"8 June 2024 Bordner did the roofing on our home three years ago for the previous owner. The roof has failed in multiple places, leading to part of the structure needing to be demolished (they don’t know how to install EPDM) and other parts of the roof to rot out entirely. When the problem was first noticed to be attributable to the recent ‘professional’ roof work, I asked to meet with a Bordner representative on site to review the leaks. I was fobbed off. I was told they were very busy and it could be a month. I asked again and said this was unacceptable to which they said they would be out in a week. As the damage was so bad and the site progress was being adversely affected, I said I would just hire someone else to replace their work and send them the bill. They then became available to meet and insisted they would do the repairs, if any repairs were to be done by them (yet ten days later no one had even been on the roof from Bordner). I was put onto one of their director’s Kyle whom I spoke with and emailed back and forth. He was not very forthcoming with information. He tried on multiple occasions to throw people not involved in the roofing under the bus , including the framer (who did 1,000’s of projects with Bordner). I later learned the framing subcontractor refuses to do work with Bordner because of their business practices and past experiences. They sent a PM to the site a several days later. A nice chap. We had scaffolding up around the house. I offered to let him up on it to see the roof, but he declined, so I showed him photos whilst standing just under the roof. In reviewing photos we also discovered the chimney flashing was incorrectly installed. I followed up the following day with Kyle to see what was going to be done to fix the roof. He again fobbed me off and said I may hear from a different director/owner. I asked who that person was and Kyle refused to tell me. I find it ironic that the marketing director, Kyle, deals with warranty claims. This speak volumes to how the business is run. After a week and much chasing, I finally got in touch with Sam Fleenor, a Bordner director. I was clear with him that time had run out for making excuses that repairs needed to be made or he would need to reimburse for the work. He again did not take responsibility and said someone would come out next week to look at it (after the previous week someone came out met me on site but did not want to look at it). With no timeline for repairs or resolution is site, we had no choice but to hire someone else to do the work to avoid more damage to the structure. Sam was to contact me Monday with how the roof issues would be resolved. Monday came and passed and no sign of Bordner via email or phone. I contacted them at five this evening to see where they were with our claim. Sam replied and said they drove by and it looked like we made the repairs. He offered to add more silicon to their poor chimney flashing, but nothing else. After being part of completing a roughly $20k roofing job three years ago which caused tens of thousands in damages, Bordner offer only to bring a tube of caulk. As an architect of nearly three decades, I have never seen such poor workmanship and belligerence from a contractor. Highlights of their workmanship include chimney flashing caulked to the sloping side of the chimney (should be stepped and cut into mortar joints), EPM membrane screwed onto plywood so that water passes straight through and destroys the structure, water p****** out of soffits, etc. You learn the most about a company when something goes wrong. Things went terribly wrong and Bordner has damaged our home with costs exceeding $20k. They now say the 3 year old roof is out of the 10 year warranty. 3 July. Bordner refused to get up and look at their roof issues. Now they claim it’s ‘unfortunate’ and they have learned. Imagine what their response to you will be when there is a problem. 16 July Still no resolution from Bordner. Warranty is useless and Bordner insurance is non-existant. "This company was referred by a friend who had used them for flips in the past and had positive experiences. Perhaps it was due to Randy not being available during our job to run things, but we had an absolutely terrible experience. Long story short, I'd give the final work product a C, and that may be generous. Orlando regularly cut corners or ignored issues, which led to multiple redos. Project was way over schedule and extremely stressful. We were also treated terribly by Jackie, who accused of us lying and being too picky. Long version... We had a pretty straightforward kitchen update, new granite, backsplash, repoly on cabinets and a new wet bar/cabinet to replace a desk. Demo went well and took about a week, then we waited 3 weeks (with no working kitchen) for granite. We had to contact the granite sub directly to get any updates and schedule installation. The initial backsplash install (subway tile) was absolutely terrible and amateurish. No miter cuts on shluter and raw edges on all outside corners. On first redo, Orlando tried to cut corners to reduce tile replacement, so it still looked terrible. Third attempt, not great, but acceptable. Throughout entirety of backsplash installs, no supervisor came to our house to direct the work, so it was left to us to work with Orlando and try to problem solve to correct the problems. After waiting 8 weeks beyond the originally promised date for the cabinet, they installed it in the wrong place and it was not centered under the existing hanging cabinet. We did not notice this until the backsplash was installed and it became obvious. When talking to Orlando about it, he said he noticed it before installing the backsplash. So I guess he was just hoping we wouldn't notice? Another corner cut. To reduce rework, we agreed to moving the upper cabinet and redoing the top row of backsplash. Not ideal, but acceptable. Then came the repoly of the cabinets. After initial application, we noticed several drips and brush marks. Showed them to Orlando and he attempted to fix. Result was so much worse! Next day, I get a final invoice. No walk through as indicated in the contract. When I explained the new issues with the poly, Jackie accused of us making up the issues and just trying to skirt the last payment. No supervisor had been to our house to inspect the work and she's accusing us of lying! In the back and forth, she starts by stating neither me or my wife were there to inspect the work. When I point out that I was working from home all day, she says she was misinformed and then the story changes to I was standing over Orlando watching him work. Also not true as I was working in my basement office and Orlando left without telling me. So who is lying at this point? Then she simply demands final payment, completely ignoring our complaints. I demand that a supervisor finally come to our house to actually review the work, so Dustin finally does. Guess what, he confirms our complaints were valid and indicates the method Orlando was using to apply poly to the cabinets was wrong. So Orlando reworks them again. We're still not happy with the final product, but decided to pay the invoice and cut our losses, because it was obviously not going to get any better. One other note...every time payment came due, we'd get an invoice emailed to us late in the week with demand for immediate payment so they could make payroll. This company has been in business for 30+ years and they can't make payroll unless they get my $3k payment on Friday? This is either a lie or an indicator of a poorly managed and struggling company. Either answer is a big red flag! Now bring on the response to this review that will undoubtedly blame us and include a bunch of excuses. We got plenty of those throughout the nearly 4 months our project took to complete."

"I should have listened to other reviews. Seems they are really great with some people, but others leave feeling ripped off. I was in the latter group. Paid $4,000 for "plans" that are incomplete and worthless. We told them our budget was $35,000 for a remodel job. They said they could do it for that, but then only produced floor plans (without engineering, plumbing, or material cost) and refused to get started until we approved just the floor plans. After clicking approval for the floor plans, they gave an overall estimate for $73,000. They refused to ever give a cost itemized. When we asked for them to fix the plans, they refused saying we agreed to the plans. So basically they charged us a ton of money to draw up plans for a $35,000 budget, wouldn't give us complete plans, and then said it would be twice that much to do what they drew up. I'd call that a clear case of bait and switch. I can't say they will treat you like they treated us, but if our experience is what they do even a 10th of the time, you've got to ask yourself if you'd risk paying for something that is worthless only for them to tell you that it would cost you twice as much as you can afford."

Stucco is very challenging to DIY, so it’s always best to leave the work to professional stucco contractors. The same recommendation applies to painting a stucco house, which should be left in the reliable hands of a professional exterior painter. Inexperienced DIYers can make several critical mistakes during stucco application, such as:
Failing to apply sufficiently thick layers for longevity and water resistance
Uneven application
Uneven texture across the exterior
Mixing the stucco improperly, leaving a weak structure
