Kustom Home Inspection

I was in a pinch to get a home buyers inspection done within 10 days over 4th of July and a massive storm that had electric out all over the city. They were not able to set an appointment up within those days because of a back log of appt (because of the storm) but They said they would look to see if a house they had scheduled on a Saturday was going to have electric back by then. If There was no electric for them then I would be put in that spot before anyone else. I was able to find someone able to do the inspection earlier but I appreciate the fact that they were going to get me an appt if possible.

Ken and Chris did a great job! Not only did they perform a thorough inspection, but they also took the time to explain the details to me during and after the inspection. Ken and Chris did an excellent job with my home inspection. I called Chris to inquire about their services on a Thursday morning and they were able to work me in for a Saturday afternoon inspection. Ken dropped of the radon equipment at the location just a few hours later so we could get the results the day of the inspection. Chris has already inspected the roof before I arrived at our appointment and had taken a walk around the house looking for major issues. Chris was very detailed during the inspection process and we found several things that I had not noticed even after being in the house for 3 showings previously 1 of which I would have never have thought to look at and would have caused major damage if not taken care of immediately. Chris also took the time to figure out and explain how to reset all of the GFI outlets in the bathrooms since they all had been wired to be reset in the master bath. Dont know if I would have ever figured that one out :) He also gave minor recommendations to issues that were not in immediate need but would be good if they were attended to after moving in and on a seasonal basis. I received my Radon, Termite and Inspection report the next morning I I found it to be very detailed and easy to read and understand. I would highly recommend Ken and Chris for your home inspection

Excellent service. Inspector, Chris, explained everything in detail. I received the report next morning at 6 AM although the inspection was completed at 6 PM the day before. The report was very professional and excellent with a lot of pictures. With this inspection and through report, I am able to save costly repairs and gain confidence in my new home. Thank you!

Ken and Chris were both prompt and attentive. They handled the inspection with the utmost professionalism, even when the home owners insisted that the day was incorrect and were still in the home. Ken told the homeowners that we would go back outside and confirm that the appointment had, in fact, been scheduled and approved. It was an uncomfortable situation that he handled very well. Once the scheduling snafu had been resolved (the homeowners had made the mistake), he began the inspection of the exterior of the home. He and Chris were both very patient and took time explaining and educating their findings. Neither one had any problem accommodating our questions and allowed my husband and I both to follow along through the 5-hour inspection. The inspection was very detailed and thorough. They provided the electronic report the next morning (sent time was actually 4 am!) and the pictures, report layout, and description of findings were very professional and easy to follow. It was all I could hope for. He will explain everything to you, and if you have questions, he will gladly go into more detail. He checked everything from the attic crawl space to the lock sets on the doors. And his report was extremely thorough and easy to navigate. It came via email complete with pictures. He was a little pricier than I've seen, but he has an Angie's List discount, and the money was worth it for the piece of mind.

We were in the process of buying a house that had sat empty for approximately a year. Since we were new to the area we were not sure who to call and Kustom Home Inspection was rated high on Angies list so I thought I would give them a call. Mr . Stout was very informative and answered all my questions. I told him I was not sure when we would be able to gain access to the home that it may be a last minute sort of thing and he assured me that we would work something out. He explained thoroughly what all the inspection would include and the process. They were very thorough and professional. Since I had to work that day my husband was there for the inspection and he was very pleased with them. He stated they were very compentent, they took their time and did a very good job. They even got up in the attic and checked the insulation and checked the roof. They were even able to tell us the age of the air conditioner and furnace. They found a couple of items that could have caused problems once we closed on the house had we not had the inspection done.. There was a leak in one of the bathrooms shower drains and the pipes in the attic that connected to the furnace was rusting as if there was a condensation problem. They supplied us with pictures and reports of everything they found. We then presented this to the sellers and they agreed to fix the problem, without any problem. The pictures and the report was great as the sellers and their agent could see exactly our concerns. It turned out the floor drain in the shower was leaking above ceiling in the finished basement downstairs and the pipes in the attic was rusting because of a leak. I definitely recommend Kustom Home Inspection to anyone buying a home and should I ever need a home inspection again you can bet Kustom Home Inspection will be the one I call. I can see why they have a superior rating on Angie's List. They are definitely SUPERIOR!

At first, I was satisfied with the service. Ken and Chris showed up early to the house and checked on the roof prior to our arrival. We then went around the outside and finally the inside of the house. Both seemed knowledgeable about various issues. The problems started after I received the inspection report. First, the report made reference to a separate pest control inspection form (NPMA-33) for additional information on the carpenter bees. This was not included with what they sent, so I asked them to send it to me and also asked for a few of the original files of digital photos they took of the chimney. They said "sure no problem we'll send it tonight", but a few days went by with no response. I asked them again, emphasizing that time is of the essence, and was told that the pest report was sent to my realtor. I checked with him, and he did not receive it either. They also ignored the request for photos of the chimney, saying "just have it checked out by a contractor". That's nice, but I would like the actual photos for my own reference. I asked a third time, and expressed my disappointment with the delays. They responded that they thought they answered my questions and the pdf software wouldn't let them send high resolution photos (this is nonsense, I just wanted the unprocessed jpeg files directly from the camera). I responded a fourth time (now almost two weeks after the inspection), trying my hardest not to be profane, but I had to write in all capital letters to send the pest form and the photos immediately. FINALLY, I received the pest report and another excuse about how they can't send photos (again, nonsense). Another more minor issue was that we discussed in person the major issues at the end of the inspection, and Ken gave us a summary of what was critical. One of the issues was an improperly installed vent duct for the water heater, which was allowing carbon monoxide to leak out into the basement. Certainly, we were concerned about this finding. In the report, many items that were not brought up as critical during the actual inspection had wording as follows: "As such, we STRONGLY recommend review and improving the ventilation by a licensed generalcontractor."[sic] One would think that the water heater vent would merit such a warning in the final report, but it was just stated to have it checked out. The house also has a skylight, and no mention was made of its condition, hopefully it is OK. Overall, I found dealing with Kustom after the sale to be extremely frustrating. Even though they seem knowledgeable, I simply cannot recommend them to anyone, as the lack of responsiveness to mistakes made is inexcusable.

Ken was professional, knowledgeable, and produced a report quickly. When we asked for additions to report, it was done quickly.

I would recommend them to a family member or a friend. I would rate them highly. I would use them again in the future.

The inspection went very well. The inspector was friendly and professional. Explained the inspection steps in this matter. Performed the inspection. Provided me with notes and, kept me up to date for all lab work and reporting data. The inspection took less than 2 hours and the total reporting process took less than 1 week. I would recommend this company to others and, would also consider using their services in the future if the opportunity arises.

They are very thorough. The owner of the company was involved in the job, even though he had others with him. He knew what was going on at each step and was directing his staff and crew. He also took the time to really explain everything he was doing. He was helpful with explaining in layman's terms. His reports are also very detailed. They underline things that need particular attention. It helped me save time.

We hired Kustom Home Inspections to inspect a home when we went into contract. They provided us with a general home inspection, radon inspection, well and septic inspection, and termite inspection. Ken was very prompt, professional, accomodating, and straight forward from the start. We needed a home inspection and decided to use Angie's List to find our inspector. After reading his reviews, we called Ken at Kustom Home Inspections. Ken and Chris were very thorough and took the time to explain to my husband what could be done to maintain the quality of our home, as well as prevent possible issues in the future. They reviewed the exterior of the home, the crawl spaces, checked for moisture in the basement, looked at the home's water pressure while running several appliances, inspected the outlets and many other things, the whole time talking my husband through the process, explaining what they found and making suggestions as to what we can do in the future to prevent or remedy possible issues. We had the inspection on a Sunday and received the report at 4:16 Monday morning, complete with detailed descriptions of the issues and photographs. My husband had never attended a home inspection before and was so glad he went. He said it would have taken him years to find out the details on the house that Ken and Chris showed him in an afternoon. I didn't attend (we have four little boys) but was very pleased to see how descriptive and complete the inspection report was. I was a licensed Realtor for nine years and specifically wanted a home inspector who was active in ASHI (American Society of Home Inspectors) and licensed in several areas. Ken is on ASHI's Board of Directors and licensed by state of Ohio for wood destroying insect inspections, radon testing, and certification in mold inspections. We are from Cincinnati and found Ken solely on the Angie's List reviews - we will definitely use him again, if needed.

Ken Harrington was very prompt in setting up the appointment and completing the inspection. Since we are buying the property from afar we had to conduct all business via phone and email but we did not have any problems at all with this method. Ken was very thorough and prompt in his response to my questions. His inspection includes photos which made it easy for us to understand the issues and he also references websites to allow us to do more reading on any issues he might find. Because of his thorough inspection we are able to be very detailed in asking the seller for remediation. A big Thank You to Kustom Homes for the great detail and for their friendliness and ease in doing business with them.

Ken and his associate did an excellent job. They were very professional and explained everything they were doing. They checked every electrical outlet and all the plumbing. Ken took the time to explain how some of the systems in the house worked and the pro and cons of how the house was built. They answered all my questions and took extra time to look at items I was concerned about. The house is fairly new and in good condition but did find a few minor items and pointed them out to me. I ended up buying the house and have been in it for a month now with no problems.

Ken & his worker showed up a few minutes early and got to work, they were both at the site for about 3 hours. They were very particular with everything that they saw and provided a lot of useful information to me on the way. They found some water in the crawl space and I ended up having a plumber come out to identify & fix the issue. I would use them again for their services, I just thought it was a bit expensive, but it matched what they quoted me so it was not a surprise.

I called on July 5th to schedule an inspection for anytime in the next week. We booked the inspection for Friday July 8th at 10am. The appt. was booked very easily and they sent a followup email to confirm the appointment time. Buying an older home, we wanted someone familiar with all the quirks that type of home has, and to judge it for what it is. We wanted someone who has seen a lot of homes and has a wide knowledge base to pull from. Ken is that man and is fantastic to work with. He let us follow him around for 3 hours in the home and explained everything. Ken was very knowledgeable about how our home was built, how our electrical system was configured, and all the things we could do to improve the home. I was especially uneasy about the old electrical panel in the house, and he tested it and explained exactly how it works, how it should be wired and what we could do in the future to add to it. He climbed into every nook in that house and never complained once. He not only pointed out the items we should take care of first, but also took care to mention to us what was good or extraordinary about this particular home. That is very useful information and gives you piece of mind going forward with the purchase. We used a different home inspector for our first home purchase, and Ken was superior to that firm in every way. The inspection report is thorough and the radon testing was done prior to our actual inspection date so the results were ready the day of inspection. I recommend them without reservation!

They never called me back. I left my number twice.

Ken arrived on time for the home inspection at 550 Faith Ann Dr. I hired Ken to do the inspection based on the real estate agent's recommendation. I was buying the home as an investment and wanted to make sure it passed inspection.The inspection took about two hours. Ken checked every appliance, drain, attic, construction inside and outside. I learned he also did radon tests so I had Ken do a radon test. The value was about 2 pico-curries per liter which is below the EPA minimum value of 4 pico-curries per liter. I paid Ken on site at the home. I hired Ken to do my home in May. He arrived on time to do the radon test. He set up his equipment in the basement. He returned two days later, read t he initial results, and said he would send me a full report by email along with his invoice for $125.00. Ken was in my home about twenty minutes to set up his equipment and about the same amount o ftime when he returned to get his equipment. I also hired Ken to do a radon test in a friend's home. I lift weights with my friend in his basement. The radon test was a birthday gift.

I appreciated his follow up and assistance. We were trying to get a home inspector to take a look at our property in Marion. He was able to help us but he really went above and beyond to assist us over the phone and suggest someone that could help us out. He was so friendly and I will most certainly give him a call in the future.

I engaged Kustom Home Inspection to preform an inspection on a home we're considering for purchase. My call to inquire was promply answered by the owner Ken Harrington who pulled off the road to schedule my inspection and gather the necessary information. Ken provided me with an estimate over the phone relevant to the size of the home and the servcies requested (home inspection, radon test and termite inspection). On the day of inspection, the assigned inspector Chris Stout arrived and promptly started working while the heating inspection was completed by another company. Chris took the time to explain everything he inspected and the items that needed attention throughout the entire inspection. Once the radon unit was retrieved (requires 48 hours to complete) Ken called immediately to report the results before the report was compiled and delivered via email. Kustom Home Inspection was VERY professional and a pleasure to work with. I would definitly make use of their services in the future should I require them and would recommend them to anyone requiring home inspection services.

Ken is a thorough professional. He has been doing this job for sometime now and seems like he knows what he is doing. He patiently explains all the nuances if you accompany him on the inspection. Prepared and emailed a detailed report the same day. I will recommend him.
