They were prompt, knowledgeable, and most importantly to me, able to communicate about the homes. Buying a home can be daunting, especially when you have no knowledge of the structure and reliability of a home, but, I felt confident and comfortable talking with Garrett and his team. They were thorough and educated.

Price was very competitive, $75 less than another company I was considering. Inspection was thorough. Garrett, the owner, did a great job of pointing things out to me at the house and explaining possible issues that could arise down the line if certain things went untreated. He also identified a potentially falling retaining wall on the side of the driveway, which allowed me to get an additional $1500 off the agreed upon house price. Very professional. I would recommend Gerard Home Inspection to anyone in the market of buying a new home.

Overall the interaction/service was very well. He was very professional. Provided a summary of the inspection promptly. He also gave different tips on how best to maintain the home for us to keep in mind for the future. I would definitely hire him again. I actually really appreciated the fact that he had his own floor mat and took his shoes off when evaluating the house which is a minor piece that not everyone does in general.

I was very happy with my home inspection. My inspector was very thorough and had the report ready and sitting in my inbox early the next morning. A couple issues popped up with the house and I'm so glad the inspector caught them. Aluminum wiring and possibly needing a new roof are huge ticket items. I was pleasantly surprised the inspector actually took his shoes off when he entered the house. Very respectful. :) They do outsource the termite inspection, but my price was all inclusive of it.

During the very stressful time of buying a home, Gerard Home Inspections help make it a lot easier. I had to pass on a house because of something my inspector caught that could've been very expensive down the road. This, paired with their thoroughness is the reason why I hired them again for my second house. Again more things were found, however the seller is a little more understanding and we are reaching our close date. Gerard provides you with a very detailed report with pictures with all of the irregularities on the first couple pages so they are easy to find. They are very easy to contact and willing to help with anything post inspection. They are very competitive price wise with other inspectors out there, but unlike most things, you don't sacrifice quality for less money. I will definitely be using Gerard Inspections in future, as long as I'm in the Cincinnati Area.

Garret showed up on time and on short notice. His appearance and service are very professional. He takes his time to explain what he is doing and why it's important. I felt secure that he didn't take any shortcuts. He doesn't mind getting dirty to get the job done right. He even went up on my sharply gabled roof that was a bit icy at the time to ensure that his inspection was thorough (he used the correct safety harness and equipment, of course). The end result was a thorough report with high definition pictures delivered to my email Inbox. Outstanding. I'd definitely use him again.
