It went well. The one disappointment occured when Structure Tech found evidence of possible moisture in the house. They did not have the equipment necessary to conduct a moisture test, so we had to hire another company to complete this portion of the inspection for us.
Description of Work: Conducted a prepurchase home inspection. Noted several problems and potential problem areas.

The representative arrived on time. Barry went through the entire house, asking questions and was very through. When he came across one required repair, he suggested that his firm would not need to re-inspect the home, since the repair will require a city building permit. The city inspector can issue the certification once the repair is complete. The company did have a slight glitch in emailing the initial report, but the representative warned me on-site that if I didn't get the email that day to send the office a note. I emailed the office and the report was sent within one hour. Otherwise, everything was fine.
Description of Work: The company completed the Minneapolis inspection report for a single family home sale. The representative went through the entire house, asking questions and was very through.

Barry is great. He was easy going, friendly, and on-the-dot punctual. As he walked me through the home, his explanations were exceptionally clear and straightforward, and fascinating. He did a great job of explaining problems, how they might be fixed, and how important it was to fix each of them, all the time being sensitive to my level of interest and understanding. He is a good teacher a rare skill! His paper report is similarly thorough, clear, and will be a useful document for years to come. It includes nice photos of problem spots. His radon / air quality report included useful graphs that really showed the data collected, instead of hiding it. The software which prints the air report includes a lot of dire-looking "action needed" warnings, but he explained which of these were actually problems and even guessed the cost of radon mitigation right on the nose. I wish that all the parts of a home purchase were this fun and fascinating!
Description of Work: Barry did a standard buyer's inspection for me, and also did radon and air quality testing.

Barry was right on time and very professional. He went right to work walking around the house inspecting the exterior despite the 10 inches of snow we got over the weekend. The only required repair I had was the back-flow valve on my exterior faucet and he waited, standing in a snow drift I might add, while I installed the part and even showed me what I needed to do to install it correctly. By morning the next day, he had e-mailed me the report. Price was very reasonable and even better with the Angie's List coupon. There was nothing that I can complain even a little bit about.

There have been many items in our house that are not up to code that were not identified in the inspection. Also, when the first rainfall occurred, we had water leaking into our basement. Looking at the cinderblock walls, you could see water staining from previous leaks. This was not noticed in the inspection. We have spent thousands of dollars repairing plumbing/electrical/water drainage issues in our house that should have been identified and were not in our home inspection. Would not use or recommend this company to anyone.

Response from Structure Tech Home Inspections
I HAVE BEEN IN THE INSPECTION BUSINESS FOR OVER 20 YEARS AND HAVE HAD THOUSANDS OF HAPPY CUSTOMERS. I CONTACTED THIS CLIENT BY PHONE AFTER READING THIS DISPARAGING REPORT ABOUT MY COMPANY, BUT THE PERSON WHO WROTE THIS DID NOT WISH TO DISCUSS THE SPECIFIC PROBLEMS. I MARKED AS UNACCEPTABLE IN MY REPORT DOWNSPOUTS THAT WERE NOT CONNECTED, WHICH COULD LEAD TO BASEMENT WATER PROBLEMS. THERE WERE NO VISIBLE SIGNS OF MOISTURE IN THE BASEMENT AT THE TIME OF THE INSPECTION, AND THIS WAS DOCUMENTED. ALMOST THE ENTIRE BASEMENT WAS FINISHED AND WAS FILLED WITH STORED ITEMS, WITH VERY LIMITED VISIBILITY OF THE FOUNDATION. THIS WAS ALSO DOCUMENTED IN MY REPORT. A BUYER’S INSPECTION IS NEVER A CODE INSPECTION; THIS IS CLEARLY STATED IN THE INSPECTION AGREEMENT THAT THE CLIENT SIGNED, AS WELL AS IN THE INSPECTION REPORT. I MARKED AS UNACCEPTABLE AND RECOMMENDED HAVING A LICENSED ELECTRICIAN CORRECT NUMEROUS ELECTRICAL PROBLEMS, AND IDENTIFIED NUMEROUS PLUMBING PROBLEMS. I IDENTIFIED EVERY PROBLEM THAT WAS VISIBLE AT THE TIME OF THE INSPECTION. I COMMUNICATED THEM IN PERSON, AND DOCUMENTED THEM IN WRITING AND WITH PHOTOS IN MY INSPECTION REPORT. I TAKE PRIDE IN MY WORK, AND I STAND BEHIND BY MY WORK. IF I TRULY MADE A MISTAKE, I WOULD DO WHATEVER I COULD TO RECTIFY THE SITUATION. WHY WERE MY RATINGS FOR PRICE, RESPONSIVENESS, PUNCTUALITY, AND PROFESSIONALISM NOT A’S? THIS WAS AN INACCURATE REVIEW OF ME AND MY COMPANY, AND MY INSPECTION REPORT PROVES IT. NEIL SALTZMAN

Minneapolis requires a truth-in-housing inspection as part of selling a home within the city. I used Structure Tech on the advice of my realtor. Rueben was on time and very personable. He seemed to do a thorough job, explained all that he found and helped me understand what things I could fix myself and which things required a professionals touch. He fully explained my options within the Mpls rules and I elected make repairs and then pay Reuben to come back and re-inspect for a "clean" report. One item that Rueben tagged was a missing valve on a gas line that required a plumber. However, the plumber I hired found that the valve already existed and was just hidden - Rueben had (understandably) missed it. When I told Rueben, he offered (before I even asked) to waive his fee for the second inspection as I had to take time off work and could have been charged for an unneeded plumber visit. I found that totally acceptable and appreciated his willingness to be accountable for the "error."

Responsive to our initial call; arrived as scheduled; performed all work according to what they promised; additional inspection proved that there was damage in all locations where they indicated there was a problem. The report was thorough and provided a list of attorneys and remediation contractors.
Description of Work: We hired Private Eye to test our house for moisture intrusion. They inspected our home and drilled small holes through the stucco to test for moisture levels. They prepared a report which outlined where there were moisture problems and visible construction defects.

THIS INSPECTION WAS DONE OVER A YEAR AGO. THE MEMBER STATES THAT "ADDITIONAL INSPECTION PROVED THAT THERE WAS DAMAGE IN ALL LOCATIONS WHERE THEY INDICATED THERE WAS A PROBLEM." ADDITIONAL INSPECTION MEANS THEY REMOVED STUCCO FROM AREAS SHOWING HIGH MOISTURE AND SAW THE DAMAGE. THIS SPEAKS TO THE ACCURACY OF OUR REPORTS WHICH ARE DESIGNED TO BE MINIMALLY INVASIVE, LOW IN COST AND YET HIGHLY ACCURATE. THANKS FOR THE FEEDBACK!

Barry inspected the home prior to our arrival, took numerous pictures of problem areas, and gave full printed report on the entire home. He walked us through the house pointing out areas which would require immediate attention and also ones which should be looked at over time. He was very informative.
