The whole process went very well. Our house was under contract and foundation issues were revealed during the inspection. The buyers wanted an engineer to inspect and Mr. Whitley was hired. He did a thorough inspection and made recommendations to mitigate the issues. While the repairs were somewhat costly, we were able to have the work done and inspected by the county building inspector and we were able to close the house sale without any problem. Hiring Whitley Engineering was money well-spent.
Description of Work: Inspection of foundation and recommendations for repairs to structural/foundation issues that were discovered during pre-sale inspection.

Joel was prompt in his response and we were able to schedule an appointment easily. He arrived and was very friendly and knowledgeable. While I was grateful that we did not need any major foundation repairs, he was able to explain why we saw certain cracks in our walls. Some of his advice was invaluable to us! We received the report in a timely manner and were able to proceed with the plans that we hoped to do (build a new deck).
Description of Work: We previous used Whitley Engineering (2008) to assess a particular area of our house. They did a superb job then so we used them again to assess a different section of our house. We were trying to determine if we had structural issues and if repairs/helical piers were again needed.

I've been in real estate over ten years and found out about Whitley Engineering when I first started out in real estate. I had represented buyers who felt a house they wanted to purchase may have foundation issues. They had called a foundation repair company who came out to the house and determined that yes there was a foundation issue and $10,000 would correct it. After discussing the situation with the buyers, who wanted to walk away from a great house, I also discussed the situation with other agents in my office. They all agreed that Joel Whitley was the man to determine if there was a true foundation issue. Joel came out to the house, did his inspection and also responded to all the issues that the foundation repair company had raised. Joel put the buyer's mind at ease after he confirmed there was no foundation issues. The issues the foundation repair company raised were just from normal settling for a house of that age. The buyer's were satisfied and went through with the purchase of the house. Joel also saved them $10,000. I have used Joel a few more times after that and have always been satisfied with his expertise of structural issues. I would highly recommend Whitley Engineers to everyone.
Description of Work: I'm a real estate agent that represents bank and government owned properties. Joel was called by myself to investigate a major roof leak at a bank owned property. The bank had a roof inspection yet also wanted to confirm the structure of the house wasn't a factor in the roof issues. The previous owner had placed an addition on the back side of the house along with doing other renovation work as part of the addition. The roof inspection denoted there might be bigger issues than a roof replacement and that is why I contacted Whitley Engineering. From the time I contacted their office to then receiving the final report I was totally satisfied with their job performance. The entire staff and Joel were professional and delivered the report within days of my request.

My initial phone call was returned in a timely manner - we then had to make several calls to find a time that worked for both of us. It is nice to get the report both in electronic and hard copy formats. It is reassuring to hire a professional and have them do the job they were hired for as expected.
Description of Work: Mr. Whitley did a thorough inspection of the crawl space and the outside of the home (foundation). He verbally explained much of what he found such as lack of good water control ("get it away, away, away from the house") and more. I did get lost reading the report with all the joists/girder right/left front/back description of under the house and will trust that those I hire to correct and repair will understand (for me, I would need a diagram!). One thing that I would have found helpful - a photo of the mold he found...

Contacted Whitley Engineering after reading the excellent reviews they had received on Angie's List. I was looking at a home which needed repair and was concerned about the foundation. Whitley's met me at the property and did a top to bottom inspection of the home and gave me a very good verbal analysis which was then promptly followed up with a detailed written report. They even provided the names & numbers of professionals that could do the repair work. Thank you Whitley Engineering for a job well done!

The inspector recommended having a structural engineer check that out further. Joel came out within a few days of the initial call since he understood the time constraints during due diligence period. Joel called one hour before our scheduled visit and said he was arriving early. Joel was outside the house waiting and went to work immediately. He was very thorough and described things in layman's terms that anyone would be able to understand. He went so far as to provide a solution of what needs to be done to remedy the situation (during the inspection and in his report). PROS: Punctual - arrived one hour early to survey the land vs surrounding landscape. Report came when he said it was going to come Professional - he explained why the crawlspace had sinkholes relative to the landscape and why the home was built the way it was built to counter the type of soil (i.e. engineered foundation built on land which is surrounded by creeks). Personal - dummied down the language so that anyone can understand the issue and what needs to happen to remedy the situation. He even drew pictures to show what was happening in the crawspace. CONS: None
Description of Work: Hired Joel to check out sinkholes in crawlspace and ceiling/roof dip in a home that I am purchasing.

This was a very good experience from start to finish. All correspondence was handled via email and telephone for convenience sake. I contacted Whitley Engineering on the advice of my home inspector, after reviewing it and two other firms on Angie's List. I spoke with Darlene Harris on 5/5, requesting a quote for evaluating my issue. I also indicated that I had a photograph of the issue provided by the inspector. Darlene asked me to send her an email with the photograph and the description of the issue as provided in the inspection report. Darlene emailed me back on 5/6 and indicated that they had all the information needed to evaluate my issue, and that Joel Whitley, the engineer, would not need to visit my property. I was given the quote for Joel to evaluate the issue and generate a report with a proposed remedy was $250. I authorized the work and several hours later had the report in hand via email (with a copy that will be sent via postal mail). The report seems to provide ample detail to be able to work with a contractor to remedy the issue. I appreciate the quick attention to my request and would utilize the services of Whitley Engineering in the future.

Overall I was very pleased with the service I received and the time Joel Whitley spent with me going over his findings. I then received a copy of the official report via email and the original through the mail I felt the process was very educational.
Description of Work: I called Whitley Engineering after finding them on Angie's list. I liked that most of the reports were excellent. Joel was very quick to return my call and schedule a date for him to come out to do the inspection. I had contacted him about interior doors that weren't closing properly and cracks above some interior doors. Joel had me take him through the house and show him the problems, he then went through on his own and made notes on what he observed. He then took me through the house and explained to me what he was see and some possible reasons. Joel then went in the crawl space to complete his inspection. Once completed he again explained to me what he found and gave me some recommendations on what should be done. When I asked him for the name of someone who could do the type of work I needed he gave me the name of someone who was also on Angie's list. I felt that Joel took his time in helping me to understand the problems, the possible causes, and what could be done to fix them.

After getting a $11K estimate on foundation repair, i phoned Mr Whitley for a 2nd opinion. After a detailed review of my home, he identified exactly the same problems as had the first estimators but offered a much more common sense solution. He then put me in contact with the right repair people willing and able to work to his specifications. My entire repair bill was less than $5k.

Overall, my experience was great. I needed an honest and experienced professional engineer to assess the cause of why sections of exterior brick on my home was separating even after previous repairs to the brick and mortar had been made. Mr. Whitley arrived on time and performed a thorough inspection (outside and inside) of my home and provided me with a detailed report of his findings. This was money well spent. It wasn't cheap but it was worth every penny. Based on Mr. Whitley's findings and recommendations, I have had the work completed and am very happy. Thank you, Mr. Whitley (and Darlene), for your kind and prompt attention and more importantly for taking the time to listen to my concerns.
Description of Work: Mr. Whitley performed an inspection of the structural integrity of my home, which is 1976 brick ranch built on a slab foundation. What a nice guy! I hired him because I was worried about my sagging floors, cracks in the foundation and cracks around some of my windows. He told me exactly what the problems were and told me what needed to be done to fix the problems. He told me to address the drainage issues before I invest $3,000 on replacing 4 piers under my house. Even though $400 is a lot of money, it was worth the peace of mind knowing that it was not a foundation issue.

When I called for an appointment, I received a very warm reception. I was told up front what usual charges were. We easily worked out time for the visit and I signed a contract with Whitley Engineering. Joel Whitley was there on time (actually early but waited to appointment time). He asked where I thought I had issues and walked through my house giving me insight into what was or was not a potential issue. Joel then walked around the house before going under the house to view the sunken pier and the foundation in general. Once he was finished with that, he gave me synposis of what he saw and recommended several companies. By next day I had his official report faxed to me. Later on in the mail I got the official report including recommendations on companies to contact for repair work. I feel that I certainly got my $$'s worth with professional and courteous attitudes displayed by Joel and his staff. I feel comfortable with the recommendations that Joel made as he explained what actions he was recommending and why.
Description of Work: After getting conflicting recommendations on foundation work years ago on a sunken pier, I felt that a structural engineer would give me a better picture of what foundation work I needed in my 17-year old home. Joel Whitley inspected my home from top to bottom, gave me verbal report on what he observed and made recommendations. We had a contract spelling out what his actions would be and they were carried out in a professional manner. I received a written report from his visit.

The best money ever spent. Thanks to Joel Whitley's astute structural inspection and through report of identified structural issues that were not corrected by contractor he spared me a costly mistake of purchasing a home that's structural foundation is severally comprised. At my request Mr. Whitley respectively summarized discovered issues to the seller and seller's real estate agent so they could hear it first hand. I highly recommend Whitley Engineering if in need of a structural engineer.

This was one of those rare times when you feel good about the money you spent. Despite the fact that I need work done to address the issues with the house, I felt that hiring Joel saved me at least triple by having him offer me different options which will allow me to make the best decision. For anyone who is thinking of having any work done to correct issues related to your homes foundation, HIRE THIS MAN NOW! One caveat, he is going to tell you the truth, and nothing but the truth so if you just want someone to tell you what you want to hear; look elsewhere
Description of Work: I hired Whitley engineering after work done by a contractor to correct some flooring issues didn't solve the problem. Joel, arrived punctually, confirmed what I was expecting to be done, and even lent me a pair of overalls when I said that I wanted to go down into the crawlspace to see first hand. Joel first inspected the floor from the inside, took detailed notes via voice recorder and then led me on a guided tour under the house. He took moisture readings, excavated earth to check for proper depth of cement piers and pointed out areas of concern.

We were so pleased with Mr. Whitley's expertise and advice. We were given a very expensive estimate by a company who told us our foundation needed reinforcement. We called Mr. Whitley, a registered structural engineer, to give us a second opinion. His report was thorough, concise and to-the-point and, fortunately, we did not need to have the work done as was told to us by the first company. Additionally, Mr. Whitley provided us with referrals for the work he DID find that needed to be done.

Craig Williams was the engineer who came to our house to check the cracks in the foundation. He was very professional and knowledgeable. It was an outstanding job, start to finish. My story is almost identical to the report given on March 10, 2008. I was concerned with my foundation shifting and causing uneven floors and other problems in the house. He did a very through inspection of the house and identified many things that should have been caught when I had the house originally inspected, and again(by another company on Angie's List)when I had concerns only three months after buying my property. He kept his thoughts on a voice recorder and carefully measured everything. He then explained everything to me, and answered all of my questions. The report he gave was extremely detailed. I would never buy another property in the Charlotte area without having Whitley Engineering look it over first. His report recommended some contractors that he thought would be good choices for the work I needed done. So far, my experience has been wonderful with these contractors.

I called and spoke with the woman who answered the phone and explained that I had a "finished basement" that had a lot of humidity and I didn't know who to call to repair. I explained in particular my sons room was real humid and I didn't know if water was seeping in or not. I explained that a furnace company would sell me a dehumidifier, a basement specialist would sell me a French drain, a flooring specialist would sell me specialist flooring, and each would sell the repair that they could do, and therefore be biased and not give perhaps the "solution" to my problem. I asked if this was something they could help identify, and she said they could. I expected since I told her I had a finished basement (and she said they could help), that they would come out with infrared equipment that would gage moisture levels behind the drywall to determine if that was the problem. When Craig came, he said that equipment was too expensive, and that a wall would have to be open for them to determine the issues. This was not conveyed to me over the phone, and I wouldn't have ever booked this if I had known. I pointed out that 2 drains were about 6 inches apart from the downspouts and had discovered it a few days earlier. Basically there was nothing in the report that helped me identify a specific problem to fix that any reasonably intelligent person couldn't think of on their own. I expected the right equipment for the job specified. Perhaps the woman should have let me talk to the engineer rather than erroneously giving me her affirmation that they could evaluate a finished basement when in fact they couldn't. I called right after the inspection to talk to the woman, and she didn't even know what equipment I was talking about! Ever seen a home show on TV? She didn't offer any resolution to my complaint. Only to say she was sorry. Sorry doesn't compensate me for a useless report on items I pointed out that existed. I needed to know if moisture was coming in through my son's walls.

IN RESPONSE TO THE MEMBER COMMENTS OF THIS MEMBER FOR A SITE VISIT AND REPORT DATED 10/14/2008, TWO (2) INCORRECT ASSUMPTIONS WERE MADE LEADING TO THESE UNFAVORABLE COMMENTS. THE FIRST (1ST) INCORRECT ASSUMPTION BY THEM IS THAT WHITLEY ENGINEERING, INC. TYPICALLY PERFORMS WATER INTRUSION OBSERVATIONS USING INFRARED EQUIPMENT. UNLESS SPECIFICALLY REQUESTED, WE TYPICALLY PERFORM VISUAL SITE VISITS TO DETERMINE OBVIOUS WATER SOURCES. WE WERE ABLE TO DETERMINE THE SOURCE OF WATER ENTRY AT THE SITE THE DAY OF THE OBSERVATION. WITH REGARDS TO INFRARED EQUIPMENT, INFRARED EQUIPMENT WOULD DETERMINE TEMPERATURE CHANGES WHICH MIGHT LOCATE AREAS OF WATER ENTRY BUT WOULD NOT BE AN ABSOLUTE METHOD OF DETERMINATION WITHOUT DRYWALL REMOVAL. TYPICAL MOISTURE DETERMINATIONS REQUIRE A MOISTURE GAUGE WHICH IS AN ELECTRICAL CHARGE THROUGH SENSORS THAT DETERMINE THE RELATIVE MOISTURE FROM THE CURRENT FLOW AS DETERMINED BY THE PARTICULAR EQUIPMENT USED. THE SECOND (2ND) INCORRECT ASSUMPTION WAS FROM OUR SECRETARY THAT CONSIDERED THIS SITE VISIT TO BE TYPICAL OF MANY OTHERS. OBVIOUSLY THESE TWO (2) INCORRECT ASSUMPTIONS LEAD TO A SITE VISIT BEING MADE NOT PROVIDING THE RESULTS AS DESIRED BY THE CUSTOMER. AT OF THIS DATE, WE HAVE ISSUED A REFUND FOR THE COST OF THE SITE VISIT AND APOLOGIZE FOR ANY INCONVENIENCE THAT MAY HAVE BEEN CAUSED TO THE CUSTOMER. WE APPRECIATE THOSE COMMENTS AND WILL USE THEM TO BETTER INFORM PERSONAL OF THE TYPES OF EQUIPMENT THAT COULD BE USED AND HOPEFULLY THIS SITUATION IN THE FUTURE.

We are looking into adding a second floor to our ranch house. We hired Whitley Engineering to do a study to see if our foundation was suitable for this project and if not what recommendations would they have so that we can start budgeting for this job. The information the technician gave us and the final written report received where all very professional and exactly what we were looking for. The total experience from calling the office staff, dealing with a professional engineer, to our final report was excellent.

This was a great experience and I received the service I desired. I had three problems which I wanted an Independent evaluation & recommendation for their repair. I called on 07/15/08 and within several hours I had an appointment for the next day and a signed contract for the service. The Office Admin. person was professional & efficient. The next day, 07/16/08, Mr. Whitley was prompt & professional and was able to explain his observations in terms anyone could understand. Today, 07/17/08, (Just 2 days after I initially called) I have a copy of Mr. Whitley's report in my hand. Also, at my request, Mr. Whitley provided me with a local contractor he recommended to help with our repairs. This is why we use Angie's List in selecting service providers.
Description of Work: Mr. Whitley performed a evaluation of three areas of concern with my home. These included chimney cracks & movement, sticking exterior door with previous problems, and loose exterior vinyl siding. He was prompt and had even called ahead to ensure our appointment time was still good. He performed a thorough and professional inspection both inside & outside the home and underneath the home's crawl space. He provided explanations for all my areas of concern, provided proposals as to how to repair each one, and noted one area I had not addressed at the home's entrance (roof drainage potential overflow) and offered a method to eliminate this potential problem.

He gave good suggestions. I would use them again in the future and would recommend them to others.
Description of Work: They checked out our chimney, gave suggestions on the foundation and what we needed to stabilize our chimney and foundation.

I was pleased with all aspects of the report. They showed up on time, made an assessment and followed up with a report containing all the details and a contractor that we might contact.
Description of Work: They came and inspected a ceiling that we were having structural problems with and made recommendations about how to fix it.
