We were going through a home buying process using an FHA loan. The FHA appraiser said we needed a railing on our deck. We needed it done quickly so the loan process could continue. We called Jim for an estimate. We decided to go with him because he gave an excellent impression upon meeting him and because he was highly rated on Angie's List. He put a nice railing on our deck, in the cold of January, by himself! It's quality, sturdy work. We will definitely call Jim again for future handyman work in our new home.

I ended up not using Mr. Gardner, because he was too far away. But, he called me back promptly and was very professional.
Disclaimer: I told him what I wanted done first and had an order for what I wanted done. He didn't follow this list and jumped around. If you want something done in a certain order you have to make sure he does it. Although he advertises no travel or gas fees I was charged $25.00 per hour and charged two hours per day. Our home was hand built in 1919, it's a framed raised ranch, and due to death, sickness and finances has had little to no maintenance in 5-6 years. When I initially called Jim, I told him I didn't have just 1 or 2 things to be done, that I had many, many various little things. And I'm convinced Jim is that once in a lifetime business person everyone needs. Everyday he went home, and from just watching, or hearing this old house moan and groan how Jim was able to accomplish in good spirits, time, estimated cost, what he did is really something, I was exhausted just knowing how hard the work actually was. From the 1st minute we went over "the list", Jim had a positive attitude, work ethic well above average, great ideas, awesome creativity, willingness, and honesty about everything he did. Nothing in our house is square, not even the foundation. Some sizes for different building materials are not even made or sold anymore which meant Jim ending up with the grueling task of piece fitting, or extra sanding, sawing, or splicing. Jim will be coming back shortly to installed some special order frames/storms/screens and a couple other replace/repairs we talked about. I know the work will be done to the highest quality, the past 4 days that Jim has been working here just confirms what I read about Jim on Angie's List.
Description of Work: Make no mistake, the following list of completed repairs/replacement may sound average perhaps easy, but please keep in mind for now I'm just coping them off my list of, "things to do", I'll give more details below. Completely remounted our bathroom toilet which the bottom had become un-attached actually moveable with a hugh water leak. Jim had to rebuilt the flange & part of the drain, replaced the wax ring & bolts to re-attach the toilet. The bathroom sink metal drain above the PVC gooseneck had completely rusted through, and Jim to replace the drain and re-attach and repair the PVC gooseneck. The kitchen water faucet was loose, leaking, and the hose did not work. Jim replaced the faucet, as well as repairing some poorly installed hosing under the sink. In addition to this plumbing and leaking, the plumbing in the basement had numerous leaks in different areas leading to the Bathroom and Kitchen upstairs. The plumbing also consisted of different materials, metal and PVC, in addition to multiple sizes. On the back outside porch 1 of the old 4" metal handrails had rusted off from age, Jim handmade a wooden railing and attached it to the cement stairs with masonry bolts. Also the top cement stair from age and wear had started crumbling away creating a hugh 24" x 16" half circle void/hole extremely dangerous. Jim not only at this time of the year was able to fill in the cement hole, but also create a very strong attached brace mount to the front. I know i'm safe and that cement repair with be around a long time, even with my Rottweiler's heavy chain hitting/dragging against it. Soffit, fascia, downspout, and gutters. In addition to various missing, and broken downspout that needed to be replaced, Jim also had to build back part of the overhang, soffit and fascia that had been ripped off the house by a tree. The color and style of the existing ones matched perfect. Front porch fire damage, Jim installed my motion detector light, and remarkably hand matched and sawed beautiful wooden shingles the same shape as the 93 yr old siding on our house. Furnace/AC thermostat not working properly, Jim replaced with a new unit.

Came to perform work as scheduled. The "technical" aspect of the job was performed well, but the main need was for a cosmetic repair. End state looks worse than before work was performed. Returned once to improve, but result is no better. Problem is due to contractor's inability to match the texture of the surrounding surface. Job was probably outside of his expertise in cosmetic work, and he should have declined the job. Now I have to have another contractor in to redo the job. He was not the low bidder, but given his Angie's list ratings, I expected high quality work.
Description of Work: Repaired damage from ice dam leakage on section of ceiling in two rooms. Work involved removing joint compound and tape over seams and surrounding areas, replacing, and reapplying surface texture.

Jim came to my home to inspect a roof leak, diagnosed a poorly sealed chimney as the potential source and offered to reseal it before we had more substantial work done on the roof. He was prompt, courteous and professional. The work was done promptly at a reasonable cost.

We have always been pleased with Jim's work. He has been our "go to" guy since we were introduced to him in the spring of 2010. He has been reliable, coming to do the work when he said he would come or calling ahead to let us know of a delay. His pricing is fair, and often lower than we might have anticipated. His work is of high quality and he pays careful attention to details. When the work of one of his subcontractors was less than acceptable, Jim paid for another subcontractor to come and redo the work to his and our satisfaction. In addition, he is an honest and trustworthy man and is very careful to respect our property and to behave with propriety. Jim was highly recommended to us by a friend. We are glad for his services and will use him in the future. We highly recommend Jim as a handyman.
Description of Work: Jim has done several jobs for our home, always with great attention to detail and quality. He rebuilt a basement closet for us, following some water damage. This included new drywall and painting. He also helped us find the source of the water damage and resolve the problem. He rebuilt a garage ceiling for us, replacing drywall and repainting the entire garage. Jim restained and resealed our deck. He subcontracted both tile work and exterior painting on our behalf. He has done numerous other jobs around the house, including repairing leaky faucets, repairing brick steps, repairing a roof leak.

He has been working for us for two months now and he has done a lot of differrent things. He did the entire house for our rental property that we have. He finished the exterior painting last week. He was wonderful in terms of the quality of his work. He did excellent work. He was very detailed. I spent a lot on the project but my husband felt that the price was fine. I thought that it was a little more than what I had expected but I am not complaining about it as it was well deserved for what he did. He was very thorough. He cleaned up and he was meticulous as far as cleaning up at the end of the day. He did very high quality work. I would absolutely use him again in the future.
Description of Work: I used Jim Gardner a week ago. He did some drywall, installed a door, painted the outside of our house and fixed some soffits. He also did fascia and soffit replacement.
Jim came out to look at our project and seemed enthusiastic about it. We needed to have the staircase into our basement finished and then the trim work for the rest of the basement. Jim had some ideas and we came to a verbal agreement on the scope of the project. Jim told me he would have a estimate to me by the next week. But I have yet to hear anything back from him. I don't have time to go chasing contractors for their estimates. I would not use him again.

Almost two years ago, I hired an inexperienced landscaper to repair brickwork around my home (porch, front walk, and back patio). The front porch was the only area that required mortar. The landscaper warned me that he had little experience with brick but he was interested in attempting the repair. I allowed it and regretted it. The landscaper repaired the porch, but failed to properly clean remaining mortar off the surface of the bricks (very poor end result). I pointed this out the next time he did work for me and asked him to finish the job and clean up the brick. He attempted to do so, but did not properly rinse the acid off the brick (used to clean the mortar) and the acid ate through the mortar holding the bricks together. This effectively destroyed the work he had done and made it even worse. He did not offer to fix his work and I did not ask him to as it was clear he did not know what he was doing. This is where Jim comes in. I simply made a phone call to him, explained what I wanted repaired, and asked him to stop by and fix it in his free time. In less than a week, Jim came to my house while I was at work, completed the job which looks fantastic. No face-to-face contact. I just made the call and he came and fixed the problem. I wish all repairs were this easy. Jim has done work for me before, so I trusted him. I love having a handyman who will return phone calls, show up on time, do great work, and charge a reasonable fee.
Description of Work: Jim repaired a brick porch on which the mortar had eroded in some areas and bricks were becoming loose. Additionally, Jim was repairing incomplete and poorly done work of another service provider who was initially hired to perform the work.

Finally a carpentar who returned my call promptly! Jim has excellent from start to finish. He was booked out a few weeks, but showed up as scheduled on a Saturday. Jim has all the tools to do the job and worked very efficiently. We plan to hire him again for a mudroom project.

Mr. Gardner was referred to me by another home service provider. I had a hole in a bedroom ceiling due to water damage. It was clear from the damage, that the same place had been repaired before. Obviously, the source of the water had not been fixed the first time. Mr. Gardner located the source of the problem and repaired it quickly. Even though I told him we were not in a hurry, he completed all repairs in 9 hours and showed up on time each day he came.
Description of Work: Mr. Gardner repaired a hole in our ceiling from water damage. He also located the source of the issue and repaired it as well (pipe that had not been properly sealed). In addition to fixing the ceiling, he performed some maintenance on our roof (repaired damaged shingles and dried, cracked caulk) and repaired broken security lights while waiting for mud to dry on the ceiling repair.
