Their team is very professional and responsive. The give warranty for 5 years. I noticed the concrete slabs had settled again a couple of inches after a year. I called them and they came redid the job with no questions asked.
Description of Work: Leveled up the concrete slabs in the driveway, patio and also a corner of the living room which was settling.

The leveling process was fantastic. The sales persons spent an hour using a laser level to determine the exact cause of the seepage of my concrete slab. A previous contractor in 2013 mudjacked the kitchen floor and occluded the heating and cooling ductwork in the floor. CLI explained why they happen and what steps can be taken to resolve. This involved opening a wall, removing 2x4's and drywall, opening the concrete floor (after it was leveled) and replacing all the ductwork that was damaged / occluded by the other contractor. The concrete leveling went flawlessly. A different crew arrived to open a wall. Another crew arrived to bust open the concrete. However, the foreman looked over the job and expressed concern that this was beyond his ability to complete. He didn't have the experience (he stated this) to accomplish this task. Kudos, to this guy and FSM, Inc. for recognizing the job was bigger that previously thought. The timeline for the job was doubled at this point. FSM then sent out another HVAC contractor to quote the job. The following week, a FSM crew arrived and opened up the floor with a jack hammer. The HVAC contractors arrived, removed all the occluded ductwork and replaced it with brand new duct work. The work was of high quality and completely up to code. FSM then returned to poor cement over the new ductwork. This part of the job was extremely difficult as the crew had to get the cement level enough so I can replace porcelien tile. As luck would have it the new cement didn't entirely level to the existing slab which required compensatory steps when replacing the tile. I do not fault FSM for this. It was a extremely difficult job and I have no doubt the crew did the best they could under the circumstances. I would highly recommend FSM. Because they had to sub-contract the HVAC work. It's entirely likely they lost money or broke even on my job. However, they quoted me a job and a price. They delivered what they promised to deliver and the price they promised to deliver it. Many contractors might not stand behind a quote. FSM did stand behind it, and I was in constant communication with a manager throughout the process once, they realized they needed a certified HVAC guy to do the job.
Description of Work: Provider was hired to level my kitchen floor (slab) and dining room (slab) using their polymer leveling technology.

The were exceptional. They worked as a team and answered all the questions I had, the only issues I had was they do let you know ahead of time they do not clean up after the installation, so I am needing to pay a group of kids at my church to clean up the dust and dirt they left behind from the project. I am also waiting to schedule them for some drywall patchwork.
Description of Work: I had water collecting in my basement, they drilled up the cement by the wall and put in a drainage system through the sump pump.

I had FSM out a couple of years ago to waterproof my basement. I consistently had water seeping in through my walls and really couldn't utilize the space because I never trusted it to stay dry. They have a very involved process where they dig up everything about a foot from the walls on the inside of the house, put down some plastic track stuff, drill holes in the wall for drainage, seal it all back up and route it all to a (in my case new) sump. When we had the major flooding last summer everyone on my street was flooded. They lost everything in their basements. Mine was completely dry. It has been worth every penny I spent with FSM. They were just out today for the yearly maintenance to make sure everything looks good. I made a great decision to go with them for waterproofing.

Project was started 12/13/13, when it was bitter cold outside. I questioned the office staff and the guys that showed up to do the job and they said no problem with the cold. After several hours and running out of filler the guys said they couldn't continue, it was too cold. "Could not lift portion of contract due to weather". We were told they used the whole quoted alotment of filler stated on the quote. We were told they would reschedule first thing in the spring to complete the job. In late December I noticed several new cracks that resulted from not completing the job. These cracks were in sections that did not need to be lifted, nor did they have any cracks in them until the sections next to them were lifted. My husband emailed and called the FSM several times starting in late Dec and Jnauary. He called the salesman, the service rep AND the manager of the above. Never received a repsonse from anyone. Completion of job was then scheduled for April11, 2014 by office staff, who said they knew nothing of our emails and phone calls. When the crew came out we were told that we would need to pay more money ($800) to complete the job as they used their alotment of filler in Dec. Since we were surpirsed and highly upset about this news a manager was sent out and we were told the same thing. The question I never got answered was from him was " if a customer is given a quote, how does a company come back and charge more for a job they bid on?" They are the experts and thus their staff should be able to quote a job accurately. If in doubt quote high and then tell the customer they get a refund to their agreed upon quote. To say they had no idea how deep they had to fill would lead me to believe they shouldn't be in business. And to quote a bid so low and then ask for 50% more in funds is criminal. I wouldn not recommend them to anyone and feel their customer service all around was lacking greatly. They do claim " that additon cracsk may occur during the repair/lifting process". But we were led to belive by our salesman that would be in the areas that were already damaged and in need of repair, not sections of cement in perfect condition, needing no repair.

Foundation Systems of Michigan was the first provider we called. We are new homeowners and needed information regarding the condition of the basement. We should have informed them initially so that they would have known what we were looking for.

Potential home buyers hired FSM to come to the home and inspect a basement of a home they had put an offer on. FSM came out, verbally found nothing wrong with the previous repairs except for slight residual bowing from previous problem since has been resolved and no evidence of moisture/water. They of course can not certify another companies work but they can draw up a proposal for a lifetime guarantee to fix the "phantom" problem for the cheap cost of $25,000.00. The future home buyers got bamboozled out of an inspection fee for a sales pitch! FSM should be ashamed and refund the money. If they can not write a written inspection report stating a problem than they should not take someones money. Update- had a structural engineer inspect the basement. The basement was previously repaired to above manufacturer guidelines and shows no sign of stress or repair failure. Engineer previously had worked with fsm and was not impressed with their recommendation. No evidence of moisture/water. Update - Funny that only the structural engineer is willing to provide a report on the stability of the basement. No evidence of water in the basement = install a $9500 waterproofing system? As far as being skewed, we asked the potential buyer to proivde a copy of your inspection stating the current problems and evidence of water and we would look at completing the repair. Guess what - no such report was produced. Hmmmm.

Unfortunately, since you are not our customer, your opinion of the inspection is somewhat skewed. Since you own the home that the potential homebuyer hired us to inspect, it is understandable you have a different opinion of our findings. Our company prides itself on the principles of honesty and integrity. Our inspector was not there to make a sale. He also was not there to determine if the system currently installed at the home is functioning effectively, as he cannot ascertain the condition of the deflecting walls prior to our inspection. He was there to provide a thorough inspection of the foundation, including the use of high-tech diagnostic tools, which lasted 90 minutes. We will not discuss details of the inspection, as you were not the one who hired us. What we can say is that we do not invent “phantom problems”, and that in this case a problem was found, and the potential homebuyer was provided with that information. FSM does not claim to provide structural engineer services. Our highly experienced and trained foundation inspectors provide a detailed foundation inspection and report their findings, and when necessary, recommend a proposed solution. The potential homebuyer was very happy with our services, and had no issues with the inspection.

In November I gave them a $700 deposit. The inspector came that day and inspected the crawl space. When the workers came in February, they noticed what appeared to be asbestos, so they refused to do the work. They have my $700 and refuse to give it back. I feel like I can't trust them when they say they are going to pay for the testing so I requested that they put it in writing, which they have not done and continue to refuse to return my $700 deposit.

We wish to clarify that all work is quoted based on what can be reasonably seen during the initial inspection. Once the crew begins work in a crawl space, and the area is cleared out and no longer hidden, more things come to light. That was the case here, when our crew discovered the asbestos in the crawl space during the installation process. It was not possible to see the material during the inspection, as it was hidden by a plastic barrier that was present on the floor of the crawl. Our crew is not licensed to remove asbestos, nor can we have our crews working in those dangerous conditions. Removal of asbestos is the homeowners responsibility, and not part of the scope of our project. Understanding that this was an unexpected expense for the homeowner, as a courtesy, we were willing to pay for an asbestos inspection to help begin the abatement process. The homeowner refused to have the asbestos removed, so we are unable to complete our contracted work. Since the job was already started and our crew spent several hours at the home removing debris, technically work on the contract had already began, so we are unable to refund any deposit. We also obtained a building permit and incurred permit fees from the City of Detroit, to complete the work. Should the homeowner complete the asbestos removal with a licensed contractor, we will be happy to return to the home to complete the contracted work.

They showed up on time and were done in less than one day. More like a half-day. Makes one wonder about the price but the remedy was much faster, cleaner and cheaper than excavating outside my home and fixing the wall from outside. The indoor solution by FSA carries a lifetime warranty and costs 1/4 the amount of a messy outdoor excavation. To me, it was a no-brainer. If money is not an issue, have them do all the drywall/stud work before and after the job. It took me forever to wrap up this part of the work and hire a drywaller to tape/mud all the seams. I'm cheap, so I did it myself, but it was a hassle to re-install pieces of wall studs which were cut two feet from the bottom plate, and reinstall the bottom plate itself.
Description of Work: Installed a plastic gutter system along one wall of my basement by jackhammering a trench where wall meets floor and directing water to my sump pump. When finished, the system was invisible underneath a new layer of concrete which covers the gutter. To save money, I prepared the site by cutting the bottom 2' of drywall and studs of the affected wall, then reconstructing after they left. This saved me considerable expense, but it's also considerable work and not for the inexperienced.

Our basement had developed small seeping leaks in a couple places. We had another company come to fix it several years prior. They put in an underground drain pipe along one wall but it wasn't working any longer. In a heavy spring rainy season, the basement would have places that seeped. This company put in a new drain around the entire floor and explained to us that there was iron in the ground water, and that we would need to keep the drains open with periodic treatments of Clorox. They also put a plastic matting on the walls that should prevent any more seeps. After they finished the work, which also included a new sub pump and backup, we had a three day power outage. The back up system kept working the entire time. The system they designed was really nice and worked just great. Our basement was entirely dry. The crew that did the work didn't reattach our electrical outlets. However, when I called the company to complain about it, they paid for an electrician to come and connect the electrical outlets to the walls. It was not difficult to get them to do this work. This company had us remove everything, like the basement stairs at the bottom. The last company did that themselves and put them back.
Description of Work: basement waterproofing including digging a trench around the inside perimeter of the basement and installing a new drainage system. They also replaced our entire sump pump system and installed a backup to the pump. They repaired a spot in the wall that had been seeping. They installed a plastic mat on the walls to prevent any further dampness issues.

The phone call was very quick. I told them what the problem was and what was in place already and they told me they would not set foot in my house because the previous owners of the house had used a competitor for other fixes.
Description of Work: FSM refused to even evaluate my basement flooding issue, since I had another partial system in place from one of their competitors.

We ended up going with the Foundation Systems of Michigan which we've had just an amazing, just a really great process with. They were extremely responsive, helpful, not concerned about the time and questions that we had. They just spend as much time as we felt they felt we needed. We haven't done the repair yet, that's coming the second week of December, but we're all set and have plans and have agreed with the contract. I definitely think Foundation Systems of Michigan should get wave reviews which they have other places as well. They're just excellent. They're very comparable to other quotes we received and they also have high quality materials. They definitely have a wide range of materials that you could choose from which I appreciated.

Overall it went very well. The initial estimate took a little longer to get than expected due to high demand. The actual work occurred sooner than we expected. The advisor was professional and answered all my questions including multiple emails. They helped with competitive financing and the process was easy. The team leader during the install communicated well, answered my questions, and left the site as clean as possible. The inside waterproofing is a dusty process but they did everything they could to mitigate it. It all looks great but it is too early to rate the long term success.

When the gentlemen arrived to perform the work, the first young man through the door unfortunately did not remove/cover his boots, so I had a couple of area rugs that were left with some sort of greasy dirt on them. The young man appologized profusely, but unfortunately, the damage had already been done. They came in and assessed the problem and got right to work. I was told that it could be quite a mess/dust residue caused by the cutting of the concrete and that they would clean up as best they could. The entire job took approximately an hour and fifteen minutes, and there was hardly any dust or residual mess when they left, other than than the rugs. I received a survey via email the next day asking for my input on how the work was completed, and if I was happy with the results. My first instinct was to just give them complete 100's/A+'s for convenience sake, and also because I'm in the car business, and we live and die by our customer surveys, so I know what result a good or bad survey can do for a business. I decided to take my time and answer the questions and fill out my remarks accordingly. I mentioned my dismay about the rugs being ruined and I to my surprise, I received a phone call within an hour of filling out the survey, from a gentleman who was either the owner or general manager asking me to tell my side of the story. (I'm sorry I do not remember his name) He was very understanding and reiterated his appologies and aksed if he could pay for new rugs. I was shocked to say the least, but declined his offer, only because I knew I couldn't replace them with the exact color they are, and in my opinion, it would be a mute point and flat out wrong to take the money if I knew I really couldn't actually replace them. He told me to think about it and if I changed my mind, or found rugs that would suffice, he would be more than happy to pay for them. I left it alone. The following week I received another call from a young lady at Foundation Sytems of Michigan letting me know that there was a check in the mail for me to either replace the rugs or use the money how I wanted. Needless to say I was flabbergasted and a little embarrassed that I had even mentioned the rugs, but the more I have thought about it over the last week, I'm extremely impressed with how much integrity this company and its owner has. I just want to say "THANK YOU" from the bottom of my heart and I will recommend your company every chance I get, number one because of its integrity and number two because of the great final result of their workmanship. They were pulling out all the posts at the same time without putting any support back in. I could have done the job myself with friends and had it done the way I wanted it. The posts were put in cockeyed. The product that they put in was good. The installation of the posts was what I was disappointed in. The final product was good.
Description of Work: I hired them to replace the support in the basement.

My appointment was for 8:00 am Saturday Morning, and the technician called about an hour ahead of their arrival . They arrived at 8:10. pretty good . The crew leader gave me a walk through of what was going to be done and after that was done , they went straight to work . A fast 5 1/2 hrs. later they were done, cleaned up and gone. Pretty impressive given the job they had to do.
Description of Work: sealed and encapsulated the crawl space, insulated the end joists, and foamed all voids.

Our concrete leveling services can be performed in most weather conditions, however, since we wouldn't be able to install your work for several weeks, any driveway caulking that we would perform is going to need to wait until warmer weather in the spring to work/perform effectively. FSM was very professional and courteous from appt set up to clean up. My sales rep, Ben, was very thorough in explaining what the issue was and how they could help me. The installers were here on time and ready to go at the time I was told. It was an all day job but when they left you couldn't even tell they were there..except for the remaining dust. Which they explained and I knew would occur. However, I was pleased to see that it wasn't as much as I anticipated it would be. My sales rep called that night to ensure that I was happy with the work and to see if I had any questions. Thanks for doing a great job and giving me piece of mind that I won't have anymore leaks. :)

FANTASTIC.!!!!!! The company arrived right on time , Brought Three men, did the work, cleaned up ALL THE MESS, hauled it out to our dumpster.. Did a large job, in one day, and did it right !!! Had a Leak in Floor one year later, they came out , added another drain point FREE NO CHARGE.!!!
