Susan is an amazing real estate agent. We were unfamiliar with the area, and she took a great deal of time to show us various neighborhoods and areas of town. When we finally settled on a house, she was extremely thorough and was most definitely an advocate for us during the negotiation process. We would absolutely use Susan again for our real estate needs in the future!

Susan was recommended to us by employer to assist with finding a home when relocating from FL to NC. In all our interactions she was personable, professional, and very helpful. Easy to talk to while driving around the triangle (even when we had our 3 kids), and knew some good places to grab lunch! Made sure we were weighing all factors (especially resale consideration) in our purchase decision - which was very helpful as we didn't know the area all that well. Finally, she went "above and beyond" in helping to schedule estimates for fencing during the home inspection so we could time fence installation with our occupation.

I contacted Susan after seeing her reviews on Angie’s List. She was immediately responsive. Susan showed me multiple properties on several consecutive Saturdays and also agreed to schedule a few additional showings on Sundays as well. She worked with my work schedule which precluded much ability to see homes in the evening. I was under a very tight deadline, fearing the very real possibility of having the lease I held at the time renewed automatically for another full year, absent my being able to give my property management company 2 months’ notice. Through the whole experience, I felt that Susan “had my back” and was really trying to find me a house. She also demonstrated significant patience as I struggled with the challenges present in this fairly tight housing market, balancing my expectations, needs, preferences, and the limits of my budget. Susan also went out of her way to provide excellent service in other ways, insisting that some tasks were part of her job. She offered to meet the flooring installer for measurements, and a second estimate for other repairs, when I had scheduling conflicts. Susan and I had a few late night phone conversations around the offer, the contract, and the closing procedures. She intervened with my mortgage broker on a number of occasions, and even following closing, was attentive in looking out for my interests. Susan is a lovely person, very client-oriented, and highly knowledgeable. I am very glad I asked her to serve as my agent and I highly recommend her.

Susan is wonderful to work with. With her experience and knowledge with local neighborhoods , the success rate of finding home or selling homes is very high. She sold our house in 2 1/2 weeks at listed price. She helped us get staging ideas by having a meeting with a stager. I definitely recommend her! She has a process defined and targeted timelines. This was a big help during planning and scheduling for the big move.

As a first time buyer, through an agent, Susan was incredibly patient and extremely helpful in making sure I understood all the details. We were relocating south from the northeast and looking to buy a single family home. I gave her a wish list and she found us 98% of what was on our list. We communicated by phone and computer and it only took us 2 visit to find the house we ended up buying. Susan is one of the very best Realtors I have every met and I have met quiet a few in my life. We initially had an extended talk over the phone. I explained where we wanted to look and what type of houses we were willing to look at. I further gave her a list of must haves such as: Location, finding a ranch home or having a first floor master, no HOA's (so no housing developments), property size, updated home ie., kitchens and baths. Susan listened to everything we told her and stayed the course - there were some homes that I found on line while up north that I would call her about and she would go check them out personally and let me know her opinion based on our criteria. She actually saved us a few trips because some of the houses were not the size we needed (which can be hard to determine sometimes based on pictures and measurements) even thought we were downsizing. On our very first trip down she actually gave us a quick tour of the surrounding area pointing out some very keys points of interest which we found very helpful and make our upcoming transition to a new location a lot less daunting. When we finally found a house she also made all the necessary contacts and arrangements for inspections to be done based on our availability to come down and the timeframe necessary to get it complete. All the inspectors were independent contractors and were very thorough, competent and professional. Susan was there through the entire process, every step of the way. She is amazing and would highly recommend her to anyone looking for real estate - she will truly make is a great experience.

We had to work through the inspections and get lots of different things solved before deciding to purchase the house. Susan was patient and professional while helping us through the whole process. Our transaction was complex and several repairs were required, plus we had several uncommon questions. Susan had the expertise and knew where to find whatever answer she did directly have. This helped us and made the whole house-buying efficient and even pleasant. Wow. Susan Hertz is an extraordinary real estate agent. I've worked with 4 other real estate agents over the years and I'm picky -- and I would choose Susan again in an instant. Susan is knowledgeable, hard-working, flexible, professional, friendly, down-to-earth, resourceful, realistic, and an outstanding problem solver. She is also incredibly persistent. We had a problem with lots of mold in the crawl space of our brand new home, and she worked on resolving the problem longer than I would have -- and I am one tenacious chic. She first worked with the builder's representative, then -- when we didn't get a satisfactory response from them -- she went up the chain and up the chain and up the chain. For weeks she worked on getting the answers we needed (where did this mold come from? how are you going to keep it away?). I gave up, frankly. There was no other inventory in our price range in the neighborhood we wanted, or she and I would have both walked away from that deal. (We never did get satisfactory response, by the way -- the builder is Lennar.) If there's one person in the world fighting for me (outside of my family), it's Susan Hertz. We also had to sell a condo in another state. Susan found a realtor for me there by calling around until she heard the same name twice. That real estate agent was also very good at her job. My sister recommended Susan to me -- she bought and sold three houses with her. At one point in the crazy process, I texted my sister "have I told you how much I love Susan Hertz?". She wasn't surprised.

Susan is an incredibly knowledgeable, dedicated, and trustworthy professional. Years after moving out of North Carolina, I retained ownership of a townhouse in Durham. When I decided it was finally time to sell the house, I was living in Singapore. She put me in touch with an affordable contractor who did quality work, as well as a decorator who put together some attractive staging to entice prospective buyers. She was very responsive to my requests for competing quotes from contractors, and she was quite extremely reliable when it came to ensuring that the contractors finished the repair work on time. I am a real estate investor and come from a real estate family, and I've known and worked with numerous real estate agents over the years. I've employed Susan's services three times now, and, simply, Susan is the best. She is exceptionally smart and knowledgeable, and she goes about her work efficiently and professionally--and she gets the job done! She makes it very easy for her clients. And she is a very good person who is a real pleasure to work with. A good example of Susan's work is the house on Lucknam Lane in Durham that I sold last year. Being built in 1995, Susan felt that in the difficult real estate market we needed every advantage we could get--the house across the street had already been on the market for almost a year--and she suggested that I hire a particular stager to stage the house and assess it for possible renovations. That stager turned out to be excellent, and between her and Susan certain renovations were suggested, which were carried out by an excellent contractor, after which the house was staged and put on the market. In such a difficult market the pricing of the house was critical, as well as proper advertising and open houses, and Susan worked hard and did alot of research so get all of these things just right. She is a master of the kind of strategizing that is necessary to sell a house in a difficult market. In the end, we had a contract on the house within a few weeks, and it was sold shortly thereafter for a good price. The house across the street is still on the market almost a year later. I've had similarly excellent and pleasant experiences with Susan on the buyer's side, a house and a condominium here in Durham.

I called Susan from our home in California before our tenants had moved out. She immediately took up the reins to help us get the house ready for sale. She went to the property managers office, twice, to get the keys, met with contractors for bids, made sure utilities were in order, sent us pictures and periodically checked on the property to make sure work is moving forward. All this without asking for a cent so far. We're happy to give her the listing and I'm sure that she'll do everything in her power to sell it quickly.
