We had looked at purchasing a home for which Western Reserve Home Inspection had previously done an inspection, and we were impressed by the detail and obvious expertise of his report. I looked on Angie's List and I was not surprised to see that Mr. Wright was highly rated. I called and set up an appointment to inspect some cracks in our basement walls. The original appointment was about 2 weeks out; however, we had some urgency about getting the inspection done and he was very kind to move the appointment up by a week. He arrived right on schedule, was very polite, and meticulously inspected the basement and foundation outside. He did numerous measurements and determined that the cracks were minor and that no repairs were required. He said that a repair could be done to fill the cracks and/or reinforce the walls, but he felt that would be overkill. He made some good suggestions with regard to keeping water away from the foundation outside. He explained how the cracks were formed and why they were configured in such a manner. He was very knowledgeable and informative. Within a few hours he emailed a detailed report complete with photos. The price for the service was fair and well worth it. I have great confidence in Mr. Wright's ability and would highly recommend this company for a foundation inspection, and I am confident his general home inspections would be equally valuable.

Jim did an excellent job. We called him after seeing his excellent reviews on Angie's list. We had a general home inspector comment on our location near a creek bed and the potential for flooding and soil erosion to occur. He suggested a soil test, which is not what Jim felt we needed. He came out, took all of his measurements and inspected the foundation of the home. Because of his expert analysis and recommendations, we feel very confident in moving forward with our purchase. Jim was very professional, and explained everything he did in a detailed report with excellent pictures. He also sent along suggestions for maintenance in the future. Jim Wright, a professional engineer from Western Reserve Home Inspection, responded to my email the same day I sent it and offered me a next day appointment to come and inspect my damaged home. He arrived on time and was very professional in his inspection both inside and outside of my home. He took measurements and a number of pictures. The fiollowing day, he emailed me a 5 page report including pictures with captions. This will be very valuable when I meet with my insurance adjustor and contractors.
Description of Work: An inspection of storm damage to an inside room and wall was performed in order to justify a repair claim from my insurance company. The insurance company did not believe the damage was as severe as my contractors estimates and inspections revealed.

Jim was amazing. My wife and I had a general inspection done on a house that we were trying to close on a few days before Christmas, and received a report of the results on Christmas Eve. We needed to have a structural engineer come out to do follow-up work on a few problems that were brought up in the general inspection, and needed to do this quickly. We sent out some panicked last-minute emails on Christmas Eve, and Jim responded to us on Christmas day. After a needlessly complicated series of phone calls with our buyer's agent, we managed to lock in a time for Jim to come visit the property the next day. Despite a fearsome blizzard, he met me at the property on time, efficiently examined the problematic areas of the house, and provided us with an explanation of the problems and a wonderful sense of peace of mind, given that the problems were much less terrifying than we had thought. He was extremely patient with my many questions, and did a great job of explaining things in a way that a soon-to-be homeowner could understand. After he left the property, he sent us a report of his findings a few hours later, multiple hours ahead of the estimate that he gave us. In addition to giving us the report, he attached another document detailing some good general home maintenance practices, and did all of for what struck us a thoroughly reasonable price. While we don't exactly have any experience with structural engineering, we, like most of the users on Angie's List, feel that Jim has set a standard for such services that will be difficult for most other professionals to meet.
Description of Work: Jim came out to a house that my wife and I were looking to buy to do some follow-up work on an inspection performed by another inspector. He examined a bowing exterior brick wall, provided us with a very compelling explanation for why it was bowing, and then did the same with steel beams that formed a ceiling in a basement room that supported an elevated slab of a patio. In addition to providing us with an explanation a general description of the severity of the problems, he also gave us approximate costs for fixing the problems.

The structural engineer came out and told me I could just have the concrete pouring out that because the foundation wall was not holding up the porch and the steps so everything would stay. He said that this could be done by just tearing a little bit of the porch floor up to be able to get the concrete out. I felt mad about the earlier guy because I felt he was trying to make a whole bunch of money out of me. This engineer was just fabulous. He was punctual, professional, and great. He does not do the repair but advices what can be done and what can’t be done. He told me what kind of person I needed to do the job. So he was great. He was worth every penny of the $190 he charged. He was very thorough, he looked at all kinds of stuff and asked all kinds of questions and answered all my questions. He then sent me a report on his findings on line which I could print out on my computer, he took pictures, he also sent me like a maintenance check list that I would need to make sure that I was keeping up on my house. He was very thorough and detailed. He educated me. I was very glad that he came. I had other people to look at this wall and most people did not even know what to do, then give their giant estimate I am sure they did not know what else to do other than re-do everything. But this structural engineer made me feel better because when I asked him for a ballpark estimate of how much I would need to spend, he just told me that I would probably need to spend a couple of thousand dollars. He was shocked when I informed him that the previous guy had quoted $30,000 for the work. He was just fabulous. I wish he was the home inspector when I bought this house. It would have been real nice. When I bought this house it was covered with trellis and I guess the home inspector did not look behind that and I did not think that they were covering up something. But they were and had this man been the inspector then he would have looked under the trellis too.

Western Reserve Home Inspection (Jim Wright) performed a home inspection on a house we are almost finished purchasing! Jim was wonderfully professional and knowledgeable. He was also extra accommodating and helpful. I called his company based on Angie's List reviews and left a message. He responded promptly and we scheduled a date. There was a mix up by the sellers and we ended up needing to reschedule on short notice. Jim was so accommodating to the wacky home buying schedule that we were forced to follow. Jim's price was exceptionally reasonable for a 1500 sq.ft house with a 3 car detached garage and a 2 car detached garage. There was a large amount of house/garage to inspect. Jim was thorough in his inspection and patient in his explanations. He documented with pictures the areas of concern. He noted the areas that were positive. He identified a very serious issue that has helped us negotiate with the sellers and create a plan to fix the safety hazard before living in the home. He spent 4 hours inspecting all areas of the home and garages, getting up on the roof, in the attic, every corner of the basement, under every rock! I feel confident that we know every important detail about this home. Jim had his final report done within 24 hours. He provided an electronic copy and mailed a hard copy. I don't think we could have found a better home inspector and I will recommend him to everyone I know. Even our realtor and the seller's realtor were properly impressed.

We brought Jim in to do a follow-up to our initial home inspector's report as there were structural items that our general inspector couldn't address. While I liked our initial inspector - I wish we had found Jim 1st - He is EXTREMELY knowledgeable and knows what he is doing. He doesn't conduct radon, well & water testing, but it's WORTH it to contract those out to those who specialize in those tests. We did not end up purchasing this home and then used Jim to do the entire home inspection of the house we chose to go with next.

Mr. Wright showed up on time. Examined almost every foot of our roof from the roof. Then inspected the roof from the attic. Pointed out several bad shingles, where a vent is pulling up and excess moss growing plus several other problems. Our roof is now 16 years old. He estimated the remaining life. I had contracted previously with this firm to examine our current property. When it came time to purchase a new property I had no hesitation to again contact Western Reserve Home Inspections. I contacted Mr. Wright, the owner of the firm, on relatively short notice and left message. He promptly returned my call and agreed to come to the a home we had a contract to purchase. He arrived shortly before I or our realtor arrived on site and had already begun the inspection. He spent the next several hours (about 4 hours) closely scrutinizing the property. I was by his side for almost the entire time the inspection took place. It was quite thorough. It started on the outside of the property inspecting the siding, deck, roof, and windows. The inspection continued on the inside of the house beginning with the basement. The basement took the longest time because of the many features (HVAC, electrical, structural, water tightness) that needed to be examined. Mr. Wright took many photographs along the way, to illustrate his written report. We proceeded to the HVAC panel on the first floor and then to the kitchen. After the kitchen, he examined many feature on the first floor and then proceeded to the second floor to examine the attic. Once out of the attic, he examined all of the rooms on the first floor, paying special attention to the bathrooms. Mr. Wright provided us with upper-end estimates of the problems he identified, particularly those related to the exterior's siding. The seller of the property returned toward the end of the inspection and Mr. Wright provided a description of our chief concerns. This could have been uncomfortable because the sellers were, like us, a client of Mr. Wright. He handled this awkward situation with professional aplomb. We were very satisfied with the outcome of the inspection. We would, without hesitation, hire Western Reserve Home Inspections.
Description of Work: Western Reserve Home Inspection provided a pre-purchase home inspection for a property under contract for purchase. The inspection included significant features of the house. It took about four hours to complete the inspection. Western Reserve provided a complete report of about fifty pages of the inspection with photographs and notes within a couple days of completing the inspection.

We described our concerns about the existing structure and what we wanted to change. He took a few pictures and took notes. During his inspection he described some of the options based on the layout/structure but afterwards he sent a detailed report that described exactly what it would take to do our remodel. He was also very responsive to any questions I had about the design.

Due to the heavy rainfall this past year signs of moisture showed up on our basement walls. In addition, a number of small cracks were noticed. A call to our city building department resulted in a recommendation to consult with a structural engineer to determine a cause and obtain a recommended sourse of action. I called Western Reserve Home Inspection based on information found on Angie's List. From the initial telephone call to reception of the report was about one week. Mr. Wright was very personable and professional. I definitely would use this firm again.

It went very well. Jim and the other specialists he recommended were very punctual and Jim answered all of our questions. He worked well with the other inspectors and their conversations were in synch. Since we have never owned a home before, many of them were very basic and his manner was instructive and reassuring and his answers were very detailed. He gave me tips on DIY remedies for small things we saw that we wouldn't ask for in the response and he helped us prioritize. He found several serious things wrong and took the time to talk us through the problems and demonstrate the issues so we could discuss our concerns with the seller's realtor with some conviction. Jim was very easy going about the fact that we had a carpet contractor stop by during his inspection and my husband and I traded off walking through with him. Jim was very pleasant, articulate, and easy to contact. He responded quickly to phone and email follow-up. I would recommend him very, very highly.
Description of Work: Jim Wright was wonderful! He is very professional, personable, and responsive. We are first-time home buyers and his approach to the inspection process and the inspection itself did a lot to reassure us that we were getting an objective, educated opinion on our potential home. Jim answered my first call on a Sunday evening and graciously agreed to work our inspection in two days later. We were on a tight schedule and Jim was very accommodating. Jim has a Master's degree in engineering and many, many years of experience in the field on different sides of the building and repair process and this is what drew us to him. Several other inspectors we contacted seemed a little too much like used car salesmen and we doubted their objectivity - it was like they wanted us to tell them what the report should say. That spooked us, but Jim was very well spoken and listened to what we hoped to get out of the inspection process and our goal was the same as his: an objective assessment based on his experience and expertise. His report was fantastically detailed with pictures and it is effectively an owner's manual to our new home; it includes a lot of basic information on terminology and structures and it is written in a very clear, understandable style (not in jargon). He also provided us with a check list for basic home maintenance. Jim is a structural specialist and even though we hired him for a general inspection we got a lot of insight into the foundation of our new home and what to watch for over time. His general report and the walk-through were equally informative. We were getting some untoward pressure from the sellers and realtors over our selection of an independent inspector and Jim kindly answered all of our questions about his experience and so we could defend our decision to work with him. He is very well accredited and he recommended a radon specialist and a pest specialist for those inspections. We found this reassuring that he wasn't claiming to be a specialist in everything but he knew who the specialists were and they knew him by name. I may sound like I'm gushing, but this is such an important step in the process of buying a home and I am so pleased we found someone who was independent, professional, and who demonstrated integrity at every turn. Jim Wright came through with more information and professionalism than we could have ever hoped for.

I first contacted Jim Wright on March 3 to arrange an inspection of my house. This is a 54-year old house that I'd inherited after the death of a relative, and it had a lot of cracks in the basement walls. The house needed to be inspected in order to determine the condition of the foundation. Mr. Wright promptly made an appointment to view the house the next week. I was not able to be present for the inspection, but arranged for a neighbor to let him in. This worked out well since Mr. Wright was very professional and arrived on schedule. The inspection was carried out on March 9, and I got an 8-page report via electronic mail the very next day. The report was detailed, well-written, and included a good set of photos of the basement and other areas along the exterior of the house. The report addressed all the walls and cracked areas point by point, gave exact measurements of cracks and wall settlement, and discussed the implications of each finding. The report was exactly what I needed to determine that the foundation was still sound.
