I was surprised that Craig Williams arrived to do the assessment instead of Joel Whitley, but I didn't say anything because Craig is licensed. We felt comfortable with Craig when he was at our house, but once we received the report, we began to have concerns. First, there were a number of items that need to be addressed, but the report didn't include any information about how it should be done. When I called Craig to ask about it, he said that whichever contractor we used would know. Well, we've consulted with several contractors and all of them tell us the structural engineer needs to tell them what to do. Craig also said he would send us a letter to follow up and seemed to imply that there would be more details, but it was just a basic letter with no new information. Given how much we spent, we need more detail re: how to fix the items he found. In addition, we're starting to question whether we can really trust what is in the report given the poor detail and follow through. This is a response to Joel's post, which contained inaccurate information: 1) I did call to complain in September, as I outlined in my complaint. Craig again spoke with me, said he was going to follow up with me and sent a basic letter that did not address my concerns. Having complained once, Angie's List was my next step. 2) My complaint is not about how the survey was conducted but that the report gave me little to no information on how to fix it. Specifically, a French drain was recommended but when I asked Craig both while he was at my house and when I complained, he gave me no information re: how to fix (e.g., instructions to give to a worker to fix it). This was the case for several items. 3) This could be rectified if Joel looks through the report and gives me instructions on how to fix the things that can/need to be fixed, including how to install the French drain. The person who "ordered" and paid for this is my partner. She paid, I managed. Craig knows that very well since we both were here when he did it, so the innuendo is mere quibbling and probably designed to detract from the real issue: we paid a lot and got very general information in the report.

REMOVAL OF THOSE RESTRICTIVE COMPONENTS WOULD BE REQUIRED IF MOVEMENT WOULD CONTINUE AFTER THE DATE OF THE SITE VISIT. THOSE AREAS THAT COULD BE OBSERVED AND DETERMINED TO HAVE ISSUES WERE GIVEN CLEAR AND DEFINITIVE REPAIR PROCEDURES THAT COULD EASILY BE FOLLOWED BY A REPUTABLE CONTRACTOR. THESE INCLUDE WORKMANSHIP ISSUES AND NOT OTHERWISE REQUIRING STRUCTURAL REPAIR OR UPGRADE. CONTRARY TO THE COMPLAINT, THERE ARE NO ADDITIONAL REPORTS IN THE FILE WITH NONE SENT AFTER THE DATE OF THE ORIGINAL SITE VISIT REPORT. Joel arrived early. He examined both the outside of the house and inside via the basement/crawl space. He used a voice recorder to make notes. At the end of his inspection, he gave me a verbal report about areas of concern, then followed it up with a written report via e-mail/snail mail within a day or so. At my request, he recommended several contractors to perform the necessary repairs. I was impressed at his knowledge and am now completely disenchanted with the home inspection done when I bought the house. However, I feel fortunate to have had Joel come out before anything catastrophic happened, and I am proceeding with the recommended repairs. He was very pleasant, especially in light of the fact that my dog barked almost non-stop the whole time he was there. He charged me $200, which was less than the initial quote, because he felt like the problems were pretty obvious (to him at least).
Description of Work: I engaged Whitley Engineering to come out and examine some issues with my 71-year-old house. My hardwoods were settling and shrinking and there was a floor slope in the kitchen. Joel Whitley was able to come out within a week of my initial call. I was initially quoted $250 - $300 for his inspection. I had to sign a contract and fax it back to their offices prior to the visit.

Very good. Contacted Whitley Eng and spoke with rep in audience. She then had Mr Whitley set up an appt to meet me at my house. Mr.Whitley showed up on time, and spent about 45 minutes performing the inspection. I met him at my house, and he spent time explaining to me his findings and recommendations.
Description of Work: Mr Whitley came out, did a visual inspection of house for possible foundation settling issues and then provided a written report telling us what he had found and his recommendations for repairs.

Overall, they were very responsive, punctual, and friendly. In the end however, we cannot do our second floor renovation because, in my opinion, the engineering is too conservative and we can't afford that type of project. I wish they would have tried a little harder to work with us to create a set of plans that would work best with the existing structural of the house, adding only what is necessary.
Description of Work: We were looking for someone to engineer our plans to add a second floor to our house. I emailed two sets of plans and wanted an opinion on which of the plans would require the least amount of engineering, or if they had any suggestions for changes that we could make to the plans that would cut engineering cost, be less invasive on the first floor and to reuse as much existing structural as possible. They wouldn't give an opinion on which would be better, and would charge twice the price to research both plans. They did a site visit to measure our house, and took one set of the plans and created structural engineering for the foundation, first and second floor plans. The final engineering ended up being way too invasive on the first floor and, without getting a quote from a GC, I'm assuming way more expensive than we could afford. All we wanted was some guidance to getting a floor plan that would be easy, and either it's not possible, or Whitley didn't want to advise us in that way.

THEY WERE A PLEASURE TO WORK WITH THROUGHOUT THE PROCESS. HOWEVER, PLEASE ALLOW US TO CLARIFY OUR INVOLVEMENT IN THE PROJECT. WHEN TWO DIFFERENT SETS OF PLANS WERE RECEIVED, OUR RECOMMENDATION WAS TO HAVE A LICENSED GENERAL CONTRACTOR DETERMINE THE PLAN THAT WOULD BE EASIER FROM A CONSTRUCTION STANDPOINT. REVIEWING TWO PLANS WOULD REQUIRE EXCESSIVE ENGINEERING COSTS AND THERE WAS NO WAY OF KNOWING SPECIFICS ON CONSTRUCTION COSTS WITHOUT PERFORMING A COMPLETE PLAN REVIEW ON BOTH SETS OF PLANS. OUR STRUCTURAL DESIGNS ARE PERFORMED BY REVIEWING EACH MEMBER IN ORDER TO ARRIVE AT THE MOST ECONOMICAL SOLUTION. HOWEVER, UPGRADES ARE ALWAYS REQUIRED TO SAFELY TRANSFER ADDITIONAL SECOND FLOOR LOADING TO THE FOUNDATION. A professional first-rate organization. Craig determined the foundation was solid but lack of supports for load bearing walls was the primary culprit for our issues. We also had some minor roofing truss issues that was the cause of the exterior cracking. I was honestly a little skeptical about getting an accurate report as Craig was in an out in 45 minutes and didn't appear to be taking a lot of notes. Then I got the report and, based on the repairs ultimately done, he was right on the money. The professional approach of this company is second to none and I will be using them again to review/design proposals we have for home additions. While I realize this may seem overkill as the addition contractors all "stand 100% by their designs and work" , I've pretty much decided that any extensive projects need "Whitley-sanctioning" before I tackle them.
Description of Work: We purchased a two story colonial that was built in 1983. There appeared to be a number of foundational issues (bowing floors, cracked brick siding, ill-fitting doors) with the home and Craig from Whitley came out to do a structural analysis and make recommendations for repair (via a written report within two days).

Craig kept in touch and arrived on time. He was hired to check the structural integrity of a home and give an estimate. He was not hired to perform the actual repairs. He checked the home's crawl-space and gave us a written report of the problems and an estimate. He also, upon request, gave us a list of possible contractors that could fix the problem.

Craig was kind enough to schedule an appointment with less than 48 hours notice. The structural report was very thorough and listed the necessary improvements in detail. He also returned for a follow-up inspection (there was an additional cost for this) to ensure that repairs made by a general contractor were of good quality and met the needs outlined in the report. The service was a bit pricey, but it was well worth the peace of mind I have gained knowing my home will remain structurally sound for many years.
Description of Work: They did a detailed inspection of a structural support in the crawl space of my home, which was recommended in a general home inspection report at the time of purchase. Following the initial report, they also came back out to re-inspect the space once improvements had been made to ensure good work.

The receptionist Elaine was very friendly and courteous, set up an appointment and followed up with me to confirm that it was convenient for me. Craig was the engineer and he was on time and very professional, the attic and crawl space were easy to access so the original estimate of $350.00 was reduced to $250.00...WHAT A GREAT SURPRISE!!! Very responsive to phone message. Company was able to quickly fit me in their schedule and evaluate the chimney. They recommended no further action be taken as the movement was minimal especially over an 11 year period. Very clear in their explanations of the issues.

Joel was extremely responsive and exceeded our expectations for meeting our needs as far as time constraints. He was well worth his fees and not only provided detailed evaluations and recommendations, but provided personal advice on how to protect ourselves. We would recommend Joel Whitley as high as anyone we have worked with and we have had seven different homes!
Description of Work: Evaluated and made recommendations on new home construction framing issues found by home inspector including trusses. Returned to evaluate and confirm builder repairs were made. DID NOT WORK WITH THEM. RECEIVED A RETURN CALL PROMPTLY. VERY COURTEOUS. WE KNOW WHAT OUR PROBLEM IS (FLOOR ROT) BUT THE COST WHITLEY ENGINEERING WAS CHARGING JUST TO LOOK AT THE FLOOR (THEY DO NO REPAIRS) WAS EXTREMELY HIGH. WE DO NOT EXPECT FREE CONSULTATIONS BUT WE WERE STUNNED. THESE DOLLARS WILL GO FAR IN OUR ACTUAL REPAIR COST WITH ANOTHER FIRM. WILL NOT CALL WHITLEY AGAIN.

MR. WHITLEY WAS VERY PLEASANT TO WORK WITH. HE WAS PUNCTUAL, PROFESSIONAL, BILLED ME LESS THAN THE ORIGINAL ESTIMATE, AND HAD HIS REPORT TO ME WITHIN 3 DAYS.
