Price was more than we wanted to spend. We told them we'd get another opinion. A plumber we brought in found a couple of different problems and fixed those for much less money. We responded to both Foundation Systems email and phone calls that we were no longer interested, but a new person would call us again a week later to see if we'd decided to have the work done. I finally called a couple of months later to tell them to leave us alone. At that point they stopped calling. We *may* call them again if we have not fixed the problem permanently. But we will look hard for an alternative first that is not so pushy.

Steven Ray was the company rep was very professional and handled everything in a vey professional manner. Everyone at the company answered all our questions without hesistation. The crew leader Paul and all of his crew did an excellent job and went above and beyond to help us get our problems solved with the utmost satisfaction, along with everyone at FMS. We had an existing sunroom that was collapsing and just could not seem to find anyone to fix it. The sunroom company or the original bulider that did a bad job building it. We were unable to use this room for the last 5 years and now because of FSM and there excellent work we now will be able to enjoy our room again. The only problem that we had was with their financing, if you can get you own you would be better to do that.
Description of Work: Installed two helical piers under the front foundation to level and fix it where it was dropping. Also resealed both fixed all sealed all concreate holes in foundation. and put all concrete sidewalk back to normal. On existing sunroom raised and dug foundation. Poured new footer then installed new concrete block foundation. Leveled room insulated vapor locked and sealed the crawl space. Put in new flooring and leveled to meet existing concrete floor. Graded yard where the footer was dug, crews also cleaned up the entire job site.

We found FSM online and called for estimate,they came out as scheduled.steve went and took pictures of the craw space.he explained the procedures,got our loan approved and we waited to scheduled with the work crew . The work crew came as planned .they were very courteous and professional .they worked diligently until the job was done .anytime during the procedure I was asked if I had any questions for him to answer as to the job being done .after the job was done we went and looked over the job to make sure I was satisfied ,it was a job well done .My wife and I are very happy with the results
Description of Work: The crew cleaned all debris and sloped the ground to the pump area,after that they insulated the walls and cleaned up around the pillar floor supports .Installed the pump system.Then sealed the floor area .what a nice job ,and great results . We had a musty wet crawl space. We found FSM online and scheduled an appointment. The sales rep came over and examined the crawl space. He said that the job could be done and showed us before and after pictures of other similar sites. He gave us a reasonable price and then offered some discounts. We scheduled a date for the job. Three guys came over and did the job as was promised. The only complaint is the volume of the vent fan. This fan pulls air from the main level into the crawl space to circulate the air. Be aware that there is a small fan noise that can be heard by those in the room. We put a timer on it so that it ran when people were less likely to be there.
Description of Work: The crawl space under the house was waterproofed. A layer of thick white plastic was put down on the floor and the walls were insulated.

Surprised me at how excellent the job was done and so quickly.
Description of Work: My home is 122 years old with a Michigan Basement. There really was not much hope for this basement. I researched for waterproofing products for some time. I didn't want an expensive, temporary fix. I still wanted to use my basement for storage items that would not get damaged from the moisture. Doing research on-line, I came across Foundation Systems of Michigan and gave them a call. I received immediate service. The inspector came out the same day. Bill, the inspector, was professional and I learned a lot from him. I had the vapor lock installed on the walls and floors and had them hook me up with a whole house dehumidifier. WHAT A BEAUTIFUL DIFFERENCE! I love the look of the area they treated and I can use it now. My basement is dry and protected and I'm not afraid to go down there anymore. The install was right on schedule and professional at all times. I had no complaints. I was so happy with this company, their service and how they saved my basement that I hired them for another job for this month. The experience was great and the crews were very professional. The day FSM installed all the products was rainy and the installation crew wore protective booties to prevent tracking mud, dirt, and water onto my hardwood floors. The guys even removed their work boots before entering my house. The crew put up a plastic barrier in the finished half of my basement. They also put down plastic barriers on my carpeted basement stairs and floors. FSM asked me to turn off my HVAC unit, so the dusk would not get circulated around my house. As expected FSM jack hammered my basement flooring removing only what was required to complete the installation of the water guard product. It was noisy, but it was progress and I expected such noise given the nature of the job I requested and contracted. The installation of the products took approximately 7 hours because they had to jack hammer approximately 44 sq ft of basement flooring, and navigate a crawl space opening that is only 3ft wide. My actual crawl space is very tight and has about 3 feet of clearing and is filled with dirt. FSM leveled it and installed the vapor lock elite on the floor and along the walls of the crawl space; they also installed the smart drain in the crawl space. They were careful not to disrupt the functions of existing cables and plumbing in my crawl space. They did cut a registry vent in my HVAC trunk allowing for airflow circulation. FSM lined my basement walls with vapor lock elite and installed all the water guard, they installed the sump pump where I wanted it and they dug the drainage trench and installed the drain in my back yard in the rain. The crew leader was great at communicating and answering all my questions and addressed my concerns. The crew leader explained how my sump pump works and showed me how to check the alarms and check on the battery back up. The very next day after the city inspector approved the installation of the products another crew came out to cement my floor and complete the job. They were also very professional and wore booties or removed their shoes. This crew shimmed my laundry tub ensuring proper water drainage. They were very helpful and again addressed all my questions and even checked on pipe that was in my crawl space that I did not see until I looked into the encapsulated space. The crews did replace and tightened all the clamps that I had for my water lines. After the job was completed I noticed that two clamps were not replaced and I called an FSM service rep. They came out and replaced the clamp because I was concerned with voiding the warranty and FSM understood and sent out a technician to address this issue. I have nothing negative to say about the work FSM completed for me and actually very happy with the services performed at my residence. I would absolutely recommend FSM to my friends and family and everyone that has seen the work completed is very impressed. Thank you FSM and if you did attic spaces I would contract you for that.
Description of Work: Foundation Systems of Michigan (FSM) completed encapsulation of my crawl space, basement waterproofing and insulation along with installing a battery back up sump pump. FSM encapsulated approximately 330 sq ft of my crawl space with 90 mill vapor lock elite with foam planks, and installed a smart drain during the installation. FSM installed approximately 44 sq ft of water guard along with 44 sq ft of vapor lock elite onto my basement walls. FSM also installed a triple safe sump pump without the half hp pump at my request, the sump pump is 1/3 hp with a battery back up. At my request they also installed a new laundry tub. FSM was not able to complete the job in one day because the city inspector was not able to approve the job. FSM did send out a crew the very next day after the city inspector approved the completed job and they proceeded to cement the portion of my basement that was removed for installation of the water guard product. Per my request they also removed the old laundry tub and hauled away all the debris from the job.

My first phone conversation withFoundation Systems of Michigan seeking information was with a friendly very helpful woman who answered all of my questions and volunteered information I wasn't awhere of. She said a representative would make an appointment to evaluate the problem and provide a solution. The representative made and "kept" the appointment with me. He had a lot of knowledge about water and it's effects on basements. He told me the solutions and showed me the actual products they use. I was so impressed with the products and information that I wanted him to share his information with the entire complex. I was able to get the condo management company and the president of the board of directors to agree to meet with Jeff and hear the technology behind repairing leaky basements. Jeff made yet another visit to satisfy our curiosity. The material, brochures and presentation were important in helping the three of us understand and commit to the repair. I was offered an appointment time and day that worked fine for me. The FSM crew arrived on the 14th of September and covered my floors, sealed off the area in the basement and went to work like bees tending a hive. They were polite, friendly and extremely professional. These were not your average contractors, they were trained professionals in the trade of basement waterproofing. The job was seamless from my first call to FSM to the last piece of protective plastic being rolled up. They arrived, did a very big job and disappeared without a disturbance.It was a bit magical. Everyone from FSM has been a total pleasure to work with including Maria and her follow up call to see how the job went. Description of Work: My condo in Troy had water coming in the wall and area where the wall meets the floor. Prior attempts, by other companies, to patch the wall with calking type material to hold back the water had failed. I was becoming accustom to a river running through my basement and learned to live around it. Finally while we were in a drought and the water was still coming in I decided there must be a way to solve this. A friend referred Foundation Systems of Michigan and I called. Jeff from Foundation System of Michigan inspected the problem and provided a price and solution. We made an appointment to meet again and finalize what needed to be done. An actual repair date of September fourteenth was established. Justin and his crew arrived, protected the floors and steps leading to the basement with a sticky plastic covering, and went to work. They removed the concrete in the basement about 8 inches wide, the length of the condo and about three feet in on both interior walls. The broken concrete was carried up the stairs in large buckets and put in their truck. They waterproofed the walls by wrapping them with a heavy fairly thick poly type covering from ceiling to floor. Then they placed a gray poly type channel on top of the foundation the length and side where the concrete been removed. Now any water around the foundation will flow into the channel and follow it to the storm drain. Imagine no more river to worry about when turning on the light switch. After the channel was all in place the men carried large pails of small stones to the basement and covered the area around the channel. A small cement mixer in the front yard was churning a new batch of concrete to pour over the channel and stones. The fresh cement was carried in buckets to the basement and poured and troweled over the area to match the existing basement floor. The new concrete is dry and the basement is dry for the first time in more than ten years. The walls are dry and white and at last the basement can be finished again.

I was not there when this was done because of hospital stay. My wife was impressed with there keeping the dirt out of the house. They explained what they had done well. The outside digging exceeded our expectations. We thought that we would need to reseed areas of the lawn. That did not happen because sod was removed, trenching done, tiles run and buried and sod back on.
Description of Work: The company leveled out soil in crawl space, weep holes into concrete blocks at foundation line around area, instastaled a sump well and pump in crawl space, tiled inside crawl to sump well, sealed block walls and dirt floor of crawl. took water outside away from house to area that would drain away from house with bubble up area, directed the downspout water from roof underground to this system that get sump water out and away from House.

only estimate so far. * * * U P D A T E * * * They were fast and professional. It was interesting to see what it takes to lift a house. It is also nice to know that it won't move again. I chose the best crawl liner even tho it is a rental. The reduction of humidity and smell was immediate and phenomenal. Even if the house sits closed for a week, the smell & humidity that had permeated it for the last several decades is going away in just a few days. Opening the windows disperses (what's left of) it immediately, whereas before, it stayed in the air even though. The crawl space is now as clean as an industry clean room. It is also now insulated to almost R7 to prevent the pipes from freezing. Don't get me started on how good their best lining material is. You can even use it to insulate the outside of your water heater, underlay your car carpeting & trim panels, act as an ultraviolet radiant barrier for your attic rafter vents, add to your tent for water impermeability and cold weather camping, and or other. There should oughtta be a prize for the most economical 'green' use for it. The bill was definitely quite a lot, but I DID choose the best. The house is straight, dry, and will not smell. It seems you actually get what you pay for with FSM. I am an investor and will keep them on file in case of future property issues. I would have chosen above to click the dot that indicates that I 'would use them again in the future'. That is not because of their services or work, but because I will try to not need their type of service in the future. It's cheaper to buy a straight house, but if yours is moving or smelly, call FSM. They do good work. Once they have finished working for you, you should not need them again.
Description of Work: Called them up for an estimate & they came out in a few days. Gutters had been removed & the foundation washed out. The wall was just starting to move (maybe 1/32"). While talking to them onsite, I asked them if they could reseal the crawlspace liner. They assured me that they do that and suggested 3 methods. I opted for the best performing (will help to insulate piping from winter freeze - bug, pest, rodent proof - moisture & even Radon proof {not that it's an issue, but just in case}) system they offer. They give a discount for Angie's List members and another for cash. Professional. No pressure. They offered the foundation work asap so I can finish the walls. Install date is Sept 27 for the foundation & Oct 4 for the liner. House is a block built north Redford bungalow rental. I will post next week after work is done. Total bill is expected to be near $10k. * * * * * * * * U P D A T E * * * * * * * * (It took me this long to figure out the brouhaha over posting vs. updating). They showed up on time. 5 men dug 3 holes, cut out a small portion of the driveway, screwed in 3 helical piers, supported the front corner of the house, lifted the entire front maybe 3/8", filled the holes, re-poured the drive corner, picked up & left. All in 4 hours. Several of the front corner concrete blocks had deteriorated, so they removed them and installed new. They came back the next week with a crew of 4 to clean out the crawl, remove 3 crawl vents and block them in, level the ground some, install the crawl liner, tape off around all piping and supports, bag up the junk, and clean up the area. 5 hours. Actually, they were going to leave the old crawl space vents in, just back them with the liner material & fill with insulation. I went to H.D. & got enough concrete blocks for them to close the openings. They quickly stirred up some mortar & filled the openings as if they were never there.

Everyone from the estimator to the employees on site were totally professional, prompt, and thorough. The foundation on one whole side of our house had collapsed due to neglect.. Our crawl space had lots of garbage, including old insulation, pipes, wood, papers and bottles. The crawl space and adjoining basement area were very wet. The crew came in and promptly removed the collapsed foundation and started cleaning the crawl space. They rebuilt the wall and insulated the crawl space walls. FSM built a new outside entry and installed some new Bilco doors, they also laid down a material on top of the dirt in the crawl space which makes it clean and dry. I was thrilled by the workmanship and to have a company do what they say they are going to do. Several of our neighbors had used FSM and had recommended them to me....they were everything our neighbors said they were. It has been two months since the foundation rebuild, insulation and waterproofing. With several hard rains, we still have a clean, and dry basement/crawl space.

The guys that did the installation were awesome; our job was especially difficult because the gound under our driveway was full of rocks and boulders so it took them much longer than expected to finish. The crew kept working hard until past dark to make sure we were taken care of. We are very satisfied with the job and would definately call FSM again!

We also wanted the extra storage space. The foundation is good and we didn't have any leaks. It was a matter of cleanliness and insulation. We had four (4) estimates of which F.S.M. was the most expensive. The estimates varied greatly! The lowest bid was $1200.00. By the time I was done researching and getting bids, I had a pretty good knowledge of what products are on the market and what I wanted. I must say in this case you get what you pay for. The products used by this company far exceeded the product examples by the lower bids. One guy actually had products you could buy at the big box stores which is not appropriate (in my opinion) for this type of job. It was suggested we install access doors in case of future repairs to plumbing instead of having workers trample through our remodeled basement. There are two crawlspaces, one was needed for each side. We chose one of each type (Turtldoor and Everlast door). The crew arrived as scheduled, and were very professional. It took about two days for the work to be completed. The only complaint I have is that not enough detail was given to the location of the turtle door. The initial placement of the door allowed water to enter into the crawlspace area (the door was seated below grade level). I have to say, I expected some flack when I called the company, HOWEVER, that was not the case with this company. They were back out to the house within 36 hours, and re-installed the door and replaced the area that got wet inside the crawlspace. The crew chief truly felt bad and took total responsibility for the placement of the door. In all my years of dealing with companies, I have never seen anyone do that. Kudo's to you! If I could do it differently, I would make sure to pay attention to the placement of the Turtl door. I couldn't be more happy with the work that was completed. It was a very big expense, but the products used, and knowing that the company stand behind their work, over rode the shock of how expensive this type of project is.

I was extremely pleased with every aspect of working with Foundations Systems of Michigan. They came highly recommended from two acquaintances of mine that had had work performed by them. Everyone was punctual and professional, from the estimate to the finish! The inspector who came to estimate the job was very informative and responsive to questions. He was easy to get in touch with as I had questions come up after our first meeting. He even thought to warn me about the noise that would happen on the first day which I appreciated very much! The first day crew that did the waterproofing was on time and really worked hard all day long. The crew leader made sure I knew what was going to happen and went over everything with me before they did it and after it was finished. The second day crew that was for the concrete floor and wall were also on time and great to work with. Very efficient and professional. Both crews cleaned up after themselves very nicely - in fact, the basement was cleaner when they were done than it was when they arrived by a long shot! I did not have to throw anything away in my trash (which I have had to do with other contractors). The first time it rained after this work was done, I was nervous because I had not had a dry basement ever!!! I went down to check it out and not a drop of water or moisture was evident. I could not believe I actually have a dry basement! Thank you FSM! Foundation Systems of Michigan really does care about customer satisfaction. They stayed in touch with me throughout the whole process. It is a very professional company that I would not hesitate to recommend to anyone needing basement work done on their home.
Description of Work: I have a 100+ year old farm house with a Michigan basement that had terrible water and dampness problems. FSM waterproofed the basement, had to build a cement block wall where the floor was at two different levels, poured a concrete floor where there was a dirt floorand applied vapor barrier on all the walls.

Things went just tfine Justin and crew were professional and quick about the job. Showed me what was to be done and answered any questions I had. When it came to the floor drain pipe he again showed the old one ,it basically was no good due to age ,it had seen better days.He told me we could get a sub pump put in if we wanted. We the home onwners didnot feel that was necessary.we have very little water leaking,more of a fountation problem that was addressed with the beam braces (25 year Warranty)being put in.they took alll debris away with them(Thanks) did not leave anything in the basement or the yard.So glad this is taken care of ,one less worry and the Vaporloc on walls looks so much nicer then the old dark panneling that had dry wall behind it,not to mention the mold that was starting to make its home there.Yuck no more. Thanks so much for a job well done
Description of Work: Justin and two others.First laided down plastic on stair way and blocked off upstairs hallway and other side of basemen removed old panneling,and cecil tiles then concrete all around the area to place water guard down( warrany for life and transferable to a new owner ).Put vaporloc on walls then pour cement back in drough that was dug to cover water guard stuff. placed four beams to braces the wall to stop further bowwing.They aslo replaced a pipe and drain as the old one was almost completely closed form debris over the years. and put new drain cover on.

They did a fine job installing it. It does keep moisture down, and seem to have less bugs. They were friendly and professional, felt "taken" about promise of warmer floors though.
Description of Work: They installed a crawlspace vapor barrier system. It was very expensive considering the cost of materials and the time spent doing the project. We have a very small home, about 700 sq/ft. It took them about 3 to 4 hours to complete. While it does seem to keep the moisture down and musty smell seemed to have diminished, it absolutely doesn't make ANY improvement in keeping the floors warmer. When we talked to the salesman, he made it clear to us that it would solve the problem of cold floors. it did NOTHING to impove our problem of ice cold floors in the winter. The salesperson promised this multiple times. When we called and asked about this, they said that they solve cold floor problems by "cutting holes in heating ducts under the floor", and they couldn't with us because our furnace is in the attic. Something that the salesperson never mentioned. The supervisor of this company at the time recommended that we spend more money and install ductwork to the crawlspace as a possible solution. When I spoke to a heating and cooling person that I know from my employer, he said that that would not be very efficient, and that "I would probably be dissappointed with the results". He reccommed just buying small space heaters low to the floor. So if you just want to keep moisture down, this would probably work for you. Beware of any promises of warming the floor however as their website promises.

We would like to point out that with every home there are different building practices utilized, therefore different results for each home should be expected. Because of this, we offer no guarantees about heat retention. We have hundreds of customers who have realized warmer floors in cold weather, however, those homes have duct work in their crawl space, which radiates heat into it, and our insulation package installed to retain that heat. With your home having no heating ducts in the crawl space, and the furnace in the attic, very minimal heat is in the crawl space to be retained by insulation. If there were heating ducts, like many other crawls, insulating it would be the proper thing to do to achieve warmer floors. Based on our records, the service we provided was to encapsulate your crawl space, not insulate it. The liner that was installed in your crawl was primarily to address moisture and bug infestation. We did not insulate it due to the circumstances of your crawl. In other words, we didn’t sell you something you didn’t need and wouldn’t achieve any results from. We are pleased you have experienced the encapsulation benefits of reduced moisture and reduced bug infestation. Should you choose to proceed with the installation of duct work in your crawl, we would be happy to assist you with insulating the crawl to achieve your goal of warmer floors. FSM did an excellent job at cleaning out our dry crawl space, grading the sand, applying foam insulation and installing the vapor Loc Elite to help prevent dust (we have allergies). The crew was prompt, friendly, polite and very pleasent to work with. They did an excellent job at cleaning up after themselves. Job Very Well Done - Thanks FSM!!
Description of Work: Our house has a basement, and lucky for us our family room is on a dry crawl vs slab. However, we wanted to have the crawl space cleaned out, sand graded, re-insulated and vapor barrier installed to prevent dust (also for allergies).

Overall it went well. We had our crawl space insulated, our front room insulated, fan installed for air flow, had a new sump pump installed, and gutter drain extensions installed at the house. They also reinforced our flooring in the front room where the problem started. And the salesman gave our three year old a bag which included a mickey mouse puzzle which is his favorite!
Description of Work: The crew was professional and clean. They worked at the house for two straight days in extremely hot temps. My wife and I are extremely happy with the results. Foundation Systems of Michigan found afew trouble are in our house that we didn't even know that existed like our main beam and adding smart jack to support our old house.

My husband heard about this company on the radio, and he gave them a call. The service guy that came out, Blake, was in our home twice to fix some meticulous things that I wanted done and he couldn't have met our needs any more than he did! We sit on clay here so we could never the solve the problem that we had on our own. The workers were very professional, polite and met our needs while they were working and answered all of my questions. They also cleaned up all of their mess! They did an impeccable job, worked with our schedule, and it feels so nice to know that our crawl space is now clean and safe underneath, and that we do not have to go down and check it ourselves!
Description of Work: They cleaned out our crawl space, lined all of the walls, treated the wood, lined the floors and they installed a sump pump that was about three feet high and put a tile all around the foundation that tied all the way out to the road. This was a problem we couldn't solve for many years!

Overall, it went very well. The start of the process was a bit rocky, since the guy originally scheduled to give us an estimate called at the last minute to say he would come at a different (inconvenient) time. Since the "new" time didn't work for us, the company apologized and scheduled Joe (a different gentleman) to give us our estimate. He seemed to really know what he was doing and seemed honest and knowledgeable. We thought his recommendations made sense, and we decided to have the company do the work. The companyy worked with our schedule well; their workers were prompt and efficient, and the whole job was completed in just two days. Our basement walls are secure and look much better as well. We are very happy with the work that was done.
Description of Work: The company installed several anchors in our foundation walls and put a liner over the foundation walls and in the crawl space. Joe was very helpful with his assessment, and the company performed the job in a very timely, efficient manner. The work looks very good, too. While the price was a bit high, the work was pretty involved and intense, so the charge is understandable. We did get a discount for paying in cash, which was helpful. Only issue: we are still waiting to receive our warranty in the mail. Otherwise, no real complaints - We would hire this company again.

Description of Work: We had our basement waterproofed and sealed. Originally, Jeff came to our home to give us an estimate. He was a very nice guy, and very professional. He explained everything thoroughly, and made us confident that his product would completely alleviate the "musty" smell coming from our crawl space (MIchigan basement). We agreed to schedule the work, and he had a crew come to our house in less than a week. They did a fantastic job. They got there early, and got the job done in less time than they had originally estimated. They did not make too big of a mess, and what mess there was, they cleaned up and hauled away with them. Within one day, we noticed the "musty smell" was almost gone. After giving everything a thorough cleaning, there is no longer a musty smell anymore. I recommended them to my neighbor, and he is now having the same work done at his home.
