Your home inspector gives you the Big Picture analysis with use of forensics and knowledge of the house you are purchasing. If the home inspector identifies the need for a costly, detailed analysis of any of the houses' systems or structures, the inspector will recommend the appropriate professional, which may be an experienced engineer with expertise analyzing that particular system or structure. The need for this kind of expensive, detailed analysis is rare. Hiring a Professional Engineer on your own can be a disappointing experience. The term Professional Engineer does not mean that the individual has training or experience conducting home inspections. Additionally, a home inspection does not involve engineering analysis. Therefore, hiring a Professional Engineer to complete a home inspection undoubtedly costs more, but it may not give you the results you desire and deserve.

I inherited a house. I wanted to know what all the weaknesses were so I could determine my priorities for keeping the house up so that it would be in good condition to sell. Jerrod, the inspector was extremely through and personable and professional. The written report was received the next day. Jerrod spent about 2.5 hours looking over everything, including the crawl space, and Atic.

I decided to use a home inspector NOT recommended by my Real Estate agent to remove any biasness from the inspection. I am not sure this is possible since most of a inspectors recurring business would come from Real Estate recommendations to clients, but my Real Estate agent did admit to uneasiness working with someone that they had not experience with. The Agent booked the inspection on-line. Nick showed up at the scheduled time, introduced himself and immediately went to work. He was OUTSTANDING in expecting everything thoroughly and providing helpful commentary on helpful tips and explaining what he was looking for. He used a computer tablet to record his observations and I think he did a good job at giving us a good ideal of what needed to be fixed. My only complaint is that I was disappointed in the inspection report. During the inspection he found several windows that would not open and a circuit breaker that was mismatched. He marked these with a blue sticker and then referred to these as the "windows marked with a blue sticker" rather than identifying which windows. This made it difficult for the seller to know what or how many windows were in questions without searching, and it did not provide me much comfort as these stickers could be easily removed. He also took pictures of several of the deficiencies but did not include them in the report. These would have once again assisted the seller and myself greatly. Overall working with Nick was great and I felt I got a great inspection, I just was disappointed that it wasn't a great written report.

First of all, Nick went above and beyond what I would expect from a professional services company. I called him because we saw his outstanding rating and awards on Angieslist when we were trying to figure out who to go with. I didn't leave him a voicemail and thought I'll call him the next day. He called me back that night after seeing me on caller ID. That impressed me. The next thing he did that really impressed me, we needed to get the inspection done quick and wanted to do it that weekend a couple days later. He moved around his schedule to squeeze us in that weekend. The day of inspection he called ahead letting us know what time he'd be there and he was extremely professional and explained the process before we began. He was very educational and knowledgable throughout the whole inspection. He gave us some tricks for things we could do ourselves to fix certain things that weren't as big of a deal. He got to know about us throughout the inspection, so he was very personable and it made you feel very comfortable with him and we knew he really cared about the buyer. We knew he took his job with pride and enjoyed what he did, very passionate. We went ahead and did the radon inspection to be safe. He turned around our inspection report that night just a couple hours later after the inspection. I figured we'd have to wait a day or two for something like that. I liked that he said we could call him any time for questions or concerns about the report, anything specific that he can walk us through or recommendations. When we got the radon report back we were actually at the sellers home and he stood up for us and defended what he saw and was very serious about the levels that he found. He went out of his way to protect us and separately told us how strongly he wanted to protect us and he was on our side. That meant a lot to me for someone in the service industry such as this to care that much. I can't say enough great things about Nick. I've come across a lot of different types of people in the industry when it comes to services for the home and in my opinion he is the best of the best and really cares about you and wants to make you as knowledgable as you can be going forward with the purchase of your home. Thanks to Nick for your caring nature and knowledgable mind! We greatly appreciate all that you did for us. I would not hestiate to recommend you to anyone in need of an inspection.

I was really pleased with the guy. He was very professional. He did a very thorough job. I am a plumber and so I was looking on the plumbing side of it and I didn’t know anything else and he caught a couple of things I missed.

I can't say enough about how impressed we were with this company! Jerrod was the inspector for our home inspection, he was there on time and stayed for about 4 hours. He went through the house with a fine tooth comb. He explained everything he was doing and went over any concerns he had. He took several pictures which was so helpful when we got the report back. It is no wonder to me that these guys are rated the best in my area. I scheduled a full home inspection + termite + radon at about 11PM on a Sunday. They were there the next day, and the following day I received the report. Nick was VERY thorough. I have science degree and work in quality assurance for a living, and I was impressed with Nick's knowledge and attention to detail. The quality of his report allowed me to make an informed decision about a purchase and provided me with a list of things to work on and be aware of. I am convinced that the inspector my realtor had scheduled wouldn't have caught half of these things. I love the ease of scheduling and paying for an appointment online, and appreciate the time that Nick took to explain to me in detail the issues that I was facing with this home. Nick was professional, patient, and a great teacher. Money well spent and a job well done. Thank you!

BEWARE and BE INFORMED by my experience. Nick ENDANGERED MY HOME and FAMILY. At first, Nick was very engaging, seemed prompt, thorough and professional. Inspection report was professional. After closing - within days in some cases, weeks in others, months in others, it became apparent that Nick missed some really big and really easily discoverable things that should have been found and addressed by the seller: 1. Plumbing venting issue in the basement bathroom that could have been found simply by flushing the toilet and hearing the gurgling in the drain as the vacuum created by flushing sucked water from the sink drain. Discovered within the first day by my daughter, but we didn't understand what was causing the gurgling until my wife's father, a retired plumber, came to visit weeks later. 2. Dangerous wiring issues in the basement. NONE of the outlets in the partially finished basement were properly grounded and ALL were HOT. Simply plugging an outlet tester in any ONE of them would have discovered the issue. My daughter kept insisting she was being shocked, but I would touch the same thing and not be shocked so thought she was imagining things. Turns out she was bare-foot and we had shoes on. The issue was uncovered 4 months later when we hired a contractor to add some outlets, and he found that every outlet in the basement was hot. 3. Miss-wired circuit breaker box. In trying to uncover why outlets were hot, we went to the circuit breaker to shut off banks of lights and power and discovered that two banks would NOT shut off! Though Nick claimed (probably rightly) that he can't be expected to find circuit breaker issues (thought his website showed a picture of him inspecting a circuit breaker box and said "he goes places others don't go!")...THIS one should have been EASILY discovered because the hot outlets then lead anyone to shutting off power at the circuit breaker. Discovered immediately upon discovering the hot outlet issue. 4. Damaged chimney flue on our outside deck fireplace (that was build/installed by the previous homeowner). We hired a Chimney Sweep to clean the flue and provide a video-inspection on the flue condition. Though our home is only 3 years old, we thought the outside chimney probably collected tar faster than one inside might. The sweeps report was ominous - the flue was damaged - almost certainly during installation. There was at least one gap in the firebox. He said the condition was extremely dangerous and could easily cause a fire. We asked how hard this would've been for our home inspector to discover, and he replied, "all he had to do was shine a flashlight up the flue - it was obvious." Our daughter often invites friends over for fires in our deck fireplace... Summary of working with Nick: First - let me say these kinds of issues should NEVER even arisen. Had Nick done his job, they all should have been EASILY discovered and then addressed by the seller before we ever moved in. Worse yet, the wiring and the damaged chimney flue exposed my home and family to extreme danger. So no matter how fast the response - this is a BIG DEAL. When I first contacted Nick, he moved quickly to address this hot outlet issue, hiring a master electrician to come within a day or two to identify and address the issue. Two master electricians spent most of the day, but eventually fixed the grounding issue at Nick's cost. Nick at first and for some time refused to address the plumbing and circuit-breaker issues. We'd paid to have the plumbing issue repaired ourselves, determined to just forget out it and overlook it - until we discovered the hot outlet issue endangering my family. Nick's overlooking that issue that endangered us made me then want to have him re-imburse us for the repairs we'd paid for on the plumbing and also the circuit breaker. I was very patient explaining to Nick and trying to work with him, but he often replied back with large overstatements about how I was dealing with him. I have long email strings still saved that show the difference between how I interacted with Nick and how he interacted with me. The bottom line is, I finally had to start taking action - filing a complaing with the BBB, sharing my experience on Angie's List, contacting the President of National Home Inspectors, before Nick finally saw the light and agreed to refund my home inspection fee to settle the issue. It took months and long, painful discourses. I rated Nick an "F" on Angie's List. After some time, Nick reached out to me to ask if we might get together to discuss all that happened, and I agreed. We met in September 2012 and at first, Nick defended his positions and reasons yet again rather than wanting to listen and understand from my side. I told him he just wasn't getting it - time to move on - when he started to listen, ask good questions, show some concern. I was suspicious this was about getting me to change my Angie's List rating, but HOPING it was about really understanding how he'd failed us. As we went separate ways, I agreed to revisit my ratings on Angie's list - which I did. I shortened all my background explanation - said I'd had a big issue with Nick, but that we'd met, and he really worked to understand my position and said he'd do things so that this would never happen again. It was months later - January 2013, that I had the chimney inspection and then discovered the most dangerous oversight yet. I debated even contacting Nick - finally deciding I needed to let him know because if he continues doing things this way, he literally is endangering families. So I told him we discovered this and that I was once again changing Angie's List rating. Nick replied within minutes and asked me not to change my rating until he'd had a chance to check things out and respond. I thought about that and, even though I was upset that this situation had endangered us, agreed I should at least give him that chance. Didn't know what I'd do no matter what he did because I felt this was a public safety matter. I found that I could not re-change my Angie's List update because it was "processing." I told Nick this and said I would watch for it to finalize and then temporarily re-change it pending the outcome of Nick's inspection and involvement. Nick and I traded several emails where he offered to come out the next day, (Sunday) or whenever - so I felt I owed that much to him. I even sent an electronic note to Angie's List asking them to stop the update from posting, explaining the situation. And I told Nick all this saying I owed him that much. I also told him that I was not looking for him to pay or do anything - that we'd settled already - albeit before I knew of this issue, but that I was not asking him to do anything, and that anything he did do was totally up to him. Nick then fell back into past form. Despite my conciliatory tone, Nick then said he "would not be bullied" among other similiar things. I emailed him back and told him to nevermind - time to part ways. I wan't looking for him to fix this anyway - was just letting him know because I do in fact view these things as endangering to clients and he needed to know. His customer skills in dealing with matters like this are beyond poor. His response in his last email to me makes me believe he's learned nothing from all this.
Description of Work: Complete / Home Inspection prior to closing our new home purchase. The work was performed on 10/27/11. My last contact with Nick was on Saturday, Feb 2, 2013 to let him know about yet another highly dangerous and easily discovered oversight on his Oct. 27, 2011 inspection - a major safety hazard in our deck fireplace that, according to the Angie's List Chimney Sweep we hired, was a result of improper installation that could easily cause a fire. He urged us not to use the fireplace until it's repaired and added the defect should have been discovered during our home inspection by simply shining a flashlight / looking up in the flue. His report included the following on the deck fireplace: 7.16 Location: Rear Lower Deck 7.17 Prefabricated metal fireplace 7.18 Condtion: The fireplace appears to be serviceable

Nick showed up on time, we were 5 mins late and he was already there working. (our realtor was there with him) It took him 4 hours. This house is a little over 5,000 sq. ft with finished basement and 3-car garage. He was very professional, hard working and knew the in's and outs completely. My husband is an engineer and knows the difference-- if somebody knows his job or not:-) Thank you so much Nick! I booked the inspection online and payed with my credit card on the website. I immediately received a receipt via email. I ended up having to change the date we initially planned and Nick was very accommodating and made it easy for us to still get the inspection done well within our time-frame. Jerrod showed up a few minutes before the appointment time ready to go. He was very respectful of the property and wore shoe covers inside and out. We walked around the entire outside of the house and he took lots of pictures and talked to me the entire time explaining everything he was seeing and whether it was something of minor or major concern. Then we went inside and he did the same inside, every room, every fixture, attic and basement. He evaluated every appliance and the heating and cooling system as well as plumbing and sump pump. Then he went up on the roof and did the same, all with pictures. The inspection lasted approximately 3 hours! He was very polite, encouraged me to ask questions and even let me use his laser measuring device to measure the dimensions of the rooms. I received a 16 page report the next day with all the photos embedded and descriptions of each. Even if there weren't any major issues, the report is awesome. I could use it as a "to do" list of things that should be taken care of as ongoing maintenance. This was a very good experience and I'm glad I did it. I would definitely use InspectorNick.com again for a home inspection! Worth every cent.

Description of Work: Wow! What a great experience we had with Inspector Nick! First, we were able to make the appointment and pay online...no fuss. He confirmed via phone and was easy to reach. He arrived on time and with TECHNOLOGY! He had his inspection report software and computer and was raring to go! He was fabulous at educating us as we followed him around the interior and exterior of the home. He is obviously knowledgeable, and is not stingy with his time in explaining things to us...the lay people. The report was ready the next morning and was full of pictures, detailed explanations and recommendations. I would not hesitate in the slightest to hand out Inspector Nick's business cards! Completely exceeded my expectations! I found and contacted this company through Angie's List based on previous ratings and reviews and I am so glad I did. First off, the ease of scheduling an appointment and paying via their website is a huge plus for me, I went online late one night and selected from the available dates and times and scheduled my appointment and paid in advance, big plus! I received email confirmation of both the payment and the appointment and then also the inspection agreement and a picture of Jerrod the inspector so I would know who to expect (great touch). Jerrod arrive right on-time and was very professional and personable. He asked me for any of my concerns or areas that I really was worried about from my walk-throughs and then explained how he was going to proceed. Start time 1:30PM end time 5:15PM. It is a large 100+ year old home and Jerrod was VERY thorough in his inspection. He took the time to explain to me what he was looking for every step of the way and answered all my questions in great detail. He even gave me some great information on restoring the original windows! He took what seemed like hundreds of pictures and noted everything. At the end Jerrod summarized everything that he had noted and made sure that I was completely satisfied with the inspection. Jerrod did a fantastic job and even with the areas of concern that were pointed out, I am much more confident in this purchase because I have a very clear view of what I am getting into with repairs and future needs and could not be happier with the experience. He was very professional from the start. He inspected everything with me and explained everything as we went along, on my terms. The money I spent on AngiesList and Mr. Welty was the best money I ever spent.
Description of Work: If you need someone to come out and look at your foundation and give you a honest opinion this is the only phone call you need to make. Very professional, did not talk above my head, and a very nice guy. He even brought his foundation guy with him. I was expecting to spend 7 to 8 thousand, his answer I needed nothing. Honesty is a rare quality these days but Mr. Welty has it. If you don't call him it's on you. A++++++++++++++++

The inspector was on-site, unloaded, and ready to begin working before our scheduled appointment. He was very knowledgable, engaging, and thorough. In all, we spent 3.5 hours on-site for the inspection. He explained every step of the process, what they are doing, why they are doing it, what signs they are looking for, possible causes and solutions. I was very impressed with the level of detail, the amount of time, and the amount of information that I received both during the inspection as well as in the formal report afterwards.

Description of Work: NIck performed a whole house inspection to determine if we truly had a structural issue with the foundation of our home. He was prompt, professional and trustworthy. Nick did a great job from beginning to end. He was responsive on his first call back from my email requesting his services. He coordinated with the seller's agent to start the radon testing prior to the whole house inspection. Nick also took the samples for asbestos allowing all the results within a day of the inspection. Nick was very thorough and has a great knowledge base of what is going on in the house. While I requested the asbestos testing, Nick correctly suggested a different part of the house (ceiling) to test than I requested. This suggestion by Nick proved to be true as asbestos tested positive in the house. Nick was also very knowledgeable on various aspects of home construction, pointing out what types of material were used and potential problems that we could encounter in the future. Partly in response to what Nick pointed out, we chose to cancel the contract on the house and keep looking. We will definitely be using Nick on the next upcoming inspection. Thanks Nick!

He said he couldn't check certain areas of the exterior and ground because of excessive snow. He said I can call back when all the snow is melted and he will come out and do it again. I was told by phone that everything was fine and I can go ahead and close on the house. That turns out that when we got some rain I was noticing all these drainage issues. I contacted them again by email complaining of certain things that he did not mention and I was in doubt that he had done, a follow up. He was not able to produce any pictures from the follow up, inspection, any notes, nothing. You'd thing he'd offer a refund but I have been trying to get a lawyor to look at it but I don't know what you guys can do. He failed to mention that the siding on the house was legally known defective origin for mesinite. I challenged him on that and he refused to acknowledge that it was defective material even though there was a clear court case in front of his face saying this is part of a class action lawsuit and this is known defective. HIs statement back to me was he disagreed with the court ruling and that it was the installation techniques used that was defective not the material itself. It cost me thousands of damages I could have negotiated with. He was on time the first time and never showed up the second time completely unprofessional.

Siding was noted on inspection report as having significant moisture damage in few areas and recommended replacement of affected areas. Yes, siding was involved in class action suit, but that did not play into the fact since the money to be recovered by suit is exhausted. It was recommended by us to replace signficantly deteriorated siding panels prior to closing and unfortunately this client chose to wait until after closing at which time a his hired siding contractor used "fear" and inflated the significance of areas and ended up selling this client on re-siding the entire north side of his house. We have always provided free phone consultation for which would have been an opportunity for this client to call after receiving the "estimate" from the siding contractor for evaluation of whether it was necessity or simply a scare tactic perpetuated by a "salesman", but instead chose to have work completed and then call us to pay for siding replacement of ENTIRE north side of house. We believe in follow through and continual support of our clients not only throughout the buying process but as the years pass as homeowners and questions pop up, but we can only help if we are notified. As for the lack of reinspection; we did return to property (free of charge) after snow melted to inspect drainage at which time no further action was recommneded and as of now am unaware of any negative concerns regarding drainage at this house.

Nick came on time. Explained what he would be and not be covering (not opening up walls to check wiring, etc). Went around the whole exterior, foundation,walls eves, decks, AC, drainage, etc. He went through the interior room by room checking doors, windows, vents, cracks etc. Looked carefully at the exposed electrical wiring and fuse box. Checked for water, termite, or pest damage, checked the water pressure into the house, water heater and AC. He took pictures of all problems as he went which was very helpful to me. Highly recommended!
Description of Work: Nick C. Welty of Applied Property Inspections did an outstanding job. /Carefully covered all of the house from the roof to the basement - inside and out. Report was clear and accurate with pictures (he took) of the problem placed. The pictures were very helpful to me for remembering all the spots that were bad or needed repair both minor and major. He was prompt and professional . Certainly knew all about all the parts of a house and how they should be. Siding, electrical, plumbing, etc. I can certainly recommend him for a complete and correct house inspection.

Highly recommend APPLIED PROPERTY INSPECTIONS to anyone! Due to an urgent real estate transaction, I needed a termite inspection report ASAP; I called several home inspection and pest control companies in town, and they either quoted me some ridiculous prices or scheduled me to almost a week later. I talked to Nick and he completely understood my needs and quoted me a very reasonable price and accommodated me in every possible way. He was very professional and knowledgeable. Contacted Nick because of his great reviews on this Angie's List. He didn't disappoint. When I initially spoke to him on the phone he was very knowledgable and fully explained what to expect from the inspection and how much it would cost. He then personally contacted our seller's agent to work out coordinating the details of the inspection so we didn't have too. It was really nice. Nick was very thorough and spent a lot of time fully inspecting all aspects of the property as well as explaining to us what he was doing, why he was doing it and what he was finding. We actually used him twice --- that tells you how much we liked him. The first house we had him inspect looked to us (prior to inspection) like it needed an expensive new roof. Nick inspected it, photographed it and then explained to us that the need to replace it was much more urgent that we thought. Ultimately the purchase of that house was not completed when the seller refused to pay anything towards the roof replacement. So Nick saved us a large and pretty immediate expense upon moving into a new home. When we subsequently found another house (which we ultimately bought) a few weeks later we did not hesitate to use him again and were once again very pleased with his work. He even inspected a much larger house the second time around at the same cost as the first inspection because of our repeated patronage. Nick is a professional and is good at what he does. He makes you feel confident that you know everything there is to know about your house and that is priceless! Highly recommend him.
