One of the co-owners, Jim Randall, did a marvelous job with the computer layout of the remodeling of the kitchen, which was the first project. Although they had a labor issue which delayed the initial start of the work, they were excellent at keeping me informed as to the new start-up date. The on-site team was excellent at answering my questions, advising me when I was thinking of future changes, and cleaning up at the end of each day. I would love to clone Joe so I could have a handyman around for all projects I come up with...this guy can do everything!! I was so pleased with the kitchen results that I added two more projects: finishing the basement, which was bare concrete, and adding a concrete driveway and extending the roof to include an attached carport. The basement now includes insulation, paneling, and a drop ceiling and the work resulted in a family room, laundry area, and lots of storage space. Joe did a fantastic job with hanging garment bags. The carport is a dream...it blends in so well with the original structure it appears to have been there always. I've already had several compliments on it from neighbors and family. I am so pleased with the results!! I would definitely recommend the K-R team!

Contract was finally ironed out and signed in August and work began in November. I custom designed the porch posts to be used and was told there would be 7 posts and only 6 posts were used. These posts were not cheap, 390 dollars each. I primed and painted the posts only to have them tossed around and now they will have to be sanded and redone in many places. One spot can not be repaired because the posts are round and there is now a flat spot on the turning. Anyway, the job went fairly smooth. I must say I have never used a contractor so I have nothing to compare this experience to

First and foremost, thank you for your business and the trust you placed in our company to do the work on your home. We took photos of the home prior to the start of the work as you wanted the porch restored to nearly the original specifications and you also took time to draw up your own plans without asking us so we had enough to go on which was evidenced at your remark that the end product was "impressive". The work did not require drawings for the code office to proceed. Schedule delays can be frustrating and you are like everyone else in that once we decide to do a project yesterday is not soon enough. It was a particularly busy season last year for us and weather, change orders on jobs scheduled prior to yours and other vagaries can impact the timeliness of projects. We just ask that our clients be patient as we take care of the needs of others before them and then they will receive the same care. As you observed and were told however, we will stay on all of our jobs until they are complete regardless of change orders and the other delays beyond our control. You had called while I was on the way driving several states away that you wanted to special order some posts you had found online. We would much rather have more of an item particularly if it takes weeks to get here rather than run out and have to hold up things to wait. I did not have the luxury of a closer plan review at the time. A necessary change in the plans forced the non-use of one post as it would have thrown off the design and balance of the porch. We hope that some of the other considerations and things we did for you at no additional charge might have lessened the disappointment with the extra post investment. The remark about the posts being tossed about gives other readers the impression of negligence and we are holding ourselves and our employees to a higher standard and hope this was not the case but accidents can happen. Repair of the dent was offered to you at the time and you declined as we were told, but please let us know if this is not the case. Primed and white glossy painted posts will get soiled on a construction site despite our best efforts but we understood that you wanted to get the painting done while the weather was still warm enough. Finally, regarding the C in pricing and financial blow, we hope we showed willingness to work with you in order to make your particular project more affordable as you did your own demolition, bought some of the items on your own, and did some of the finish work. Please call us again, and by all means, let me know if anything might still need attention.

Contractors crew was one (1) person. Workmanship was excelleny. Materials was low end. Issue on shower door verses curtain resolved at my additional expense. Contractor showed little/no interest in any negotiation regarding issuue, A full sized shower stall was installed but supporting accessories provided were bare bones.

This is a tough review to respond to, as our customer kept us guessing as to how we would be received each day on the job. Some days he was friendly and happy, some days he seemed belligerent and angry. We don't say this to disparage the man, but feel it is relevant while responding to his less than stellar review of our company with regard to what actually transpired. Yes, the crew was one person, which he was informed of beforehand. Nearly all bathroom jobs require only one craftsman during a remodel because of the confined space. Two were there during the demo phase to ease the transfer of trash from inside the house to outside. After that, two grown men in a bathroom just get in each others way and is counterproductive, and in no way makes anything go smoother or faster. This was a much older house, so the space was even more cramped. We appreciated the compliment about the excellent workmanship, which it certainly was and always is, but have an issue with the comment that the materials were low end. They simply were not, and the materials were exactly what was clearly quoted in the bidding process and the official scope of work for the contract. We go to great lengths to ensure our customers know exactly what they are going to get before hand, and this customer definitely knew, as all materials were presented to him when they got on site for his inspection, which were subsequently all approved by him prior to installation. The issue regarding the shower door was entirely of the customers doing. At the time of contracting, the customer only wanted a shower curtain rod installed. During the build, he changed his mind and wanted a glass shower door. His ceiling by the shower was angled because of a low roof, and would not accommodate a standard, off the rack shower door because of the restrictive ceiling clearance. We worked up a quote for a custom glass Basco shower door, beautiful product, but not cheap. The customer did not want that and asked us to continue to look. We informed him there weren't going to be any choices that would suit this custom situation that would be in the price range he thought it should be. He got frustrated with that answer, told me we were going to "have a problem" because he didn't consider the job complete until he got a shower door installed even though there was NO shower door allowance in the contract and clearly stated only a curtain rod was to be installed, per his initial specification. We were not rude to the customer, but he was visibly irritated with us because of the limited choices that would work in his bathroom because of an existing issue with the ceiling that he was well aware of prior. We can only assume that's where his grade of C in professionalism comes from. We did our due diligence as his contractor and designer to raise the question of the ceiling before hand but he confirmed that he was just going to use a curtain like last time. The situation was resolved, however, what he says about it being at his own expense, is untrue. He wound up purchasing a BATHTUB height sliding door for a SHOWER stall. This, of course, was too short of a door for the application and looked ridiculous and unprofessional. However, in the interest of good faith and customer satisfaction, we installed the door AT NO ADDITIONAL CHARGE. So for him to say it was at his expense is not accurate. We can only hope he just remembered it differently and forgot the grace that was extended to him. He is also incorrect in his accusation that we showed little/no interest in negotiating the door issue because there was NOTHING to negotiate. He didn't want to pay for a custom shower door that was needed for a professional job and really the only efficient application. We ask: is giving away a couple of hours of labor to install a door our company made nothing on not considered negotiating? The job went on uninterrupted with our craftsman doing a beautiful job, hence the A in quality that even the customer couldn't deny. We do have to ask as well, why select us if we are a D in price? We know we are very competitive when comparing similar quality contractors. Everything was up front, with itemizations, and this customer was well informed throughout the entire process. Our craftsman was late to his job-site twice in the two and a half weeks the job took due to personal car trouble, which he explained to the customer, and it was understood and well received at the time. The C's in professionalism and responsiveness are equally surprising and we feel, undeserved, and can only assume that it was simply a personal dislike, stemming from the uncomfortable shower door discussion. We took very good care of this man during every step of the job, even though his treatment of us made all involved somewhat uncomfortable. His ratings of our company we feel, are unfair and undeserved, especially considering that we put up with a lot of undeserved flak from him, but still provided A-quality craftsmanship.

It went well. They came when they said and completed the project when they planned. They were there promptly and worked hard. The workmen were pleasant and easy to work with. They were responsive to my requests. On their own time they reinforced a flight of stairs. Their work is of excellent quality.

At the initial contract signing, with Tim Kiefer, I was given a time frame when they would be able to begin the front porch rebuild. They were right on schedule and I was contacted approximately a week before and given an update when to expect the work to begin. On day one, Cody, Tony and Matt arrived discussed with me what would be taking place and the demolition began. They cleaned up each day making sure no debris(nails etc) were left behind and they would update me each day as to their progress. Despite cold weather and a couple surprises (one where they had to get a jackhammer and remove some concrete from the original construction) they were on site each day, on time and would work right along. If I had any questions or concerns they were right there to explain fully to my satisfaction each process. The men are polite, courteous and very professional; their craftsmanship is beautiful. I am extremely pleased with my new porch and have received positive remarks from neighbors, family and friends. I will definitely go to them with future projects.

The entire project went smoothly from the initial contract to the completion of the job. All the Kiefer Randall personnel were honest, courteous and professional. The salesman was prompt in giving me an estimate. The actual sale was low pressure - more of a conversation than a sales talk. The written contract was very detailed and clear, so I knew exactly what would be done and when payments came due. The project manager and the site foreman both kept the lines of communication open all through the project. I always knew what was going to happen next and when I had any questions they were answered thoroughly. Once the job started, the crew was there every day until the job was completely finished. They cleaned up the job site at the end of every work day. As an added note, Kiefer Randall's workers are completely insured. That's an important issue when homeowners have workmen on their property. I am very happy with Kiefer Randall's excellent work and would use their services again.

We selected Kiefer-Randall to remodel our kitchen and bathroom because they had an excellent rating on Angie's List. Another important factor for us was that Kiefer-Randall is a somewhat larger company and we felt that they could do the job faster than a smaller organization. With a larger company, the work can proceed at your home, while elsewhere, company personnel are cutting orders, picking up and delivering materials, and generally taking care of all the tasks that keep the project moving but which, in a smaller company, can eat away at the time available for the actual work. Once our project began, it continued on with Kiefer-Randall staff on our property every work day. That Kiefer-Randall is a larger company turned out to be critical, at one point, when serious and extensive structural damage was discovered under the floor and the walls of the bathroom. City inspectors became involved, requiring an architect and a putting together of many heads to come up with a solution. Kiefer-Randall performed this task well and saved us many thousands of dollars in the process. In this regard, we were continually pleased to find that the Kiefer-Randall workmen were comfortable with the challenges that our 100-year old house presents to a contractor. We saw mention in another Kiefer-Randall review (here on Angie's List) of "Joe" and how pleased they were with his work. We also had the pleasure of having Joe do most of the remodeling for us. He is a gentleman who is also a hard worker, one who knows his business and is very careful with the details. There are many fine touches that he provided on this job; and his tile work is just beautiful. Given the quality of this company, we are certain that all Kiefer-Randall employees are equally competent; we just happened to have Joe and he was a pleasure to have on our property. We saw some reviews on Angie's List that gave Kiefer-Randall a "B" rating on price. We didn't find that to be true. While Kiefer-Randall was not the low bidder on our project, we already have plenty of horror stories from contractors who sold us their services based on price. We did not want to go through that again. We wanted this project to be done well, in a timely manner, and without hassles. We consider what we paid to Kiefer-Randall to be a fair price and money well spent. They listened to everything we said and then made sure we got what we asked for. As for concerns that arose during the project, all were addressed immediately and to our complete satisfaction. Kiefer-Randall is a solid "A" company. We would not have wanted to pay for less.
Description of Work: A complete tear-out and rebuild of our kitchen & bathroom, including all new wiring and plumbing, and new floors, walls, and ceilings. The exception was that the original, extremely well-built kitchen cabinets were retained in place and refinished as part of the project. Structural damage that was discovered in the bathroom joists and sill plates, in the course of the work, was also repaired.

Every thing went smoothly. There was an issue with the ceiling tile glue not holding, but Jim was prompt in addressing the issue and fixing the problem (which really was no one's 'fault'). The skylight is not leaking and all the work was done professionally and courteously. The company was on the high end of the estimates we received, but then you tend to get what you pay for: It was definitely worth it to have it done properly. Additionally, the company stands by their work and fixes all issues if any arise. We would use them again and recommend the company to others. I 'liked' the company on Facebook, which is not something I normally do for ANY company, but; they are a local and independent small business who do quality work. Moreover, Jim takes the time to develop a relationship with his customers: Something unheard of in the world of mega-corporations and box-store chains.

Contractor appeared to be knowledgeable about the work necessary for the repair but the $1800 price tag was too steep. I worked in my father's electrical contracting business as a young man and I also know about the work that was necessary. I was interested in hiring a contractor because I had other more pressing remodeling work to do inside the house. If the contractor had offered a price I could swallow and if he proved to do quality work, I would have considered him for larger projects on the home remodel. I travel a great deal for my employer and I'm 51 years old. I can do the work myself but would rather hire a young buck to do it. In the end, I spent two and a half days digging the post holes, pouring the footers and replacing the rotted support posts. So it worked out to be 20 man-hours and about $300 in materials. I'm guessing the contractor could have done the job in less time and more efficiently. I don't believe the contractor wanted to be bothered with a small job. It might have been tough for him to turn a profit on this job and he didn't seem to be hurting for work. I can't give him a poor rating but I was disappointed that we were so far apart on expectations. I was looking to spend $1,000.

First, let us thank you for taking the time to review our company. It shows you are willing to give us feedback and that we appreciate. It is how we can better serve our customers. Quite possibly we might help you understand just what must go into the pricing for a job. Let’s go back to your original goal of $1000 for this particular job. $1000 less $300 for materials leaves $700 labor for a job that you said took 20 man hours. We are sure the materials did not just show up on your doorstep, so let’s assume you needed another 2 hours to procure materials from a supply store as we would. Let’s also factor in the time it took for us to meet with you at your home to discuss the project. We will be conservative and add another 1.5 hours. Now let’s factor in the time again, conservatively , to put together a professional estimate as we do. Add another .5 hours. You mentioned you had other more pressing projects indoors to do so the skill level required for this job was apparently not out of your area of expertise so we certainly are not going to cut the man hours in half by any means. We also need to factor in travel time for both the craftsman and production management on a two and a half day job, again, conservatively another two hours. We now have $700 divided by 26 conservative man hours for a total of $26.92 per hour. Next time you take your vehicle in for servicing, or you visit a doctor, lawyer, or other service professional with real overhead and insurance (workmen’s compensation insurance is over 16% in the construction industry) lighting, heat, advertising, rent, fuel costs, administrative wages, etc. and try to get them to take care of your particular service needs for UNDER $27 per hour. You will see it is not going to happen. It is not possible to stay in business in this state at that rate. We hope you might begin to see this equation from a business person’s perspective and consider how much really had to happen to get this job done for you. In conclusion, we find your D rating on pricing a bit unfair. Had you been able to find another contractor as highly rated on Angieslist that was able to do the job for your stated goal of $1000, do it well and in a timely fashion then the D rating might be more deserved but you did not.

The job went extremely well and I'm very impressed. They graciously added me to their already booked schedule sensing my fear that I had waited too long to have the steps taken care of. Cody was the contact man on the job and kept me informed of the start date and any other details and Tony was at my property first thing in the morning to get things done. They ran in to some difficulty when it was found that one side of the porch was lower but they quickly adapted and got everything level. The process only took one day from start to finish including cleanup and removal of the old steps. Everyone was so personable and kind; I would definitely like to have them return to do further work on my property.

We have a multi-story older home situated on a somewhat steep street. On the lower rear corner of the house, the foundation is largely exposed but faced with stucco. A problem downspout at the lower rear corner resulted in water/freeze damage to the stucco and erosion to some of the old foundation blocks. We contacted Kiefer-Randall in the fall of 2012 and arranged a contract that would extend work through the end of June, 2013, since winter was rapidly approaching. Jim Randall was timely in responding to our call for help and throughout the process. He arranged to have the troublesome downspout replaced and had the damaged corner covered and protected during the winter months. In the spring we negotiated a change order to our contract, based on the workman's discovery that additional work would be necessary to repair the eroded foundation. The work was done in a timely manner before our contract due date and the quality of the work was excellent. Their unhesitating and prompt communication throughout the process was a tremendous plus.

The house was purchased knowing that two of the basement walls were in need of serious repair/replacement as they were taking in water and buckling in several places. We consulted with several contractors for suggestions and estimates of what needed to be done. Originally Kiefer-Randall suggested that we install new braces along the walls which might have allowed for realignment of the wall along with the installation of a drainage system at the bottom of the exterior wall that would exit to daylight and direct the water towards a nearby storm drain. After they brought in a concrete/masonry specialist, we were informed that one of the walls would need to be replaced and could not simply be braced. We decided to have both walls replaced as we suspected the same damage also extended to the second wall. The sub-contractor that was to do the excavation and concrete work indicated that they would also integrate a swale into the yard to help with the drainage. We agreed to the plan and made our first payment since it seemed sound and work was originally supposed to start around August of 2011. It was expected to be completed in approximately 6-8 weeks. The start got delayed because there was local flooding and the company asked if our project could be postponed so that work could be done for others who suffered serious damage due to the flood. We could not see fault in delaying the start to allow help to others less fortunate and so the project was moved to start early Spring of 2012 without a definite start date. We were eventually notified around March that work could be started. The first person to come out was someone to break apart a concrete slab with a jackhammer which was completed within one day. Next, the crew showed up that was to complete the support framing that would hold up the house while the old walls were removed. It was estimated that the work would be done within a day which was a Friday, however it did not get finished and was left over the weekend to be completed the following Monday. After this was completed, we were told that the excavation could begin and paid our second installment. Although the supports were in place, the excavation did not start until the end of that same week. Once the excavation was started, it took 2-3 days for the full trench to be dug around the walls and another 2 days for the old block walls to be removed. It was during this time that we were told it would be best if we did not stay at the house until the walls were completed. For the duration of this time, my wife and I along with our two kids stayed with her parents until we could be approved to return. Given the length of time that it had taken so far, we were expecting it to take approximately another 4-6 weeks before we could return. This would not turn out to be the case as we were not able to return until about mid to late June due to delays. Most of the work delays were weather related which I understand can impact concrete and masonry work. The majority of the delays started after the walls had been poured and we made our third installment payment which left us with only 10% left to pay on the contract. Periodically I would call to get progress updates but would not have my calls returned. My questions would generally only get answered once I placed a follow up call. All of the excavation and masonry/concrete work was sub contracted out and is part of why I believe there were delays in both work and communication. We had been informed that the remaining block that was to span the gap between the poured wall and the house could not be placed until the weather was warm enough. This would have been an acceptable reason except that once the outside temperature did warm up to the 50's-60's, there was no indication made as to when work would be resumed until about a week later. It was about this time that we also were informed that the drainage pipe was not be sloped in the direction as originally indicated but towards the neighboring property on the opposite side of the house. Eventually I was told this had to be since the slab the pipe was placed on is sloped in that direction. When I requested that the pipe be extended out towards the street in the same way it would had it sloped in the opposite direction, I was told this could not be done due to a buried gas line marked out next to the house. The options I was given were to allow the drain pipe to terminate to daylight directed towards the neighboring property, leave the pipe terminating and buried next to the basement wall, or to have the pipe extend away from the basement into a dry well next to the property line. The dry well seemed to be the only reasonable option. Since neither option was as originally promised and would only consider the dry well, the company agreed to provide a warranty assuming liability if the dry well failed. After weeks of waiting for the block to be installed, the house to be lowered back onto the foundation and the yard to be back filled to rough grade, we were able to move back into our home and were requested to make the final payment on the contract. After the yard had been back filled, the dirt was at a higher level than before. Not only was it higher but in one corner it came up over the siding of the house and up to the sill plate in other spots. It took some time to get the response that this was because they needed to grade the yard away from the house. It was also later that we were informed that a swale could not be worked into the yard because of tree roots for trees that have been on the property since the time we were told a swale would be created. Eventually I was able to get the sub contractor back out to regrade the yard so that it was not so high against the side of the house. This was done early to mid July. The primary issues that we had during this whole process were the length of time it took to get responses from the company about when work would be resumed and that some aspects were not completed as originally indicated. Much of the time I felt that I was responsible for making sure the work was getting done and that if I had not been calling, the project would have been forgotten. Other issues are with details like the lack of spray foam in the exterior cracks where the house was shimmed to the foundation and the lack of a missing swale that was promised. I would have been fine without the swale had we not been told originally that it would and could be done. The quality of the walls is good as we have not had any water in the basement since they completed the work. There is a minor vertical crack down the center which was indicated to be caused from the drying process, but no water has come through. The company had apologized for the delays and for the missing swale which is appreciated. They also came out promptly to inspect the wall when we informed them about the crack that had formed. Most of the dissatisfaction came as a result from the sub contractor. However, because it was someone that the company selected to do work on their behalf, I do hold Kiefer-Randall responsible. Things would have gone better had Kiefer-Randall held the sub contractor to the same standards of service, communication and professionalism that they hold to themselves.

Upon receiving this review, we at Kiefer-Randall were quite shocked and dismayed. While we know that due to the large volume of extremely satisfied customers we serve, the odds are that someone will come along, despite our absolute best and earnest efforts, that will not be completely satisfied. Though we know that, this was still a sad surprise. First and foremost, sad- because one of our valued customers was not completely satisfied. And second, surprised- because throughout the course of their project, and after, Kiefer-Randall answered every question, allayed any concerns, and gave the utmost in professional service, but still, almost a year later, we received this unfortunate review without warning. After speaking with the customer about this review, he assured me that all Kiefer-Randall installers, management, salesmen, and owners conducted themselves in a most professional manner at all times. Where he was let down was in the communication between him and the concrete subcontractor we utilized for this job. The customer related to me that the final product was excellent as well, but there were several mis and non-communications from our subcontractor that disappointed him enough for such a review. Although I understand what he related, I am finding it hard to agree with his method of voicing his opinion, because, as stated above, and per the customer's agreement, Kiefer-Randall was attentive and responsive to all of his needs. The customer's main point to me was that the disappointment he felt in the concrete subcontractor's communication had to be passed on to Kiefer-Randall due to the fact that Kiefer-Randall chose that company. My point to him was if he was disappointed with the subcontractor, why did he not bring these concerns to Kiefer-Randall when they happened so we could rectify them on the spot. We tell all of our customers that we prefer to over-communicate with our customers during the project to specifically ensure something like this doesn't happen. Kiefer-Randall very rarely uses subcontractors to begin with, and then only when local municipalities direct us to. The fact that this happened during the time-frame of the flood, when so many other folks needed our services more urgently than them, predicated our decision to subcontract a portion of their project out in the interest of producing timely results. In closing, Kiefer-Randall takes pride in the quality job produced for this customer, but regrets that not only was the customer not completely satisfied and the grades and overall review undeserving, but that the customer chose to not communicate his concerns with us much earlier when we could have rectified the situation and ensured his overall satisfaction.

Originally I needed to replace walls surrounding tub area. Also wanted to replace flooring. Met with Jim and we discussed options for a surround and new floor. Having a budget in mind, Jim worked with me and I was also able to replace the vanity with a new pedestal sink and have wainscoting installed on the bathroom walls. Unfortunately when the work was to begin, I was called out of town for a family emergency. Having contacted Jim he assured me the work would still be able to continue. Greg, Jim's contract manager, updated me on the progress while I was away. Having returned, I found everything to be in order in my home. Joe, the contractor who did all the work, was wonderful. Having only one bathroom in my home, he made sure I was able to use the facilities in the evening when I did return home. This involved having to remove and put back the toilet several times. His craftsmanship was excellent. There was an area above the pedestal sink where I requested a shelf and he built one that is perfect! He was very neat and you could tell he takes great pride in his workmanship. It took me awhile to save up for this bathroom remodel and I am very satisfied with the results. I would recommend Kiefer-Randall and will certainly contact them in the future for any remodeling needs.
