Atlantis Drainage Solutions

Drain Pipe Installation, Basement Waterproofing, Foundation Repair,

About us

Atlantis Drainage Solutions was incorporated in 1997. The President, Ken Banks, was previously employed with a local foundation repair company for 6 1/2 years before starting his own company. It was his belief based on personal experience, as well as professional engineer statements, that the majority (85%) of wet basements could be made dry or maintained dry by improving and managing the water run-off (drainage) around the structure. Therefore our motto became, We Correct the Cause Not the Symptom!

They did a pretty good job. They fixed the leak, but it took them a long time to replace a brick that they had took out. Once they finally came back though they did not charge me, but I had called them several times.

The basement was flooded. Now, the sump pump works like a dream. They did a great job. They were very responsive and very straightforward. They explained different options that I could use to repair the basement and to stop the water from coming into basement. They didn?t try to oversell. They were very practical and suggested what would work. The options that they offered weren?t the most expensive; they combined the cost and the success factor while suggesting the options. They were very responsive. They were busy. So, I had to wait a little for the work to begin. However, they were very upfront about that. The work was performed in a very satisfactory manner. I had a wonderful experience and I would highly recommend them. I will call them back if required.

They were very experienced and obviously had done a lot of trench drain work before. The crew was great and did everything well. It solved our basement water problems. It was an expensive project, but they did a great job.
Description of Work: We used Atlantis Drainage Solutions to install a trench drain for us. They installed everything the way they said they would. Part of the work involved connecting some of the downspout into the trench drain system.

We had water come into our basement for the first time and we had 5 different companies come out and give us estimates and all of them were almost the same. Four of them said were going to get rid of the water from inside the basement, but he said we needed to get rid of it from outside. We preferred not to have our basement dug up, so they went around the house and dug around the foundation and put the gravel in and drainage into the yard. They did the job on Monday and did a good job and cleaned up after themselves.

This was a one day project. It went well except for one aspect. The crew inadvertantly cut a gas line while digging the trench for the drain pipe. They immediately notified the home owner as well as their suprervisor and appropriate service personnel were able to repair the gas line and stop the gas flow within 60 minutes. There was good response to my initial call with a site visit within 3-4 days and a proposal within a week. Actual work was delay approximately 30 days due to weather, but once scheduled was complete on time and on bid. Crew was knowledgeable and effective and bidder was efficient and professional. No water has gotten in the house since the completion of the project and the drain performs as promised.
Description of Work: Installed a french drain system to channel water away from two casement window well that flooded and leaked into house during heavy rains. Included burying one downspout, installing three yard drains and about 60 feet of drain pipe (pvc) to take water away from house. Also placed dirt around entire foundation to slope yard away from house.

A crew of 4 young men showed up with shovels to remove the sod and dig the trench by hand. I told the crew to go home, that this was not what I had arranged with Dennis. I called him on the phone and he said, "What difference does it make?" I told him that I didn't want my yard torn up. He was supposed to come by my house and talk to me, but he never did come by.
Description of Work: Dennis gave me a bid to bury my sump pump line out to the street. He was to remove the sod with a sod cutter and used a trencher to dig the trench. I have a nice lawn and wanted to make sure that it looked nice and neat when it was completed.

Although I had no idea what this type of work would cost, I was surprised at the high cost and asked if there was any way to economize and reduce the price a bit. I was told there were no options that would save me any money. I decided to get a second opinion and discovered that I could economize in a couple of areas (reducing the length of the drain pipes, changing from PVC pipe to coex pipe, and reducing the length of the swale) and was able to reduce the cost from $4500 to $750!!! Was ADS' estimate reasonable for the work they were going to do? Perhaps. The bottom line was that my budget didn't allow for it, and I determined that my house really didn't need as robust of a drainage system as they proposed. I decided that a "standard grade" drainage system rather than a "premium grade" drainage system was appropriate for my house and neighborhood.
Description of Work: I recently had the gutters on my home replaced and wanted to have the downspouts buried and the water discharged away from the foundation. I called ADS and Dennis came out either the same day or the next day to provide an estimate. Dennis was very courteous and seemed very knowledgeable. A couple of days after Dennis' visit I received an estimate of $4500 to bury five downspouts and to create a swale to drain away standing water from the driveway.

They were very prompt in responding to our request for an estimate and scheduled the service on the date requested. However, the service had to be delayed due to ongoing winter weather. When service was done it was well supervised and met expectations. They even rented a sod cutter so as to neatly remove and replace the sod in our yard. Although it cost more than we had wanted to initially spend, they used high quality materials and did a nice job.
Description of Work: They installed an inlet, 30 feet of drainage pipe, and an outlet fitting to drain a low spot at the edge of the driveway that would pond water during rains and snow melt periods.

Ken Banks was very professional, responsive, friendly and returned all phone calls. A comprehensive bid was provided covering recommended work to stabilize the basement wall, seal and waterproof cracks in the basement wall, regrade the ground surface around the duplex and install a retaining wall to divert water away from the structure on the corner with the lowest elevation. Ken's team was flexible enough to return to the contract site, on the morning the Heating and Cooling Company removed the old air conditioners, to build up the grading for new air conditioners to be installed. The crew was friendly, courteous and very hard workers. Ken had a service attitude and always returned calls and answered questions to a level of my understanding. Ken recommended another Mud Jacker that was less expensive than service he could offer. The crew didn't clean up the dust, etc. basement as quite well as I expected after repairs were made.
Description of Work: Install lateral wall support in the basement, seal cracks in the basement wall, regrade the ground surface adjacent to and around the basement walls and decks and build a retaining wall on the west end of the duplex to rechannel water flow away from the structure. A thick plastic ground cover and gravel were added under two decks.

One of the two backup sump pumps was plumbed in an odd way that actually recycled water back into the sump pit. We didn't realize it was done wrong until our plumber pointed out how silly it looked. Called Ken in to see it, and he agreed -- it was done wrong. He made sure it was fixed, but it leaked, and it took a total of three repairs to get it plumbed so it did not leak. I asked our plumber how much he would charge for that same backup system and he said $550-600. We paid Atlantis $800 apiece. It's a good thing we never had Atlantis repair the leak where the water main enters the house or the crack near the egress window. They wanted $1350 for those two repairs. We just had them fixed by another Angie's list A-List company, for $350. The water main spot was fixed from the inside -- apparently a very common problem that is easy to fix -- and guaranteed for life. I echo what others have said about it being hard to get hold of Ken or get on Atlantis' schedule. It's frustrating.
Description of Work: Atlantis Drainage installed two backup sump pumps in each of our two sump pits in September 2007. They also bid on several other projects, including exterior excavation to seal the area where the water main enters the house. We had seen some seepage through the foundation during very heavy rains. They also quoted repairing a stress crack on an inside corner of an egress window, where water also seeped in during heavy rains. What we were really wanting, though, was for someone to regrade the areas around the house because final grading on this home wasn't very good and the grade sloped toward the house in several places. Ken said it would make more sense to use a man he recommended (and introduced me to) for areas some distance from the house, and to employ a landscaper for the areas right around the foundation.

Did not charge more than service call even though they spent a long time on analysis and were very helpful with not pushing that work needed to be done. They suggested we wait until we see if the basement leaked again under normal conditions. It has not.
Description of Work: We had a leak in the basement last spring (2007). This occurred after very heavy rains. They came out and ran a hose around the house to try to find where water entered the basement. They worked for at least an hour and half and never could get the water to come in; finally decided it had to be the water level was just too high because of the heavy rains. Suggested some things that could be done to ease water into back yard, but stated it was not an emergency to do it and thought the basement would not leak without it unless we had this type of rain again.

What I really liked about them was that I'm not an expert in this field, so I was afraid someone would come in and tell me the situation was worse than it was. It took 3 phone calls to Atlantis to get a call back from the receptionist to make the initial appointment, and no one was available to come out for four weeks. The gentleman that came out looked about 18 and said he'd have his boss come by as well for a look and that we'd have the estimate in 2 weeks. We received the estimate 7 weeks later, after numerous phone calls to contact him. To be fair, the receptionist was pleasant and did her best to get us even a phone call back from the engineer. But she does not answer the phone when it rings; she only returns calls. There was a $10 gas charge for coming to the house.
Description of Work: I contacted Atlantis to come out to the house and do an estimate for work. An engineer came out and took some measurements and made a drawing. He spent about 30 minutes and said he'd get the estimate to us in two weeks. The estimate arrived MUCH later. The estimate was high compared to other companies', and unprofessional in appearance, i.e. there was no breakdown of cost, and the original sketch was included without ever having been cleaned up. We opted not to use the company.

For the amount of work, we thought Ken's bid was a good deal--even without the Angie's List discount that he honors. We also appreciated the fact that he wanted to solve the problem, not the symptoms (by, for example, installing drain tile). It took a while to get on their work schedule, but Ken was honest about how busy they were. But once they started, it was all done in about 4 days. There was no construction mess after the projects--only a few drinking cups from the crew. Our A/C condenser unit suffered some slight damage to the fan covering, but it was so old and brittle, it was probably unavoidable. After everyone left, I noticed that one of the window wells had been built high enough that I couldn't attach a garden hose to a spigot. I related this to Ken, I suggested perhaps a space could be chipped out of the corner of the brick, and that's what they did a couple of days later. Overall, it was a very good experience.
Description of Work: Our older house had problems with water collecting in our basement. To improve drainage around the house, Ken and his team tackled two areas. First, our front yard had a flat grade. The solution of adding soil against the house was not possible because the dirt was already too high against the trim. Ken's solution was to create a separation between the yard and the house. ADS built a short wall of bricks to hold back the yard a few inches away from the front of the house. The yard now slopes away from this wall, not the house. It's like there's a small, unobtrusive "moat" across the front of the house. Second, we have another small area of land that had no choice but to drain to our basement. This action had caused a crack in the wall to the house. ADS repaired the wall, replaced the corroded retaining walls that led to our basement, installed a drain and PVC pipe in the problem area, added a pond liner, and topped it all off with attractive gravel. The pipe now drains to lower ground.

During several of the driving rains coming from the south, we experienced significant water running into the corner of our fully-finished family room. We moved furniture away, ripped up the corner of the carpet, and called Atlantis. They came out right away to take a look and generate a bid, but because of a busy schedule (both ours and theirs) we couldn't get the work done for about 6-8 weeks. But they kept in touch, and when we could work out a time came out and performed the work detailed above. The work went quickly, and they were very knowledgeable and professional throughout. We thought the cost was well worth it.
Description of Work: The representative dug the dirt out from around the problem area of the foundation down to the footing. He then injected a special foam into the gap between the house and the foundation, and placed the apoxy adhesive over the gap between the house and the foundation, smoothing it all out. They came back later in the afternoon, after it had dried, and backfilled the hole. Two days later they brought out additional dirt to finish filling the hole and added it. Then they water-tested everything using the hose, and everything stayed dry!

We couldn't be more impressed with the level of workmanship and professionalism exhibited by all individuals who worked on our project. We appreciated Brian's expertise in determining the best solution for our water problems as well as the patient craftsmanship of the workers who repaired the cracks. After the hole was filled in and landscaping returned, you couldn't tell that any work had occurred in our front yard.
Description of Work: Cracks in our foundation were repaired both from inside and outside. The inside work involved preparing the cracks, injecting an epoxy sealer into the cracks, and then sealing the cracks. For the crack that had to repaired from the outside, a hole was dug in our front yard around the foundation and then it was also repaired with an epoxy sealer and a rubber membrane.
