Dave provided some data that it may not be worth my expense to pursue a full appraisal. He offered me a quote for his services if I decide I need them, but offered that the County appraisals have been pretty fair and accurate this year. I appreciate that he was able to say simply don't waste your money for something you won't see the value you want.

For reasons unrelated to Dave, I eventually decided not to have him do a formal onsite appraisal, but he gave me a lot of good information and advice, and I really appreciate that. I called David and left him a voice mail. He returned my call in an hour. He gave me options on how to do the appraisal for multiple properties in order to save me money. He was very honest and very professional. After he explained all options in details, I selected the best option that fits my needs and was the most cost effective. It is very rare nowadays to find a professional and honest people like David. I recommend David to everyone and for sure I will hire him again in the future.

I telephoned David but could not reach him immediately. He returned my call within hours, and we spoke at length during a second phone call. He listened carefully to my request and suggested another less costly alternative for me. After some negotiation, we both decided that his services would not be necessary. He did a great job, I was very happy. He is very personable, he showed up exactly when he said he would. He has a more limited kind of appraisal that he does that costs less available, but I opted for the more extensive appraisal. He measured things, took pictures, and asked questions. I had the report back within 2 days.

I contacted David Roberts several months ago to help two friends work out a value between them for one selling the home to the other. That was a tricky situation that David handled very professionally and thoughtfully. As I was "assisting" these two friends in the transaction, David helped me with a large amount of information to share with them both, and assisted both of them, which I think goes far and above the expectations for a normal appraisal. A week or two ago, I contacted David again to do a full walk-through report appraisal for a home I was considering selling private party, and wanted to be able to share a report for the fair market value with the potential buyer. David explained all the nuances and unique variables for transactions in my market area, including what sellers typically pay for buyers closing, the effect of foreclosures in the area, and even computed some "what ifs" for the effect on the value if the home had a furnished basement and if a driveway or garage were constructed. The information that David provided was not only very informative for me as a real estate investor, but the written appraisal was top notch, with no errors that I could find. Whereas my bank's appraisals have had plenty of errors! I would definitely seek David's counsel in the future for any appraisal questions.

David was extremely knowledgeable and helpful. We are selling our house "for sale by owner" and wanted to know what a bank would appraise it for, what we're likely to sell it for, and how much to ask...which are not necessarily the same thing. He patiently answered all of our questions and explained everything. He also is very honest and objective, and doesn't just say what you want to hear about your house. David was punctual, very thorough in his internal and external assessment of the property, and suggested a two-step approach. The first step was the basic appraisal, just to lest us know, in writing, how much the property is worth, for a fee $250. If the figure he came up with was advantageous to us relative to the auditor's figure, we had the option to request a formal appraisal, which would have cost $75 more. Since his initial appraisal came in very close to the county auditor's we decided to not proceed with the formal documentation, which saved us the $75.

David is excellent - professional and I have no doubt that his fund of knowledge is probably better than the people who do the appraisal for tax purposes. He answered all my questions and basically let me get into the "property tax world" finally understanding it and knowing that his information would be the most accurate available. I contacted David Roberts on 7/3/14 and explained my situation (I've been downsizing my elderly mother's home, now that she's in assisted living). I emailed detailed information about the townhouse condo to David for his reference. We made an appointment for 7/5/14, where David arrived on time for the appointment. When David arrived, he and I toured the townhouse ... I pointed out areas of cosmetic fixing that would be left to the new owners while David took notes and mapped out the rooms with measurements. We discussed various repairs that were still in progress (or scheduled to be done before offering the townhouse for sale), so that David would have an accurate understanding of the condition of the property when it became available for sale. I paid David with a check before he left that day. David promised the appraisal within 3 days, of which he delivered ahead of time -- despite the complexity of the comparisons that were needed for the appraisal. David called me once he emailed the appraisal to me. I returned his call after reviewing the document, in order to discuss the appraisal and the complex factors that went into the final valuation. I appreciated his detailed information and his recommended approach to set a selling price for the property. Overall, I found David Roberts to be extremely knowledgeable, clear in his communications, professional, and pleasant to work with. I highly recommend David Roberts as a Certified Residential appraiser.

Robert had one appraisal ahead of mine, but was able to still schedule quickly. And, in truth, I think he spent more time here than he had first expected, as we had quite a few deferred maintenance issues to walk through. And we received his report a few days later. The report was interesting, as I have not seen these before. Locating recent comps was not easy as there aren't many. And the comps used for "as is" versus "good condition" were different as Robert looked for homes that sold citing needed improvement areas for the "as is" appraisal, versus those apparently selling in good condition for the other. And so the idea was to locate similar properties and then apply a number of plus/minus adjustments as measured against the other properties. For instance, our property value actually got a boost for "location", as we have a school and recreation field out back rather than other homes. So that type of thing. The "as is" value came in somewhat where expected, through I think it will actually cost a little more to actually bring the property up to spec. The "good condition" value came in a little higher than I expected as compared to where Zillow.com pegs our property compared to neighbors. But the comps on this one were more difficult, with the starting point being somewhat higher valued properties, and the plus/minus offsets did not really bring the assessed value down to Zillow or Franklin County levels. Though it would certainly be good news were we actually putting on the market. Bottom-line, yes, I would recommend Robert. We needed an objective 3rd party opinion, one that could also serve in court if needed. And I think we got what we needed.

Mr. Roberts's integrity in helping me to weigh my options, based on facts on the ground and regulatory schedules, was impeccable and rare. By helping me to understand my position better, he essentially helped me to re-frame my own understanding of the services that I require. Because I did not ultimately proceed to retain Mr. Roberts's services on the first call, I was charged nothing, but should I decide to move forward with Mr. Roberts, the rates he will be charging are unquestionably wonderful for the quality that he provides. Mr. Roberts's wealth of knowledge, professional diligence, and business ethics impress me greatly, and there is no doubt but that Mr. Roberts will be my professional of choice, in his field, in coming years.

I was completely willing to pay the fee for his services. He however took the time to answer several of my questions at length and advise me against paying for an appraisal and gave me better information to use in asking questions at the bank. I didn't use his appraisal service but i can attest to his customer service and of having the kind of integrity that Angie's list customers are always looking for. I found David's name and information on Angie's List. He responded within a few hours following my initial contact, which was a written message I sent him through Angie's List. We set an appointment for him to come to my condo two days following our initial contact. David arrived for the appointment on time and was very professional throughout the entire visit. I did not need a comprehensive appraisal, so David provided me with an abbreviated report, what he called a "letter of opinion," regarding the value of my home. He provided the report within 48 hours of his visit, at a discounted cost. (He accepted a personal check at the time of his visit.) He also said that if I ended up needing a comprehensive report he could provide that without an additional visit. I would only need to pay the full appraisal price, less the amount I had already paid.

David Roberts took the time (almost an hour) over the phone to listen to my dilemma, even though he was out of town. He was so helpful and gave me many things to consider in moving forward in my search for an appraiser. His knowledge based seemed broad and he gave me good and honest insight regarding my situation.

David Roberts is the first appraiser to provide a complete appraisal for my property. The property is difficult-two old houses on one plot. David was thorough and professional. He listened to everything we told him about the property and asked further excellent questions. He took measurements and photos and got the results back to us very quickly. His expertise showed in the appraisal--he did not miss one single thing and picked up on things we missed--and we have lived here for 30 years! I am grateful to have found this appraiser. We needed a fair appraisal for a tax appeal and to buy out a co-owner. We have had so much trouble getting good appraisers. In the last 18 months, two different appraisers walked through the property then disappeared, and a third held herself out to be licensed and was not, and then gave us an appraisal so bad we are convinced she got us mixed up with another property! He arrived precisely on time and did a thorough, professional job. He was open to me going with him during the walk-through and he gave me several tips about getting the house ready for sale. The following day he sent me some descriptions of comparable properties, and three days later he called with his opinion of the property's value, followed by a letter of opinion. I would recommend Mr. Roberts without hesitation.

We were interested in know our full appraisal of our home because we were thinking of selling it. I called David on February 21 and he made an appointment to come to our home on February 28. He arrived on time, asked questions and then walked through our home and outside our home. When he left he told us it would be a couple of days before we would receive the appraisal. But the next day he called us to let us know that he had sent the appraisal via e-mail. We were very pleased with his work and would recommend him to anyone looking for a real estate appraisal.
