Outstanding from start to finish including a very prompt and detailed report.
Description of Work: Terry was very professional and thorough. He inspected every part of the home and explained his findings to us along the way. The inspector went through the house systematically except for those areas covered by snow. He volunteered to return when the weather was better, but seemed to have a good handle on the problems. He included information pages on what to ask the sellers, how to handle future contractors and the type to call such as certified chimney contractors, and included many photographs. He spent 3 hours here!
Description of Work: An extremely thorough inspection was done as I am thinking of purchasing the house. Terry was punctual, courteous and gave me a 109-page report. This included recommendations for improvements as well as current problems. Would definitely use again!

Let me cut to the chase: if you are in the Seacoast area, and you do not hire Terry Grube, then I am sorry for you. And Best of Luck! ;-) I have spent literally days researching inspectors and the inspection process as a whole. Not to mention I've hired more than few inspectors. If I look to buy a house outside of Terry's service area in the future, I will seriously consider the affordability of paying his travel expenses to have him do my inspections again. If you see my other reviews, you know that I am frank and often reticent to give glowing praise. In fact, some might call me harsh. I just say that I call 'em as I see 'em. So when I say that Terry's services were the most satisfactory money I have ever spent, that is really saying something. You won't find me saying anything even remotely close on any of my other reviews... at least not yet. I spent days researching because, I'm sure like many of you, I found all my prior inspections and inspection reports to be wholly and utterly lacking. Bottom line, one of them was a complete waste of money, completely useless as it SAID NOTHING, and the others were only somewhat less useless. They were so noncommittal and equivocal as to be no help at all in making a decision. and quot;Cracks in wall.and quot; and quot;Roof showing some wear.and quot; Pardon me, but no sh__ Sherlock!!!! Even I can see that, and what house doesn't? What I'm paying you for is to tell me what that means for me; what might I need to do about it; should it be a concern or not? Terry spent hours at the inspection and then produced literally a 100+ page report on what he found. He explained everything in detail and even had links to other relevant info on the web. It was long, but well organized like an and quot;Inspections for Dummies,and quot; so you could skim and jump to parts of most interest. Let me say my bottom line here and then repeat it later: You want an inspector that the realtors don't like, and... Realtors don't like Terry. He'll tell you that himself. The last thing you want to do is hire an inspector recommended by or on some list from the realtors. I can tell you from experience, and you know this already from your own common sense, that the realtors don't want you to use an inspector that would EVER and quot;kill the deal,and quot; as I've heard multiple realtors say. They just want the sale to go through smoothly... that's where all their incentive is. and quot;Kill the deal?and quot; ??? You mean, like, tell me something's wrong with the property? I don't know about you... but that's why I was hiring an inspector in the first place... to tell me honestly and plainly if anything was wrong with the property. You see, realtors in my experience don't want that. I know that because they told me so. Each one I've had, from their own mouths. Sure, they use their own words, but when I translate it like above, all I get back is stuttering. There's no other way to interpret it, and they just drop it and try to move on. Terry helped save me from buying a house where I now have heard that the new owners are miserable with repairs. They like where they live... but yes, they have found a lot of and quot;unexpected out of pocket expenses.and quot; So Terry and quot;killed that dealand quot; for me, and the realtors rolled their eyes. Literally... that's not a figure of speech here. So will he scare you out of buying any home you look at? I can happily tell you that 'm now living in the next home I hired him to inspect. So much for killing the deal. Did he find things wrong with the place? Absolutely... and yes, I'm practical and understand that every home you look at is going to have issues. It's just that this one didn't have any major flaws. The first one had a chimney that needed to be replaced (~$15k), a side-vented boiler that violated code the way it was installed (meh, only ~$2k), and the piece de resistance was a septic at the end of it's useful life and showing some signs of failure (~$25-35k). Why so much for the septic you gasp? He also identified a problem with setbacks from wetlands. I couldn't just replace the septic and quot;in placeand quot;... it had to be a special septic now in a smaller space. These are the things the realtors and sellers thought Terry was just being and quot;sensationalistand quot; about. Well, you can decide for yourself who you agree with. Are these things you'd want to know about, things that might and quot;kill the deal?and quot; (By the way, I still wanted to buy that house - the seller simply refused to concede anything. So how is that Terry's fault?) In the end, I wasn't happy with the things he found wrong with my new house either. Who would be? It's tough to hear, but those things didn't stop me from buying it - I'm living in it now. And he was right to point them out. And what the realtors don't seem to realize is I'm much happier... with living in a house with NO surprises... with Terry's services... and consequently with their services too! Show me a homeowner unhappy with their home, and unhappy with any surprise expenses that came up after the sale, and I'll show you someone who won't recommend their realtor again... any realtor will tell you that. Sorry this was so long, but you can see it's been challenging to say the least - I'd say to and quot;buy newand quot; but I know from so many people that there are just as many if not more problems in that regard. At least a prior construction has many of the major kinks worked out, that's advice you can Google to confirm. And as I said, in the end, I've literally never had better money spent (healthcare aside!) So yes, I recommend you hire Terry. His use of thermography is another HUGE benefit... I don't want to exaggerate, but the quickest summary is that he can basically see through walls. Please Google for more as I'm sure Terry would pooh pooh that description if you asked him, but that's the fastest way to say it and this is already long in the tooth. And now let me repeat my bottom line: You want to hire an inspector that the realtors don't recommend. Realtors don't especially like Terry. 'Cause he'll tell you everything you need to know... and therefore, you'll rest assured that you actually got what you paid for and more.

Terry arrived, walked us through, it took almost three hours, he was very through. About 36 hours later we received the inspection report, it was 102 pages, all of it very useful.
Description of Work: Terry did a wonderful job taking the time to explain everything to my husband and I. He even took the time to take my four year old out to the playhouse and "inspect" that as well. We were all very impressed with his work, and will suggest him many more times. Our realtor also wanted his number to suggest him again to clients.

Terry is absolutely fantastic - he was there before we got to the property, inspecting the outside. He was very thorough, finding many things that an inspector for a previous offeror had missed. I would recommend him to anyone - took the time to really explain all of the th ings he was looking for, what was a big deal and what wasn't. Our agent and the seller's agent both asked for his card...very fair price for the service offered, and very responsive re: questions after the fact.

Terry did a great job! This situation was a short sale, and he uncovered many areas of real concern that will involve expensive resolutions. We needed this level of detail to allow us to make informed decisions on whether we continue with the short sale process or withdraw our offer. I would definitely recommend Terry. It went very well; above expectations.
Description of Work: Terry was fantastic. I was panicking when trying to find a home inspector to come in ASAP following July 4th, 2012 (which was on a Wednesday), and the majority of home inspectors that I called had no availability until the following week. Terry was able to fit me into a cancelled appointment on that Thursday, and was able to re-schedule last minute to Sunday. He arrived over 15 minutes before the scheduled time and had already begun looking around the building and taking photographs. During the inspection he provided valuable feedback, and following the inspection, the inspection report provided lots of useful information including what one can typically expect, what typical maintenance is, and how everything works. The report also included a lot of information about where to go for more information. I would absolutely hire Terry to perform another inspection for me should the need arise.

Terry was very professional, friendly, punctual, and answered all of our concerns. He arrived early and started to review the home's exterior before we arrived on time. He was thorough when explaining parts of the inspection, such as the heating system. In the report the photos he provided for each finding helped to remind us of the things we discussed. Plus there was additional information for reference for the item being reviewed. For example a full diagram of an oil furnace with all the proper components. After we received the inspection report, we had lingering questions and he was still friendly responsive.

Terry was able to perform an inspection for me despite the small window of time. He was polite and professional. He also uses a infrared gun to look for poorly insulated areas of the home. My only gripe with Terry is his failure to identify a leak that was coming from the roof. I didn't know about until I bought the house and my contractor told me about it. He spotted it in a few minutes. I am disappointed that Terry, being a home inspector, could not identify this leak and inform me before I purchased the house. That would have saved me thousands.

I realize this is late but I thought I should respond anyway. I was not contacted by my client about this issue so I did not realize his concern or that it was even here. In the report I documented evidence with pictures of leakage both inside and outside the home (It was not raining at time of inspection and all stains were dry. I use a thermal imaging camera in combination with moisture meters to confirm this). I recommended a on roof inspection by a roofing contractor because of the evidence of prior leakage/ice dams and also because there were areas that were not visible. I further stated the roof is nearing the end of its life and replacement is recommended. I understand it is frustrating to spend money on things like a roof but the concerns were well documented in the report along with recommendations. If people do not follow through with recommendations unfortunately there is really nothing else I can do. My goal on any inspection is provide as much information as possible. I do not know everything or claim to be perfect. In this case though the issues and concerns were documented.

Terry was early to the inspection (which is usually the case for inspections, inspectors usually go over the outside first). He took his time to explain everything in detail. We heading inside and went through the house and looked into every room. He spent a good amount of time in the basement examining the electric and heating. From there we went upstairs and investigated all of the rooms. Once he was finished with all of the rooms, he took out his Fluke camera and looked at the house. He uses the Fluke camera to see how the insulation and even the pipes in the walls were doing. I would recommend Terry for any of his services in the future.
Description of Work: Terry provided a great home inspection. His knowledge and explanations of the home as the inspection was going on was great. The report was very informative and the service was top notch. I would definitely use Terry again for any of the services he provides.

I called Seacoast as I needed a home inspection on a Saturday and they are one of the only inspection companies who work on the weekends. I also was extremely impressed with their website and ovbiously the reviews on Angie's List helped make this decision easier. I was thrilled when he called back and confirmed that he had an opening to do our inspection! Terry was punctual and extremely thorough. By reading other reviews I was prepared for the roughly 4 hours he spent going through the house. The thermal imaging device is especially impressive. Terry began the inspection by observing the exterior and taking extensive pictures (which he used in the over 90 page inspection report). During the exterior inspection he noted areas which were of concern or not to current code, but he made sure to reassure us that due to the age of the home these areas are typical. He continued on into the basement which is unfinished so he was able to observe some more areas of concern, but again, typical to the age of the home (over 40 years old). He inspected the main living areas of the home and then proceeded to the attic - this is where we found a serious problem. The attic ceiling was painted which indicated to Terry that mold remediation had been done. This was not disclosed by the seller, which caused us much anxiety. I also purchased a radon test (the tubes, not the electronic one) which Terry placed in the basement. We received our extensive inspection report one day after the inspection and it was amazing ~ 96 pages! It is a perfect 'to-do' list of major and minor improvements we need to do, some are more pressing than others - i.e. attic insulation and ventilation to prevent the mold from returning etc. All in all, Terry was an absolute dream to work with and I immediately hired him to do a pre-home inspection on our current house which is on the market. I have also referred him to everyone I know who is in the market for a home.

Terry arrived before we did and had already set up a ladder to the roof. He came to greet us and walked around the house explaining the things he had discovered. Terry took the time to go into every space of the house (roof, attic, basement, underneath the porch, etc). He walked around with his trade tools, a thermal camera which he used to show us hot/cold spots, and a digital camera. I am sure the real estate agents did not expect the inspection to take the three hours that it did, but we as the potential buyers were happy that Terry took the time to go over all the details we had clearly not seen before. We received a 90-page PDF report the next day which had even more information than what we had learned during the inspection. I would recommend Terry to everyone who wants a thorough, unbiased, fair-priced home inspection. We probably won't buy this house because the costs of repairs far exceed our budget. We could not be any happier with our home inspector. Will use Terry again for our next potential house. Go with Seacoast Inspections, you will not regret it!

Terry was great. He was on time, professional, friendly and extremely knowledgeable. He was very thorough and took the time to make sure we understood every aspect of the inspection of our new home, and the importance and priorities of all the issues he found. We decided to go through with the sale despite some major issues that i'm sure some others would not be willing to accept. The 90 plus page document we received the next day was exactly what we were hoping for being first time home buyers and new to just about everything in there. We will definitly consult that report for years to come on all of our home improvement projects. I would definitely recommend Seacoast Inspections to anyone.

Terry was excellent and this was the 2nd time I have used him for a home inspection. He was available on short notice and was very quickly able to schedule. He is extremely thorough and does not leave any areas overlooked. He even climbed over a large A/C unit in the attic in order to see the other side of the space and inspect. It was not easy but he went the extra mile to ensure he covered everything. He also uses infrared technology to help point out energy losses and gives advice on how to make things better and more efficient. After a 3+hr long inspection I felt very comfortable that I knew all the issues with the home in order to make an informed purchase. He takes the time to go over everything and answer any questions. He will even go back over something again if you want more detail. The report Terry provides is very detailed with pictures of any issues and explanations of how things should work and any recommendations. Terry also uses a Radon monitor for a quick reliable reading. He gives you a printout after 48hrs of monitoring that includes all of the data and the average radon level. Very useful. Overall, the service and value are top notch. I highly recommend Terry for anyone looking to do a home inspection. This was my second time and could not be happier!

Terry arrived on time. We started by going through the house floor by floor. He was extremely thorough. What I found best about Terry was that he was an educator. He explained almost everything and was very knowledgeable. We were moving into a new construction, so there weren't too many problems. So he focused his advice on what we should do when we move in and what things to watch out for and could cause trouble. I found him to be a tremendous resource. Another nice thing about Terry is that he has a infrared camera and analysis as a part of his inspection. This tool allows to detect potential problems with insulation and heat escape. His eventual report in the end was extremely useful and full of valuable information as we move-in. Its a document we will use over the years and not just one time during inspection. He also did a metered radon test for us and provided the data a few days later. My only complain about the whole experience was that we didn't really get a report explaining the data but received just the raw data. He had some useful information in the home inspection report about radon in general and how to interpret, but I would have liked some information on our specific report. Plus the radon detection devices show variation, I didn't quite understand what that meant. The radon test takes 48 hours, so you don't get the data till later after the home inspection. As the Radon test was $120-150, I would expect at least a quick call afterwards to explain the result to us and answer any questions or a short report just explaining the consequences of our specific measurements with recommendation. As he was so great one-on-one with us during the inspection, I guess it would have been nice to have the same for the radon report. It was a minor issue and maybe even not fair to expect it during a busy inspection season, but it would have been nice if he followed up the radon test. Overall he was excellent and I would definitely use him again without hesitation. Our relator was also equally impressed and plans to include him in his recommend inspectors list.
