All in all a good experience from start to finish. Contacted the company via email and was soon called by office staff. Spoke to Chet and discussed why I thought I had foundation problems. Chet agreed and a technical sales person (Bo) was dispatched. Bo and I looked at the problem from both the inside and the outside of the house. We agreed that the important thing was to stabilize the foundation and Bo recommended a cost effective solution. There was no hard sell or attempt to scare me into buying more than I needed. A proposal with cost figures and the terms of the contract was emailed to me within a day of the sales visit. I accepted and a date was scheduled. On the appointed date, the installation crew (John and Josh) arrived when they said they would. I have a front lawn and John was very careful to not damage the lawn when the excavation equipment was put into position. From that point on both men worked the problem. At several points, John made the effort to explain to me exactly what he was doing and why. They worked without a break for at least 6 hours and placed the support piers in the appropriate positions. When done, they graded the area that was disturbed. They also provided me with an installation record indicating the position of the support piers and all pertinent data for the pier installation (depth, torque, load). I am pleased with the quality of their work and that I selected Carolina Foundation Solutions to resolve my foundation problems.
Description of Work: Installed 3 support piers.

John Adams is very knowledgeable and professional, he is the only sales person I solicited an estimate from who identified the crack in my slab and worked in conjunction with the structural engineer to come up with the best solution for my home. He was more than accommodating in meeting with other contractors involved in my project as needed. This portion of my project was the most complicated, but, went the smoothest.

Our foundation warranty company originally put us in contact with Carolina Foundation Solutions for an estimate on some warranty work we needed. Our townhouse is in the middle of 6 other houses and the foundation at the front of our house was sagging and caused a large offset crack to appear in the concrete floor of the downstairs bedroom. We were very impressed with John Adams and the crew and scheduled the work. They had to break up the floor of the bedroom with a jackhammer, remove the concrete, install 5 helical piers, reinstall rebar and re-pour the concrete floor. They completed the work in a about 4 days and we were happy with the fix. We did have a couple of issues. One being that they are not gardeners, so if you have any plants/bushes near where they will be working, please move them and temporarily replant them yourself, as although the guys will remove and replant, our bushes didn't survive the week it took to get them replanted. The other issue was that it took over six months to get the permit signed off on by the engineer (and that was only when I contacted him directly). I blame myself for this as I made the mistake of paying the bill before that step was complete and although Carolina Foundation Solutions repeatedly told me they were working on getting the engineer to sign off, I can't help thinking that if I had the leverage of not paying the bill until all work was complete that I would have had the engineer sign off within weeks of the work being done, instead of more than six months later! With that said I would use them again, I just would make sure everything was complete before I paid!

The concrete floor in our indoor sun room had dropped approximately an inch or more in places due to faulty construction 12-13 yrs before. 3" holes were randomly drilled in the floor. I cannot remember proper name of the cement-like material that was then pumped thru the holes to fill the space that had been created under the floor. Carolina Foundation Solutions was very quick, professional, and cleaned up after (WIFE'S OPINION!)

John Adams came to assess our foundation/slab problem. We did not end up needing service, and greatly appreciated his honest evaluation that foundation work was not necessary after all. Mr. Adams was terrific with communication, arrived promptly when scheduled, and was thorough and professional in his evaluation. I would highly recommend contacting this company first for foundation and slab problems for an honest evaluation.

Keep in mind that CFS's commitment is to only stabilize a chimney, not to necessary close the gap. Negatives: If closing the gap is your measure of success, you'll likely be disappointed. Regardless, you pay for the service either way. Positives: estimate was accurate, arrived on time, minimal damage to landscaping, friendly service.
Description of Work: I had a chimney that was leaning away from the house and resulting in a gap between the house and chimney. Carolina Foundation drove pilings to the bedrock to stabilize the chimney. After completing their work the gap was exactly half as wide as it was originally.

I had some cracks in the exterior brick at one corner of our house so I reviewed the Foundation repair company's in youe list and picked a couple to get quotes. After getting the couple quotes I picked Carolina Foundation Solutions. I was impressed by their rep Chris Miller by the extent he went into what would have to happen. He first said I would neeed to get a structual engineer to come look at the cracks and determine the extent of the problem and what the solution would be. He provided apotential list of structual engineering firms to use.I picked one of the firms which was also in Angies List. The engineer came and did his review and investigation and then wrote up the report indicating we needed two helical piers and outlined where they were to go and the capacity in lbs they would need to be set to. Carolina Foudations then came and reviewed the report and what it would take them to do the installation. They set up a time to do the work and came at that time and did a very professional job in installing the two helical piers and set up for the inspector to come review the work. The inspection resuls were good and we were very happy with the service and the work done.

From the initial visit from the project manager, Chris, until work was completed, the personnel were punctual and professional. Chris went out of his way to ensure that the project would be completed per the instructions from a structural engineer in the best way possible. I have rarely worked with any company that performed such excellent work, but also in a timely manner. Hopefully, I will never need their services again, but if this was ever necessary, I would not use any other company.

They came highly recommended and performed as expected. Very professional to work with leading up to the installation process. Very flexible with scheduling. The costs were right in line with industry standards, too. Hard to tell upon completion if the work was quality or not due to the nature of the repair, but our structural engineer returned for an assessment 8 months later and felt the repair was properly done. Was not pleased that the work crew left when finished without seeing us first. Had to call the vendor the next day to verify that the repair was done. Might have had something to do with the basketball-size dead spot that was left on our fresh turf from something that leaked out of the machinery. Not a big deal, but follow-up should have been immediate. In any case, we would certainly work with them again if needed.

The work was performed on August 16, 2012 and on that day there were only two gentlemen present and no supervision or representative from the engineer nor the county and it took several visits to complete. When asked, if they need access to the inside basement the reply was no. My reason for asking, is because the crack in the basement floor was the evidence that lead to the discovery of the bad foundation. Not satisfy with having only the outside work performed, I did some research and found the company had not requested a permit from the county before during the work and the finished work was not inspected by an engineer nor by county building inspection. After making the company aware of not having a permit one was requested. The work was inspected by the engineer and county, however, still the inside crack was not repaired by the company. I verified with the county the permit party is the responsible for the entire job. After getting an inspection by another engineer, it was found the crack in the basement concrete needs to be level before repairing the crack. I did speak with Mr. John Adams about the work for the basement crack and was advised by him the permit was not requested by him. I have been requesting since I was told the work was completed from Carolina Foundation Solution LLC is that I be given the original lifetime warranty and invoice which is require in order to transfer the warranty to a new homeowner. To this day which, is well over a year I still have not been given the original documents. Being the company paperwork is inconsistence I still continue to seek help with this matter.

Response from Carolina Foundation Solutions LLC
Carolina Foundation Solutions regrets that Ms. [removed member name] is not pleased with the KB Homes repair process. CFS was hired by KB Homes to install helical piers as designed by their engineer. CFS was not hired to make other repairs that may have been needed to the house. In August of 2012 CFS began the foundation repair process which required multiple days to complete. CFS had a two man crew which consisted of a supervisor and technician. The supervisor is certified by AB Chance as an installer of helical piers. The engineer was hired by KB Homes and it is not an industry standard to have an engineer on site during installation. KB Homes was handling the building permit and CFS was not aware of a need to have a county inspector on site during installation. That is not a requirement nor an industry standard. Ms. [removed member name] complaint included that "the inside crack was not repaired by the company". We are not sure if she meant CFS or KB Homes when using the word company. CFS was not contracted to address the inside crack. Ms. [removed member name] stated that CFS has not issued the "original lifetime warranty". CFS actually waived its requirement that the payment must be received before the warranty is issued specifically for Ms. [removed member name]. In September 2012 Ms. [removed member name] was emailed the warranty. She later stated that she desired a hard copy and on November 12, 2012 a hard copy was mailed to her. It appears that Ms. [removed member name] is confused as to what KB Homes hired CFS to do at her home. CFS completed the repair as designed. CFS provided warranty and other paperwork to Ms. [removed member name] and our customer KB Homes. KB Homes, the engineer, and the building inspector have all signed off on the work completed by CFS. CFS has attempted to contact Ms. [removed member name] and she has not returned our calls. We hope to address any issues that she might have.

CFS scheduled a date with me within one week of my selecting their proposal, showed up exactly as promised, and completed the job in one day. The two man crew was very careful in raking back mulch to expose the dig area, and very careful with shrubs and my irrigation system. The crew used shovels to hand dig the first few feet until they exposed the irrigation pipes and were very careful to work in a very tight space next to a mature crepe myrtle. During the day a supervisor dropped by to inspect their work. At the end of the job, the crew remulched the area around the chimney and did a great job of leaving the area as they found it before letting me know that they were finished. Following up, I received an accurate final invoice by email within three days.
Description of Work: Carolina Foundation Solutions installed two helical piers to stabilize and slightly reposition my chimney. Price was quoted based on a depth of 21' and that's exactly how deep they needed to dig.

John Adams at CFS was prompt and professional. He addressed all my concerns and explained the process from beginning to end, educating me whenever I had a question. Once we submitted an engineer's repair plan John was able to give us a detailed estimate and even worked with our warranty company to be sure they understood the scope of the repairs. The crew arrived promptly, worked extremely efficiently and were professional at all times. They installed 15 piers, 3 yards of grout under the house, and an epoxy stitch through the existing crack. They encouraged me to ask questions and take pictures throughout and left our yard looking as close as possible to how it was when they arrived. They worked around existing shrubbery and were considerate with machinery. I would recommend them a hundred times over.

He advised me that he didnt think it was stuctural . He then told me to measure the crack each month in millimeters. If the crack started to get wider he also advised me to give him a call and he would put me in touch with a structual engeneer. He was very professinal and seemed very knowledgeable and very honest. I believe that if the situation does worsen, the engeneer will advise this company of what much be done to remedy the problem. I have followed his instructions ,the vrack has no twidened in three months or so.. I will call him if needed ,I trust his judgement.

The two gentlemen who performed the work were prompt, courteous, informative and very professional overall. They excavated as required around the chimney by hand in order to preserve some boxwoods nearby -- an effort "above and beyond" what was required. The chimney is now upright, and we can proceed with interior repairs with confidence that the chimney will not shift again and cause further damage.
Description of Work: The Great Drought of 2007 caused our chimney to shift, resulting in cracked interior walls, separated crown molding, etc., etc. Over time, the chimney continued to shift slightly, and we decided to have it repaired. Two helical piers were installed, requiring about 6 hours of work. The works is warranted for the life of our home, which we expect will be many, many years.

I had a room addition that was built 14 tyears ago that was shifting away from the house. I called a structural engineer who assessed the problem. He recommended two helical piers to stabilize the room and gave me three companies to call that could do the work. I called all 3 for estimates. John at CFS was the first to respond. He came and confirmed what he thought was needed but also said "we are not engineers", I then told him I had already consulted an engineering fiirm and would provide the report. i was happy to know he did not try to sell me more than was needed. The room was shifting fairly fast and I wanted the work done ASAP. CFS provided a written estimate in one day and also arranged for the underground power lines to be marked. CFS was here today (as scheduled) and completed the two helical pier installations . The crew was very courteous and left the site in presteen condition. While they were working today the second company I had called returned my call (5 days later), the third has not called back at all.

I contacted CFS to get an estimate on residential crawl space repairs that I needed done. Morgan was very quick in replying to my initial request for specific contact information and letting me know that they didn't do the type of work that I needed done. (They "install steel helical piers around the perimeter of the foundation to stabilize it, but . . . don’t do work in the crawlspace.") She was kind enough to provide me with names and numbers of two contractors in my area who would be able to provide estimates and the services requested. Great customer service!
