Description of Work: Kevin Ramos is a very good realtor when things are going smoothly. But when rough spots arise or things don't go well, he will not be there to support you. He did not act in our best interests in a matter of the buyer wanting to move items into the house we were selling to them four days before the close. He wrote an amendment to the purchasing agreement authorizing them to move a few 'personal possessions' into the house before the close. He assured us these were only a few 'personal items'. Shame on us for even allowing that, but that's what you get for trying to be nice. We quickly found out that the buyer took that to mean move everything into the house, which they proceeded to do. Despite our strong and repeated insistence that such de facto possession stop immediately, Kevin basically did nothing except try to call the other buyer's realtor, who supposedly didn't answer his phone for over 24 hours. He even suggested that we should go tell the buyer to stop moving in! We had to take matters into our own hands and call the buyer's realtor ourselves, who answered the phone on the second ring. It took the threat of police action, but we did get the key returned and the moving-in stopped. The purchasing amendment Kevin wrote was not done professionally and allowed the buyer to basically move in before the close. And when we strongly protested, he, for all practical purposes did nothing to help us. He was also unclear as to when the buyer would close and left us with the impression we were closing on the same day, when in reality the buyer didn't close for another three days. The impression we received was that Kevin just wanted to close his eyes to the whole problem and not have to do anything before the close and just wanted to receive his $11,000 share of the realtor fees. It should also be mentioned that the house was listed for only one day and sold for the asking price, so his 'selling' efforts were minimal. We subsequently filed a formal complaint with the realtor board against him and the buyer's realtor for their unprofessional conduct. Those complaints are still pending action.

It is very difficult to sell an empty home in New Mexico from another state, which is here in Arizona. I tried three times before to sell this house using other companies and realtors and failed. We contacted Kevin when we were ready to start looking for a new home. Kevin was immediately responsive and began to look for homes for us. We also searched for homes on Kevin's website which was very helpful, and as we found homes that we wanted to see Kevin scheduled showings for us to look at the homes. We had a very negative experience when Kevin Ramos represented a seller on a property we considered buying in the Albuquerque area. The seller refused to provide a seller's disclosure or to pay for inspections if the sale did not close. A visual inspection by myself and a friend in the construction business identified possible serious problems with the roof and an exterior support wall. Then a neighbor told us he knew the duct system had problems. I tracked down the duct inspector who had inspected the property a couple of months previously, who told me that he had generated a formal estimate stating it would cost $5700 to repair the ducts. I had asked Kevin by email if he knew about problems with the property, and he had replied that he did not. It is possible that Kevin did not know about the duct inspection at the time he responded to me, but the duct inspector said he was goingto call Kevin and tell him about the problem. In my last correspondence with Kevin (after he sent me an insulting 'termination agreement' which he said was a 'formality only' after I refused to sign it), I again asked him if he was aware of problems at the property (this was after my conversation with the duct inspector) and he never responded. I am happy we escaped this property, which had failed to sell after being listed by five real estate companies and four brokers in three years.

...and now the rest of the story. Shortly after taking this new listing Ms. K submitted an offer on the property through a real estate agent that she had selected to represent her and we were able to come to the terms of an agreement quickly. According to those terms Ms. K was to immediately remit an earnest money deposit to the title company that would handle escrow. Consideration (earnest money) is a requirement to have a binding agreement and without it there was no legal agreement. Despite repeated requests to deposit the earnest money, Ms. K refused to make the earnest money deposit and proceeded to perform inspections on the property without the authorization of the seller to do so. After a week from the date of the original agreement, and with earnest money still not deposited, the seller sent a termination to the buyer as a courtesy despite the fact that we never had a binding agreement due to the lack of earnest money. Throughout the process I received several e-mail communications directly from Ms. K in spite of the fact that she was represented by an agent. I responded to Ms. K via her agent who told me that she had asked Ms. K on several occasion to communicate through her and not with me directly. Ms. K chose not to follow the proper procedure that is designed to protect all parties involved and did not heed the advice of the agent that she hired to represent her. My fiduciary duty in this transaction was to the Seller whom I represented and not to Ms. K. If it is necessary to receive a "D" grade from a disgruntled Buyer that I do not represent in order to give the "A" service that is deserved by the Seller I do represent then I am happy to do so.

When my husband and I decided to sell a property that we had in Los Lunas we contacted a local agent. We waited for the agent to get back to us for several weeks and we were finally told that the land wasn’t worth anything, was in a bad area, and would never sell. We were disappointed with that agent and with what he had told us about the land. We live in northern New Mexico and don't often go down to Los Lunas, making it a difficult task to try and sell the land ourselves or to find someone to sell it for us. We had a very hard time finding someone who would be professional, willing to list such a small piece of property, and right for the job. Almost 9 months later our daughter referred us toKevin. Kevin contacted us right away, researched the land and its value, recommended a listing price, and gave us the price we should expect to sell for. I was really impressed and grateful for Kevin's willingness to help us, and in my opinion go above and beyond. l wanted to sell my home and downsize. The 1st day I met with Kevin Ramos-Remax Alliance, he had a market analysis showing me what homes were selling for in the area, both high and low range, and average price per square foot the homes had been selling for. I was extremely pleased with his professionalism, dedication and knowledge of Real estate. He went above and beyond my highest expectations and did it with honesty and integrity. Although I had never bought or sold a home before, he made the experience pleasant and took the time to answer all of my questions thoroughly. He was always available to me, and offered excellent tips and pointers for staging and showing my home. He met with a couple of contractors to get an idea if I needed to have work done prior to putting the house on the market. He kept my very informed every step of the way. We agreed on a set time to meet at the home, he got delayed but called so I did not have to leave my home until the newagreed upon time. He was on time, prepared and had equipment needed. He was very professional. He was quick but I didn't feel like he was rushing me. I was very impressed with his knowledge and demeanor! All in all a great experience for me! If you use him, I think you will be very pleased.
Description of Work: I manage my daughter's rental house and was installing a new Air Conditioner on the roof. I knew realtors sometimes do a market analysis on your home when you're interested in selling. I thought I'd see if I could get the analysis to make sure we had the correct sq footage on the home so the air conditioner was the right size. I didn't want to waste his time so I told him exactly why I wanted the analysis. He was so personable over the phone, took time to answer questions, gave me information that was very helpful and did not rush me at all. To top it off, he is educated in appraisal which can save you money on your house when he lists it (you know it's measured right). He graciously agreed to come measure the house and also gave me tips on how to improve the home to increase it's value. He did not charge me for the service but believe me, if I do sell in the future, I will definitely call him. The house measured 26 sq ft larger which doesn't seem like much but at $145/sq foot (what we paid in 2006) means the seller lost approx $3800.00. That could pay partial closing costs, or points for some people. We had problems with the brokerage firm we used when we bought the home and now the broker is in jail (not from our case but from his dishonesty with others.) I wish I had known about Kevin Ramos when we bought the house all the problems could have been avoided. I used to have my real estate license and am not up on the current mkt. situations but after this experience, I certainly will call him when I need to sell my home.

I needed an experienced Realtor to sell the house I inherited. I live in Texas so I wanted someone familiar with working with an out of state client. I also required a "best in class" realtor which Kevin certainly was. In our first meeting I found he could actually be a broker and he has experience as an appraiser. I was glad to see he is associated with REMAX. In the past I have found REMAX is the brokerage where the better and more experienced agents are. I have seen other groups that are essentially realtor training grounds for agents with only a year or two of sales. Kevin provided good comparables and offered advice on improvements. He gave me the name of a flooring company that worked out very well ( also highly rated on Angies List like Kevin ). There was good interest in the house the first week of the listing. An offer was made only 6 days after listing. We went through several counter offers before a final agreement was signed. Kevin set me up with an easy way to electronically sign the counter offers and other docs from Texas. The final price was pretty close to what the comparables indicated, about $105 per sq ft.. Kevin picked an excellent escrow officer to do the closing. I was surprised we could actually close as fast as we did - in about 5 weeks. Kevin added more value beyond regular realtor duties. While I was in Texas he found people to buy some of my furniture. Kevin also has a trusted licensed contractor he works with so I did not need to be at the house for repairs. Kevin even offered to bring his truck and trailer to clean out the last items in the house if needed. I offered to compensate Kevin for all the unexpected and valued extra work but he refused saying "it is just part of the package". Overall the selling experience was excellent. This was one of those sales with few issues but if there were any big ones, I have no doubt Kevin would have quickly resolved them.

Overall we had a very good experience. Kevin helped us to locate and buy a new house and then sold our previous house. He was responsive and was able to answer our questions. He provided excellent advice such that we avoided trying for a short sale property (that to this day we may have been trying to acquire) and helped us find the right house. For selling the previous house, we looked at numbers and discussed prices. The value we arrived at seemed reasonable, but turned out to be 10% above the final price. The first offer was received about a month after placing it on the market. It was the same as the final price and we countered with a price in between. The buyer agreed, but the appaisel came in at the same price as the initial offer primarily because it included two short sales and an erroneous assumption. So no criticism to Kevin for not being able to tell us our initial price was too high but more a criticism of the appraisal system and banks for allowing short sales to affect true market value and to not allow for a higher reasonable price based on demand (don't see how market will ever rebound until this is fixed). We closed approximately 2 months after listing (other houses in our range were often on the market for 6+ months) and the final price was very close to what we purchased the house for 8 years ago, so I guess we can't complain too much given the current market. Regarding price, I gave a "C" because the rates were standard realtor rates.

I selected this agent to sell my house based on the outstanding reviews he received on Angie's List. As a matter of fact I did not even interview any other agent. However, my experience turned out to be a very mixed one. On the positive side the agent had a very pleasant and optimistic personality and responded to almost all emails and phone calls in less than 24 hours. He also assisted me in getting rid of some furniture after the house was sold. However, it appeared either that the agent was not able to accurately assess the fair market value of the house and/or was overly confident about his ability to sell the house for above fair market value. In addition the agent's associate had also mentioned during their initial tour of the house that I was going to make money on the house (I ended up taking a 20% loss). Perhaps due to the unrealistically high price the first few offers were either low-ball offers or had serious financing complications. The first half-decent offer came in after 8 months but because it was quite a bit below the listing price at that time (the agent described the offer as aggressive) and some uncertainty on the repair cost both the agent and I felt we could do better and the offer was rejected. In retrospect that was almost certainly the best offer received even taking into consideration the repair cost issue. Another month passed without any more offer and the spring house-selling season was coming to an end and I was getting both anxious as well as perplexed because almost all other houses on the market in the neighborhood had been sold in shorter time frames. At that time I decided to become more involved in the house-selling process by doing detailed market research, including going to open houses in the neighborhood. I quickly came to the conclusion that the house, even after significant price cuts to that point, was still almost certainly overpriced, not to mention possibly suffering from the stigmatization of having been the market for that long. I then started asking the agent to implement specific price cuts. After the final price cut several weeks later 3 offers were received within 3 days which indicated to me the price had finally reached the market-clearing threshold. The final outcome of this house selling experience was that it took 11 months and the sale price was 26% below the initial listing price.

About one month after Kevin listed our house in September 2011, a cash offer was made, and less than two months after listing, the sale was made and the new buyers moved in. Before finding Kevin (on Angie's list) another well-known real estate agent had the listing for the best months -- the springtime and summer -- but there were very few showings and no interest. By September we were worried the house would not sell until mid-2012. Kevin brought in new energy and a new plan, and immediately after meeting him we decided to list with Kevin. Kevin researched house prices and explained we needed to lower the price, which we did. Kevin designed a great internet listing and a beautiful brochure to leave in the house for viewers, and when someone viewed the house, he followed up with their agents. About a month after listing, Kevin had a cash offer. Kevin helped with resolving the inspection issues and we closed just a few weeks later. I give Kevin an A+, especially when comparing him to the other realtor, who is well-known and has been in business for decades. Kevin is not discouraged by today's housing market, is energetic and optimistic, as well as professional and courteous.

Kevin and Matt were able to successfully sell our mother's home within a very short time and in a very challenging real estate market. Their professionalism, support, and service was exemplary. Deadlines were met, feedback and support always available, and we felt very confident in their work. I worked with Matt Templeton in locating a home in Albuquerque. We were moving from California. Matt was such an outstanding individual in helping us relocate. He was very knowledgeable of the homes that were in our area and housing requirements. We were able to locate a home, within our price range, within one day. We made an offer and the seller accepted our offer. Matt was able to close the sale within 8 business days. When we were in California he was in constant contact with us as to the progress with inspections and appraisal with such a short time period. We could not have expected any more from a realtor and we feel Matt was outstanding. We would recommend Matt Templeton to anyone who is looking for a realtor. We came to Albuquerque and Matt picked us up at our motel and took us to see several homes. We were able to find what we wanted and made an offer. Matt helped us from our search to helping us get the home repainted and the carpet cleaned before we moved in. He was great.

We contacted Kevin Ramos after reading several positive reviews in Angie's List and elsewhere. He responded very promptly and we met soon after. He was courteous, considerate, professional, and straightforward. He is very knowledgeable and experienced in our specific situation regarding renovation. He was no-nonsense and realistic in his assessment, but very confident and genuinely positive in attitude. He was generous with his expertise and meticulous in his research, analysis, and preparation of the report on our house. Though we decided not to sell at this time, Mr. Ramos earned our trust and respect, and we look forward to using him in the future. We recommend him highly.

When we first decided to buy a home, I was worried that it would be hard to find a great home in our price range, but Matt and Kevin reassured us that we would find something great. I was also really busy with work and college, so the stress of buying a home was daunting to me at first. Matt and Kevin suggested a great mortgage lender, answered every, every, and I mean every question a first time home buyer would have, and helped us through the whole process. At the closing table, my husband said, "I hardly even feel like we did anything - they (pointing to Matt, Kevin, and Sarah) did everything for us." It's true; our real estate team made this first buying experience exciting and simple - we won't use anyone else.

Kevin and Matt started working with me in January to begin the process of selling my home. I had bought a home and due to life's circumstances, I could no longer afford the home, and I was upside down on the value. They helped me communicate with the bank from the very beginning. Over the course of 8 months, they worked to negotiate with the bank, get the bank to accept paperwork, meet ridiculous deadlines, and find a way for me to be done with this. After a first offer came in and fell through, they marketed my property hard to find another buyer before I went into a foreclosure. What a relief to have these guys working for me. They made the paperwork a breeze with online signing, encouraged me and lifted my spirits through rough times, and kept the final deal together so that we closed and finished. Their persistence and dedication is unmatched.
Description of Work: Kevin and Matt helped me list my home, apply for the HUD FHA Short Sale program, and get through the hundreds of obstacles associated with selling my home as a short sale. After several offers where the buyer's financing fell through unexpectedly, they worked tirelessly to get my home sold to another buyer before I was foreclosed on. I narrowly escaped this situation, and I attribute this success to the Sterling Raven Group.
