Atlantis Drainage Solutions was incorporated in 1997. The President, Ken Banks, was previously employed with a local foundation repair company for 6 1/2 years before starting his own company. It was his belief based on personal experience, as well as professional engineer statements, that the majority (85%) of wet basements could be made dry or maintained dry by improving and managing the water run-off (drainage) around the structure. Therefore our motto became, We Correct the Cause Not the Symptom!

Project went well. Good weather allowed the job to start ahead of schedule. A dual-drain system collects water in french drain as well as diverting downspout runoff through solid pipe (not flexible corrugated plastic). Gutter drains were installed under existing sidewalk without demolition: they used a horizontal auger and backfilled with gravel. Length of run had to be increased from initial estimate to open to "daylight" but the company stuck to the bid. Concrete patio removal was necessary to allow sufficient grade for proper drainage. They bid the patio demolition separate from the grading and drain installation so I could consider getting that done by a concrete demolition specialist. Ultimately, I opted to use them for the entire job to reduce the hassle of coordinating multiple projects and contractors. Allowing for the unavoidable rain delay, the project was completed just one day over the expected duration due to the required extra length. In retrospect, I should have had additional re-grading done around other parts of the house at the same time, but the scope of the project was already extensive (and therefore expensive) enough for us. Overall I was pleased and will likely have them do additional work in another area in the future.
Description of Work: Excavated/graded a drainage swale and installed dual-drain system to reduce groundwater issues behind house and divert gutter discharge away from foundation. Demolished and hauled off existing patio.

Atlantis did a great job as our drainage situation was unique in how our yard is formed. Several companies even walked away from bidding due to the complexity of getting the standing water issues we had out of our yard since we have no sewer or street access. Initial bid was for a French drain to be installed along the back of my property through my neighbors property to the edge of the city easement near the street. The idea being that there would be enough drop to have the water exit the pipe near the street and move across the remaining land. Atlantis also talked us into doing a swale (ditch-like slope on either side of French drain) along the length to help draw the water along. The bid for this was 5k. Installation was scheduled 2 weeks out and was completed within 3 days after breaking ground. Afterwards, both my neighbor and I began watering the new sod to get it established, however, after watering several times over 24 hours. We both noticed standing water forming over the length of the French drain as it filled but was unable to seep out. Made a call to Atlantis to advise them as under a heavy rain we would have real problems and my neighbor didn't have water issues before and I wasn't going to leave him with one. Was advised to see how system worked after first rain. After first rain, whole length of drain filled up with water for more than 48 hours. Second project began shortly after, was to run additional pipe and connect to sewer line for "cost" in the amount of 1k. Was completed quickly within 1 week. Afterwards, system worked as was originally planned. And after first hard rain afterwards, completely drained yard in 3 hours. Despite setback, we would recommend Atlantis Drainage, they tackled a hard project and succeeded where others simply shrugged their shoulders.

I consulted Atlantic primarily to help divert water away from the front of my garage. An independent engineer recommended them as experts at this. Dennis came out and recommended the drain to the front of my backyard. He also recommended the front drain across my driveway. As I planned to get a new driveway, I asked him how to coordinate this with the concrete people. When he told me they also did concrete work, I decided to have them do the whole job. The price might have been a little higher but I felt that they would do a very professional job. They completed the job in about 5 days-delayed very slightly with the July 4 holiday. They worked on the hottest days of the year and did an excellent job. Dennis decided that the drain would work better if it were farther back in the yard and he had his crew do this. They work was excellent and it has made a big difference in the drainage as well as my basement being a lot dryer. I would definitely recomment Atlantis as professionals and experts in their field.

Dennis responded with a quick estimate and recommendation for the work. Once the contract was signed, the work was started within 1 1/2 weeks. Even though the weather was terribly hot, the driveway was dug in about three days. Pouring of concrete was delayed as not enough workers here on planned day and due to holiday. Concrete poured and drainage ditch finished in about 2 more days. Workers were pleasant and cleaned up site well. Dennis adjusted the drainage ditch slightly to make it better. Put in an added drain on the side of the garage and repaired a crack and chip in my garage (there before the job) which was not in the contract. Cost seemed fair considering the variety of work that needed to be done.
Description of Work: Removed and replaced driveway and sidewalk. Dug drainage ditch along garage, deck and out into back yard with placement of drains and downspouts to facilitate water drainage away from house and garage. Also placed a drain horizontally across the driveway in front of the garage to facilitate drainage. Job took about 1 1/2 week to complete due to holiday and slight delay.

He did such a wonderful job. I have used them three different times in the past. They were excellent. One thing is that they fix the job right the first time. They are nice people and they don't try and take advantage of you like many of these foundation repair companies do. Their prices are very reasonable and they are first class people.

I had them run three downspouts in the front of my house underground and out to a pop up drain in the front yard. Looks great and now all of the runoff no longer ruins the landscaping. Great job, would recommend.

we had so much rain that delayed the start date several times. We had an inch of rain the first night and the owner stopped the next morning and said he wanted to make some changes to the slope of the yard. It took two more days to finish the grading and we have not had any water problems since that was done. I was impressed that the owner came by and recommend the changes and did the grading in a timely manor.

Everything went great. I got work order from Greg Neaderhiser/ADS on 3/10 approximately 2 weeks before work was done. He came out and explained exactly what he would do. I was very impressed with his work ethic and professionalism. When I agreed to work order, he called the next day ready to start although I hadn't received final clearance from city that all utilities had been marked yet. He said he would have his crew out there in a few hours and would work around any utility lines by hand-digging the trenches. When I came out there in afternoon to check on work, there were 2 workers and one supervisor (not Greg) there (about 3/4 done when I was there). I talked to the supervisor and was satisfied they were following the work order as outlined by Greg. When I came home from work later that day, everything was done according to the work order and all areas were cleaned up and trash removed.
Description of Work: From Company Work Order -- 1) Regrade and add fill dirt to area from fireplace to corner downspout to establish proper flow from foundation. Connect 2 downspouts with clean-outs in 4" pvc sewer and drainpipe. Trench and bury pipe to discharge into bubble-up with gravel away from house; 2) Connect two corner downspouts with clean-outs and sump-pump discharge in 4" pvc sewer and drain to discharge into bubble-up with gravel toward curb.

Ken came out early in fact on the day he was due to, after calling and asking if that would be convenient. He stayed for a long time and never made us feel like he was in a hurry. He took the time to explain to us the situation that we had and what would be the best way to fix it. He could see that we had dug up the existing drainage repair a previous owner had done and so he started saying that although he could bid and do the job that he believed we could do it ourselves equally well. He explained exactly what kind of drainage pipe we should put in and how it would work to drain the water away. He said his bid would be around $4500 and that we could save that much by continuing what we had begun. He was very nice and had no problem providing us with expert advice and said we could call him if we needed to with questions and said he would provide more consulting for us if we needed it and that it would cost us much less than having him do the work. He also advised us that it would be a bad idea to use corrugated pipe to drain our downspouts away from the house. We had planned to use that and he was quick to explain how it does not work and how he often has to replace it when he does jobs when landscapers had put it in for people. He was so helpful and informative and he reiterated that he was willing to bid the job if we wanted him to but he could see that really all we needed was expert advice and then we could finish the job on our own. We had thought that might be possible and we had hoped if a couple of experts came out to bid and discuss the situation with us that we might be reassured enough to do the rest of the work ourselves. He provided that confidence and expert advice. We were thrilled and if we ever have a bigger problem that we know we cannot repair, we will call him back out and hire him to do it.

I have used them a couple of times. They got right back to me to make an appointment. The person who arrived to asses my drainage situation was professional, I have worked with him before and I felt that they were very professional. He arrived promptly. In my opinion he gave me a good assessment of my drainage needs then gave me an estimate which I thought was reasonable. The work was done on time and to my satisfaction. I've used them tiwice and I would use them again.

We met several times with the supervisor after they marked the areas for the drainage and the retaining wall. We asked for a few adjustments to be made and they gladly re-marked the area. The drainage project was completed first. We were very happy with the outcome. We no longer had to worry about erosion. The retainng wall was a big project and they had a crew that worked actively on construction, which included cutting the huge retaining wall blocks as well as the cap pieces to fit as needed. They had a foreman who asked questions and wanted our input while doing the work. We were glad that we were kept informed of what was taking place. They had two seperate crews, one for the drainage project and the other for the retaining wall. There was some confusion in interpreting our vision for the way the end of the retaining wall should stair step down. After several visits and re-works, they finished the project. The company did not ask for any money up front. The total bill was due upon satisfactory completion of the work done. We would highly recommend this company to anyone needing drainage solutions or retaining walls built. The company also provides many other services that can be useful for many other "drainage" issues, such as basements, installing sump pumps etc.
Description of Work: Evaluated drainage from our gutter downspouts and provided accurate detail of the work to be done. There were 6 downspouts that were converted to underground PVC, not plastic, drainage pipe with "pop ups" at the end. The drainage pipes were all directed to drain in the side and back yards. At ground level each downspout had a Y shaped pipe that serves as a "clean out", where we can open the cap and access the pipe if it was clogged. We also asked them to build a retaining wall approximately 4 feet high and 35' wide. We wanted to fill the area behind the retaining wall, approximately 35' x 25' with fill dirt to match the height of the adjacent yard space. Once completed, a steep slope that could not be easily navigated was turned into level lawn space. Once finished they would lay a perimiter of river rock 2 feet wide and 4" deep along the edge of the retaining wall. They also added the two feet of rock around the edge of an existing retaining wall in the yard that is approximately 30' long. We also had a 8' x 8' section adjacent to the house that was low and retaining water. They applied topsoil to direct the water away from the house and applied the river rock in that section. Prior to building the wall, they applied gravel at the base of the retaining wall and installed plastic pefrorated pipe, wrapped with a fabric sleave. This pipe was buried and a drain was installed flat on the face of the retaining wall. This allowed any water that seeped to the base of the retaining wall to escape.

They did a lot of work. The work was good except that you need to keep an eye on the workers. You should be at home when they are working. The supervision was good. The owner guaranteed his work and you don?t have to give him money until it?s done, which is extraordinary. You really feel nice about his work. A lot of people are nervous about giving money in the beginning itself because you may never see them again. He was recommended to me by somebody who was doing an energy audit that I trusted. So this work was kind of part of the energy audit. The workers dug up the flagstone path to move the gutter out to the street and when they put it back, they just put the flagstone on top of the mulch. Flagstones are supposed to be even with the soil and not just laying on top of it. So they had to do it again just because there was no supervision for that job.
Description of Work: I used the services of Atlantis Drainage Solutions in spring of this year. They moved the gutter away from the foundation and put down a rubber shield where the gutter was going under the corner of the house. They also put mulch on top of the rubber shield where the water was going into the house. They dug a drain all the way around the house down to the street to drain the water in one area and then installed a French drain in the front of the house.

Friendly and professional. Showed up when promised. Concrete work was flawless. Original channel on side of garage was not deep enough, but Ken recognized problem and came back to redo. End result is perfect!
Description of Work: Corrected a drainage problem involving driveway and area to side and behind detached garage. They resloped an area of the driveway and created a channel to carry water runoff to the side of garage. Sloped ground behind garage, then lined that area and the above channel and covered with river rock. Works great to redirect rain runoff so it doesn't go into garage.

Did not use this contractor because of the lack of guarantee. In response to contractor's response, there was no misunderstanding. In fact, do have in writing that they will not provide a written guarantee.
Description of Work: Company would not provide a written guarantee of their work. They estimated $3500 to install a french drain and stated that it was guaranteed for one year, but refused to put that in writing. In fact, their estimate even disclaims any warranties or guarantees whatsoever. It may be a good company but if they can't back up their word in writing, I will not deal with them.

As I told the Member, we DO provide written guarantee's for our work. Exterior work is only a year, cannot control the weather or customer's ability to maintain systems. If it doesn't work and needs tweeking, we ALWAYS fix and stand by our work. Interior work, such as; cracks, interior drain tile, bracing and piering have from 5 year to lifetime guarantee, depending on the work. I haven't heard of many companies that will stand by their guarantee or even return your phone calls. Sorry the Member did not understand me.

My wife and I were just commenting on what a good job they did after the deluge of rain we have had. We have not had any more water issues in our basement since they did the work. We were very pleased.
Description of Work: We used Atlantis Drainage Solutions for a drainage issue. They rerouted the downspout underground with a French drain. It came out about 25 feet into the yard. They redug and regraveled the window well. They did what was necessary to keep a window well from getting water and coming into the basement. They removed and installed a new window well. They put gravel and decorative rock.
