This company manipulates you into thinking you have a piece of mind when you purchase this warranty. Its the opposite. They say plumbing is covered. Its only covered up to $500. Also, they ask probing questions to you and the technician in attempts to get the answers they are looking for so they can deny your claim. When you plead your case, they just tell you its out of their hands. They are extremely well trained to deny your claim, they are not here to help. They are here to rob you of your money. I will not be renewing and will warn family and friends who have this to not renew. I will also warn local realtors, sellers, and home buyers to use a different warranty company. There should be a zero star option for this company.

The warranty is in place to assist with the cost of repairing or replacing specific items that fail from normal wear and tear; not all items are covered, and certain items have limitations of coverage as stated in the warranty brochure. Upon review of your claim, I see the contractor stated that he pulled back tree roots and disposable wipes. The warranty states under plumbing that blockages from tree roots and foreign objects are not covered. Therefore, the warranty was unable to assist with this claim. With the help of APW Representatives, everything went well. Hopefully, items will stop needing to be replaced for awhile and I can catch up both dollars and mentally.
Description of Work: Since mid-March I have had to have my Furnace, AC, Dishwasher and Faucet replaced. Lots of stress in a very short period of time. Each Representative at APW has been very, very professional in dealing with these issues.

Both incidents went very well. What I like is the fact that I can call my own contractor and don't have to wait around for someone that may not have been available for a few days, or even weeks. Once the contractor was on site, they discussed with the claims rep what the issue was and then the claims rep called me right away to discuss coverage based on the information received from my contractor. I did not have to wait days to hear back from someone especially since the issue needed addressed right away. I had great experience both times. I knew what was covered and what was not covered and was kept in the loop the entire time.
Description of Work: I had two separate issues that came up - one with the flashing needing replaced around my chimney along the roof line and my sump pump that failed.

Outstanding warranty companies. I usually leave reviews for my wife to do but the experience was very smooth and easy that I felt compelled to do it myself! Our cooling coil in our A/C had a leak and we needed Freon. I was nervous to call APHW because of several negative reviews. Although, we needed the A/C fixed and I wasn't going to pay $1,400 for it if we had a warranty so I prepared for a fight, but the result was the exact opposite! I followed the 3 steps on the brochure we received when we purchased the home. I called APHW to explain the situation, the rep to me to go ahead and call a service tech to look at the unit and confirm. Then I called APHW back and they approved! It was just that easy! It has been 6 days now since the work was completed and I just received confirmation that our reimbursement check is on the way! EXTREMELY satisfied that we have this company and will definitely be extending the warranty!

Everything connected to this service was perfect. I have never encountered any problems when dealing with America's Preferred Home Warranty. The process used for a claim is straightforward and simply, and the folks there are friendly, concerned, prompt, and knowledgeable. I had a different home warranty service at my previous residence that was OK, but not nearly so good as APHW.

As our house was under warranty, we contacted America's Preferred Home Warranty. We could not have been more pleased with their responsiveness and service. We followed all the instructions (calling them first, having the contractor talk with them before performing work, etc.), and APHW complied with courteous professionalism every step of the way. They paid exactly what the policy covered, sent a check within a week, and followed up to make sure we were satisfied.

America’s Preferred Home Warranty was great to deal with! Every person I spoke with on the phone was polite and professional, they made the warranty claim process very easy and straightforward. Because the failed heat exchanger on my old furnace is no longer available, they were able to help towards the cost of a replacement furnace. I decided to upgrade to a much higher efficiency unit which not only saves on propane & electric bills but is MUCH more comfortable! They also worked great with my HVAC company. I would highly recommend them to anyone!

The claim process was handled quickly and professionally. My claim was approved quickly and we received the reimbursement check within 10 days of submitting the paid invoice. America's Preferred Home Warranty is awesome. They wasted no time in helping us to get a technician out who fixed the gas leak and replaced an antique thermostat that was not working.
Description of Work: Our furnace went out at the start of Colorado winter this year. The utilities company came out and found a gas leak, so they turned it completely off and red-tagged the furnace and considered it inoperable until fixed--which had to be done within 5 days. As senior citizens my husband and I are on small social security checks so a big bill was going to hurt. We immediately called America's Preferred Home Warranty to ask if the repair would be covered by our home warranty, and thankfully it was.

When our water heater failed I called American Home Warranty and they said pick a licensed plumber of your choice. Just have them call when they give you a price. AHW approved while on the phone and covered $500 of the replacement. So easy they allowed for a reimbursement to me. (Some service providers don't like home warranties because it can be hard to get paid.). These guys were the best. Even the plumber liked them! Thanks for getting through so easily. I willl exclusively recommend your warranty over all others. Hats off to my realtor for knowing who the best is! We got a top notch replacement and can be proud of what the new owner is getting!

My senior parents purchased a home in Tennessee in October of 2014. Because the home was built in 1997 and still had the original HVAC system which was approximately 17 years old, they were relieved when the seller included a home warranty policy from America's Preferred Home Warranty (APHW) at settlement. The seller had completed some repairs on the system in the weeks before she put her house on the market, and those receipts and paperwork had been provided to my parents (the buyers) before closing. The house was put on the market in July, numerous realtors had shown the house and the cooling system was properly functioning. When my parents put a contract on the house in August, the house was cool and comfortable in some very hot southern summertime weather. The air conditioning system continued functioning throughout the end of the summer until the heating season arrived. Fast forward to late spring 2015 when my parents went to turn on their air conditioning system and it was blowing out only warm air. Knowing they had a one-year policy to cover the HVAC system, they contacted APHW to find out how to handle a repair. One of the best aspects of APHW starts here. Not only do they handle warranty service problems 24/7, they put you on the phone with an actual person somewhere in the United States. So you?re dealing with someone who knows the ?lay of the land? on some level. After issuing a ticket number for the problem, you are then free to use a service company of your choosing to diagnose the problem. There is a specified system to then follow to get approval for those repairs, but APHW makes it very clear what steps must be taken. In my parents? case, there was some question about repairs which appeared not to have been attended to by the previous homeowner ? a kind of pre-existing condition which then became a subject of discussion with APHW. After looking at the details of the case, however, and examining the repairs which had been undertaken by the original owner, in addition to also considering the fact that the air conditioning system had been working for months after my parents bought the home, APHW agreed that the warranty would cover the HVAC system, and as such, a portion of the air conditioner replacement cost would be covered. Anyone who has ever had any kind of insurance ? whether for health, home, auto, etc. knows how much documentation is required before any insurer will honor a policy. APHW is no exception to this. That said, once presented with all the facts, they did the right thing and covered not just a smaller repair amount which would have been only a temporary fix to the problem, but they actually endorsed replacing the entire HVAC system and paid for a portion of that which was a much higher amount overall than just a temporary repair to a coil would have cost. I believe the representative actually took into account my parents? ages and understood our concerns for their long term well-being and comfort. The APHW policy which came with their house was a security blanket for them, and APHW acknowledged the value of that in making their reimbursement decision. It's nice to know there are still companies in America which put a human face on their service and their customers and actually 'do the right thing.'
Description of Work: America's Preferred Home Warranty (APHW) provides a policy on the home my elderly parents purchased in Tennessee. The warranty was provided to my parents by the seller at closing since it was an older home and my parents wanted the security of knowing major systems in the house would be covered in the event of a breakdown of any kind. When the HVAC air conditioning system failed after less than one year of use by my parents, APHW thoughtfully considered the details of the claim and partially reimbursed my parents for replacement of the entire HVAC system.

Do not use America's Home Warranty
Description of Work: America's Preferred Home Warranty claims to be the best home warranty company out there. The price is good and they even let you pick your own service provider. In fact they are great unless you actually have something break. Then the fine print comes out. They claimed to warranty my heat pump up to $2250. But in the fine print it says that the coverage is "at the sole discretion of the Company". So when the repairmen stated the unit needed replacing they agree to give me $782 towards it.

The plan costs $390 with a deductible of $100 for your one year warranty. It is a typical home warranty. They basically cover nothing. The house has to kind of implode for them to cover anything. There are all kinds of caveats like they will pay for this, but only if A and B happen. It is not a great warranty plan. We haven't been able to use it at all.

America’s Preferred Home Warranty. Inc (APHW) has reviewed the complaint, claim and recorded calls. The homeowner previously contacted APHW regarding two claims. The first claim was regarding a well pump where the homeowner stated the pressure tank for the well pump had failed. Well pump pressure tanks are listed as a “not covered” item on the Supreme Covered items page of the Supreme Home Warranty Agreement. The second claim was for a water heater. We opened a claim and allowed the homeowner to call out the contractor of their choosing and get a third party diagnosis of the problem. During the claim process it was determined that the water heater was still covered under the manufacturer's warranty. The Supreme Home Warranty Agreement states that APHW is not responsible for any cost due to repair, replacement, installation and labor of any covered system or part while under manufactures warranty. For this reason there is no coverage under the home warranty agreement. We appreciate the homeowner taking the time to express their concerns and look forward to assisting the homeowner on any future problems that may arise with their home. It seems America’s Preferred Home Warranty is out to hurt my family, rather than help. The furnace in our home worked fine the first couple days we used it. However, shortly after it start producing heat intermittently. Therefore I called America’s Preferred Home Warranty and they stated I needed to have a licensed HVAC contractor stop out and access the furnace. Therefore I paid $95 for this HVAC contractor to come out. His determination was the furnace is unrepairable and needs to be replaced. The contractor also stated the furnace is also very old and replacement parts cannot be purchased at this time. I gave this information to America’s Preferred Home Warranty and that is when they started trying to find every loop hole in the book to get out of the replacement, while having a complete disregard for the health and well-being of my family. I have a wife, a 10 year old, and a 6 year living in my home and we need a furnace that works. On my own, I called another furnace contractor for a 2nd opinion, and paid another $95. This 2nd contractor said the same thing that the furnace needs to be replaced. I figured two licensed contractors saying the same thing would encourage America’s Preferred Home Warranty to replace the furnace. However, the next loop hole America’s Preferred Home Warranty gave was that I needed a letter from my home inspector ensuring the furnace was working fine when he inspected the home in August 2014. I talked with my home inspector and then provided this requested letter to America’s Preferred Home Warranty from the home inspector, which stated the furnace was in good working order back in August 2014. America’s Preferred Home Warranty is now denying the whole claim for a furnace replacement. The only reason they have given is that my furnace is too old. I’m left trying to understand what the point is of having a home warranty with America’s Preferred Home Warranty. When I called America’s Preferred Home Warranty recently I asked to speak with a manager and the customer service agent said they can’t transfer me to a manager and then eventually hung up on me. I do not recommend others use America’s Preferred Home Warranty.

America’s Preferred Home Warranty, Inc (APHW) reviewed the homeowners claim through our dispute process on 12/8/2014 where the claim, recorded calls and all information was reviewed for accuracy. The Supreme Home Warranty Agreement (Agreement) states that systems beyond life expectancy will be the sole discretion of the company. The homeowners heating system was beyond its life expectancy. After review, based upon the terms and conditions of the agreement, we approved $1125 towards the replacement of the heating system. The customer was notified of the approval and how to proceed. We appreciate the homeowner taking the time to provide feedback on their experience. The information will be provided to our customer service department for training purposes. I was given the "gift" of a home warranty from the seller when purchasing my home. Recently we discovered that the roof was leaking so I pulled out my warranty info and called them. I had to 1) find my own contractor, 2) call the warranty company and hand over my phone to the service technician, then 3) be informed by an impolite associate that the repairs would not be covered due to "improper installation." It seems ridiculous to me that a nine-year-old roof deemed appropriate to warranty a few months ago is now something that cannot be covered because one contractor says that the old contractor did something wrong. Isn't that what a warranty is for?! I am disappointed that money was wasted on a buyer warranty program with this company. It's all very shady and I would not recommend anyone purchasing a warranty like this when selling their home. It's easy money for the warranty company and despair for the new homeowner. What an unfortunate situation.

APHW’s determination to deny the claim was based on information provided by a contractor of your choosing. APHW’s warranty covers items that fail due to normal wear and tear (See attached Warranty Agreement). The dispute board has reviewed the case, supporting documents and the call with the diagnosis from your contractor. The contractor stated the leak was due to incorrectly installed flashing, which is not normal wear and tear. We agreed to take into consideration a second opinion from another contractor of your choosing. Unfortunately, you chose to have the work completed without one. I would not recommend it. No matter what we wanted to do with the house, they wouldn't cover it. We tried to do things with our roof as well and it was the same story. It's just not the worth the money you end up spending to get the warranty every year. I will not use them in the future.
Description of Work: We used America’s Preferred Home Warranty Incorporated, but they wouldn't cover anything. We had a hot water tank explode on us 2-3 weeks ago. They're just so specific in what they cover and the lifetime of things. With the hot water tank, it had to be the valve that breaks, not a rust out, or anything with sediment or things like that.

Terrible so far. Outcome to be determined yet. More of the story needs to be written. The amount of money I sought for my claim is $1,200. This will only increase as the problem gets worse. Based on my experience as of this writing I would not recommend this company. Beware. The response that has been made by APHW in response to my report is competely inaccurate. Contrary to the allegations of APHW, my claim was filed before the warranty expires. It is very sad and regretable that they cannot honor their own promise. I have only begun to pursue this matter further in numerous areas. As APHW continues to not honor a warranty and my claim that was filed on time and properly, my problem only gets worse and increases in cost.
Description of Work: I am having a very negative experience with this company. They are not honoring their warranty. I received a home warranty from the party I bought my home frome. Before the warranty expired, I filed a claim for a leaking roof. I handed in all the paperwork except the estimate from the contractor to remedy the situation. I handed in that paperwork from the contractor shortly afterwards (after warranty expired). I have a VERY good reason for not getting the contractor estimate in on time. APHW has deined my claim and denied my appeal. In the meantime, my roof problem is getting worse. I assure you, I will not sit idly by. They have sent me back cold form letters and give the indication that their personnel have not really read my correspondence closely. My next move will be to contact the attorney general's office to name a few.

We have reviewed the complaint. The homeowner had a one year home warranty that ended 10/28/2011. The home warranty service agreement document signed by the homeowner, state that he or she has read the Home Warranty Service Agreement; including all terms & Conditions. The document also states that no claims will be honored after the coverage period. The warranty service agreement requires that all claims must be completed before coverage period ends. A claim was opened on 10/11/2011 where the homeowner stated that he was expiring on 10/28/2011 and need to get a roof leak repaired. He was then given authorization to have a licensed contractor of the homeowners choice come and give a diagnosis, and then to get approval from one of our customer service representatives. Our call center is available twenty four hours a day, seven days week for approval, and/or to open a claim. On 12/15/2011 the homeowner called to submit the estimate for repair. Nearly two months after the contract expired. The claim was denied based upon the terms in the warranty service agreement.
