We went with another provider since they did not get good ratings on Angie's list. We went with Joe Percario who got very good ratings and the services they were going to perform were very professionally presented. Estimate was higher but I believe we will get better value.

I reviewed many roofing contractors. This one was not the most expensive but not the cheapest either. When my production people went on the roof it was seen that all he did was apply white paint lines on the seams. Then Sandy Hit and my roof had major damage on one side. The insurance company came in and asked for quotes to repair the roof. He gave us a bid of $4500.00 to fix the damage and then spoke with the insurance guys to get it approved. He argued with the insurance adjusters and stated that the insurance guy hung up on him and were trying to scam him. Then there was a delay on doing the work and he said there was more damage done to the roof and now it would cost $40,000 to fix. The insurance company said we need to get another quote because how can it have gotten so much more expensive. I got another roofer to quote $7500.00 to do the job. Then I had leaks and told Stevens to come in and fix them. He asked what about the storm damage job. When I said the insurance company demanded I go to the other guy because his bid was so far below yours, he said something to the effect of; "Aha now your guarantee is voided because the new guy damaged my work" When I told him the storm damage was totally on the other side of the roof, as he knew because he was involved in every phase of the work, so how could the new guy have damaged your work? But he kept on saying the new guy damaged his work and the guarantee was voided. When the new contractor came in and verified that all he did was paint the seams and I still would have leaks, he also said the substance used would eventually eat away at my roof and actually cause damage and I would have to replace the entire roof in three years. I wish I had spoken to my attorney before starting this job because he said there are certain protective covenants that can be written to avoid this kind of thing, but the amounts are too small to matter after all costs are considered and too large for small claims court. The bottom line is I will never use this guy for anything in the future. Was this large quote done on purpose so the contract could be voided? God only knows. And Stevens Roofing.

I called Stevens Roofing for an estimate to do our roof. They came within 24 hours to give us an estimate. Job was quoted promptly at $3,700.00. Contractor showed up for job a couple days later. Before starting the job, they said that the job would cost an additional $1500 for something that they did not see before. I found this a bit unprofessional and I should have stopped the job and told them to go away; instead I told them to do the job. Payment terms were payment in full upon completion. They claimed that the job was finished and they were just cleaning up and wanted to get paid. I had one of my guys go up on the roof to inspect the job and he told me that they still had about 1/3 to finish. The job was going to go past 5 pm and they wanted to get paid because we leave at 5 pm. They were very insulting to my employee. They came back the next day for payment in full after cleanup, etc. The job was quoted with "all labor and material guaranteed for 7 years against leakage". When we called a month later to report that there are now 3 leaks in our production area, they said they could not come for 3 days. When I said that this was unacceptable, they wanted to charge me an additional $500.00 for emergency service. Despite the fact that they claim to be commercial flat roof experts, I find them unprofessional and dishonest.
