Great inspector, had some structural concerns and he came out to inspect quickly after my request, and eased my worries, thanks!!

Wonderful. After a disastrous experience with Cramer Engineering (see that review), Jim Wright came out within a few days of talking with him. He has very thorough, listened to us and asked many questions, took pictures and a copy of our building plans. Within a few days, even with the holiday, provided us with a written report that made sense -- he summarized each issue in detail and provided a recommendation on how to address. This is what we needed to go back to the builder. And even came all the way back over to drop off our building plans to us. We are grateful to Mr. Wright -- just wished we had done our homework better and gone to him in the first place! COVID note - yes, he wore a mask and was very conscious of social distancing while in our home.

I had seen a couple of minor ceiling cracks appear in my home and wanted a professional to assess the house's structural integrity. James was friendly, knowledgeable and understanding. We walked through the house and he was happy to have me point out my concerns, which he immediately addressed one by one. I would highly recommend Western Reserve Home Inspection.

Jim's detailed design was excellent. He made multiple visits to the home to ensure that the design would work. He interacted very effectively with the contractor that he recommended. Jim has excellent professional credentials. His work was completed in detail, on time, at reasonable cost. The beam is in place and working well. Jim and Western Reserve are highly recommended for structural design / engineering work.

He was very responsive, punctual and easy to work with. I needed a reduced home inspection report. He did exactly what I needed.

Jim was very responsive and showed up exactly on time for the inspection. He spent approximately 45 minutes inspecting the house as I wanted to remove two walls between my dininig room and kitchen. His report was sent to me the next evening. The report was very thorough and offered recommendations per the ASCE. I did have a question about the report and Jim promptly responded to my email.

Off the charts. Mr. Wright was great on communication, was on time, very helpful, careful and complete at not only his inspection, but also his explanations. His written report came the next day, detailing the problem and making recommendations for the solution that included many photos showing what needed to be addressed and how best to do it. He knows his beans. Easy guy to talk to and would hire the company again in a heartbeat.Left me feeling relief that at last I had a plan that I could trust.

James was great. He was incredibly thorough on site and in his report. Everything from the foundation to the roof and all mechanical and maintenance items in between. His background as an engineer was very helpful in determining if some of the portions of the home that had settled over the years were continuing issues or not. It was clear he had a lot of experience dealing with 100+ year old homes and was very knowledgable about not only what might be a concern now, but also things to keep an eye on in 5 or 10 years. Would absolutely recommend him to anyone thinking of purchasing an older home that wants a thorough inspection, not just the usual guy their realtor might use. He wasn't the absolute cheapest option out there, but he spent almost 4 hours on site with us going over every aspect of the home and answering any questions we had. His report was even more detailed--offering suggestions and resources for maintenance and cautions to avoid making problems worse. It's like an old home guidebook customized for our home!

Mr. Wright went above and beyond my expectations when it came to giving me pictures and great detail regarding all points in the inspection. He made suggestions, was not afraid to get "down and dirty" when it came to investigating the roof and basement. He was on time, polite and professional. He gave us a very detailed report of each aspect of his inspection along with a summary of what needed to be repaired immediately and why. I would use this company again in the future.

The provider was contacted on short notice for a structural integrity review. Initially I left a message for the provider and the provider called back within one hour. The service was scheduled for two business days later. The provider show up promptly and identified himself. Provider verified the requested services and discussed the process and procedure. The provider thoroughly examined the property making notes and taking pictures. The provider returned his report within thirty-six hours of the inspection as promised. The report was complete and well written. I would definitely recommend this provider and use this provider again.

Mr. Wright was very punctual in his arrival at my mother's house. He did a structural inspection, due to damage from a long term, slow water leak from the second floor bathroom. He was very thorough and took pictures. He answered all my questions in a manner that I could understand. He was very personable. His final evaluation was written clearly and included pictures taken. He explained in detail what problem areas there were and recommendations for corrections. I was very satisfied with his services and would definitely call him again.

James was early, and we immediately went into the basement to look at the interior walls. Much to my relief, he indicated that the water seepage issues I had been getting with heavy rains were fairly normal, and there were no major problems with my near 100 year old foundation (I live in a typical Lakewood home). This was great to hear, because I had had a couple estimates for waterproofing the foundation inside and out, one of which promised to fix my water seepage problem for the low low price of $18,000. I stuck around for a bit asking questions, and James was very patient and helpful in explaining not just the issues; but the suggested remediations. I left James to it and he also looked around the outside of the house. The inspection couldn't have taken more than an hour, and the following day James provided me with a full report of the inspection including pictures and recommendations for addressing the various issues he found. If you are considering any major work involving your foundation, I can't recommend Western Reserve enough. A couple hundred dollars could very well save you thousands of dollars in the unnecessary remediations that so many contractors will recommend. You may still need to have some of those repairs done, but at least you'll know they are actually necessary (and not just a cash grab).

Jim was great! He answered my call personally, set up an appointment within a short timeframe that worked with our crazy schedules, and was an absolute professional. He found an odd issue with a plumbing drain pipe in our basement and went the extra mile to test and show it to us, including suggesting repairs from minimal to invasive as options. We got our detailed written report with pictures the following day, as promised. It was a relief to get a real opinion from an expert who was not trying to sell us something! The price was reasonable, and lower than the original quote! I highly recommend Western Reserve for inspections and would use them again.

Jim inspected and made recommendations to fix a footer that heaved during the winter causing some damage near a door in our house. His report (which he reviewed with me before he left - then sent via email the next day) was very thorough and included pictures and detailed thoughts on how to fix the problem. He spent approximately 1 hour examining the problem area and showed me exactly what concerned him. He also recommended a contractor to fix the problem. Jim is professional, thorough and responsive. I would absolutely use him again and I highly recommend him to others.

Very good service. Very professional. Timely. Efficient. Worked well with schedule conflicts and was able to set up appointment despite of our schedule conflicts.

Very thorough inspection identified important issue with heat exchangers. Would use provider again. Only caveat is be aware of what is out of scope for most home inspectors like code compliance and lead paint. You can buy your own lead paint inspection kits from large hardware stores and do it yourself.

We are attempting to repair our mother's house but we are from out of town. So we relied on Angie's List to help us find the right person. Mr. Wright arrived a bit early for his appointment (nice). The home is in West Park, built in 1953, and has some settling and dampness in the basement issues. He spent the time going around the house with us. We had discovered many issues already and had talked to some contractors previously. However he was able to spot a major problem that no one had seen. And he gave us some comfort in knowing that some of the problems were easily fixed and not as serious as we thought. His report came the next day by email and was very thorough and complete. His assessments were 'spot on' in all cases and now we can go ahead with confidence in contracting the work that is critical and stretch out the work that can wait. We were very pleased with his promptness and professionalism and would certainly use him again or recommend him to others.

He returned my call quickly and was able to schedule an inspection within a couple days. He examined everything I had hired him for. It was obvious he really knows his stuff. Besides having the technical knowledge and equipement, he had a lot of common sense. He asked the seller when the last time the room was painted (one with the cracks). A light bulb went off in my head. Obviously the crack hadn't moved in at least that time. The foundation wall that my original inspector was so worried about was absolutely solid. He explained to me why it looked the way it did. He really set my mind at ease about the house. I wish I had hired him instead of the person who did the original inspection. I had a question a few days later and he responded to my email quickly. Very professional.
