I ended up going with another contractor, but Chris did show up, and was one of the few who provided a quote. It did take him a a bit longer to respond than he said it would, to the point where I wondered if he was just not going to bother, like so many others who came out. So I dinged his score a little. But the experience did make me realize that it takes a lot of time for guys like Chris to write up quotes, which takes away from their work and personal time. And it goes for nothing when they don't get the job. So I'm willing to cut him a little slack, and I will consider him in the future. He is clearly conscientious and by all accounts does good work. He stays pretty busy, that's for sure. So when s**t happens, it is going to affect his schedule. He's hardly the only contractor with that problem.

Chris was very quick to call me after contacting him through the Angie's list website. We made an appointment for him to come to the property and inspect the damage and provide an estimate. The work required removing the siding from the front of the garage to expose the wood, removing the garage door to gain access to the header beam, putting in a temporary wall while the damaged wood was replaced, and replacing the garage door and siding. Everything looks great and I'm happy with the work that was done.

Needless to say, I was not pleased with my experience and personally, I would look elsewhere for contracting services. I'm not going to use this forum to complain and bash Chris Manus or his crew because I don't believe that's the point. In all honesty, the quality of the work was fine as far as I could tell, but the communication and interactions were frustrating and unpleasant. The whole process took a long time to get done (some of which was not their fault due to a backorder), and for the most part, I felt like I was pretty far down their list of priorities and I had to keep calling/texting constantly to keep the process moving along. As a business that works directly with individual homeowners, I expected better customer service.

I was hired by this customer to install a new sliding glass door on the rear of his home.The scope included removing an old door unit from the home and installing the new door that was to be provided by the customer at his expense.I explained that his job was rather small and that he should use the opportunity to do a few more simple tasks to fully utilize the minimum job we would accept.In the first 8 hours of the job,we completed ALL the small items on his list.The next item was to install HIS door,that he did not even have onsite at the time.We went back and forth over brand names and types of doors to use,and he was adamant about using a PELLA brand door unit,that was special order only due to his door being a 5/0 slider.I PERSONALLY ordered the door with MY account and paid for the door MYSELF,and carried the balance the entire time.Please understand that was NOT part of my scope of work.The door was an 18 day wait while it was being made.Once I got the door ship date I contacted him and the VERY DAY it came in,We installed it and gave him an added bonus of a FREE screen door as well as came back after the fact to hang a set of blinds he purchased,again free of charge.No mention of these two things were in his report.I find it very sad to say the least that he can post a report here saying that we did not communicate well,when that is an absolute falsehood.In all honestly,his mood changed entirely because when we priced the job there was no alarm system installed on the home,and during our swap of the door unit,the magnet for the rear door sensor was damaged,and was not repairable(magnetic sensor was glued to the old door jamb and would not come off without destroying it).I made every effort to add another magnet to the door (again not in my scope of work)I respectfully asked him to have his alarm provider come out and replace the magnetic sensor and he said he would but I would have to pay 155$ for the magnet.I did not agree to pay for that because that was an outright attempt to down grade the balance owed.I contacted the alarm company myself and was told that they would come out free to service their equipment.I always try to make certain that customers dont get lost in the details,and this is a clear example of how something outside the scope of work can turn an otherwise flawless job into an unhappy customer.I would have been well within my rights to bill him for the trip charge as well as the screen door,but chose not to do so. He arrived promptly to the appointment to review the project. He requested I send him an email with my contact information and committed to getting me a quote for the work within a week. I never heard back from him following the appointment. I decided to contact him via email on July 8th to inquire why there was no follow up and whether or not he was interested in quoting the work. He replied the next day with a plan different than what we discussed in person. While he mentioned the possibility of alternate materials in our initial conversation, he didn't attempt to contact me via phone to discuss his suggested configuration or to discuss any other options that may better align with my vision for the porch. Had he provided better customer service and more timely follow up, I would have considered him for a large decking project later this year. However, I have decided to pursue another contractor for the work who has provided timely responsiveness thus far and has done a better job of communicating in person with me about alternatives and timelines.

I looked at the customers job,and at the first meeting I did give a verbal estimate and also made some suggestions as to how I personally would address some issues she had with some posts on the porch that were very twisted.I made mention that some of these posts would create a finished product that was less than ideal.The job consisted of adding an aluminum track and rail system and screening over that product.I showed her why the outside line of the porch would not be arrow straight because of the amount of twist in the main posts.I offered to add the cost of said repairs onto my estimate and quite honestly,I knew it was more than she wanted to spend based on her telling me her budget.I could not see spending the bulk of her budget on adding to an obvious problem that needed to be corrected beforehand. As a business owner,I have a responsibility to my customers as well as to myself to make known any issues that would prevent the customer from being happy in the end.This was clearly a case of having a limited understanding of what should be done and deciding not to do it. I understand the customer is unhappy with my not being very proactive about a written estimate being sent to her,but I honestly thought the verbal quote and the fact that we were over budget would eliminate us from the job. My job requires me to be a saleperson as well as a carpenter,and I always try not to be too pushy or aggressive when I price a job,but as seen here,that may not be the best case for everyone. Excellent, actually awesome and he went above my expectations. He was attentive, took charge and full responsibility, used quality sub contractors where needed and his crews were all excellent in their work product, he kept me fully informed with good and timely communications, his ability and knowledge of what was required was outstanding and he was a pleasure to work with from the beginning to the end. The dollar value received was very fair and in many cases his selection of sub contractors saved money with the outcome being first rate. Description of Work: My Commerical Building and Warehouse Facility located in the trendy "NoDa" area of Charlotte was under contract to be sold and I needed a "well rounded" contractor to take the repairs and rennovation inspecton report of the Buyer and handle bringing all of the deficiencies and upgrades into a good state of repair and condition. The building was built in the 1920s and my company had operated from that location since I purchased the properties in 1976. Gary Manus is, without a doubt, the most honorable, easy-to-deal-with builder we have ever met. Quality of workmanship is excellent and the price was very reasonable. Gary has built complete houses and handled the whole permitting and inspection side for us. He is clearly very experienced and what he doesn't know probably isn't worth knowing. We were also very happy with the scheduling and the flexibility to make adjustments here and there as we went along. Gary also helped us tremendously with some HOA issues, which was not expected but was very much appreciated. Will not hesitate to call Gary next time we have construction needs.
Description of Work: 24ft x 26ft two car garage, single story, 12ft ceiling, two windows, door, new garage door and opener, concrete slab.
This project was extensive so my husband and I had quite a bit of contact with Chris, the owner. This contact really added to the overall satisfaction with the work. Chris is a very polite, pleasant, and service oriented. He always listened to any concern, worked hard to ensure the work was completed per specifications, and gave extras when possible. After spending several weeks with contractors, personalities become part of the job and it was so important to have contact with a business owner who seems to care. My husband and I both work full time as professionals, so we were not always present, but when we were, all the other workers were also courteous. There were some obstacles with workers, and timelines, as to be expected with any job, but Chris handled each and every situation appropriately. We had a few communication challenges, in relation to places of purchase, but in the end, the outcome was satisfactory and we both learned to give, and get, much more detail prior to making decisions. The project took a little longer than we expected but the results were well worth it. I would certainly recommend using Manus contracting because they produce excellent quality, they are flexible, and provide outstanding customer service. I suggest communicating clearly to share any desires up front as it may pertain to anything. Since this is a smaller, but well-established company, there is not a complex contract so you may need to have more verbal communication with understanding prior to starting the project. However, ultimately, I had several quotes, prior to choosing Manus and I am very happy with my choice. The pricing seems fair with a modest profit margin, the work really is exceptional, and the process was overall a pleasant experience. We are planning to use them again for a carpentry project. Description of Work: Our master bath was remodeled completely. Our shower insert was removed and replaced with a glass tile, semi-frameless shower, our bathtub frame was tiled, our floor was re-tiled, our bathroom was painted, and our mirrors, lights, and plumbing fixtures were all replaced. The final product is gorgeous. I hope a picture appears since this is a very unique, beautiful, and detailed project and will promote bathroom re-modeling with this contractor.

Chris Manus was prompt with his estimate. Started the job immediately. The molding was put up and painted very swiftly and beautifly done. The employees were very pleasant and hard workers. The doors gave Chris a hard time because of the cold temperatures outside. When they dried the clear coat fogged a bit. Chris promptly called me and expressed his dissatisfaction and requested additional time. Very honorable business man. They came back and stripped the doors completely. Stained and Sealed when the temperature was right. I must say...They look incredible!! My husband comments how great they look every time he come through them. The Hoefl's are very pleased with Manus! I look forward to finishing all my projects with Chris. I very much recommend this company!!!

I initially made contact with Chris on March 5, last month, email and phone conversation. We then traded additional emails on March 6, and set up an appointment for Friday March 8th at 11:00am. Well Friday rolls around and I received a text from Chris stating he was having brake issues with his vehicle. Whatever, I suppose anything can happen but this was a red flag, set a new appointment for Monday March 10th also at 11:00am. Well Monday at 11:00 rolls around and I'm standing in my living room waiting, and waiting and waiting. Finally its noon and I'm still standing in my living room like an idiot waiting for this guy an hour later with no call, text or email letting me know he's either already late, not coming or surrounded by an unruly mob of Dillworth pre-schoolers. Don't make appointments you can't keep. Pathetic...to this day I still wonder whatever happened to Chris Manus. Perhaps he'll be the next subject of an award winning documentary, like "Searching for Sugarman," It would be "Waiting for Repairman"

The customer is correct on the key point of his report.I certainly did set up one appointment with him.As I left home that morning,I had discovered that my rear brake pad had completely separated and was making a terrible grinding noise.I did immediately call the customer and told him of the issue and asked to reschedule.I could tell by his response he was frustrated and said he would get back to me with a time to reschedule.I thought no more of it and chalked it up to a lost opportunity on my part.The customer did not contact me again after that and I honestly did not try to reach out to him based upon his reaction.I am sorry that he was not treated like he should have been.Service providers on Angies List are real people,and we have challenges of daily life to deal with also.It is amazing how people will gladly accept free estimates,allow us to present drawings,scope of work sheets,and pricing only to never take a second to respond ,but will go out of their way to sit down and bash someone for missing an appointment,even with a legitimate explanation.I again am sorry the customer did not get what he thought was fair treatment.

A leaking shower led us to having a complete replacement so we opted to have a tiled enclosed shower with frame-less glass door, this in turn led to new counter tops and replacing splash back around the tub. When we contacted Gary he arrived promptly and was very helpful with ideas and recommending various suppliers, his was very competitively priced and was very willing to work with our schedule. Following an accidental flooding, which was not Gary's fault, he was very helpful and provided all the necessary contractors to put everything right mostly at his own expense. Everything came in at or under budget and Gary was more than willing to deal with any changes that we made along the way. We have worked with him over a period of five of months and and during that time they have been very flexible, and attentive ensuring that all work was completed to a high standard, I love my bathroom and the re-finished floors are beautiful.I would definitely recommend Gary for any remodeling work that you need.

My husband and I had recently purchased a home, and I wanted a couple changes before moving in. I called Chris and requested he convert a loft space into a bedroom and a bedroom into a game room. I asked him to complete the job within a week and a half. Due to unavoidable circumstances and me being out of the country, the project got started a little later than expected, so it wasn't complete when hoped. However, this was not at all his fault, just bad timing all around with several things. However, he did understand my urgency and made sure to complete the job as quickly as possible. Not only did Chris gave me the best price, he did exactly as I requested. All the workers who came to my house were very courteous and efficient, and Chris continuously kept me updated on the status of things. I love the work that was done and had a really great experience with Chris. I highly recommend him.

Chris was very responsive to our phone calls, texts and emails. He was very prompt, polite and pleasant. This is a very nice family owned business and you will not be disappointed with the work that they perform. The mold is completely gone from our garage and work shed. The pergola is absolutely beautiful and smells great, as it was built with cedar. The gate has been a huge help with our dogs and it matches our neighbors so the look is very streamlined. They completed everything in less than a week. I wanted to attach a picture to show how beautiful the pergola is, but I do not see that option here. We are very excited about planting some honeysuckle and wisteria this spring.

Chris and his team performed the following tasks: Built a 16 x 16 Pergola over our patio Built an arbor over our garage for vines to hold onto Removed the mold from the garage and work shed Installed 3 vents (2 in garage, 1 in work shed) Put a fence/gate across the driveway using white PVC material (10' of fence, 2 - 5' gates)
Gary Manus provided a comprehensive and competitively priced proposal for the garage that covered my requirements. Communication with the builder was excellent, questions were answered quickly, even on the weekend and all requested information was provided. The construction of the garage was done in a relatively short period of time and without delays, in-spite of the winter weather and holiday season. Any issues or change requests were resolved quickly and a in cooperative manner. The invoicing schedule was reasonable with 12k upfront and the remainder after completion. The B for quality should not be read as there being any real quality problems. As the scale says the quality of the work is good, but to be excellent (=A) the attention to detail in some areas was missing. The only unpleasant surprise was the need to add the covered walkway for 3k which officially turned the detached into an attached garage, which was the only way to have a garage of this size built in Rock Hill. Gary Manus was not aware of these city of Rock Hill specific size restrictions for detached buildings and the initially not planned walkway increased the budget beyond what I had originally planned.

I submitted an email inquiry to Manus via Angie's List based on the reviews here and Chris returned my call within 10 minutes! It was a good start, given that was the quickest any of the companies I've attempted to contact via Angie's List have responded. I briefly described what I was hoping to do to Chris and we set a date and time to meet. Chris showed up while I was finishing with another contractor and was very understanding and patient. Manus Contracting was the 5th company I had brought in to provide an estimate on removing walls in a dated, 1960's split level home as well as to make it livable again for myself and children. I had been renting the home for 3 years and a very unexpected personal event left us needing to move back in to the house. I walked Chris through the house and showed him what I was envisioning as well as showed him some of the items that were very much in need of repair. I had been getting quotes from individuals for specific repairs but Chris was qualified to perform all of the work that I needed. I immediately felt comfortable with Chris and appreciated that he wasn't doing a "hard sell" like the other companies that I had brought in. When I told Chris how much money I had to do the work, he was able to get creative and figure out how to get EVERYTHING on my wish list done! Now, Chris had to be patient because I had renters in the house still and wasn't sure when they would be able to move out and he would be able to start the work. He was so understanding and kept in great touch via text and email. Once I knew when the renters would be leaving, I immediately got in touch with Chris and let him know when I wanted him to start the work. He reconfirmed the original bid and we did a "hand shake on it" so he could get me in to his schedule. Unfortunately during the month or so that passed, another unfortunate personal event happened and I found myself with not as much cash to do all the repairs as I had originally thought I would have. It's been a very tough time for me and Chris knew how much I wanted the house to feel like "home" again when the kids and I moved back in. He made some suggestions on how he could accomplish a lot of the original work with removing some things that could wait until my financial situation improved. Every time I contacted Chris, I was relieved. He is always responsive, kind and honest. I needed that in my life at that time and just knew I had selected the right company to do this work for us. If you are looking for a large company with a lot of employees and overhead, you won't find that here. I didn't want that (especially after getting bids from them!) because I just wanted quality work at a reasonable price by someone who was qualified to do it - that is Chris and his company. There are always negative reviews and people who are going to nit-pick every little thing and I'm so glad I overlooked those petty reviews and contacted Chris. They are currently tearing down the walls and the kids and I couldn't be more excited to watch the progress. Chris knows we are in a temporary apartment and is doing everything he can to get us "home" sooner rather than later. I will update this review with before and after pictures once he is done with the complete job. I want you to see the transformation for yourself! I know that owning a home built in 1960 will lead to a continuous relationship with Chris and he knows that is well - it's a win/win for both of us. If you contact Chris, make sure you don't need him before my house is ready! :)

Chris was great to work with through the entire project. His price was very competitive. He kept the project on budget. He always responded to my questions very quickly and was easy to reach by phone and text. He was very helpful, especially in some design areas where I didn't know which way to go, Chris was able to help me make this rental unit "current". I am planning to work with him on another project. He really went above and beyond.

Description of Work: This is the second time I hired Chris and his team. I had a leak from a second floor bathroom in to the first floor study. His team came in and thoroughly inspected and provided all services needed to get the issue repaired to completion. Inspection of all plumbing , drywall replacement and painting. Bathroom floor replacement.
I used Manus Contracting, Inc. to remodel my kitchen about two years ago. The job was complicated by water damage that we didn't even know was there!! I was SO IMPRESSED, on EVERY level, that when it came time to remodel the storage building/garage, that I automatically turned to Mr. Manus for his services once again! And I was SO glad I did!! There is an easy way to sum up the work on this particular job. It comes down to these basic issues: Cost, Reliability, and Quality! First, his quote was far below what we had been told it would cost us to restore this structure. Also, he was ALWAYS there when he said he would be. He could be counted on to be on the jobsite EVERY time he said he would be there. And lastly, the work that was done is NOTHING SHORT OF SUPERB!!! That building now will last INDEFINITELY thanks to the hard work and great quality he and his crew put into it. We had HIGH expectations....and Mr. Manus went FAR beyond what we'd ever hoped for!! As a result, I retained his services to help me get my rental properties back up to speed. This is no easy decision...usually...because this rental property makes up a large portion of my monthly income! But KNOWING that Mr. Manus would be handling ANY issues I had, set my mind at ease!! Since then, he has performed NUMEROUS jobs of ALL types and again, ALL I CAN SAY IS THAT THE WORK IS....SUPERB!!! And his reliability and cost effectiveness are the BEST!!! In closing, I could NOT be happier with ALL the work that Manus Contracting, Inc. has done for me, both here at my home and also the rental properties!!!
Description of Work: The first service was the remodeling of a storage building/garage that was in very poor shape from years of exposure to weather and simply the element of time. Services including the reinforcement of load bearing members, the installation of new siding, remodeling the building to make it more efficient and the installation of new windows. Secondly, I own approximately 7 acres of commercial property that have 15 different rental structures upon them. The services provided on this commercial property span from remodeling entire buildings, inside and out, to repair work on the structures, and almost every category that Angies List allowed me to list for Manus Contracting, Inc. Let it be known that many of these structures had not received any type of repairs in years, which is why it is almost impossible to list ALL the improvements made!
