They showed up on time and were affable. They didn’t test fire alarms that were out of reach because they were too high. However, they had a ladder because they checked the roof, but didn’t bring their ladder inside. They spent an inordinate time under the kitchen sink where there were no problems, but missed foundational issues that were discovered a year later. After redoing our kitchen, we noticed a slant in the floors and contacted an engineering firm. Their foundation pictures are identical to the home inspector’s pictures, indicating that this was not a new problem. One of the support piers has gaps in the mortar joints, missing brick, limited girder bearing, & a flaring floor joist, that does not provide full width support. The repairs will prevent further movement. Note, this engineering firm is not connected with the structural repair firm that I am using and nor did they have recommendations; they are completely independent and just do engineering surveys. If we ever move again, we will definitely get an engineer to inspect vs a home inspector. Home inspectors appear to be a Jack of all trades, master of none. I wrote this review because my friend’s home inspector missed their oil tank and they’ve had to remediate the damage. They happened to mention that their inspector was America checkers.

Mr Jolly found missing insulation, a missing vent connection, a couple of switches that don't work, and a dishwasher problem so we think the money was well spent - especially considering that the house is brand new.

They showed up on time, started going through the house, and were polite and professional the entire time. They did a report, including pictures and itemized information which they put on their website to be easy to access. The issue is that they missed lots of things, as I discovered after I bought the house, including things that they had no reason to miss (foundation cracks, etc). The report itself lists things as 'needing attention' but there is a difference between 'needing attention' for labels on a breaker box and needing attention for possible structural issues. The report lacked any sort of gravity for the things it did list and missed a number of issues that later cropped up.

Our real estate agent contacted America's Home Checkers and scheduled the appointment for us. They were able to inspect the house within about 4 business days. They were absolutely punctual and struck a good balance between cordiality and down-to-business intensity. They responded directly and rapidly to the few concerns I expressed and satisfactorily answered them all. Their report was emailed to me within a few hours of the inspection and was formatted very professionally. Though I feel as though the inspection went somewhat more quickly than I would have preferred (a bit under 2 hours), the report they generated seemed thorough.
Description of Work: Harold and his son Kelly performed a pre-purchase home inspection. They examined all major systems and structures in the house, both indoor and outdoor, and produced a report of deficiencies and recommended repairs. They also photographically documented the locations of important mechanical parts (water cutoff valve, crawlspace/attic HVAC units, breaker panels, etc.) -- not because of any defects, but for future homeowner reference.
