Advertising was successful in generating a lot of traffic resulting in a quick sale of the property netting the desired price. I was having a terrible experience with another realtor from a different company. Mary and her team turned my bad experience of house hunting into a wonderful one. From the first time we sat down to discuss the process, and what I was looking for, to the day I closed. Mary, and her team were there for me every step of the way. They kept there promise to me Communicating through emails, text and calls with great responsiveness, as it was a very competitive market. I looked at about 16 homes that either Joe or Nick from Mary's team were always available to show. I put in 4 offers out of the 16. One of which Mary had helped me counter offer with sellers. The offer ended up falling through due to sellers unwillingness to make safety changes, but was impressed with Mary's ability to counter. She told me from the beginning we will not let you over pay on your home. Mary has the experience when it comes to both negotiating and comparing prices. By writing offers late, canceling her personal events, and even sending out letters to neighbors in hopes to find seller. Mary made me feel like her top client and #1priority. With there professionalism, responsiveness and experience they found me my home and made it a smooth process. I would recommend Mary and her team to anyone looking to buy or sell.

It was an absolute pleasure to work with Mary from start to finish. She has a very good understanding of the real estate market and was a strong advocate for us throughout both the selling and buying process. Our starter home was a small 2 bedroom, 1 bath home so the number of potential buyers was a challenge. We listed the house in the summer with another realtor and we had very little interest. Our first realtor just sat back and waited for something to happen so our house sat on the market for several months. After the listing expired, we met with Mary and from that first meeting we knew she was someone who could get the job done. I told her how our last realtor just waited for things to happen. She looked me in the eye and said ?Well that changes now.? That was the moment we decided to hire Mary. Even though we listed the house with Mary in the winter, which is generally a more difficult time to sell, Mary proactively marketed our home and was able to generate more interest. She helped us price our home correctly and was in constant contact with us throughout the entire process. After the first offer we received fell through due to the unrealistic demands of the buyer following the inspection, Mary reached out to the realtor of a woman who had expressed interest in our home during a scheduled visit as well as our open house. This woman ended up making an offer and the sales process went very smoothly. Mary worked to make sure the transaction closed on time even when the bank made a request to have some peeling paint on our garage fixed which couldn?t be done due to the cold weather. Mary not only found us a very reasonably priced painter, but she helped get the bank to agree to us putting the money to cover the painting in escrow so we could close as planned in early April. As a direct result of Mary?s proactive approach to marketing our home, my wife and I were able to close on the sale of our home just before the spring buying season. We quickly found a well-priced home in a great neighborhood in fantastic condition. Mary got us in to see it the next day (we were actually the first people to view the home in person) and she knew it would go fast. Mary immediately helped us write up a strong offer that day and we were able to narrowly beat out the other 2 offers the home had received after only 2 days on the market. Even after our offer was accepted, Mary worked hard for us all the way through closing. The inspection revealed a handful of minor repairs that needed to be made. My wife and I loved the house and knew there were other interested buyers so we were scared to ask for too much. Mary told us we had paid a fair price and it was very reasonable to ask the seller to fix these issues. The sellers agreed to all of our requests and the closing went smoothly. Mary was very thorough in the final walkthrough, checking all light switches and faucets, the central air, the furnace, the fireplace, the stove, etc. She even brought us a little gift to thank us for being her clients. My wife and I highly recommend Mary and her team, whether you are buying, selling, or both. Mary is very easy to work with and she will stay in touch with you throughout the entire process. Mary and her team showed unbelievable dedication and commitment from the start in selling our house, the house she had helped us buy just a few years earlier. Our starter home, which we outgrew with the additions to our family.. With great advise on how to prepare our house for showing, terrific pictures, and a well written posting about our house. With immediate activity on our house following an open house we quickly found ourselves in the position of escalating our search for a new house. Within a couple days Mary herself walked us through a few houses. We identified a couple neighborhoods we loved, but only a couple houses we were not interested in were listed. Mary and her team quickly put a marketing plan together to try and identify other home owners in the area that may be looking to sell in the near future, but no takers. That didn't stop Mary. We moved onto another neighborhood tucked back where most wouldn't see. We ultimately chose a house in an amazing, dream neighborhood. The house was not one we would have selected from the online posting. The seller had horrible pictures, and an asking price way above market value for the condition of the house and out of our price range. That's where Mary's negotiating skills came in play. Mary did her research, showed the listing realtor the comparable's, and showed them the issues with the house, as well learned about their motivation to sell. Mary was able to help us write a strong offer, one we were shocked the sellers accepted. We found a great size house for our growing family, with a little work we have turned our early 50's house into a beautiful house in a terrific neighborhood, and we quickly built resale value and equity with the work we have done. You can't just rely on one experience. Mary has assisted me in the purchase of two houses, the sale of one, and has had the same success with my sister, and countless neighbors, family and friends that I have referred her to. Mary is an incredible realtor. She makes you feel like you are her only client. Mary was always available to answer questions or look at homes with me. My wife and I were very particular and specific in were we wanted to move. In fact, we had it narrowed down to two streets in a somewhat smaller neighborhood. To make matters worse, the homes in this neighborhood often times sold in the same day with multiple non contingent offers. Mary went above and beyond and sent a personalized letter to every house on those streets asking the current owners that if they were at all thinking about listing or moving, to please call her first. And it worked! With in a couple days Mary had received several calls of potential sellers. We went to look at the first house that was not yet at the market and thought it was beautiful and perfect for us, with the only problem being we had not seen anything else in that price range, and couldn't tell if the price was worth it. To make a long story short, Mary took us around to see at least 11 more houses, some listed and some from our letter. After all that searching, and only 5 weeks before the closing on our house, Mary recommended we go back and look at that very first house who called from our letter. We did and realized that it was indeed perfect and worth every penny. Mary then worked with the sellers to close on the same day as our current home was closing and they were kind enough to pack up and move in such a short period of time. All in all, Mary and her team did a fantastic job! We have referred her to our friends and all of them have had the same great experience! My wife and I have both said, every time we tell this story, that we would never have gotten this house, our "dream house" if it weren't for Mary!

John and Mary from the Mary Wenderlich Team were extremely helpful every step of the way. They met with us early on to develop a checklist of "Must Have" and "Like to Have" items which they used to suggest prospective homes we visited. Throughout our search, John was very responsive, scheduling showings at times that were convenient for us (after we got out of work) and provided direction and advice as we viewed prospective matches. When we finally found our "Forever Home", Mary and John provided excellent advice and negotiated a fantastic price for our new house. We were ecstatic and would recommend them in a heartbeat!
