I live in a 45 year old house in Waxhaw, and it has a lot of problems. A few years ago I had ground water problems and needed a letter for the insurance company to state that the issues had been corrected. Chris Manus was quick to respond to my inquiry, came out when he said he would, and did the letter for me. Recently, it became clear that the time had come to fix some foundation problems as the floors in the home were sagging. Chris gave me a competitive estimate and was able to start the job quite quickly. They pulled lines in the basement to determine the extent of the sag, and ordered material in. The masons come soon after and built new cinderblock footings, then the joists were raised to level everything. All communication was clear, quick and he kept me updated on what was happening. While working in the crawlspace, he told us that there was a mold issue, and for just the cost of the chemicals needed to spray it, took care of that as well. We are happy with everything that he has done. Currently we are working on several other things that we need; an outside retaining wall repaired, insulation replacement in the crawlspace, and a bathroom remodel (or two). Chris is working diligently to try to keep these estimates within our budget and we wouldn't consider having anyone else do the work. I would highly recommend him to anyone needing work done on their home. He is professional, courteous, and responsive.

We met with Chris Manus in the mid August 2014. Our initial impressions were favorable and he was inline with other quotes we got. We decided to hire him based on two things - his eye for detail, as he pointed out several things in our current kitchen that he would never have done and the fact that was finishing a job in our neighborhood and wanted to start our project right after that. We took that to mean that we would be under construction in 2-3 weeks and finished by Thanksgiving. He asked for a depost to "hold our sport" and we paid a 50% deposit on August 18th. Right away, we started to run into problems. Chris would blame the cabinet maker for being short staffed and there were at least 3 diiferent sets of drawings that came to us from the cabinet designer that didn't depict what we were trying to do. In November, shortly before Thanksgiving, I called Chris and told him we need to meet and to bring his checkbook, we wanted our deposit back. He explained that he had already put a depost down on the cabinets and we felt we were between a rock and a hard place. Chris continued to ask for our patience and felt we would be really happy with the quality of the cabinets at the end of the day, so we agreed to continue. After several phone calls to Chris, we finally got a cabinet delivery date in early DECEMBER! Then it got pushed back another week. Chris finally began the demolition of the kitchen on December 15th. However that took all of two days and then they worked another two days after that between the 15th and the 3rd of January. Basically, we had no kitchen for Christmas and New Years and plenty of days that went by with no work being done. In early January, they began to pick up the pace and there was good progress made thru much of January. As we began to near, what we thought was the end, his crew would show up every now and then to take care of "punch list" items. The eye for detail simply wasn't there. While I was pleased with the quality of the cabinets, the installation was mediocre at best. Cabinet doors weren't lined up correctly, one was actually hung upside down. At one point, we had a punch list of 20 items that needed his attention. Our expectation was that we wouldn't have to point these issues out to him. I should point out that this wasn't our first kitchen remodel and in our previous experience, we didn't have to tell the contractor that cabinets weren't straight or light boxes were crooked. We had talked about installing undercabinet lighting. They showed up with a light that look like what you would put in your garage. Then we "upgraded" to puck lighting, but then had to tell him we wanted a finished look under the bottom of the cabinet and not to just have the puck hanging out, another upgrade. There were just too many items like that are causing us to write this review. As of this date, 4/8/15, we still have 4-5 items that he told us he would take care of - 1) Installing of window crankout handles 2) Finishing of the dishwasher installation 3) Straightening of a switch plate 4) Staining of floor vents 5) Adjusting of some cabinets that still aren't straight After several texts/emails last week, he was going to show up last Thursday to finish these items. He never showed, never called. After another text over the weekend, he was going to have someone show up on Tuesday. His crew showed up without any idea of what needed to be done, without the window handles that were supposedly ordered months ago. I called him last night and asked that he return my call - no call back. I was calling him to tell him to not bother showing up and that we would take care of what's left. I could go on and on about what went wrong with this project and am only hitting on the highlights. A fairly simple project that should have taken 8 weeks max, went on for over 6 months. Chris has VERY POOR communication skills and has all the excuses you can think of - we felt like we got toally strung along by him. He is very good about asking for money and shows up on time to get paid. I can't tell you how disappointed we are in that we chose him and would really caution anyone else from using his services.

Contract was signed Oct. 15 2014, to be completed in 90 days. Finish was Feb.10 2015. Slight delays with weather and holidays. I was kept aware of all schedules. The builder used subcontractors. All were very professional and friendly. The work was well done. I was guided thru the process of a new construction with patients and reassurance. The construction consisted of demolition and removal of the old garage. The ground was built up and prepared for a concrete slab, The framing and roughed in plumbing and electric were done within a week. Gary the GC made sure the property looked neat and clean after construction. It was a very smooth build.

Since this home is in historic Plaza Midwood he personally went to CHC meetings to get approval for remodeling changes. This and handling inspectors was the most difficult part of this project. Aside from that the remodeling went well. The original flooring could not be saved so we added the same stained flooring over it and it looks spectacular. The new fireplace looks like it has been there forever and can heat the entire house. The craftsman trim and historic elements were all his design. The colors of the rooms and the period doors really stand out. He was involved in every aspect from plan and design to choosing tile and cabinetry. The best part of this flip was that HGTV chose this house to feature in a show they are airing in the fall! We only put the house on the market last week! One of Chris's many strengths is that he keeps all of the details in perspective. He explained things to us so that we could understand and feel comfortable with the process. He is truly a very honest person and has repeatedly given us an amazing product at the best price possible. He has no hidden agenda and has been exemplary.
Description of Work: We wanted to try our hand at flipping a house. Chris and his team joined ours in renovating a 1930s house in Plaza Midwood that was in poor shape inside and out. He had remodeled our master bath (now called our spa) and our kitchen (worthy of home and garden mag) so we wanted to continue working with him on this flip. We replaced siding with new cedar plank, upgraded exterior window trim, added period red oak flooring throughout, moved walls to enlarge and open kitchen, turned 3 bed/1 bath into 2 bed/2 bath with master walk in closet, Chris custom made the master bath cabinetry, updated laundry space, added coat closet, added fireplace, replaced hollow doors with period solid doors, added period trim, added period exterior stair railing, added concrete walk-ways, added cobbled concrete courtyard and cedar benches with trellis railing, and his crew assisted with planting and landscaping improvements.

I didn't end up getting the house, so no services were performed, but Chris Manus came out to discuss the scope and price to finish a partially-remodeled home in Belmont (a complete remodel of a 1500 sqft house including HVAC, electrical and plumbing.) He was very professional and helpful. His suggestions and ideas were in line with everything I wanted and he was helpful with deciding what's possible with a space. He did quote a price, but that was just a verbal estimation. However, it was very reasonable considering the amount of work. I will definitely be contacting him when I get my next project!

After my previous GC completely dropped the ball and got fired, I had to file claims to get my deposit refunded. I had to get 2 or 3 second opinion from qualified professionals. I contacted Chris as part of that process. Chris promptly followed up, set up the appointment to gauge the work and gave me the estimates in a timely fashion. All interactions were courteous and it was refreshing that someone in this industry was pleasant to deal with given my prior experiences. I hope to use Chris for future projects when I am ready to remodel.

Chris and his crew were very courteous, kept the dust down, cleaned up before leaving each day, and helped to make a very difficult remodeling job manageable. Since we had so much to change in our kitchen he made every attempt to help control costs to make our money go as far as possible. Our kitchen looks like a $100k+ kitchen which is an expectation in our Eastover neighborhood.
Description of Work: Removed an old 50's kitchen of a 1940's house including flooring, moved walls, lifted ceilings, assisted in design of new kitchen, closed and bricked up exterior doorway, created new exterior French doorway and transom, enlarged interior doorway and added transom, added island with prep sink, custom built hood over gas range, custom built corner cabinet to match new cabinetry, met us at tile shop to assist in backsplash design, met us at a granite warehouse so that we could hand pick our slabs (not from a small sample box), installed period style oak flooring, custom colour cabinets, seeded glass in cabinets and transom, and more. Chris personally managed all facets of the job in person.

Aside from weather delays, all deadlines have been met and we are actually AHEAD of schedule!!! We were set to be complete by February, but are looking to be moved in by mid January!! Manus Contracting kept up posted on every aspect of the home building process and we were able to drop in to check on the status at any time. We learned early on to let Manus Contracting be the professional that they are and not to compare them to what we see on HGTV. I was able to show them photos on Pinterest of ideas I liked which they in turn were able to create for me and the end result was even better! Being a Realtor I see a lot of homes and know of a lot of home builders, but I knew when I met Manus Contracting that they would be the best choice and would allow me to work one on one since this was a custom build and not a production home. Well he was asked to come and checked the crawl space because it seemed like a mold smell was occurring. 5 times he made he said he was coming and NEVER showed !!!! And has since refused to answer his phone. STAY FAR AWAY FROM THIS GUY !!!!
Description of Work: As stated in earlier review, Chris helped redo my bathrooms.Since I was in a rush I was ok with paying a little higher. I also asked him to do a few other items , one being treat the crawl space for mold just in case . All of the work was guaranteed for one year.

I was contacted by the members realtor,as she now lives out of state,and asked to come out and investigate a "moldy smell". I was not able to make our first appointment,and the second appointment I sent my team to investigate the crawlspace and I found it to be completely dry and no sign of any new issues were present. I spoke directly to her realtors assistant the day of our appointment and indicated that I would send the guys and I did exactly that. My warranty is valid to the original customer only,but I still came out and again,noticed nothing new. The home is vacant and it certainly had an old house smell to it and needs to have a thorough cleaning and the HVAC system needs to be running to help evacuate the odors from its vacancy. There were only two meetings scheduled,not 5 as she wrote here,and I was present for the second day. One can certainly read into the spelling/wording in her report to gain insight into her position. The scope of the work involves restoration of my parents house, approximately 2000 sq. feet, which has been unoccupied for approximately 10 years. The major portions of the work to be performed includes flooring replacement in all rooms (except 1 room), painting the entire interior of the home and portions of the exterior, moisture damage repair in a laundry room, soffit and facia rot around portions of the exterior, window replacements throughout (23 total), kitchen cabinet door and counter top replacements along with other a number of other miscellaneous tasks. To date, no work has been started. So, I'm primarily writing this review at this time to state how impressed and happy I have been with Chris so far in our phone, email, texts and face-to-face communications, and his willingness to hammer out a work scope and costs within my budget. He has been a true professional in all of our exchanges and he's bent over backwards to work with me to hash out a way to get the major work needed within an acceptable budget and to the quality level I'm expecting.
Description of Work: To date, the contractor (Chris Manus) has only met with me to determine the full scope of the project and determine an acceptable project cost estimate within my budget. We have met approximately 5-6 times to work out the details and fine tune the cost estimates of the work to be performed. We jointly signed the contract on 10/20/2014.

The contract was signed in January, the check was cashed in early April, and the drywall work in the garage was done in May. That simple garage project took almost three weeks as Chris' painting sub no-showed several times, leaving me waiting on every occasion. Chris apologized every time his sub no-showed and offered the excuse that he had no control over his subs. In the meantime, Chris informed me that he had received a very high quote from his vendor for the cabinets. I had assumed that Chris had priced the cabinets before he quoted the project as he had been given detailed drawings from my designer. Otherwise, what was the point of the quote? We were already months delayed. I had invested a lot of time on meetings and follow up with his designer. Chris did not offer to return the deposit, however, he did assure me that all would work out. He urged me to trust him. I gave him the benefit of the doubt. Long story short, by May, Chris found another supplier, KITH, that could provide the cabinets at a price he could live with. Instead of plywood, the cabinets would be particle board. I was assured that the cabinets would be of good quality. The samples I saw in the showroom seemed okay, but I?m not a kitchen contractor and so, placed my trust in Chris. Those cabinets turned out to be inexpensive builder's grade stock cabinets. I agreed to not renovate the powder room and to use Ikea cabinets in the laundry room to avoid overruns on the budget. The cabinets were ordered in late June with a 4 week lead time. We scheduled a start date for early August to finish by mid-late September. I followed up with Chris in mid-July to confirm, only to learn that the project would need to be pushed back due to delays with the cabinets. I was recently told by the cabinet supplier that there had not been any delay on the cabinets. I let that slide as it was past history. All I wanted was to have the kitchen finished. However, the delay coincides neatly with a recently posted review of a much smaller job that started at the same time mine should have. My long-delayed project finally started on September 9, a Tuesday. On that morning, Chris stopped by for about an hour to introduce his subs, give them instructions, etc. Both subs were great guys ? smart, focused, and handy with tools. One was a tile contractor, the other had varied experience. Neither had the extensive cabinet installation experience I expected when I hired Chris. I had specifically asked Chris at our first meeting whether he used subs and was told that he or his dad, an experienced builder, would be working on my project. Chris informed me when the work started that he had never claimed his father would be involved. Chris was not on site except for an occasional visit. He did not work on the project at all during the first three weeks. The two subs removed the existing cabinets, piling them in my garage and driveway as there was no dumpster. The dumpster, which should have been delivered the prior week, or by Monday at the latest, didn?t arrive until late Wednesday afternoon, after the new cabinets arrived. Chris apologized and stated that he had no control over the dumpster delivery. Industry standard sequencing of the project called for messy tasks to be completed prior to delivery/installation of the cabinets to limit damage to the cabinets. So, these items should have been addressed first: - Removal of existing sink window; framing and installation of new, larger window - Rough in for electrical, HVAC, plumbing. - Removal of wallpaper and repair of drywall. However, the cabinets were delivered and installed first. Delivery/installation of the cabinets triggered a payment of an additional $16K, per the contract. The cabinets were not covered to protect them during work on the walls and are now covered in a layer of drywall dust. Chris did share with me the invoice from the vendor. However, the $27K price was clearly labelled "client price." "Client price" was not what he paid as that figure included his mark-up. The cabinets turned out to be inexpensive builder's grade stock cabinets and of poor quality. The particle board was not a good grade. Sawdust in frames had not been removed, but merely painted over. All trays were misaligned at the joints. One cabinet was cracked down one side, and had been repaired with staples. Nail tips protruded into the interiors in nearly all cabinets. As the cabinets were stock sizes, and no one had checked the measurements, one unit had an opening that was the wrong size for the space. There were so many issues that I wondered if we'd been sent factory seconds. (see pictures below) Chris had the supplier and manufacturer?s rep visit to inspect the cabinets. They apologized and offered to replace a defective unit and some doors. There was talk of further discounts for Chris on the price. Cabinet replacement meant a delay of two weeks. I wasn?t thrilled as these were clearly cheap cabinets and while doors could be replaced, I had serious doubts about the durability of the cabinet boxes. However, Chris assured me that they would be rock solid by the time he finished installing them. I was also concerned about the overall look of the cabinets as they were obviously cheap cabinets. Chris repeatedly assured me that everything would look wonderful by the time he was done. My husband wanted to call an attorney but I convinced him to give Chris the benefit of the doubt and time to rectify the problems. Even though the cabinet installation was delayed while waiting for a replacement for one cabinet and the delivery of two spice racks, there were several other major tasks that could have been accomplished in the meantime. The units to hold my oven and microwave, and range top all required work to make the stock cabinets fit the appliances. The subs did not have the experience to perform that task, so they tentatively started on the laundry room but were on site only sporadically. When questioned about the spotty work schedule, Chris replied, once again, that they were subs, and he had no control over them. As mentioned previously, I discovered to my dismay that, even though my project start date had been scheduled since July, the subs had only been hired two days prior. Naturally, they had prior commitments to honor. They stopped work on my project completely after the second week. They told me they had no idea when, or if, they would be back. The painting sub finished removing wallpaper and Chris? drywall sub spent a few days patching drywall. There were multiple tasks that needed completion that did not depend on the cabinets, but none were performed. Then all work stopped. Chris provided no information about the schedule going forward. My project was in limbo. I met with him one last time to try to get this project back on track. The result is noted in the section above.
Description of Work: <<< The project is not complete. Please see pictures below. >>> Note: Manus Contracting, Inc. is not licensed in North Carolina. Chris Manus personally holds a GC license. Edited 2/12/15 - I learned today, that despite having been paid over $48K, Manus did not pay the drywall contractor, claiming that he did not receive sufficient payment from me to pay the contractor. When I first met Chris in January, 2014, I found him to be pleasant and professional. He seemed knowledgeable. He was very responsive to emails and seemed to be the perfect contractor. Thus, I hired Chris because I thought he was a good guy with the experience to complete my kitchen and do a great job. Unfortunately, Chris was not qualified to take on a complex project such as my kitchen reno. That has been the opinion of every contractor who has reviewed the work. The project wasn't just replacing cabinets, but involved changing the entire footprint of the kitchen, moving appliances and making changes to the exterior walls. As the problems piled up, Chris' interest in, and attention to, the project declined considerably. Edited March, 2015: It appears that he was building a house for someone while the delays on my project were piling up. He has one paid employee. He did not have the bandwidth to take on both projects. Read the other negative reviews; there is a pattern. We signed the contract in January. After lengthy delays, my project finally began on 9/9. It progressed in stops and spurts, but mostly stops. There was a problem with the cabinets but there were other tasks that could have been performed that were not dependent on the cabinets (window/door replacement, structural work on floor). The project start date had been set in July but the subs were only hired on 9/7, two days before my job started. They only worked sporadically on the kitchen due to prior commitments. They left on 9/23 to focus on their own projects. I had half installed cabinets, no workers scheduled, and Chris was supposed to leave for vacation on 10/3. The following is typical of the job overall with promises made, assurances given, minimal communication and no follow up. October 1: Met with Chris to discuss the situation. I expressed my concern, again, that there was little oversight of, or focus on, my project. I asked Chris to please provide me with some sort of plan or schedule for the work going forward. He informed me that he had cancelled his upcoming vacation. I was given the impression that the cancellation was due to my project. He stated that he would provide me with a schedule for the work to be completed. He emphatically assured me that my project would be made a priority and that I would be happy when everything was done. He informed me that he, and his assistant, Willy, would be at my house at 8:30 the following morning. Oct 2: At 8am, I received a text informing me that they would not be working that day as Chris' assistant had a family matter. I wondered why that meant Chris couldn't work, but I understood. Stuff happens. Oct 3: They installed some doors and end-panels. I breathed a sigh of relief and hoped for the best. Oct 4 & 5 - weekend Oct 6: No one showed up. At 10am, I texted Chris was told that they would be there Tuesday morning and would "push it hard". Oct 7: No one showed up. No courtesy text, just another no-show. I am well aware that almost every large project, especially construction jobs, will include surprises and delays. I went into the project prepared to be patient and flexible. Thus, I was patient and flexible when the original quote was made moot because Chris did not bother to price the cabinets before signing the contract. I was patient and flexible about the various postponements in my project. I was understanding about the pricey but poor quality cabinets. I was understanding when Chris announced that he would be away for a week in the middle of my project. I was understanding eventhough for the past month, I have not known on any given day whether anyone would show up at my house, and if so, who. Chris has stated in his comments that I am impossible to please and ignorant of the process. I have a knowledge of construction project management and was not seeing industry standard procedures. My questions clearly irritated Chris. So, I asked my interior designer, as well as my architect and her husband, a well-known and respected builder, to review the work. All were appalled and recommended contacting an attorney ASAP. Contractors who have visited to quote completion of the project have agreed. Scope: Gut renovation of kitchen, powder room, laundry room, including replacing existing sink window with larger window and refinishing floors. Reinforce kitchen floor to support new countertops. The member stated we were hired in January and after lengthy delays,we finally started her job,and that we should have known the price of the cabinets when we quoted her job. I certainly cannot look at a design,and give an accurate price for the cabinets without sending them to my supplier. Her original price was quoted at 64,750. When I received the cabinet quote based on her desired design,the price was well over 65,000.00 for the cabinets and countertops alone. This is a very large kitchen with each cabinet having roll out trays,all finished end panels,and most of the uppers were stacked units with glass front doors,simulated divided light style. The island was also a different custom color,and that further narrowed my vendor list. I also sent the design to a custom cabinet maker and his price was just shy of 105 k for cabinets alone. These findings had me go back to the member and offer her several solutions,which were 1) refund her deposit 2) increase her budget 3) scale back the work we needed to do. We agreed together,as she stated,to scale back the peripheral areas of the job to accommodate her budget limitations, And at this point we still had NOT deposited her check. We do not deposit clients checks until work starts on their respective jobs. I did find a cabinet supplier who was reasonable enough that we could place an order,and they are a well known product line,that are composite boxes,but with solid maple face frames,solid maple light rail,and doors. When the cabinets arrived,we did find several that were damaged either in transit by the delivery company,or at the cabinet factory themselves. I immediately called my salesman,and he set up a meeting with the cabinet company field representative,and they showed up the following Wednesday. They assured me and the client that her replacements were ordered,including the custom color cabinet for the island. I was also missing two pull out spice racks,that go on either side of the sink,that were missed on the order. These two components alone stopped further flow of the cabinet install,simply because we could not finalize the location of the range cabinet without knowing their exact dimensions and being able to rip the fillers needed that actually join the cabinets together. This prevented me from going to the next step of templating the granite countertops and installing them. I communicated,each step of the way during this process,with my client and the cabinet supplier. When I first started this job,the member approached me with a detailed folder outlining in her opinion what should happen each day from start of her project to the finish,and I politely explained to her that I have very little control over my subs,as they are clearly free to start other jobs and work for me or anyone else. The simple fact that there were no allowance for the county inspection process to be completed was a serious flaw,and just one example of her inexperience with a project such as this. In short,I did everything within my power to accommodate her needs and stay within the budget,and hate to see any client unhappy with us in any way. Anytime a client sees a job stall out,they must realize that we are also stalled and can't possibly profit from a job that does not reach completion. It's also important to note that we made clear decisions about replacing the cabinets that were damaged and made every effort to make her happy,which I do not think is possible. We have also offerd to replace the cabinetry directly from the supplier,but she will not return my emails or calls. Chris Manus

Run don't walk from this company. Four years ago we had them remodel our master bath. Following the remodel we found it very difficult to get the owner, Chris, to respond to issues that kept arising, especially water leakage from shower and grout issues. For years we tired to get him to fix the water issue -- he even came out and tore a hole in the wall but never came back to fix it. We finally had to get someone to come and fix the damage he caused. Now we are moving and the house inspector found numerous code violations and improper work. The "plumbers" he used did not know what they were doing and we are suffering the consequences. They did not know how to install a shower and did not mud up the base under the tile properly. They did not install the drain correctly and it leaks. They did not seal the grout in the shower making it very susceptible to water damage -- hence the water damage to the wall. In violation of code, they used unauthorized pipes under the sink. They disconnected a hot water accelerator and made excuses why we were now not getting hot water quickly. If you have had remodeling by this company, you should get an inspection or be aware that you are very likely to suffer problems down the road. We now have to remove the entire shower base in order to fix this problem and bring it up to code -- to the tune of $3000. We also had to have the pipes under the sink brought up to code. What a mess! Chris seems nice but he is biggest BSer I have ever dealt with. Always lies & excuses. Beware of this company, they do not do not use licensed plumbers or electricians, their tile work leaves a lot to be desired and they really don't know what they are doing. They have no business being on Angie's List and should be kicked off.

We remodeled the clients entire master suite,and built a deck on their home, I was asked to come out well over two years after the job was finished to look at a possible leak,and found that a teak bench that they were using inside the shower stall had appeared to have rubbed through the grout and the sealant around the shower glass enclosure. I clearly showed the owner that this shower was not designed to have anything with metal and wooden feet sitting directly on the tile floor of the shower. I even opened up a small place on the adjacent wall and showed them the area under the drywall was bone dry.I explained to them if the shower pan had failed,this area would have been wet and was not. I work in the exact neighborhood very frequently and would have been very happy to stop by and see the job,again,even though she says four years had past. She made mention that we don't use licensed plumbers and electricians,and if that were true,she would never have gotten through the permit and inspection process. We simply changed out her master vanity and did not change location in the room,and the original plumbing for the sink was reused except for the fittings below the new sink. In closing,for her to say that I BSed her (in her own words), is ridiculous . We always include a standard one year warranty and she could have certainly used that at any time to remedy her issues. I also mentioned to her that the grout would need to be kept clean and sealed at least every year to maintain the condition of the grout.No surface will be truly maintained with zero care,and her shower is no different.. Manus Contracting was a dream to work with. They were very transparent on both the price and the process for our kitchen remodel. With the delicate and sometimes complicated process of removing a structural wall, Chris found only solutions and helped us understand the process and what was the best structurally as well as economically. Most contractors give you the most expensive option and up-charge you. The carpenters and electricians that came to our house were always on time friendly to us, our kids, they even won over my dog (she hates everyone). They were a pleasure to have around the house for six weeks while construction was going on. I write all this so you can understand why we have asked Chris and Manus Contracting to come back to our house and remodel our 1970's motif basement. The basement carpentry was done by the previous homeowner, lets just say there is lots of paneling and tons of carpentry mistakes, making it and ugly small space. We will need to move the stairs, take down a wall and re-frame the entire area to fit our vision and needs. I had Chris over to review our ideas and he already gave us insights into what was and wasn't possible as well as ideas we should think of as we sketch out our plans with him. He has been willing to work with us on design so that he can come up with an estimate and we can have a good plan for the cost and time this project is going to take. I have remodeled homes on my own before and Chris and Manus Contracting are by far the best group I have worked with. Thank you for your time.

The wood repair was made under my front door and several small pieces of trim in the front door area were replaced with a pvc material. The trim work was not caulked; it was very noticeable as you walked up to my front door. When I specifically asked Chris Manus to have his guys caulk the new pieces, he refused to, saying there was no need to caulk the new pieces because they wouldn't rot if water penetrated between or behind them. Having gaps between those pieces created an eyesore as you walked up to my front door. The work that was done in my crawlspace was horrible. For starters, the piece of wood under my front door that was replaced had been done from the crawlspace. The worker had removed the insulation under my front door/foyer, but when he was finished with the wood repair he didn't replace the insulation. My front door/foyer area was left with no insulation underneath it. The drain line for the sump pump was supposed to run from the back of my house to my back property line to get the water away from my house. Without my knowledge or permission, the drain line was installed going out the side of my foundation and it ended about a foot away from my foundation. This obviously is NOT getting water away from my house. In fact, the sump pump drain line was located so that it dumped water along the very foundation wall where water was entering the crawl space in the first place. After the guys dug the trench around the interior perimeter of my crawlspace, they started to cover it with plastic without putting the black corrugated pipe into the trench. I asked them where the black pipe was and they said that Chris hadn't brought them any. It was just lucky that I happened to look into the crawl space to see what they were doing (or not doing) because otherwise they would have covered the trench with plastic and I never would have know that they never installed the black corrugated pipe in the trench. The worker did call Chris to bring the black pipe; Chris claimed that we had never discussed putting the pipe in the trench when we had. Chris' attitude became hostile and aggressive towards me. When quoting the job, Chris had explained to me in detail what the pipe looked like and how it would be installed in the trench and I had written it down during our conversation. Once the work began, I think Chris was looking to cut corners and figured that since the trench would be covered with plastic I would never know that the black pipe had never been put in the trench. Chris refused to install the black corrugated pipe in the drain trench unless I agreed to pay $68 extra. I agreed to pay the additional money just to keep things moving; it just wasn't worth it to argue with him over it. The sump pump had a one inch opening at the top of it to discharge water, and yet the worker hooked it to a one half inch diameter pvc drain line with a piece of flexible hose in between the sump pump and the drain line with no glue, clamps, etc. holding the pieces of hose and pvc pipe together. Any person with common sense knows that's going to be a problem. You can't have an opening one inch wide discharging water into an opening one half inch wide. That is a recipe for disaster. Before I describe the disaster that occurred on 9/13/14 as a result of the faulty installation of the sump pump and drain line, let me explain that I contacted Chris Manus numerous times over a 4 month period asking him to please come to my home to inspect the problems with the work that his guys did and to please correct the problems. Chris adamantly denied that there was anything wrong with the work that they had done and yet he never did come to my house to inspect the work that his guys did. After I paid Manus Contracting, I was left "swinging in the wind." Before the work in the crawlspace was completed, Chris Manus sent one of his guys to get a check from me for the final payment. I didn't want to pay before the work was not completed, but his worker insisted that he had been instructed to get the check from me and take it Chris. I told him that I would mail the check to Chris after the work was completed if Chris didn't want to come pick it up, but the worker insisted that Chris had told him not to leave my house without my final payment in hand. Against my better judgment, I caved in to the pressure and wrote a check for the final payment before the work was completed. On 6/20/14, I texted Chris Manus about the problems with the work in my crawlspace. I told him that the plastic was falling down off the walls in my crawlspace and that there was water pooling on top of the plastic on the floor of the crawlspace. Chris immediately said that there was no problem with the work that they had done (he would have no way to know that since he'd never seen the work that was done). Chris said that after they had done my job that he had realized that the adhesive that they had been using was defective and that they were having a lot of issues with it not holding. He said that he had had the 3M Rep come out and look at it. He said that the adhesive was repeatedly failing and that he had changed to another kind of adhesive after they did my job. I told him that my crawlspace walls would need to be re-glued with the "new" adhesive. Chris said that I must have a plumbing problem if water was pooling on top of the plastic on the floor of my crawlspace. He said that he would come to my home on 6/25. Chris was a "no-show" for our appointment on 6/25 and I did not receive any communication from him. I did have my plumber inspect my crawlspace to see if I had any plumbing problems. My plumber said that my plumbing was fine and that the only problem in my crawlspace was with the work that Manus Contracting had done. My plumber pointed out the improper placement of the sump pump drain line so that it dumped water about a foot away from the foundation of my home along the very wall where water was coming into my crawlspace in the first place. My plumber also pointed out the poor workmanship that Manus Contracting did when they connected a sump pump with a one inch diameter output to a half inch pvc drain line. My plumber also noted the plastic falling down off the walls. I never received any communication from Chris Manus after his "no-show" for our appointment on 6/25. On 8/13 I contacted Chris Manus again and he said that he would come to my home the morning on 8/18. On 8/18, Chris Manus was a "no-show" again. When I walked out of my house that morning, I saw a van sitting in front of my house. One of Chris' workers (Willy) got out of the van and told me that he was there to re-glue the plastic where it was falling off the walls. I asked him if he had the new adhesive and he said, "no" that Chris had given him the old adhesive (the stuff that he was no longer using because it repeatedly failed). I asked him if he was going to fix the drain line on the sump pump or replace the missing insulation under my house and he said "no," that he had only been given instructions to re-glue the plastic on the walls (with the old, defective adhesive). I told him that it didn't make sense to use the old adhesive that Chris had already determined was defective due to it's high failure rate; he said that was all Chris had given him. I asked him if Chris was meeting him at my home and he said that Chris wasn't coming to my home. Since Willy was at my home and Chris wasn't, I took him around and showed him the problems with the work that had been done so that he could describe it to Chris since I couldn't get Chris to come to my home. That same day (8/18) I emailed Chris and asked him to please give me a day and time that he could come to my home that week to inspect the problems with the work in my crawlspace and to schedule a time to get the problems corrected. Chris did not respond to my email. AND THEN THE DISASTER HAPPENED.....On Saturday night, 9/13, my daughter heard noises coming through our dining room floor. I went outside in the pouring rain and opened my crawlspace door. The sump pump that Manus Contracting installed was shooting water straight out of the top of it into the floor joists of my home. There was about 4 inches of reddish brown water on top of the plastic on the floor of my crawlspace. The insulation under my dining room was saturated with water; some of it was falling down onto the ground from the weight of the water. The water was shooting up out of the sump pump into the floor joists and then splashing back down onto the plastic on the floor of the crawlspace. There was no hose attached to the top of the sump pump. All of the wood framing underneath my house was saturated with water. It might be necessary to pull up the flooring in my dining room to dry the subfloor. On Sunday, 9/14, I emailed Chris Manus and described to him in detail what had happened the night before. He emailed me back saying that he would be at my house on Monday morning, 9/15. Chris was a "no-show" on 9/15 and I received no communication from him to let me know that he wasn't coming to my home. I emailed him on 9/15 and asked for his insurance information (he had not provided it to me when he did the work at my home) and he refused. It will cost thousands of dollars to repair the damages to my home. He had another appointment for 9/16 but was a no show. My communications to Chris Manus throughout this process have been civil and professional while his communications to me have been hostile, aggressive, disrespectful, and extremely unprofessional. There was a NOTICE OF SERVICE OF PROCESS BY PUBLICATION in the Mecklenburg Times on 5/9/14 stating that Chris Manus and Manus Contracting, Inc. were being sued by in Mecklenburg County Superior Court for Negligent Construction, Breach of Contract, Breach of Good Faith and Fair Dealing, Fraud in the Inducement, and Unjust Enrichment. The case number is 13-CVS-18370.

It clearly disheartens me to see reviews posted that are so clearly vindictive and made to sound as terrible as possible. We have built our reputation,one job,and one client at a time,and have earned well over 100 reviews,as well as many satisfied customers that are not members of Angie's List. First off,the client mentioned we tried to NOT install the black corrugated piping in her crawlspace. That is simply not true,as her scope of work was drafted and approved by her,and very clearly outlines what is and is NOT included in her job. There was no mention of the following items in her scope of work,painting,and corrugated plastic drain lines. I initially quoted her job,and she came back and simply stated she would like to use me,but she simply did not have the funds to hire me,and I lowered the price to her desired price,and she agreed to do all the painting of the rotten trim around her door,which would have been an hours work at the most. We never discussed the corrugated piping,and when it did come up as my guys were installing her vapor barrier,she verbally said to me that she "thought" we had discussed the piping,but she had spoken to other contractors and honestly didn't remember who said what". I simply told her I would provide and install the plastic piping for the actual cost of materials(68$), and she agreed. I never charged her for digging the perimeter drain wider to accommodate the pipe added after the first dig was complete,and this cost me an extra days work for three men. She also spoke about my not installing the insulation under her front door stoop,and that is not true. She also made mention of the drain line location being chosen by me,and that is correct. I made the decision to run the drain outlet for her sump pump on the high side of the yard,so it had more area to drain into her yard,toward the low point in the rear yard.This small change was made to allow the water to drain away from the foundation ,not into her already low lying back yard as originally discussed. She also mentioned the fact that we used a sump pump with a one inch outlet,and then attached it to a 1/2" drain line. We use an all stainless steel,commercial quality 1 horsepower sump pump,instead of the usual 1/2 hp pump,because we have found they hold up better,and last longer. All the pumps available on the market that we are familiar with have the same size exit. We always have tried to hide the unsightly drain lines,and a 1/2" outlet is easier to drill through the brick foundation and bury into the ground and have never had a problem with this method. To say that we joined the pipes together with no glue or clamps is true,because they use a barbed fitting similar to airlines,that require no clamps. The client also stated she tried for 4 months to reach me about her plastic falling off the walls of her home,and that is not true.I have email records showing we spoke multiple times and had agreed to drop by and re spray the adhesive on her walls.We had purchased a case of adhesive that simply did not hold as well as we like,and replaced it with another brand that did much better. I sent my lead carpenter to her home to re glue the walls,and he stated she met him at the van and yelled at him because I was not there,and that the glue he had( the new spray glue) was the same can he had last time,and that " it won't hold and you need to leave" . I personally called and emailed her that same day and explained that I had given my employee the correct glue and that he could have easily done the job,and she would have been happy with the results.These repairs were made under warranty at no cost to her,or inconvenience. The member also stated that initially when the job was done,I had asked an employee to collect the final balance check,and she reluctantly caved in and gave it to him. That is a blatant lie,as I have never had my guys demand any type payment collection from any client,and to state these lies only makes her appear silly. As a matter of fact,on the last day,I was there personally,and she wrote the final check and post dated it a full two weeks out and handed it to me personally. She went on to say that during her " nightmare" situation she went out and discovered that the line had broken free from the sump pump and water was spraying" onto all her wood framing". If the sump pump did fail,it would only spray water straight up onto the insulation directly above the pump itself,not onto" all her wood framing". These pumps are sitting in a modified basin that holds less than 5 gallons of liquid,and any reasonable person would understand that it would take much more than 5 gallons of water to saturate the wood framing under her home. I had already agreed in writing to change out the pump and any wet insulation that was found in the area of the sump pump.I include a one year warranty in all my contracts and she was clearly covered. Mention was made that" the dining room flooring may need to be removed to dry out the subfloor " That makes zero sense as the finished flooring is above the subfloor and water could not penetrate both layers,unless it was submerged,which is clearly impossible on a home with a raised crawlspace. This member posted her review immediately after the work was done and it was all As across the board. This heinous review was posted when I refused to send her my insurance company info,so she could make a claim for her" damages", which would be about 100$ worth of wet insulation and related components. I have had the same insurance policy for many many years and have only had ONE claim,and that was for some tools of mine that were stolen from a job site. The member mentioned that my response during this time were hostile,aggressive,disrespectful,and unprofessional. Any member that reads my reviews or has ever worked with or around me would know this is a false statement.I would never speak to a client in any way that was less than professional ,much less an Angie's List client that I know had the ability to post that online. In closing,business owners must deal with all clients in the same way,from the initial meeting to the last day on their respective jobs,and this job was no different.We also occasionally meet the one client whom we should not have wasted our energy on,and I am sad to say this member was one whom I could not have done more to please,and who appreciated it the least. I regret she chose to twist the facts around and abuse the system to somehow harm my reputation. I have several repeat customers,whom have hired us for multiple projects,months apart and that should speak volumes about who I am and the type work we do. Chris came to give proposal, gave an estimated $$ with the understanding that some of the repair costs would be unknown until work begin on demo. Chris and his contractors were extremely punctual. The work was done very quickly and with utmost care. The workers were very courteous, clean and professional. In the end the job was completed within 4 days as promised, would have been done sooner had mother nature cooperated with the stone repair. One thing that stood out to me is that Chris is very honest, what he told me was exactly what was done and when he didn't know what to expect he told me so instead of skirting over the issue. There was nothing about the job that was h****** us. I just gave the green light and paid him. The work was done just as promised and after all was said and done the unknown damage was only a few hundred dollars more than the quote. I would definitely recommend for any job small or large. Very competent and committed to customer service. Great job!

Even with all of the difficulty in remodeling an older home the renovation managed to go smoothly. Even through some plumbing adjustments and slow inspectors the job went well. Chris is great about keeping things moving and staying within the projected budget. My husband has asthma and they went the extra mile to keep the dust down in the house. We chose to get more expensive fixtures and lighting which we negotiated with Chris. We absolutely love the way the bathroom came out. We feel like we have a new spa!
Description of Work: Bathroom was small with old tile including wainscoting around the entire room; tub had to be busted out. Walls were moved to add space. A new doorway to the master bedroom and a linen closet was re figured to allow for the space change. Oak flooring had to be feathered in to cover a gap where a wall used to be. The bathroom was redone with a marble floor and a walk-in shower in marble including a seat and a glass swinging door. New vanity cabinet and mirror frames were made by the contractor; nice door and drawer faces were added later and all painted by the contractor. Marble counter topped the base cabinet. Room was completely finished within budget.

They made sure there was not a mess in the house during or after. It was a summer day and it was hot in the attic. There were no complaints and the job was done in one day. They promised a certain number of inches and when they ran out of insulation they brought more in about an hour. When they were done we could already feel a difference in the heat between upstairs and downstairs. The next day it was even better.
Description of Work: Insulation was blown into the attic and lots of it. Contractor brought a lengthy hose to go up the stairs and through a small access panel in the ceiling of a small closet.

We made contact with Chris Manus in mid March 2014. The first check was written on 3/22 when work was to begin. He came across as very professional and knowledgable at first. He was to construct a small roof type awning over an exterior door and replace the door. What should have been a relatively quick job took two months with several calls to find out when it would be finished. The job was not finished until the end of May. The men he sent to do the work were nice and did a good job but just little bits of the job would done then they would leave. We decided to make a small change but he never came back to do it. He would tell us materials were in but we had to call to find out when they would continue work and would be told they were waiting for materials. Calls were not returned. This was obviously a project he didn't care about or it was too small for his company to take seriously. We can not recommend Manus contracting.

I was hired by the client to build a small roof to cover a problem area on the rear of their home. When the house was built,it did not have any type of roof covering the rear door out of the laundry room,and the door jamb and subfloor were rotten as a result. We explained to the customer that we were approximately 5 weeks out on scheduled jobs at the time we were hired,and all were in agreement. I was given a deposit check,which I did not deposit until the work actually started. I always hold clients funds in the form of the deposit check until we START their actual job. The client mentioned " little bits of the work were done". This is typical of today's specialized teams that complete each segment of the job in sequence,and this job was the same. First came the framer,then the roofer,then the exterior trim and boxing,then the painter and clean up crew,so I can see why she would say that the project was done bit by bit.That simply indicates that she is not familiar with the process. The client also gave me an A rating for quality,as a result. The client also made a change after the contract was completed,by asking to add two columns under the roof,and agreed to pay for the extra work.We finalized the work and were paid in full for the original scope of work. We made several attempts to reach the client to select the columns they would like and got no response,and simply assumed that they had changed their mind. By nature,I am not a very aggressive salesman,and simply did not pursue the extra work. This job turned out great,and I received positive comments from the neighbors and the owner after the work was done,and can't understand why this report was generated months after the job was done. We certainly did not take two months to complete this job once work started,and have never not tried to maximize the money we earn from clients,and would not have turned away the extra work afforded by the second job. Before he came out he made sure we knew he didn't do tiny jobs, and that his work tended to be in the $15,000 and up range, and were we looking for something of that scope. Since we were doing a remodel, I said yes. He came out, told us it would be probably 28,000 or more, I asked for a written estimate, and we never heard back again.

Chris was great, very responsive and fast. We are pleased with the results and would not hesitate to call him again.
Description of Work: He installed 2 vents in our crawl space and sealed up an area with hydraulic cement.

What a wonderful experience from start to finish! Chris called me immediately upon receiving my email from Angie's List. He came out promptly to give me an estimate. After reviewing the 3 estimates I received for the job, and much correspondence back & forth with Chris, I selected his company for the project. Although he was the highest estimate, I came to believe he wasn't just "going to do the job," - he actually CARED about how it was done. I was NOT disappointed!! The crew showed up every morning about 9 a.m. (the expected time). Most days it was too hot for them to eat lunch so they worked straight through into the afternoon. The work took 4.5 days to complete. Chris has a great eye for detail. During his week working here, he pointed out some other things he noticed that needed attention and we negotiated these other small repairs into the total price - which actually ended up less than we originally thought. He was very flexible with the start date, working around some other treatments I was having done to the house before his repairs could be started. I'm already looking for more projects for him to work on! His work was impeccable and he and his crew were wonderful to work with. Very friendly, helpful, and hard working! I would highly recommend them (and will, the first chance I get)!
Description of Work: Replaced perimeter band sill on back of house, replaced joists in crawl space as needed, repaired/replaced mud sill in crawl space, repaired shoe & studs in dining room wall, installed new sliding door kit & replaced trim, replaced wood trim on window with vinyl, repaired bedroom window.

The entire structure was done in 2 days. All went very well. There was a crew of three. The wood looks great and we love the new shade! The structure was built exactly as we requested. Chris and crew were very responsive and professional. We have engaged their services for the remodeling of our master bath, a new second floor utility room, and the remodeling of our kitchen. Oh yes, we will be keeping them busy for the next few months!!!
Description of Work: Contractor added a cedar patio/arbor roof with 8x8 posts and detailed beam cuts. Covers a space about 20x10. Bolted the roof structure to our brick house. Posts were buried in concrete. Used shingles to match the house.
