I could do to correct it. 18 hours later I had the wood destroying insect report emailed to me, 48 hours later I had the house inspection report emailed. 24 hours after the radon survey was done I had that report. All were easy to understand contained photos and look very professional

On the recommendation of a friend, I called Kustom Home Inspection. I promptly received a call back from Ken who was able to get me scheduled quickly. On the day of inspection I received a call from Mike, who was doing the inspection. He told me that the inspection was complet, walked me though his findings and patiently answered my questions even though it was at the end of the day. He then emailed me the very complete report. He told me that once you were a customer, you were a customer for life. I was very impressed with their friendliness, professionalism, and superior service. They were a pleasure to work with. Highly recommend.

Prompt and excellent service

I called Kustom Home Inspections on a Sunday morning and left a message assuming I wouldn't hear back from anyone until Monday. A few hours later, Ken, the owner, contacted me and we set up an inspection for the following Friday. He stated the inspector would be there at 4PM to do the roof and attic and that my husband and I could show up at 5PM for the rest of the inspection. We arrived and where created by Chris, who took us around to show us issues he had already observed. We then continued through the rest of the inspection with him pointing issues out to us. This is our first house so Chris took the time to explain what everything meant and possible consequences of not having certain issues addressed. We received the home inspection report later that evening via email and it was very thorough and listed things separately that were deemed "critical" so we knew what was essential to have fixed.
