It went well. He was very nice, prompt and thorough. He explained that the pipe connected to the sump pump was cracked and that is what caused moisture to build up behind the wall. He took pictures and sent me a report by email the next day. He even recommened a plumber to fix it. I was glad he found it because the first plumber I hired missed it.
Description of Work: I had a dark spot on my basement wall by the sump pump. I needed to find out what was causing it. I hired a plumber but he did not find anything wrong. I hired a basement guy and he said the basement did not need waterproofed. Since the house was for sale, I wanted to find out what was wrong because I figured a buyer would be concerned. So I called an inspector.

Jim did an outstanding job. We phoned on a Saturday and answered the call personally and made himself available to meet our contract deadline. He sent over a copy of his contract via email within an hour. He arrived on time and did a totally thorough inspection. He took the time to discuss every step of the process and every aspect of the home with us. He also made suggestions as to local contractors for different types of services in the event we purchase the home. A very detailed inspection report arrived within 24 hours with numerous color pictures included, and a recommended routine maintenance checklist was included as well.

I was very happy with this experience. We are looking to remodel a kitchen and Jim provided us with an extremely detailed report on what we would need to do in order to take out a wall to accommodate the remodel. He spent about 30 minutes inspecting all levels of the house, taking pictures, finding the beams, and determining what would need to be done by a contractor in order to properly support the house. He gave us a verbal report and then followed up the next day with a 4 page written report, including pictures of exactly what he was referencing. I would definitely recommend this company.
Description of Work: Inspect structure of house to determine 1) if a wall could be taken out, and 2) what would need to be done structurally to accomplish this.

James was wonderful. Not only did he perform a thorough inspection in a professional and non-rushed manner, he explained, described, and pointed out many things that this first time home buyer knew nothing about. In addition, he was kind enough to help me in and out of my driveway when I got stuck due to the terrible weather. His report was thorough, well written and even provided on the same day. In talking with my friends, their inspectors were the antithesis of this. I would not hesitate to recommend him. I feel that he went above and beyond his role as a home inspector and was very pleasant too.

This is the second time we've used James Wright. He is rock solid in his work. He arrives on time and is ready to carry out his tasks, ferreting out problems with the property. He has no difficulty if the prospective buyer accompanies him through his rounds. His real-time commentary is helpful and his completed report is illustrative, thorough and careful. In addition, the report is worth keeping, beyond the immediate use as a vehicle for making a decision on a property purchase, but later to implement upgrades and fixes identified in the report but not made part of the sales negotiation. We have been extremely satisfied with his thoroughness and recommend his service to anyone seeking an inspection of a residential or commercial building.
Description of Work: James Wright performed a residential home inspection which took approximately 4 hours. As expected, this was a soup to nuts review of the building, the grounds, the systems, the structure, inside and out. JW took pictures and kept notes of his findings. Within 48 hours we had an attached file sent by email detailing the property, sound and unsound aspects, and suggested aspects needing attention. JW also recommended what actions needed to take place, not just simply "replace this GFI plug it doesn't work" but cellar door lets water pass and you may try this brand of metal door to solve that issue.

Very responsive in communication about scheduling, info, and prices. Spent several hours with us going through the house and pointing out existing problems, ongoing maintenance, and things to keep an eye on. He answered all of the questions we had about things we saw in the house. He was very reasonable about pointing out things that were fine with the house and things that needed to be fixed quite soon and why. We learned a lot about the house and felt that he did a super thorough job and appreciated all of his time and advice . . . particularly since we are buying the house as is in a short sale and needed to know exactly what we'd be taking on. If you need a home inspection, he's great!

I was concerned about cracks in walls, ceilings and basement foundation. Some of the cracks were growing from year to year. Others were perhaps always there but I never noticed them. I was looking for a specialized home inspector with structural engineering expertise and that is what Jim had. I think there are only a few inspectors out there with this type of skill so I feel fortunate to have found one. As a homeowner I was worried that something serious was happening to my home and causing the cracking. Now I have a very credible report that explains that these are really only minor problems provides specific detail on how to go about fixing them. My mind is much more at ease than before. Having are report like this will be also be very helpful if I ever decide to sell the home since it would let potential home buyers know the home is structurally solid.

From the first time I contact him James was very professional and responsive to both phone calls and emails. Showed up 15 minutes early and the inspection was already underway by the time I got there. Was very knowledgeable and did a very thorough job on the inspection. Also had the complete inspection report sitting in my email a day after the inspection, which was a Saturday!

The gentlemen arrived promptly at the scheduled time. I described my remodeling plans, and went about measuring the distances and examining the existing construction on all three floors. He made some calculations and gave me an idea of what would sort of beam would be required to support my wall. He described in detail the process that the carpenter will need to follow to correctly install the new beam. All this was specified exactly in a document (including steel type, thickness, etc.) which he mailed to me within a day. He answered some questions I had about his recommendations via e-mail. I was very happy with his service.
Description of Work: I hired Western Reserve to give me an assessment of the requirements for demolishing a load-bearing wall in my house to prepare for kitchen remodeling. He inspected my current structure, described his recommendations for reinforcement, and e-mailed me a complete certified document that I can use as a starting point for the carpentry work.

From the time we made contact with Mr. Wright we felt reassured. My husband was most impressed with Mr. Wright's credentials- he is an engineer and then some, holding difficult certidications to obtain. It was so nice to have a professional explain up front what was to be expected and then to actually follow through. My husband walked around with Mr. Wright during the inspection. It does take time. There is no sense of urgency which was fine- it took 2-3 hours maybe more to complete the inspection.
Description of Work: We used Mr. Wright for a home inspection on a property we were interested in purchasing. Mr. Wright was on time, detailed, patient and really made us feel like we understood what we would be getting into. The report was detailed with a picture to illistrate his findings. We have used other inspectors and to be honest, it still seemed there was something they missed. Not with Mr. Wright- a nice person and a true professional!

He was timely, precise, accurate and thorough. Having a 19 page report with pictures of everything he checked was so helpful. The report is a great reference. He also left two documents one concerning the financial planning of the association and other checklist for maintenance responsibilities.
Description of Work: James Wright performed an insection on a condo we were interested in the Warehouse District. He did a thorough exam, taking photos, and typed up a 19 page report on everything relating to the apartment and building such as general exterior conditions, roofing, basement, electrical, plumbing, heating, ventilating and air conditioning, kitchen, general interior/rooms, bathroom, and laundry. He made suggestions, recommendations and was very professional and helpful.

We had a great experience with Jim from start to finish. He was easy to get in touch with, prompt with gathering information and requesting information from us. He had a great attention to detail and was willing to answer all of our questions and provide reasons and possible solutions for the small issues that he identified with the house. We had our report within 24 hours and it was detailed and complete. We were able to negotiate a credit with our seller based on the report so our money with Jim was well spent!

James was quick to return my call and quite flexible on scheduling. He arrived, did a survey of our issues, checked out the basement, taking pictures along the way. His experienced eye caught many things we hadn't seen. He promptly provided a detailed report with photos along with descriptions of the situation and what would be needed to resolve. Perhaps most importantly, he provided the estimated skill level of the individual required to complete the repairs.

James Wright saved us a bundle. My basement showed some evidence that water had at one time seeped through the stone foundation, and one corner was sligthly damp. Several waterproofers advised excavating the basement (killing the trees that surronding our home) and treating the foundation at a proposed cost of over ten thousand dollars. Our architect thought the problem might be water control outside the house and advised us to consult a structural engineer. James confirmed the architect's intuition. He explained that had there been a long-standing and substantial water problem in the basement, then the mortar between the stones would be washed out (which it was not). He recommended that we clean our foundation drains and improve the soil grade on one side of the house. When the plumber came to clean the drains, he found a break in one of them precisely outside the one damp spot in the basement. Once that was fixed the problem went away. This minor repair cost us only $1000 instead of $10,000, and we have peace of mind knowing that as long as we correctly manage the flow of water outside the house our basement is secure. Should I ever need advise about a major problem with the house again, I'll call Western Reserve Home Inspection first thing.

Mr. Wright was on time; the realtor and I were not! He called to make sure we were still coming and waited for us to get there. He checked everything very thoroughly, and explained everything clearly. He was polite, knowledgeable, and professional. He took pictures throughout the inspection and included them in the final report. The report, which he emailed to me the day after the inspection, was clear and thorough, and he included a home maintenance checklist that will be helpful to my sister and me, since this the first house we have owned.
Description of Work: Structural inspection of foundation, garage attic framing, sump pump, and HVAC system ducts for a house we'd made an offer on. I wanted to know if it would be possible to expand the living space out over the garage, so Mr. Wright checked the garage attic and advised me that it would require reinforcing the joists, and there would not be sufficient headroom without raising the roof. He concurred with the general inspector's advice that the circuit breaker box (Federal Pacific) be replaced, and recommended that that be done before we moved in. He explained that the efflorescence on the basement walls was caused by minor water seepage. He recommended replacing 2 of the knotty pine boards in the rec room, but said the rest could be sanded and refinished. He checked to make sure the sump pump was working properly, and recommended raising it up on bricks so that it would be above the water table. He also advised that we direct the discharge piping into the planting bed at the side of the house, so it would not discharge onto the driveway and create an ice hazard in winter. He recommended re-hanging the gutters and snaking out the storm and sewer drains to reduce the water problems in the basement. He inspected the HVAC ductwork and showed me how to adjust the dampers to send more warm or cool air to different parts of the house. He recommended getting the ducts cleaned out to get rid of dust and pet hair. He also suggested that we avoid using the humidifier because of mold sensitivity.

Excellent work. James spent 3.5 hours inspecting a large colonial home with a lot of nooks and crannies. I've participated in a few home inspections and this was by far the most thorough. James obviously has a long, positive review history on Angie's List so I will not go into great detail. But a few things stood out. He was meticulous in his inspection of the attics, crawl spaces, and roof, despite difficult access and physical challenge. Most inspectors focus on code violations and major structural problems. But he pointed out many minor details and offered a ton of general maintenance advice. He definitely knows his stuff. If you hire him, I suggest you spend most of the time by his side and ask a ton of questions. The biggest surprise was the inspection report. This house did not have any big problems. Nonetheless, he produced a 30-page report with photos and all sorts of detailed advice. The typical inspection report is only useful for a home buyer to negotiate fixes with a seller. But this report will be useful to me long after purchasing the house. My real estate agent flipped out when she saw how detailed it was, worrying that her deal was in jeopardy. But she even admitted that the report was very fair and did not blow any problems out of proportion.
