When the contractual agreement is signed then half of the estimate will be collected and then your project will be scheduled. Summary: ======= - Superior Roofing attempted to extort $8,600 from me for additional work after ripping off my roof and siding, despite 2 signed contracts detailing exactly what would need to be done. - Superior roofing removed the existing roof and siding from 5 non-contiguous roof sections 2 weeks prior to installing the new roof, allowing multiple storms to cause water damage to the interior drywall of the house despite repeated statements that they would keep this from happening. Their mistakes and delay in completion allowed water to enter house interior for weeks. - Construction debris, nails, and screws littered my property for the duration of the project - Multiple mistakes by Superior roofing caused the project to last weeks longer than projected, continually inconveniencing us - Superior Roofing never worked on the weekend no matter how many days were missed due to weather during the week, even as rain was leaking into the house - Superior Roofing warranty is almost worthless - they would not repair the leaks found once the installation was completed and they had been paid. Detail: ====== The installation was performed during May and June of 2020. Rain damage ----------- I asked Levi how they would insure no water intruded the house during this multi-day project. His answer was that they know how to handle the weather and would schedule appropriately, and that after the roof and siding was removed they would install the ice and water underlayment which would keep water out. He stated that in fact a recent project of theirs survived a hurricane with only this underlayment, no roof. "Not a drop of water leaked in". Then prior to the start of the project I voiced my concern of ripping off the siding multiple days before roof work began. Hunter's answer was that the siding guys would install the ice and water underlayment which would keep the water out. In reality, the siding guys don't install the underlayment, the roofers do as part of the roof install. The siding guys show up to remove the siding the Friday before the roof work was scheduled to begin the next Tuesday. I pointed out that the weather forecast for the weekend was a 90% chance of rain. He immediately responded that they should not remove the siding, reported the same to Hunter, and left. Did no one on their end check the weather forecast? In fact we had a good bit of rain over the weekend. They did remove the siding and all roof material the following Tues. The new roof was not installed on the 5 smaller non-contiguous sections until 2 weeks later. In the meantime there were 4 storms resulting in rain intrusion and interior damage behind one of these smaller roofs. The main roof also leaked once when only underlayment was present, I put towels in the attic under this one to prevent leakage through the ceiling. In my opinion, there was no need to start on the 5 smaller roofs until the the main roof was done. This would have avoided the rain damage. Caring about my property, that's how I would have done the project. Back Windows ------------ Prior to contract signing Levi stood in back of the house viewing the 4 windows with roll down hurricane shutters above the 2 shed roofs. We talked about how some siding would have to be removed. I emailed Levi and asked him "How much of the windows on the back of the house will be disturbed?" He did not respond in writing but rather talked around the issue on the phone. He never suggested that the windows might have to be removed, and I never even imagined this. I am not a roofer. The contracts (roof and siding) are quite specific about what would have to be done, even listing the contingency of "ANY ADDITIONAL OSB NEEDED WILL BE BILLED AS A CHANGE ORDER AT $60 PER SHEET" in case that had to be done. It also states that "Any alteration or deviation from the above specifications involving extra costs will be executed only upon written change orders and will become an extra charge over and above the original amount." I never submitted a change order to remove the windows. I would never have initiated the project had I been told that was a possibility. Another roofing expert who later saw the situation volunteered with no prompting "Whoever came out here first should have known." Right after the existing roof had been completely removed, Hunter informs me that the windows and hurricane shutters would have to come out. This had to be done to install the roof correctly. Later that evening while discussing the attached hurricane shutters Levi concluded that the original contractor for same would have to remove and re-install them. Superior Roofing did not have the required expertise. Per an earlier phone conversation with the contractor, this would be a $6,000 job as the right thing at that point would be to reinstall new ones. Then Levi tells me I would have to pay for everything, including $2,600 for window removal and reinstall. I said "I'm not paying, that's my position". No further discussion or mention of the issue by anyone until Monday May 4, a beautiful day, when the roofers do not show up. Instead Hunter does, hooks up his trailer and drives off with it. I call Hunter and state "The roofers did not show, you came and retrieved your trailer, at this point I am assuming you have abandoned the project so I have initiated alternative actions." He says, "That's not true, we are at an impasse over the window". This is extortion. You have removed my roof and siding, rain is coming inside, and you are requiring me to pay an additional $8,600 to complete the project. Others eventually got involved and a solution was found that did not require the windows to be removed. Delays ------ Prior to contract signing I asked Levi how long the project would take. The answer was 5-7 business days. Actual was 5 weeks and counting. The previously mentioned roofing expert who saw the house stated "Normally a house this size is 3-5 days. But a roof this steep, on the beach with this wind - 3 weeks." After the first rain roofers show up in the morning, work for a couple of hours, then leave. Hunter has the clips they need and is 2 hours away. See window story for another 1 day delay. Weds May 6. Light rain in morning. Roofers leave after an hour. Weather clears by lunch, sunny, no wind, as per the forecast. Roofers don't return. Friday May 8. No work. Hunter: "Friday doesn't work for us." Well I would hate to inconvenience you. The day the siding install was to begin it was determined that Hunter had obtained the wrong siding. Later, after investigation, it was determined that the original siding was no longer manufactured and there was no alternative but to use that which was delivered. This wasted two days. Then the day the siding work was restarted Hunter leaves to procure the trim and corner round molding after samples of the original material are retrieved. Later that day after Hunter leaves the siding guys determine the corner round molding does not match so they stop work. That night Hunter texts me to inform me that they cannot find a match locally and would have to try to order it. No time estimate for that. Note that the original siding, trim and molding were removed 4 weeks earlier, providing plenty of time to find the right materials prior to when they were needed. And in fact Levi had a guy make a special trip to the site prior to contract signing, anticipating a difficult match, to determine the correct molding. It is in fact specified in the signed contract. I don't know if it is correct. Foyer Repair ------------ Mold was found. Final painting of foyer completed Weds. June 17. (or was it Thurs June18?) Stupid stuff ------------ No tarps of any kind were deployed to catch any debris for the duration of the project. Instead, siding debris and nails from the original underlayment and screws from the original galvanized roof littered the property, including bushes, for the duration of the project. My wife and I spent several hours picking up nails and screws after a couple of days living with this, and after a few more days Hunter had his guys pick up some of them. My wife and I continued to pick up stra"
