Awesome! The inspector, Milind, spent a lot of time trying to find the cause, and eventually found that it was due to condensation in the attic. There was a little confusion about what the inspection would cover. I misunderstood, but they took the time to clarify what the inspection covered. They were very good at communicating with me and making sure my needs were met. Due to a small misunderstanding,Milind actually came back a second time at no charge to make it right.He was very professional, respectful, and kind, and he really took the time to be very thorough with his inspection. They even gave me a complimentary written report, in order to help me understand the scope of the findings, and to use as a future reference.

I would use them again in future. This is the second time I have used Structure Tech - first they did my pre-sale inspection (required by the city of Bloomington) when I put my home on the market. Then, more recently, they inspected the home I am buying. In both cases they had very quick response times, were prompt and thorough doing the work, and showed great respect for us and for the homes. George inspected our new home and was incredible! I have referred several people to this company because they take their time and their final product gives you visual aids and instructions on what needs to be corrected. George allowed me to follow him throughout the house and explained in detail what he was seeing and what needs to be corrected, eventually or immediately. He also had a great sense of humor. I've had an inspection on a house before with some other company and got 2-4 pages of text, no pictures, and several things were missed. Structure Tech is top notch and why not pay a little more and REALLY know what your house needs and how it functions?!?!? Its money well spent - surprised other reviews rated them with a B on Price, this is a service you don't want to be cheap about!!!

The home inspection we had done last week was conducted by Milind and I was present for the entirety of it. He was professional, courteous, patient, knowledgeable, and thorough during the entire time he inspected this house. He began by outlining the order in which he would go through the house and he took my questions and concerns and followed up by taking a closer look at those issues. What I was most impressed with was Milind's attitude remaining at a constant level of diligence and care as he covered the scope of the house from beginning to end. Up until the last moment before I left the house, at the end of several hours of inspection, Milind maintained the same courteous demeanor and even invited us to reach him later for questions after we receive his report. I call this "exceptional service"! The report was detailed with photos attached for better clarity on the information. Because of how thorough this inspection and its report was, I was able to have confidence that there were likely no major issues that were over-looked. I did wind up calling Milind about a few concerns and with a gracious attitude, he answered my questions to my satisfaction. Thank you Milind, for your excellent work. Description of Work: Inspection of a house built in 1973. Checked every item on his list with great thoroughness. When something didn't work or didn't function properly, Milind did everything in his ability to check on why it didn't. One was the A/C which was probably on Center Point Energy's energy saver mode. The other things were the gas fireplaces, gas stove top, and refrigerator water dispenser which he did get working because the house was vacant and it took time for gas and water to re-fill the lines.

I filled out their online form to request a home inspection on Friday, May 15. I go an email that day that they had received my information and would be in touch shortly. No word on Monday, so I called in on Tuesday - they said they did not get my request and they don't have any availability until after my 5 day window for inspection. I don't have any reason to disbelieve that their tech failed, but it is very frustrating to have researched carefully (on Angie's list and other sources) pick a place, filled out information in their preferred way online only to be told that my information was lost in cyberspace and I am just out of luck. Since it was their tech that failed, maybe they could have gone the extra mile to help out? No, no extra mile. They are probably good at what they do, but don't rely on their email messages and don't expect them to step up if their technology / email fails.

Response from Structure Tech Home Inspections
That sounds like a frustrating experience. If we had the ability to squeeze in another inspection to help you out, we certainly would have. Our home inspections typically take 2-4 hours to conduct, and our inspectors typically spend another 1-3 hours of typing each report at home after the inspection. A home inspection is not something we can just "squeeze" into our schedule, even if our technology failed us. Perhaps our automated email response needs to be more specific, as home inspection timelines are extremely critical. Instead of saying "We'll be in touch shortly", our automated response email will now let our clients know that they should expect to receive a response from us within two hours. Hopefully that will prevent something like this from ever happening again. Thank you for bringing this issue to our attention.

I have used this company twice, once in Feb/March timeframe and once April 1st. The first inspector in February was not a good fit. When we arrived he kept working and did not come and introduce himself, once he was finally done with setting up the randon machine, he immediately insulted me by saying "I bet you already have all the colors picked out and the decorations." I tried to brush this off, to me that was a little sexist. However, when talking to the inspector he was not actively listening, was defensive when I told him my main concerns about the house, seems to be water damage in one of the rooms, window seals were broken, the siding had some holes, and there were huge ice dams. He continued to talk in circles about my concerns saying how he would gather all the information during the inspection. However, in the report he never noted any pictures etc of my main concerns (water damage to ceiling, ice dams etc). I was very hesitant to use them again, but they had received such HIGH marks on Angies list. Before scheduled I specifically asked not to have the same inspector, and to have someone senior handle our inspection. Thankfuly our new inspector was amazing! My husband was very impressed with his knowledge, personality was great, very helpful, and answered my laundry list of questions and concerns. He definitely put my nerves at ease. I would highly recommend him! Overall my score is a mix of both experiences that I have had with StructureTech.

George did my inspection and he was on time (early actually), very knowledgable and very professional. I followed him around as he did the inspection and he did a great running commentary on what he was finding, taking the time to explain some items to me in greater detail. He documented everything extensively with photos. He spent four hours plus on the inspection, finished a little after 5 pm and I had a very detailed report emailed to me by 6:30 am the next morning! Clearly the company understands that home buyers can be in time critical situation if they made a purchase offer contingent on home inspection. I gave the price a 'B' because it was a little more than some other companies, but I feel the slight additional cost was well worth it for the quality of service provided. If I do decide to go ahead with the purchase I now have a detailed blueprint of what work I need to do on the place in order to bring everything up to good condition.

First off, the scheduling process was very efficient. I used the online scheduler and it was very easy. A confirmation came a few hours later and we were all set up. The day before the inspection, they sent a reminder message, which was a nice touch. The day of our inspection, Nick was our inspector and he did a very thorough job both inside and out. He was on time and was very personable and patient. He answered all of our questions, including giving us tips on how to fix some of the small issues ourselves. The report was provided the same day and it was comprehensive. I would use them again in a minute.

Nick arrived on time with John, the radon specialist, at the home we were interested in buying. Both Nick and John were courteous, funny and easy to talk to. It was one of those bitter cold mornings so I did not join Nick on his outside examination but he came back in periodically to explain what he was seeing and showed me images of what he was talking about. One of the things I find is that people occasionally dumb things down when explaining issues or concerns to me. Nick did not do that. He explained things simply but with some level of technical detail to me and then later to my husband. The language he used with both of us was similar. Nick also gave us feedback on the remodeling we were pursuing and how best to accomplish things to improve the house. John likewise explained the tests he would perform and discussed the benefits of do-it-yourself kits versus over-time radon testing. His information was not biased (I have some knowledge of indoor air quality testing so I was aware of the benefits of each method of testing) and I appreciated the honesty. The reports were within our hands within 4 hours of completing the inspection and within 1 hour of radon test completion. I would highly recommend their team to anyone.

Scheduling was easy and fast. Nick, the inspector who did the work, did an excellent job. He was as on time, detailed and observant as you would want any inspector to be. Milind is an exceptionally professional inspector. He answered any questions we had. He was especially knowledgable about the electrical panel manufacturer and the need for a Radon mitigation system. Also, concerning GFCI outlets in required areas. Did a great job of providing photos showing problems and offering detailed reasons why corrections have to be made to due safety concerns.
Description of Work: Home buyers inspection with Radon testing. We were able to get the sellers to agree to make several repairs based on safety defaults found during the inspection. Saved us about $3,500.00 in repairs, and made us aware of safety shortcomings.

The entire inspection process went smoothly. Communication from the company was fantastic. I applied for an estimate on their website and received a prompt response with adequate return information and began inquiry for scheduling. Lisa replied even to a brief message saying that I needed to postpone until paperwork was finalized. Shortly after, I scheduled an appointment which was an absolute breeze. Payment afterward (credit card) was fine as well. I do have to place a B in punctuality, as the inspector (George Ury) was about half an hour late. This however did not minimize any time spent on the inspection- this was not an exceptionally large property in question. I understood this to be a traffic issue as my realtor also experienced. George contacted me shortly before the appointment time regarding this, which I consider completely reasonable. This would absolutely NOT deter me from using the company again as I am pleased with the results as well as the adequate communication regarding the delay. George was thorough and was very personable. He was great with both informing about tests and his points of interest, as well as items he considered problems plus severity of issues and future items to keep in mind. He sent a report early the next morning. I would be pleased to use Structure Tech again.

While I have no plans on selling my house, I have several improvements, new doors/windows, flooring, countertops, and the like in mind. Since I have been in my home for more than 20 years and inspections have changes dramatically since that time, I thought it would be great to have an independent person assist me in prioritizing tasks. The inspection was an eye opening and there was good news bad news. Good news, George was amazing and his four hours uncovered issues that I didn't realized I had. Bad news, George found water damage and structural issues that I was unaware of, in additional to smaller (it's all relative) problems like some outlets not installed correctly and my vents are vented to nowhere. I only wish there was this type of service available decades ago. I would not buy a house or remodel a house without hiring Structure Tech. Best money I have ever spent, just 20+ years too late.

Structure Tech was suggested to us by some friends we trust. We called and had them come out for an inspection during the search for our first home. We were under contract on the home and found a large number of expensive repairs that would be required within the next few years. It was enough information for us to exit the contract and save the headache. The money was extremely well spent as you can imagine. We called Structure Tech back a few weeks later and requested the same inspector help us with the home that we eventually bought. The inspector spent over 5 hours with us discussing details during the inspection, documenting EVERYTHING with photos and tons of detail. The reports that we received on both homes were basically prioritized lists of how and when to perform repairs to keep the houses operating in top condition. I say again...money well spent.

It went well, Greg was our inspector and he was recommended because of his previous roofing expertise (which was what we wanted inspected). He confirmed our suspicion of incomplete work that could cause serious problems if not addressed. We had some difficulty viewing the electronic report but he worked with us to access it so we can submit to our contractor. There was a short delay in getting the report as he wanted to confirm with his colleagues concerning our metal roof; we appreciated him taking this extra step to further validate his work.

The inspector was helpful, answered all my questions and sent a report the same day. It was definitely worth the money, even for a newer condo. He noticed things that I never would have noticed. So I show up an hour after he started, and there were some things he pointed out. There were some HUGE things most everyone sees right away that were not on his report. First, I will state that this was a foreclosed house that needed a LOT of work, but it seems like either that influenced he didn't care to give a good look over or was just not seeing things that jumped out. A couple big things that did not make the report: Report stated gas fireplace did not work. It does. He didn't plug it in. It had a bad wiring connection where the previous home owners used an extension cord instead of 12-2 wire like they should have, but this should be easy to see. Report stated AC unit did not work. It does. Just turned it off now actually. The Breaker was shut to off. Not in report; 10 inch change in wall siding on garage under low overhang due to frost heave or bad back-fill. I didn't mention at the time he didn't point this out but was very surprised it did not make the review. Not in report: 240 volt line going to a fuse box piping out on a 120V circuit with glass bulb fuses, not exactly up to code considering all the splices. I removed that right away, but not in the report even? Nothing about attic. Nothing about rat holes in garage. Stated foundation was not an issue though horizontal cracks were over 1/4 inch. I have them mortared now, waiting to see if there is any more heave, but outside we also graded and there is a drain tile on the outside as well. Still, did not note any of that. There were some areas painted over with KILZ on the drywall, blackened but not in the report. Did not mention the potential for mold behind the wall boards. Did not point out the ants even after I mentioned them. There are a lot of ants, but I am sure I am close to if not rid of them now (chewing up framing that needed to be replaced). One wall had water damage to the drywall, pushed something against it a couple weeks after we bought and realized that drywall was just shot. Looked odd, but I figured it was just the paint. Had I even pushed lightly on it, I would see it crumble inwards. This was almost a year now. I still find things and think: why wasn't that in the report. Example, something I brought up to the inspector he didn't even see. There was decking material used on the floor framing. I asked him what that was for, he didn't know and snapped a picture and said "should probably put it in the report though". Yep, still remember that line... heh. I figured out the next day by looking down... yep, even I didn't look at the wall, to see the staircase painted line. The previous owners moved the staircase. It used to be in the corner and they moved it to the center of the house. Kind of a big thing to just not see nor know anything about why. Anyway, not mad because they were the only ones who could come out in my time crunch. Knowing what I saw in the report, and having to pay near twice what others I have paid to do, I just would not ever go with them again. I knew the house was in bad condition, but was just shocked at what he didn't see. AC not working, but does. Fireplace, huge crack in wall with huge deviation in where the side was supposed to be. Lots of don't knows to questions.
Description of Work: I used them at the price almost twice everyone else because they could do the limited timeline of same week no other inspector could do. What did they do? They provided a report that missed the actual big deal items. A LOT of right in front of the untrained eye, big issues. They only get credit from me for being available, but I believe it was with an untrained, inexperienced inspector.

Response from Structure Tech Home Inspections
This reviewer stated that this was “a foreclosed house that needed a LOT of work”. That part of the review was correct. The house needed a LOT of work. I did this inspection nearly a year ago, so I don’t remember every detail about the house, but I’ll do my best to address most of the items brought up. For the gas fireplace: my report said the gas was off and that the gas fireplace did not ignite with normal controls. If the gas is off, the fireplace won’t ignite with normal controls, regardless of whether the fireplace is plugged in or not. Plugging in the fireplace won’t change that. For all of the concerns with electrical: this home had a ridiculous amount of wiring defects. They were everywhere. My report didn’t list every defect; I wrote that there were lots of electrical defects, I gave a list of some of them (stating in the report that this was only “some of them”), and recommended having an electrician go through to correct all of the deficiencies. For concerns with obvious items: if there were items that should have been in the report, they were in the report. For items that I considered to be only cosmetic in nature, I probably would have put them into the report if the client wasn’t present, but if the client is there and can obviously see these items for himself (or herself), cosmetic items typically don’t go into the report. For rat holes in the garage: there was no garage. There was an attached structure that probably used to be a garage, and there were ROT holes in the garage, which I included in my report along with a photo, but I don’t remember seeing anything that I would call a RAT hole. Possibly a typo by the reviewer? For the foundation wall cracks: my report stated there were cracks in the foundation walls, and I had photos of the cracks. For the potential for mold behind the wall: If my report talked about the potential for this or that, my report would be so chalk-full of disclaimers and CYA language that it would be nearly useless. That’s what you typically get with a cheap home inspection company or an inexperienced home inspector. I spoke specifically about mold staining on the walls and ceiling of the old garage. I said to remove the wall material and mold stained insulation in the ceiling. That was the only area that I was concerned with. For ant activity: My report said there was previous ant activity and to call a pest specialist. For the decking material on floor framing: We encourage our clients to accompany us for the entire inspection. When a client attends a home inspection, they will *always* see many things before the home inspector does. The home inspector and the client are not looking at exactly the same things at exactly the same time. It’s ok. Just because a client sees something before the home inspector doesn’t mean the home inspector “missed it”. My report stated that someone did some changes to the floor framing which did not conform to common carpentry practices. My report also stated that if there was to be a heavy load imposed in this area that the existing framing should be ripped out and be re-framed by a qualified contractor. For nothing about the attic: I had an attic section in my report, on the last page. I reported on the attic inspection method, the attic insulation, the vapor barrier, and mentioned a non-functional power vent fan. For the fireplace with a "huge" crack in the wall: I marked the chimney walls unacceptable and commented about damaged brick on the exterior and on the interior of the attic. The client stated at the time of the inspection that he was going to remove the chimney, and I added that information into the report. After the client said he was going to remove the chimney, I didn’t spend any more of my time (or his) inspecting it. As for not knowing why the staircase was moved and “lots of don’t knows to questions”: I was a remodeling contractor for over 20 years, and have been a home inspector for almost the last 25 years. If I don’t know the answer to a question, I’m comfortable saying I don’t know. I won’t make things up to sound smarter. It’s usually the “why” questions that I don’t have answers to. If it’s a question that I can research to get an answer to, my response is typically “I don’t know, but I’ll find out.” As for pricing: We conducted a survey of other home inspectors in Minnesota in November of 2012 to see where we stood with pricing. Our fee for the quoted home was $395; the average fee was $339, and the lowest we could find was $275.
