Therefore, hiring a Professional Engineer to complete a home inspection undoubtedly costs more, but it may not give you the results you desire and deserve.
Prior to scheduling the inspection, I submitted a couple of questions to their website and had an answer back the same day. Nick's prices are very fair, especially considering the level of service. Nick showed up on time and was extremely thorough. We followed him around on the inspection and he explained what he was looking for and snapped dozens of photos. He was very straightforward and professional throughout the whole process. The inspection report incorporated the photos and was very robust and objective and was emailed to me the very next day. I would absolutely recommend this inspector and will use him again if I require inspection services.

Well, what we thought was a good experience with Inspector Nick turned very sour in the end! After reading so many favorable reviews on Angie?s List, we decided to inspect the new home we purchased with Inspector Nick, even though he was more expensive than others & was a bit argumentative with me when I discussed his pricing with him since he upcharged us $100 for an extra bathroom even though no appliances were present in the home to be inspected. We were buying a short sale and knew the property had not been well-maintained and were doing our best to get a complete and thorough accounting of what would be needed in terms of repairs or resolving deferred maintenance. We scheduled with Jerrod. Jerrod was prompt in his arrival, quite friendly and courteous to work with and seemed to be doing a thorough job. He noted a number of items on the report he sent us, most of which he?d gone over with us in person at the time. Here?s where things went south. We moved into the house a couple of weeks later. The first morning, my husband went to take a shower and water started leaking through the kitchen ceiling! There had been evidence of a leak in that area as it looked like the sheetrock had been repaired and some sheetrock tape was peeling, so we had talked with Jerrod about it specifically when he started and asked if there were any particular areas of concern. In the end, no leaks were noted in his report ? just a note to ask the previous homeowner about the history. The seller?s disclosure indicated no knowledge of any leaks. We contacted Nick via response to a follow up promotional email offering their consulting services and told him that this leak had been missed and wondered how it could have been given that we had talked with Jerrod specifically about it and it seemed that they had a fairly methodical system. Jerrod called that evening and asked some questions about what happened and offered an apology for missing the leak. Then Nick called us back and was so defensive and obstinate in his approach that within a matter of minutes, he had completely soured the entire transaction! He insisted that it was our fault for not contacting them before making the repair and that it was our responsibility to contact the seller. As I mentioned, the sellers had already indicated no knowledge of a leak in the seller?s disclosure. We didn?t ask for anything ? didn?t ask for money to cover the cost of repairs or anything. Just contacted him to make him aware. His reaction was over-the-top rude and the poorest customer service I?ve run across in a long time. Jerrod would be much better off to operate as Inspector Jerrod instead of working under a jerk like Inspector Nick! I would NOT recommend using him and will not do so in the future!

We apologize that the experience for the [member name removed] turned sour. At InspectorNick.com we value customer service and have always made it a high priority. This occurred on a day we were pressed and stressed and are truly sorry for any rudeness and the defensiveness felt, especially from Nick. In this situation, we specifically inspected the bathroom and had all features running to determine any leaks. During our inspection we did not note any leaks, and the moisture meter did not pick up any problems. We recognize, however, that during our limited inspection period we're unable to recreate all situations and problems that can occur when someone is living in a home. So, for example, if the shower had not recently been used by the sellers but the buyers began using the shower for more than the 2-5 minutes we tested it; there may have been issues arise if a 20 minute shower was taken. As home inspectors, we do a thorough job and check all parts of a home; but we cannot recreate every problem that may occur in a house once someone is residing in it full-time. if we could re-do this experience, we would make sure to encourage the homeowners to go over an "interview list" with the sellers and their agent. Although we outline our recommendations to get more information from the sellers within our reports, we will make sure to emphasize the importance of this step to our buyers in future inspections to try and prevent this same experience for future clients.

Description of Work: It was crucial that we obtain a home consultation over a holiday. Nick's website calendar showed available times on that date, and we called the office to set up an appointment. We expressed the critical nature of our timing, and the office manager confirmed the date and time with the inspector. More than a week later, we received a call from the office manager saying that Nick had decided to close the office for the holiday and, without even an apology, informed us of the need to reschedule. We asked to speak with Nick. Later, he left us a voicemail saying that the office manager was new and just didn't know that the office was closed on the holiday, which does not seem to line up with the website calendar, the office manager's discussion with the inspector, the more-than-a-week delay in the call to cancel, or the office manager's description of why the office was closing.

We understand the timeliness and importance of a home inspection, particularly when a holiday is involved and a real estate transaction is about to close. We are sorry for the miscommunication and incorrect information on our website. Due to the nature of "busy season," our entire team has been focused on getting each week's inspections performed and we've not had the time to meet as a staff and plan out upcoming weeks and days off so that inspection times would show unavailable. Our office manager is new to the position and still learning how we handle holidays (Sometimes we make exceptions and work; other times we are closed.) He had not yet updated our website to reflect our schedule. Typically, our clients schedule a home inspection within the upcoming week. The client scheduled three weeks out (which is understandable given the importance of their timeline); our company had just not had the opportunity to look ahead and discuss our schedule for the week of July 4. That is where our miscommunication occurred. Our office manager and owner did contact the client once we saw the inspection was scheduled on a holiday and inquired if there was any flexibility in performing it a day early on July 3 (rather than July 4.) We were prepared to keep our commitment to the 4th since it was our scheduling error, but thought we wold inquire if there was any flexibility. Our inquiry of the flexibility angered the client and the inspection was cancelled all together. We regret that our team had not looked ahead and made updates to our website that reflected our holiday schedule. We would have performed the inspection on a holiday (as we have worked several holidays in the past). We will use this situation as a reminder to block off our calendar and discuss our work schedules many weeks ahead as holiday weekends approach us in the future.

I contacted Nick late on a Sunday evening, and he got in touch with me within the hour. I was scheduled and set to go. He told me exactly where he would leave the invoice and the machine. It was picked up promptly in 48 hours. Due to some scheduling and office personnel, the arrival of my test results was delayed. However, Nick was always available when I called, and I believe he was working to get it sent to me as quickly as he could. His test is more expensive than other providers, but he also is not selling mitigation systems. So, his price may be more fair. Overall, I was extremely pleased and happily recommend Inspector Nick to anyone needing his services.

Inspector was on time and explained what he was going to do and invited us to trail him and ask questions as we went. He provided a very thorough report with pictures documenting what he found and areas of concern. Since he is not a structural engineer, he recommneded bringing one in for his opinion of the basement/foundation. His report was very clear in terms of major and minor concerns. He did not make a recommendation as to whether we should proceed with the purchase or not but pointed out what needed to be taken into consideration whether they were fixed immediately or not. Nick did the inspection and was very personable and professional.

Jerrod Turnbow was our inspector and he did a great job. He was on time, very professional, respectful of the premises, and did a complete and thorough inspection of the home. He provided a detailed final report which spanned nearly fifty pages with recommendations for repairs and improvements. This is a large home and it took over four hours to complete, yet Jerrod was never in a hurry nor did he short-cut any procedures. Since there was snow on the roof, Jerrod was unable to do a roof inspection that day. As a result, Nick went back a few days later and completed the roof inspection with an amended report sent to me early the next morning. Their professionalism and attention to detail are superb and I highly recommend their services.

Jerrod was our inspector and he was very thorough. I tried to use the online scheduling feature on Inspector Nick's web site on Sunday afternoon. Unfortunately, it apparently did not work correctly for me because I closed the window after it had been "working" for about 3 hours. I had expected an e-mail confirmation and when I did not receive one on Monday, I called the number listed on the website Tuesday morning at about 7:20. Nick tried to call me back within about half an hour but I missed his call. When I called him back, he apologized for the problem with the web scheduling and set me up with an appointment for Thursday afternoon. Thursday morning, I got a call from Nick saying that there was a scheduling conflict and asking if we could reschedule for earlier that morning. It was not convenient for me because Justin was at work and I wanted him here when the inspection was done so that he could ask questions as well. Nick said that he would shuffle his schedule and make it happen. He was a few minutes late arriving because he had to pick his daughter up from school and ended up bringing her with him to the inspection. I know that this sounds somewhat less than ideal, but I would absolutely use Inspector Nick again due to his thoroughness and knowledgability.
Description of Work: Inspector Nick came out to do a basement inspection for us. We had some foundation repair work done last year and had noticed some cracks in the floor joists and one that had actually broken. Nick went through and inspected joist by joist to see where we had problems and marked the ones that he felt were of concern. He let us know that the age of the construction as well as the quality of the wood used were contributing factors to our current problems. He also explained to us how the stresses on the floor support were influenced by loading from the walls and roof as well as things such as wind loading and snow loading. He also explained to us what options we might utilize to take care of the problem.

We hired Jerrod from Inspector Nick for a home inspection on a property that we were under contract. It was days after the last heavy snow in the Kansas City area. When we pulled up to the property, the driveway was being shoveled and cleared. Jerrod was already at work, prepping items for the inspection. He did not waste any time! Right away, we were walking the property with him as he pointed out his findings. He was incredibly thorough on every detail despite the snow! The only thing that was difficult because of the snow was a roof inspection. But, this did not stop him! Instead, he was able to have Nick come by in the following days when he was around the area to do a roof inspection. Their dedication was incredible! He encouraged us to walk with him and ask questions whenever we had one. Even questions that seemed simple, or silly, he was prepared to answer without judgement. We spent about 3.5 hours with him at the property. When we left, we felt like we knew every crack and corner of the house! It was a lot of information, but very valuable! When we received our inspection report, it was very thorough in explanations, multiple pictures, and detailed information. Although we plan to be in this home for years to come, we would highly recommend Inspector Jerrod and Inspector Nick for a home inspection!

Nick inspected our home before we bought it. He spent several hours at the property and explained his concerns as they arose while we shadowed him around the house. He was very thorough and spent time inside, outside and in the attic. He took lots of photos and produced a 30+ page report. We have been in the house now 6 months and so far it doesn't seem like he missed anything of concern. I think Nick really seems to care about his customers and was wiling to share everything he knows to help them make a good decision. After we got his report he was happy to talk through all the questions we had, share his opinion of the contractors that the seller was bringing in and provide additional guidance by phone and email as we negotiated about what would and wouldn't be repaired. He was willing to come out to "reinspect" after the repairs were made to be sure they were done correctly but we weren't able to manage it with our schedules and the tight time frame between when repairs were made and when we closed. Nick also offers lifetime phone advice. We have used this once on a question that arose about cracks in the foundation (which we'd dealt with in the inspection and contract process). He returned my call promptly and offered his advice and opinion. I really appreciated that he would do that even though he had nothing to gain in the process. I would use Nick again (but hopefully we won't move again for a long time so we won't need to!)

Jarrod was a great attribute to our decision in our house buying process. We received a phone call that day to confirm our online appointment. He went over our concerns and double checked the right address and introduced himself. Very professional, right off the bat. He was there on time. He took detailed pictures, had a 30+ page report(with pictures - including one of the front of the house as a header) and detailed explanation of each little thing. He was there from 9:30-1:30. My husband was able to follow behind/next to him the entire time and he even took the time and opportunities to educate and show my husband everything he was finding or doing. It was fantastic! Even the small things like he wore those booties on his feet in the house and sent the report within 24 hours of the service(not sure if that is normal but that was nice). He went up on the roof and in the attic and above the garage and every tiny little nook you could possibly find. He checked out the heating, air conditioner, appliances, closets, windows, heat/dampness, water, every sink, let my husband use the measuring laser and also the temp scale... I mean everything. In the end, because of his thorough report and education, we decided to not buy the gorgeous house. It turned out to be a money pit with lots of hidden and covered up issues that we would not have otherwise have been seen or known. Gorgeous house but too much money to fix it and make it ours. Whew! Worth all $495 and then some!! We are going to continue to look for that house that will fit our needs and will be using Jarrod very soon again! Well worth the money and time. Best investment you can get, is hiring a person who cares enough about the house you are buying, to act as if it were him buying the house, during the inspection. That is how we felt! Highly recommend this company.

In my opinion he... 1. Missed that all 3 skylights had failed seals and dirt and water were trapped in-between the skylight elements. 2. Missed the drainage issues and improper yard grading. 3. Missed the fact that I had known defective Masonite siding, and when I questioned him on that fact he told me, "That Masonite siding would only be defective upon improper installation, and it shouldn't matter." Well, if the law says it's defective, I don't care how it was installed since it cost me 15k to repair. 4. Missed exterior foundation crack on the Northeast corner of the house that I had specifically asked about from the previous notes taken from the last inspection given by a previous potential buyer. I'm positive that he would have spotted all the above issues if he would have completed his promise to inspect the exterior after the snow had melted. Yet, I gave him a chance to prove that he had finished his work, but declined to give reason on why he had no documentation to the contrary. At least he could have done was refund my money due to lack of empirical evidence of completing his contractual duties. He is a busy guy, so don't take his word that he completed a follow up by phone. Make him prove it.

It is not our policy to disregard client concerns nor do an unsatisfactory job. Our desire is to meet client needs and resolve any issues and concerns. Safety is our top priority. We have responded to our client in a manner that address understood concerns, inaccurate accusations and explanations for our contractual duties. We run our business in way that allows our clients to trust us and our professional opinions. We regret that this client did not have a positive review however we stand behind our work and our recommendations. Below is our response to the client and the concerns he brings: 1. Masonite siding During the inspection and in the report we noted there was significant decay on one side of the home that needed attention and replacement. We recommended a siding contractor be consulted for repair. Here is what our inspection report stated under MAJOR CONCERNS with his home: “Siding decay is present at north exterior lap siding in several area under window, around chimney and near electrical meter due to moisture intrusion from lack of paint coverage. Replacement of affected areas recommended or repair by a qualified siding contractor to ensure moisture free drainage atop siding. Consult a qualified siding contractor or general contractor for repair or improvement as necessary.” We were aware of the masonite siding, however at the time of the inspection there was NO LAW stating its defectiveness and not all of the siding needed repair. This type of siding became defective IF improperly installed, which was not the case for the majority of the home. We DID notify the client that some areas of the exterior siding needed significant repair. The client chose to wait until AFTER closing to contact a siding contractor who sold him on replacing the entire home's siding rather than just the areas of decay. Furthermore, had we been consulted to review the siding contractor's bid and recommendations, we would have dispelled fears installed from the contractor and helped him avoid the costly situation. Our professional opinion was that the major concern of the siding was the area of decay noted in our report. Had we felt the entire home was unsafe or at risk and in need of a total siding repair, that recommendation would have been reflected in our inspection report. 2. Missed skylights We noted an issue with the skylights in our inspection report. Here is an excerpt: “The dining area skylight shows signs of past leakage. Consult homeowners as to the details and leak status.” 3. Missed foundation crack We thoroughly inspected the foundation of the home. Our report stated, “Indications of prior ground water entry in the basement were observed. Staining on carpet and tack strip present in several areas throughout basement. No moisture viewable with moisture meter. Consult homeowners as to the details and history of leak status.” We did observe the foundation crack the client mentions in his review; however, this particular area did not represent a concern in relation to foundation movement or leakage found. The crack was a shrinkage crack and cosmetic only. 4. Missed yard grading We did not observe any issues with the grading at the time of the home inspection. We returned to the property once the snow melted to observe any areas that could not be reviewed during the initial inspection and still did not observe any issues with grading. 5. Promise to reinspect and proving proof We returned to the property once the snow melted to review any areas we could not see at the time of original inspection. We made this second trip free of charge as an added benefit to our client. We did not take any photos at the time of reinspection because we didn't feel there were any new areas of concern not previously addressed in our 30-page inspection report. Since we've worked with this client and received his feedback, we've implemented new processes to document all reinspections - even if there are not any additional concerns found. 6. Homeowner's opinion vs professional opinion The homeowner states that in his opinion, we missed items around his home. However in our professional opinion, we did observe all the areas he brings up - and those we felt were a concern, we made mention in his inspection report. We do offer a money-back guarantee for clients who feel we did not fulfill our contractual agreement. However in this case, we did fulfill the agreement. The homeowner chose to act upon our recommendations after closing. Had he contacted his agent, myself and others involved in the transaction to review the claims and siding proposal prior to closing or even after closing, he would have been advised differently and saved a large amount of money. Unlike the siding contractor, we have nothing to benefit from after a home inspection. Because we do not execute the contracted work we recommend, we're simply focused on doing a thorough home inspection and keeping ourselves up-to-date on important updates in our industry. Our goal is to provide our homeowners an un-biased opinion on what is a hazard and safety concern - and what is not. We do run a successful home inspection company and have a busy team that is helping homeowners analyze the risks of their homes each day. Our top priority is customer service and we often work nights and weekends ensuring that client needs and questions are addressed. We're honest and provide truthful answers to any and all client concerns. We again regret that this homeowner did not have a positive experience with us but we feel as though we fulfilled every obligation to the job and stand behind the observations we gave in our inspection report.

Nick is a very knowledgeable inspector. I scheduled inspection date and time online. His online scheduler clearly specifies what date and time available. The whole scheduling process is very simple. A confirmation email was received in a few minutes. Since I never met an inspector using online scheduler before, I called Nick to confirm my schedule. He confirmed my schedule and, at the same time, started asking my concerns about the house. On the day of inspection, Nick actually arrived before I did. He started his inspection with brief introduction about how his inspection would go through. He went outside first, checked siding, windows, chimney, deck, AC, gas and electric meter, he then climbed on roof checked roof shingle, vent, gutter and chimney. Inside house, he checked every outlet, light, vent, tested AC, heater, duct systems, etc. Then climbed into attic and checked it. During inspection, he wanted me to be close by so he can address any of my concerns immediately and explain in details about issues he found. I learned a lot from him. His final 30-page inspection report came to my email account in just a couple of hours after inspection.

Description of Work: Unfortunately we have had to inspect three different properties in the last three months. Fortunately for us we used the services of InspectorNick.com. Found these guys off of Angie's List and after looking at reviews choose them to help us out. They were always quick to respond and very professional. Nick did the first home and Jerrod the second and third. Both guys do an exceptional job that is very thorough. A special callout to Jerrod. He took all the time necessary to perform a very detailed look at the homes. He looked at these homes truly as if he was the one making the purchase. They were both very responsive to our calls, professional in their delivery, and have the heart of a teacher. These guys made my wife and I feel very comfortable on what we were getting into and helped us avoid a couple of homes that would have given us long term problems. Could not have been more satisifed with the work they did.

Description of Work: Our inspector, Jerrod Turnbow, was an amazing inspector. He came highly recommended by a friend who used his services nearly a month ago. He went above and beyond anything we expected. Our realtor noted that must inspectors use about 2 hours or a little more. We started at 1:30 and ended at 5:45 p.m. This is no fault of Jerrod. Rather, it is a testament to his thoroughness and ability to explain “contractor speak” in layman terms us “normal” people can understand. He educated us on everything about the house. He pointed out the major and minor details (also in their report, which is highly recommended—free of charge). Next, the radon and mold tests were started two days in advance—a rarity in the business, we understand. Furthermore, they were very communicative before and were on time. Overall, you cannot beat this company. They are top-rated for a reason! Thanks, Jerrod!

It took multiple calls to schedule the inspection because Nick was very bussy. It was very nice that he dropped the Radon detector a couple of days earlier and we could get the result on the inspection day. The inspection went smoothly. He checked every aspect of the house and found some minor issues. When the sellers refused to fix the problem and claimed it was not code violation, Nick provided some document to prove thy were wrong. Although the sellers did not fix the problems, I am very happy that Nick was able to stick to his guns. Overall I am happy with his service except that he was 30 minutes late. He did offer 25$ discount though.

Nick was extremely professional and courteous. I shadowed him throughout the 3+ hour inspection and he was more than helpful in identifying issues, answering my questions and calming my nerves about potential issues. I was thoroughly impressed how meticulous he was for a newly constructed home. Some examples: Weather stripping on doors, unfinished painting around windows that were only painted when closed, malfunctioning sink drain plugs, broken water pressure regulator, incorrect exhausting range hood.... etc.
Description of Work: Full home inspection, including radon testing and termite inspection.
