Mr. Roberts performed and provided a Summary Residential Appraisal Report on my house. Five years ago, I had been in the middle of an extensive home renovation, but unfortunately lost my job before the work could be completed. Accordingly, I have been living in a house which is pretty much destroyed until such time that the renovations are completed. However, my property taxes failed to take into account the extreme devaluation in the property value. Mr. Roberts was prompt, professional and thorough in every regard. As a result of his extremely detailed report, the county auditor did indeed substantially lower the property value, thereby lowering the property taxes. I wish I had been able to complete the renovations, but due to the substantial costs which I can no longer afford, it does not look like that will ever happen. I can't say enough good things about Mr. Roberts. I do not see how it would be possible for you to find a better certified residential real estate appraiser.

I called for a last minute appraisal and he was able to work me into his schedule within 48 hours. Was prompt for appointment and proceeded to ask questions regarding why I needed it, etc. He was also insistent upon not knowing what a previous appraiser had valued my property as he wanted to give his honest opinion. He was very thorough going from room to room, taking pictures of each and asking questions when he saw any flaws. Asked questions but more importantly listened as I explained what had or had not been done as far as improvements. Covered both floors of my home, basement and outdoors. Took all measurements that were needed, noted all areas that would be pertinent to appraisal and explained how he would reach his conclusion. He explained the difference between being licensed and certified which he is and how that could affect bottom line. He had the results to me in another 48 hours and went over his result. Overall I can not put into words how pleased I am with his findings and just the interaction I had with him. He has 25 years experience and I feel this shows in his professionalism. Would highly recommend him to anyone needing this service.

We wanted a home appraisal that was independent of either of the real estate agents involved, so that we could determine if our offer was close to market value or not. I contacted David Roberts based on the reviews here on Angie's List. David talked me through his service offerings and provided me enough information to decide which was appropriate. He pretty much took care of everything from that point on. He set up the schedule and I met him at the home. He was right on time and proceeded to walk and analyze the property. I accompanied him for the initial walk, but then got pulled into a conversation with the current owners. David continued his analysis, checking in periodically with where in the house he'd be next. When he was done, he gave me a verbal summary of what he'd found. One thing David insisted on before starting the analysis was that I not reveal to him anything about the offer price or any details of the negotiations that may bias him in his pricing determination. He admitted that he had to look at the listing and knew the list price, but nothing more. Later that evening, I received an email with comparable listings for the home that he'd be using in his evaluation as well as some preliminary discoveries, such as calculated square footage. The next day, I received a phone call from David where we discussed his final analysis and his appraisal of value. That evening, I received the formal appraisal via email as a pdf. The appraisal was very thorough and well documented. I feel very satisfied that David did an objective and independent appraisal of the property. His service was well worth the cost and I'd use him again without hesitation.

Mr. Roberts eturned phone calls promptly, was on time for appointments, and kept me informed of progress, etc. I found him to be professional and courteous at all times. Would definitely recommend him.

He was very professional and offered a two-part pricing plan that worked for us. He was very knowledgeable and discussed his findings at length after the appraisal. We were quite satisfied with his work.

We needed to get an appraisal of my parents home so I joined Angies List to have access to reports of various persons/companies. I did my research and decided on Dave because of the great reviews he had. We weren't disappointed. Dave was very prompt in getting back to us, setting up the appointment and showing up on time. Within a few days he sent us a very professional looking appraisal report. We would definitely use Dave again.

David was exceptionally prompt once he received the assignments. His appraisals were especially detailed given this difficult market to determine fair value. He used three or four different methodologies to arrive at market values on the two homes. We had long discussions about each home as to the various market conditions which were impacting the evaluations. His overall appraisals were detailed and convincing.

David is very knowledgeable and professional. He gave a very fair appraisal of the property and worked to get the document complete before he left for vacation, which was GREATLY appreciated since I was refinancing. Would certainly use this gentleman again.

HE ARRIVED PUNCTUALLY AND TOOK CAREFUL VISUAL INVENTORY OF THE HOUSE'S FEATURES - BOTH INSIDE AND OUT. WE SAT DOWN AND HE EXPLAINED ALL OF THE COMPARABLES WITH US, AND HOW HE HAD ARRIVED AT THE NUMBERS HE DID. HE OFFERS DIFFERENT LEVELS OF SERVICE FOR DIFFERENT REQUIREMENTS. THE FEE FOR A LETTER OF OPINION WOULD HAVE BEEN $150, BUT WE DECIDED ON THE FULL REPORT JUST IN CASE WE WANTED IT FOR TAX PURPOSES OR WHATEVER, SO PAID THE EXTRA $100. IT WAS WELL WORTH IT! HE SENT US, ON REQUEST, AN ADOBE PDF OF THE REPORT...VERY PROFESSIONAL. I'M SURE HE'D MAIL OR FAX YOU THE REPORT IF YOU DESIRE...BUT HAVING IT IN DIGITAL FORMAT IS GREAT. I'D HIGHLY RECOMMEND DAVID FOR ALL YOUR REAL ESTATE APPRAISAL NEEDS...A RELIABLE AND HONEST GUY!

DAVID WAS VERY HELPFUL. BEFORE AGREEING TO DO THE WORK, HE REQUESTED THAT I CONFIRM WITH THE BANK THAT UNDER ITS TERMS I WAS PERMITTED TO RETAIN HIM FOR THE APPRAISAL, AND, IF SO, WHICH APPRAISAL FORM THEY REQUIRED. HE WANTED TO MAKE SURE THAT HE DID NOT CHARGE ME FOR WORK THAT COULD NOT THEN BE USED. THAT WOULD HAVE BEEN A WASTE OF MONEY ON MY PART. HE ARRIVED PROMPTLY, WAS COURTEOUS, AND ASKED QUESTIONS TO BETTER DETERMINE THE CHANGES THAT HAD OCCURRED ON THE PROPERTY SINCE IT WAS PURCHASED.

AFTER RECEIVING A NEW APPRAISAL FROM THE COUNTY AUDITOR'S OFFICE, WE CONSULTED WITH A FRIEND IN REAL ESTATE AND CONFIRMED OUR OPINION THAT THE AUDITOR'S APPRAISAL WAS TOO HIGH. WE HIRED DAVID ROBERTS TO APPRAISE OUR HOUSE, AND HE OFFERED TO DO THE JOB IN TWO STAGES: AN INITIAL APPRAISAL FOR $150, AND THEN A FORMAL REPORT OF THAT APPRAISAL TO BE COMPLETED AND PAID FOR ONLY IF THE FIGURE WOULD ACTUALLY HELP US IN THE APPEAL PROCESS WITH THE AUDITOR'S OFFICE. OUR FIRST IMPRESSION OF THE AUDITOR'S APPRAISAL WAS CONFIRMED (FOR ONE THING, THE AUDITOR'S OFFICE HAD SIGNIFICANTLY OVERESTIMATED THE SQUARE FOOTAGE OF OUR HOUSE), AND THE REPORT FROM DAVID ROBERTS MADE A GOOD IMPRESSION IN THE MEETING WITH THE AUDITOR'S REPRESENTATIVE.

MR. ROBERTS WAS FRIENDLY, PUNCTUAL, AND PERFORMED SATISFACTORILY.

DAVID, THE APPRAISER, WAS KNOWLEDGEABLE AND EFFICIENT AND GAVE ME MUCH GOOD ADVICE FOR HOME IMPROVEMENTS WHICH WOULD RAISE THE VALUE OF THE PROPERTY. HIS APPRAISAL HELPED MY REALTOR SET A REALISTIC PRICE FOR SELLING THE HOUSE.
