Description of Work: Crawl space problem. The floor was sagging in the family room addition of the house. Called Foundation Systems and Jeff came out on a Saturday to do the estimate. He was very professional, courteous and even crawled under the house to take pictures to show me the cause of the problem. He provided a detailed estimate of repairs and went over different options. Had SmartJacks installed to level out the floor and also had the crawl space encapsulated.

Description of Work: Our crawl space was encapsulated. It had a liner 20 mil-thick attached to the sides and floor. It is white so it brightens the area. The liner is made to completely stops moisture penetration.

Description of Work: The crawl space was insulated / encapsulated, a jack installed to correct sagging floor joist, and sump pump installed.

Description of Work: Foudations Systems of Michigan waterproofed my basement on the inside, installing a version of a french drain, and installed vertical beams to strighten and reinforce the basement wall.

Description of Work: Basement waterproofing. Company cut out and jack hammered out approximately 5 inches from the inside of the basement wall all the way around the basement. They carried out the busted up concrete in 5 gallon buckets to there truck. They drilled the block wall just above the foundation, inserted a troff, slope the troff and then poured concrete leveling with the existing floor. Troff was tied into the existing floor drain.

Description of Work: Our house was built in the late 60's and apparently has had some foundation issues in the past. The first floor isn't exactly level, but we had hoped after 35 years most settling had finished when we bought the house. Unfortunately we noticed cracks appearing in the plaster and door & windows not opening/shutting as well a few years in. Vertical and horizontal cracks were starting to appear in the cinderblock foundation as well. We researched various foundation stabilization companies in the area... there really aren't very many... and settled on FSM. They ended up installing about a dozen helical piers around the exterior of the house and four through the basement floor due to placement restrictions. We had hoped that they could level the house, but due to the brick facade, they were concerned about jacking the house up too much since it could cause expensive damage to the masonry and cause the windows to not shut properly anymore. So we agreed that stabilization was an adequate goal. They installed steal braces along two walls to help counteract some bowing that was going on with the basement foundation walls. The soil around our house is mostly clay and causes a lot of pressure on the walls when it absorbs water in the fall/winter/spring. We did have two issue during the installation. The first was when the backhoe operator knocked in a section of the cinderblocks a small distance while excavating around the basement. We documented this with photographs, both from the inside and outside. FSM patched the damage before completing the work. The second incident was the water line into the house for our well was damaged when the basement excavation was backfilled. It didn't show up right away, as it was a pin-hole leak, but it ended up causing a sinkhole a few days later. Since FSM are not plumbers by trade, we needed to arrange one in the area to come and repair it and FSM picked up the cost.

Description of Work: A small addition between our home & the garage was sitting on a slab & was sinking when we purchased our home on a lake. After researching this company on Angie's list, we asked them to provide an estimate. We ultimately had 5 steel piers installed to lift & stop the sinking.

Description of Work: The initial contact with FSM went well. The Salesperson was very knowledgeable and prompt to the appointment. The work was done on time as scheduled. In fact they arrived about a half hour before scheduled and were able to get the job done sooner. As they worked their majic, we could visibly see the difference in the correction to the foundation. The big gap in our back door slowly closed up as the foundation was leveled. Would highly recommend them to anyone.

Description of Work: I had my crawl space encapsulated. they leveled the grade, installed two new sump pumps, applied a 90 mil vapor loc on the ground and insulated the walls, with rigid insulation. they also sealed the vents to the exterior and insulated between the floor joists.

Description of Work: Estimator, Jeff, came at appointed time to evaluate our problem and provide some answers. He was thorough and did not seemed rushed as he explained the process and cost. The company had provided written information before the estimator arrived so we had a basis for questions. When the actual crew arrived to do the work, they found some access problems but were able to resolve them. The crew chief, Paul, seemed very skilled and had all his equipment at hand as needed; another crew came to assist if necessary, but were soon gone as Paul had things in order. The foundation of a small area of our house (the area that had no basement, but only sat on a slab) had sunk - Paul was able to raise it almost level as promised. He explained things to us as the process continued. The cost seemed high but was in line with other information we had obtained.

Description of Work: The company encapsulated the crawlspace of our cottage. This involved covering the dirt floor and the sidewalls with a thick plastic membrane to keep the dampness from the soil isolated from the crawlspace and living area. They also replaced some rotted floor joists and cut an opening in the block wall between the main crawlspace and the crawlspace under an addition. This allowed easy access to all the crawlspace areas from an trap door in the floor of the addition. They also used spray foam to seal any air leaks at the top of the block foundation and insulated the same area.

Description of Work: We met with Jeff Mullins of FSM on September 30, 2012 and agreed to have them waterproof the dirt crawl space at our summer cottage located in Honor, Michigan. A few days later FSM contacted me by telephone and we agreed to have the worked done on November 16. On November 14 they called again saying they could do the work on the 15th. I agreed and the work was done on the 15th and competed in about 4 hours. I inspected the work after completion with the job foreman and I could not believe the difference. They had transformed what was a smelly, damp and mold filled unusable space that I never wanted to go in, into a clean, dry, mold free space that we can now use as an extra storage area. I can't say how pleased we are with the work that they did. I thought the price was a little high, but I believe this will greatly add to the value of the house, and I no longer have to worry about my floor joists rotting. I Highly recommend Foundation Systems of Michigan for any work in a basement or crawl space.

Description of Work: The crew from FSM encapsulated, insulated and installed a sump pump in a crawl space. They removed all debris leveled the earth and sealed all possible openings to prevent the incursion of outside air and vernin.

Description of Work: They had to dig out 10-30 inches out of the crawl space and replace floor joists and install jacks. Once that was complete they encapsulated the entire crawl space that is now usable for storage and frre from dirt and bugs.

Description of Work: Complete encapsulation and insulation of the crawl space under our home. Removed old áppliances' that had been stored under the home. Added drainage along entire perimeter of crawl space. Leveled entire crawl space. Replaced old entry door with new weatherproof entry door. Re-directed the drainage from the water softener. installed a sump pump with alarm.

Description of Work: They graded the sand area of the crawl space, removed any old insulation that was wet, molding, or on the ground, they cleaned crawl space of any items, and they re-insulated everything. They told me their warranty is good for 25 years. They used a spray foam for the insulation. They also installed a new exterior door for the crawl space.

Description of Work: We experienced a drop in the front corner of our garage which led to a splitting of the mortar between the bricks. This splitting occurred both in the front and the side of the house. We contacted FSM and they stated that the ground below our foundation had dried out and caused the foundation to crack and drop. FSM had an engineer come to the house and review the situation, the engineer provided us with a drawing showing where the location of the three helical piers would have to installed to lift the house back to the original location. The final estimate was provided and the installation date determined, my wife and agreed that we would have FSM perform the repair.
