The HVAC/Appliance repair industry has seen a huge spike in repairs over the years, and strong indications are the demand for home repairs will continue to rise. With these facts, Home Warranties are more important than ever, and we aim to be the only home warranty company you will ever need. For over 30 years, we've set our goals in being the top performers in customer service in our industry. We understand how hard you worked to own your home, and we've worked hard to build a strong, solid company for your home repair solutions. We are also proud to offer a special discount for Realtors, Healthcare Professionals, First Responders, and Active-Duty/Veteran Military members. Call us today to hear more about our Discounts and Promotions!

"Scam! Scam! Scam! I believe this company is the worst home warranty provider in the USA. They were having a promotion and of course I took the bait and it became one of the worst decisions I've made. This company deserves zero stars but I had to choose one to make this post. Please note that any positive reviews you see on them are from those who have not filed a claim. It has been 6 months and I'm still waiting for my cash in lieu check and now my home warranty has expired. Of course I did not renew and that is why I'm still waiting. I call every week for an update and I keep getting a runaround with responses like my check is in the mail and it never comes. And responses like they will call me back and they never do. This company is really the worst. Beware!"

"I made a claim because of a water leak, and because the water leak was from a valve, they would not cover it despite their Terms and Conditions stating they cover water leaks. They pick and choose what they want to cover. Don't waste your money on this absolute scam of a company."

Home Warranty prides itself on providing the best value in the home warranty industry, making our Home Protection Plan the home warranty of choice wherever we do business.

"PSA: DO NOT PURCHASE ANY HOME WARRANTYS! If you are purchasing a home and the seller is offering a covered home warranty, DO NOT TAKE IT! Instead, request for the seller to pay you the cash value of the home warranty(the seller is already going to purchase it as apart of the sale). Home Warranty's do not cover the parts/systems that commonly fail in appliances, so you're paying someone to diagnose an issue to find out that it is not covered. Take the cash for the price of any Home Warranty that is offered during the purchase of a home, and in general, don't purchase home warranty's, you do not benefit from them, only the company does."

Home warranties FAQs

Many benefits come with buying a home warranty when selling your home, but there are drawbacks to consider, too.

Pros

  • Peace of mind of home repair coverage

  • Incentive for buyers

  • Transferability to new owners

  • Prevent post-sale issues

Cons

  • Expensive cost

  • Exclusions of certain features or appliances

  • Coverage limits

  • Often difficult to understand

  • Potential wait for claim service

On average, a home warranty costs about $1,100, ranging from $80 to $8,300, depending on your home size and its features, type of home warranty plan, and the coverage included. Your home’s location also factors into the cost of a home warranty, with areas with a higher cost of living experiencing increased warranty costs. Additional cost to consider include:

  • Deductibles: $75–$125 per call

  • Add-ons: $2–$35 per month

  • Premiums: $200–$1,200 per year

Several factors make a home warranty worth it or not, especially the age of your home and the condition and age of the appliances in it. If you buy an older home with most or all original appliances, a warranty may be worth the investment as these home features are more likely to need repairs or replacements. However, if you’re buying a new-construction home, a warranty may already be included, and you may not need to use it for several years. In this case, purchasing add-ons may not be worth the cost until a few years later.

Offering a home warranty when selling can make your property more appealing to potential buyers. The warranty gives them peace of mind that many systems or appliances will be covered if they need to be repaired or replaced in the near future. Additionally, the home warranty may cover problems that arise during the home sale, such as a leaky roof or water in the basement.

The main types of home warranties cover the basic essentials, but additional plan types focus on specific areas such as:

  • Appliance plan: This plan covers typical household appliances like refrigerators, stoves, washer and dryer, built-in microwaves, and dishwashers. It costs $360 and $540 per year

  • System plan: Costing between $360 and $540 per year, this plan covers central home systems like HVAC, plumbing, electrical, and water heaters.

  • Combination plan: This plan type covers both systems and appliances, costing between $545 and $1,500.
