Great experience start to finish. Michael was early, ready to go when I arrived and was willing to spend as much time as necessary to complete a thorough inspection. He was objective and honest. The prepared report was meticulously detailed and provided me with all the information I could ever want. I would highly recommend Michael.

Inspection went great. I learned a lot walking with Mike through my new prospective home for 4-5 hours. A true professional. Would recommend for sure. Tip: schedule early as his schedule fills up quickly by end of Monday for the coming week.

Realtors will always try to ask you to use a certain inspector, and that always makes me a bit worried. I did my research, and found Mike. I was incredibly satisfied with the service provided, and he came to me highly recommended - especially for older city properties. Mike was on time - early, actually - and was very thorough in his work. He explained everything as he was inspecting the property, and found things that I clearly over-looked. He made sure to explain the faults and issues, but he wasn't alarmist, and made sure to explain to me why things I thought might be a problem, were not. I would recommend his services to anyone who is looking for a nice, professional, and qualified home inspector.

Mike Boyd is highly professional and knowledgeable. He clearly and informatively outlined the process of the inspection at the outset. The inspection itself was remarkably thorough, taking about 4.5 hours. We had read other reviews of his work on Angie's List and agree with all their positive comments, especially regarding his expertise with historic houses. He was able to provide detailed and accurate information on slate roofs, historic woodwork, windows, fireplaces, etc. He has seen hundreds of houses in St. Louis and has a great basis for comparison. Our house was built in 1898, and he gave us the confidence to go ahead with the purchase. In addition to Mike's many skills, we were pleased to discover that he can speak knowledgeably about trees and plantings. He genuinely enjoys his work, and we felt the experience was a valuable introduction to historic home ownership.

This was the second inspection I had performed by Mike. He arrived early for the inspection and the price quoted was for the base inspection, termite, radon, and lateral sewer inspection. He coordinated with the external companies for the radon, termite, and sewer inspections making the entire process easy for me. The report provided is easy to read and understand and Mike is very responsive through both phone and email when you have a question about the report. I would use Mike again.

I have only good to say about my experience. From our first contact, I was comfortable with Mike and confident in his ability. He was professional at all times, but also patient with my (many!) questions. He provided an extremely thorough inspection while explaining each step. I hired Mike to perform a full home inspection. I have grown up around my parents building multiple houses so I feel as though I'm quite knowledgeable regarding what to look for in a home. I hired a home inspector when purchasing a previous home and was very unhappy with the lack of detail of the inspection. Initially I was hesitant to hire an inspector again. I was living in Dallas TX and purchasing a home in Weldon Spring MO and didn't have the time to thoroughly inspect the house so I hired Mike based on the Angies list reviews. I'm very happy with my decision. I couldn't meet Mike at the home because I was living so far away. Mike was understanding and asked if there was anything he wanted me to look at in more detail. I told him I was aware of a few items that needed attention (HVAC, water heater and sump pump). I also asked him to take some picture of the electrical panel to show if spare circuits were available for future upgrades. Mike began by setting up the radon and termite inspection. Mike arrived on the schedueled inspection date and performed a very thorough inspection and provided a detailed inspection report on the same day. Mike thoroughly inspect the inside of the home including the attic along with the outside of the home and surrounding property. I was very impressed with the thoroughness of the 21 page report. Mike broke down every area of the house by detailing items by grouping problems in Marginal and Unsatisfactory categories while grouping functional items as Functional (not only does he tell you what's wrong, he also tells you what's right. Mike found many items that I would not have thought to inspect such as missing windows screens and even missing or broken window clips on tilt in windows. Mike provided plenty of pictures to show problem areas. Overall I was very impressed with the inspection and I would definitely recommend Mike again.

Mike performed a home inspection for my wife and I. He also setup radon, termite, and a sewer inspection for us. He was very punctual and professional. He answered all of our questions and took the time to show us many details and possible concerns for our soon to be new home. I would recommend his services to anyone looking for a home inspector.

Architective Home Inspection did a great job on my home inspection. I am new to the St. Louis area and I relied heavily on the Angie's List historical ratings in picking an inspector. I made the right choice. They were punctual, professional, and thorough. I was concerned that since I was buying a new construction model home I would not get enough value from an inspection to justify the cost. I was wrong! The inspector was so thorough he was noting cosmetic deficiencies that were noted for repair by the builder.

Michael was very thorough and knowledgable. As he inspected the home, he provided his honest opinion on all aspects of the reports. He could have easily completed the inspection quickly, but instead, he took the time to explain all aspects his inspection prior to compiling the report. This way, as first time home buyers, we felt comfortable and there were also no surprises when we received the inspection report. The report was in our email 6 hours after he completed the inspection. He is very personable and open to the many questions of first-time home buyers. He was definitely worth the 1 week wait between the day we called to book and the day he was first available! We highly recommend him to everyone!

Inspector responded promptly to our call for service, set an appointment within three days of our request. He arrivedon time (actually early) the day of the inspection. This was not a large home but his inspection was thorough and we received the written report was r the night of the inspection. He was professional and helpful in answering our questions.

Mike was prompt, polite, professional and prepared. I would definitly recommend him to someone, and for my next home purchase (which is never), I would use him again if I did have to have another home inspected. His advice was right on spot.

I called Mike and asked him a few questions about his services. All throughout the process he was very detail oriented and gave very thorough explanations using terms that even I could understand. I also indicated that we already had an inspection set up with another company but that I was starting to have some doubts about going with them because they also happened to perform an inspection for the buyer of our house and I was surprised that some very obvious deficiencies weren't detailed in their report. Mike could have very easily bad mouthed the other inspection agency to try to get my business but instead he very carefully explained that the items I was referring to really weren't items that home inspection firms inspect. I happened to tell him who this other firm was and again, instead of taking the opportunity to bad mouth them, he actually shared that he had a favorable opinion of them. This gave me a sense from the beginning that he had integrity and wasn't just going to try to "sell" me something. I was very impressed with the amount of time he took taking me through the house and making various observations. I was there with him for 4 hours and he was there when I got to the house so I'm not exactly sure when he arrived. The report detailing his findings was 22 pages long and he had it to me the next day in an email despite the fact that he was a little under the weather. I especially found the summary at the end of the report to be very helpful. The first part of the summary showed those "Marginal" items - things that we should be aware of but probably shouldn't be deal breakers. After that came the "Unsatisfactory" items - those that we should probably negotiate with the seller to have fixed. His most significant finding was an older and potentially dangerous electrical panel that the seller is replacing. I didn't have any doubts about the report but I happened to share it with a friend who is in the remodeling business and he seemed to agree with many of the most significant findings which was very reassuring.

We requested Architecture after viewing them on Angie's List. The experience was very pleasant and the inspection was thorough and informative. Full inspection took a few hours and any questions were answered with full explanation and advice on whether it should be fixed. Many pictures were taken and used to support the inspection report that was clear and concise. We are very happy with our experience and highly recommend this service provider.

Mike was on the roof when I arrived, apparently eager to get to know the house. And he actually, genuinely enjoys getting to know a house. He clearly enjoys doing this. He was super friendly and invited my questions and took as long as I needed to explain everything. He knew everything about everything, and given that this is a 113 year old home that's been through countless modifications over the years, I was impressed with his knowledge of different materials used throughout the decades. It's clear that he's been doing this for a long time. He was straightforward and answered all my questions honestly. I could go on and on, but the bottom line is that I'd trust him with any home, especially an older home, and I would recommend him to my own mother. On top of all that, I was pleasantly surprised at how great the price was. Wonderful value, completely trustworthy, very knowledgeable, and a great personality to boot.

We have discovered several problems with this report after move in. There was no garage door opener as listed. The kitchen sink was not caulked at all water dripped under sink into cabinet underneath right away when we used the sink. Tub in hall bathroom was not caulked either. Toilet in master bath had a crack in the base. This caused a terrible sewer smell in this bathroom and the toilet had to be replaced right away after moving in. The electrical panel in the basement did not meet St. Louis County code. The set up at the time of inspection was a fire hazard and should have been red flagged as NOT ACCEPTABLE and the inspection should have informed us the electrical panel needed to be completely replaced before move in. We had to caulk the kitchen sink, and the bathtub. We had to have the entire electrical system in the home redone. We also have been informed by a plumber all the water shut off valves are not up to code and have to all be replaced. This was not noted in the inspection report.
