About us

Basement and Radon Solutions, BRS Pros, is a locally owned and operated company serving Western North Carolina and Upstate South Carolina since 2001. All of our work is WARRANTED & GUARANTEED for complete client satisfaction. We offer the following services: 1. Crawlspace repair, crawlspace mold/organic growth cleaning, crawlspace encapsulation, and crawlspace drainage systems (Also all of our crawlspace encapsulations are RADON READY, this means a passive radon system is installed underneath the vapor barrier. If at any point the radon level gets above the recommended 4.0 pCi/L the radon mitigation system can become active by installing a radon fan. This can save the homeowner considerable time and money down the road.) 2. Basement waterproofing 3. Foundation crack repair with a lifetime warranty 4. Concrete Lifting and leveling. An economical, fast, and environmentally friendly option to fix uneven concrete slabs. 5. Radon Testing & Mitigation.

The service went fine. I didn't realize until they got here, that they were coming to put a radon detector. They checked everything out, and it looked good to them. They checked what they had installed earlier on, and it was working well. I dealt with the owner several years ago, recognized that he had done the job when they got here. They are very professional, and told me some things about the job that they had done initially. The price of the big deal was worth it. They responded right away.

They know their stuff! The evaluation is exactly what the termite inspector had said, and the estimate was right on with a second estimate I had already gotten. Not used the service yet because of funding.

It was pretty good and they provide a pretty good solution to what is going on and what I need to do in the future. The guy was very knowledgeable and provided some good directions. They came out about 3 weeks after I made the purchase. They explained why I have water in my basement. I would use them again.

Absolutely would use this service again! I did not feel pressured to purchase more than I could really afford. The owner (in person) and his wife (on the phone) were exceptionally easy to deal with. The crew who came to do the actual installation were friendly, neat and punctual. My basement has been quiet and dry ever since. Love these guys!

It was a long process... over three months... but that was because I had to have several things done before they could do their work. I had to move my hot water heater and have a cinder block wall built to contain the dirt walls which were starting to fall in due to all the rain we have had this year. I also decided to replace all of the furnace duct work because I have an old house and it needed to be done anyway at some point. We also had several out-of-town trips to schedule around. Once they came, however, the team of three got right to work pouring concrete, installing the sump pump, putting in the baseboard system of collecting water, putting down the vapor barrier and installing the dehumidifier. I was very impressed with how respectful they were and how one member of the team even cleaned up the mess the block worker had done to my mulch outside six weeks before! They also hauled away the pallets left by the block worker. They were very good about staying in touch with me if they were running a little late, which happened occasionally due to traffic. The pump on the dehumidifier malfunctioned and they came out right away to replace it. We have yet to have a huge downpour but I feel confident that if I have any problems or questions, they will come and make it right. I highly recommend them to anyone who is having problems with water in the basement or cellar.
Description of Work: Rod and his team assessed the problem and recommended that I have several things done by others before they came back and installed a baseboard system of collecting water and diverting it to the sump pump which they also installed. They put down a vapor barrier over all of the dirt, installed a dehumidifying system, poured some concrete to make the floor level and cleaned out the entire basement.

Met with rep from above company on September 13 at the house near Lake Junaluska. Arrived promptly on time. I knew I had a really bad situation as the house was over 100 years old and it was probably going to be more expensive to fix the wet basement than I could afford. However, I was given many good suggestions as to what I could do without spending the $8-10 thousand dollars it would take to completely fix the problem. I was shown photos of work Basement and Radon Solutions had done on other properties and I was impressed. I chose to do the things I was advised might help the situation, as I would not be able to afford the "total fix." I was very impressed with the knowledge, patience, and professionalism of the representative who came.
Description of Work: A total appraisal and evaluation of a very wet basement on a 100 year old house with many drainage issues, in addition to structure difficulties.

Rod Johnson, the President of Basement & Radon Solutions, came out to inspect our crawl space. Because of all the rain and some new cracks in our living space dry-wall, we took advantage of an Angie's List Big Deal and scheduled an appointment for Basement & Radon Solutions to come out. I didn't expect the President, but was pleased to see his hands on approach. In short, he inspected my crawl space and reported it to be in excellent condition, dry with no damage to the foundation. He explained some of the reasons for the cracked dry-wall and left me with his card if we needed any of his services at a future time. It was a very pleasant experience all the way around.

We were really happy with the company and their work. The estimate process was simple and the cost was very reasonable, especially considering the cost of the dehumidifier alone is over $1000. The cost included radon piping and the concrete pouring, neither of which we were specifically looking for. They also gave us helpful advice about other work we might want to have a plumber do in our basement in the future, and pointed out some downspouts that needed work because they were draining into the foundation and contributing directly to the moisture problem. On the day the work was scheduled, the team of 3 people showed up promptly and got right to work. It actually took a day and the next morning to complete, but everything looks great. They installed the dehumidifier so that it is suspended from the ceiling of the space. Everything was done according to what we had discussed and the equipment is functioning well. We'd use this company again in a heartbeat!
Description of Work: Basement Radon Solutions installed a variety of improvements to our clay-floor basement space, including a radon piping system, full encapsulation with a vapor barrier, and installation of an industrial-grade Santa Fe brand dehumidifier that pipes to the outside. They also sealed off our foundation vents and poured concrete near our basement door so that wildlife can't dig under the door.

We purchased a home that had no initial Radon system installed. As part of the transaction the seller's realtor hired a company to install both a mitigation system and a vapor barrier. Based on the follow up inspection, the inspector said he had seen better jobs and that it looked pretty shoddy. It took some follow up with Rod to get him to come and look at the system. I assumed it was because he stays pretty busy. He came out with his associate and did a pretty extensive review of what was there and what should have been done. He was very honest about what was wrong with the system installed and where it should have been installed, explaining the process of the mitigation and why certain pipes or fans were needed. They had a rare opening on a holiday week and came out and removed the other system. Patched up all the holes and installed a new one. They put a new vapor barrier on top of the clear plastic and duct-taped barrier the realtor's people had installed. Cleaned up their mess and left. Very professional and did really nice work. I don't know if the price of $1800 is high. We were quoted by one company for a $1400 vapor barrier and mitigation system. Since they had to pull one out, maybe that was the increased cost. I do however, feel better about the system we have now than what we did have. The radon level with the first install was ranging 3.7-4.1. Rod's system got it down to 1.7. I would definitely refer Rod to anyone. Getting a hold of him can be tricky sometimes, but his wife does a fairly good job of following up.

We were purchasing this property and on inspection it was noted that evidence of moistuire was seen in the crawl space. Basement and Radon Solutions was one of three recommendations we were given to give us furthur info on the situation. From my initial contact with owner Rod Johnson I felt assured that I had picked a top performing company. His family was off on vactionion in a few days from my intial contact but knowing the urgency of the situation he arranged to get the project moving and promised to keep in touch even during his vacation. He inspected the property and gave me a detailed expalnation of the situation and how he felt it needed to be repaired. No high powered sales pitch or doom and gloom scares. A local builder had also given a plan and estimate on repairing the situation. I confered with him regarding his plan and that of Basement Solutions, when all was said and done he said if he were buying the house he would use BS's plan. Although it was more expensive than his he felt it was a much better long term solution. That solidified my opinion and I contracted with Rod to do the job. The work was done on time and as described. I have NO complaints and feel that the job was done right and is back up by a top notch company.

It took two men all day to do the work which was quite extensive. Both men were efficient, polite and extremely helpful with all my questions. My basement was thoroughly cleaned of all debris by the men. I was told they would come back to test the system as the fittings needed to dry thoroughly. They were back 4days later, tested the system and made sure all water was wiped up from the testing

I have an investment property and was concerned about the vapor barrier in the crawl space. I contacted Basement & Radon Solutions, spoke with Brenda and they responded quickly, went to the property a few days later and called me after the onsite inspection. I found Rod to be wonderful! He walked me through the situation in the crawl space saying the barrier looked fine as is. We discussed radon and I will have him do the testing. They are professional and very informative. I would highly recommend the company to anyone and know I would be proven right.

Basement & Radon Solutions trenched and installed drains in our leaking basement. A sump pump and a water vapor barrier was installed. We have a 1920's era house and have had problems with flooding since we bought it. It has rained hard twice since we had the work done, and it seems to be working out great. Rod was quick getting back to us and gave us a very reasonable estimate. We got several other estimates and Basement & Radon Solutions estimate was by far the most affordable. They scheduled us in without a long wait and worked around our time frame. On top of that they were the most professional of the companies we interviewed. They gave us a price and stuck to it. They told us how long it would take and finished on time. We would highly recommend this company.

.If Angie's List had an A+ rating we would give it to Rod Johnson and Basement Solutions of WNC. He is honest, offers suggestions, and addresses the benefits of all the various components of this type of basement system. Overall, a truly outstanding job. We get a lot of unsolicited comments from people who see the work in the basement. The comments always contain words like: " Very Impressive", "Wow", "This is Awesome", etc. etc. Every step of the process was explained in great detail. Putting in this type of system is an investment in one's future living space and life style. His work is a permanent solution to correct a problem. In comparison with other estimates his quote was on target for this type of job. A key benefit of going with Basement Solutions of WNC is the professionalism and technical know-how of the install team. After all the work was done and all the dust settled, the basement was spotless. If we had another basement to fix we would call Rod again...... but this one will last a life time !
Description of Work: We purchased a mid-century brick home. The home inspection report noted a potential damp issue in the basement. Several contractors were contacted to provide an estimate of the potential problem and a solution. Rod Johnson of Basement Solutions got it right. He isolated the problem at the foundation wall due to the typical terra cotta pipe sections used for footers around the perimeter of the foundation walls for this era (1955) home. Rod offered two solutions to correct the problem. Both system solutions came with a warranty. We selected the Complete Fast Drain System. Since the basement will be used as both extra living space and additional storage we elected to install optional items such as: a Sante Fe Classic De-Humidifier, moisture shield wall lining and a Battery Back-Up System for the Pro Line sump pump that is included in the Fast Drain System package. Approximately 167 feet of Grate System Fast Drain was installed along all interior perimeter walls. Approximately 18 inches of concrete all along the perimeter walls was taken out to install the drain system. New concrete was put in after the system was installed. The cost for this system also included all electrical work. During the install process Rod sent photo's to show the progress. During the initial meeting with Rod he was extremely patient in answering all questions. He also has a great ability to communicate in lay person's terms, the attributes of this system. He took the extra steps in his communication to make sure that we understood the process, the purpose of each item in the system, and the expected results. He gave us all the time we needed to ask questions in the presentation. He explained the facts and honestly answered all questions. We now have a high tech basement with a fabulous warranty. Without the addition of our optional add-on's the Fast Drain System Install with a sump pump would have cost $8,850. It's well worth it in our view. There is no need to ever worry again about any damp issue in a basement. Rod's system will probably last beyond our lifetimes. If a person is considering a basement waterproofing system we would highly recommend giving him a call.
