We strive to exceed your expectations in waterproofing, mold remediation and foundation repair. We take pride in our work, that’s why we don’t employ subcontractors. We understand there are a lot of choices out there when choosing a certified installer – we hope you choose us! Protect your home and health from mold and mildew invaders. In our 28 years of experience, we have never encountered a wet basement, crawlspace encapsulation or mold removal condition that we couldn’t handle. Give us a call today for a free, no obligation inspection and professional basement waterproofing system tailored for your home or commercial project. AA Action Waterproofing is licensed, insured and bonded with a A+ Rating with the BBB. Please call us and we’ll happily supply you with references.

"Our 25+ year-old French drain system in our 100-year-old basement was showing signs of failure, so we contacted several companies to get advice on what to do. Jason of AA Action was very professional and helpful when he performed his initial inspection of our basement, and had very good ideas on what needed to be done. The price he quoted for the work was also, based on what we had read, reasonable. We ended up going with another company recommended by Angi, but only because it brought up a couple of options that we had not thought of, and we felt comfortable with them doing the extra work. We were not at all unhappy with AA Action's suggestions or pricing - it's just that the other company's additional ideas made sense for our circumstances."

"I recently hired Budget Waterproofing to address ongoing moisture and standing water issues in my basement, and I couldn't be more pleased with the results. Before their team stepped in, I was dealing with a musty smell, mildew buildup, and even standing water after heavy rains — it was a persistent and stressful problem. The crew arrived on time from the start, the team was professional, knowledgeable, and easy to work with. They clearly explained what needed to be done and completed the job efficiently. I especially want to recognize Chris, who went above and beyond during the cleanup process. He took extra care around my property and left everything cleaner than when they arrived, which I really appreciated. Every member of the team was courteous and respectful. Since the work was completed, my basement has been dry, fresh, and free of any moisture problems. It’s made a huge difference in the comfort and value of my home. I now have peace of mind every time it rains — and that’s priceless. I highly recommend Budget Waterproofing to anyone experiencing water issues in their home and are on a budget. Their expertise and dedication to quality work truly stand out."

We transform wet basements and musty crawl spaces into dry, healthy, useable space through basement waterproofing and crawl space encapsulation. We provide the best lifetime transferable warranty in the DC/Baltimore area. We are conveniently located between the Baltimore and Washington, D.C. beltways and our service range covers Maryland, Virginia, Washington, D.C., Southern Delaware and the panhandle of West Virginia. Our entire team, from our call center staff to our inspectors and installers, is fully committed to maintaining the highest standards of customer service and protecting your biggest investment, your home. Our work is backed by a lifetime transferable warranty and a 24/7 service team. We are very proud of the reputation that we have built through online reviews, within our industry, and among our customers. Give us a call at (888) 768-2583 to schedule a free consultation or if you have any questions.

"Overall: B Price: A Quality: B Responsiveness: A Punctuality: A Professionalism: A Value Dry staff are easy to work with, friendly, and responsive. I had a great experience with their consultant (friendly, informative, stayed late to answer our questions), their onsite team (friendly, courteous), and their management (understanding, responsive). Scheduling the consultation was quick and aligned to later in the day to accommodate our family schedule. Our consultant stayed later than I would have expected. We asked a lot of questions and he was happy to answer them all, and provided a proposal for work and a quote during the visit. The crew was on punctual, worked hard, and accomplished the work based on the schedule. They were very polite and engaging throughout the day. They did a good job on cleanup. The on-site foreman consulted and advised us on site about a crack discovered in our foundation wall once insulation was removed. Thankfully it was not too bad, but he had an immediate solution that was added onto our current project and schedule at very minimal impact. We very much appreciated that. There was one aspect of the contract that was not quite completed as it turns out our house layout did not allow for it. The company worked with me and quickly resolved the inconsistency. There are only two aspects where we have some constructive criticism: There was a moment of awkwardness for us during the initial consultation when it was identified they could perform the work the next week, then to lock that in there is a "waiver of right to cancel" form that I was not expecting to have to sign to get that date. It was not pressed upon us per say, but it seemed unnecessary since they were identified as available ("winter availability"). It kinda pressured us into fast decision or potentially have to wait "up to two weeks". Since we really just wanted to get the project over with, we did go ahead and sign. The form is used for emergency work, and I don’t think any of us during the whole visit identified the problems we had as an emergency. Also, there was one technical aspect of the job which was not explained (dimpled drain mat, what it does and how it is installed). Though we didn’t realize it until the work was completed and we were asking “what is that?”. In regard to the installation of the interior French drain system (etc.), everything was completed very well, and we have all indications that it should work exactly as expected. Some gripes after the fact were that the concrete pour and smoothing could have gone better. The resulting concrete work is mostly flat, but not there are some waves and texture issues (overlaps, small ridges) in the final work that will mean we have to put some effort in ensuring our shelves will be stable and semi level when we put our room back together. Also, from the equipment used and the concrete chunks removed, there are quite a number of floor chips, scuffs, and scrape marks on areas of the floor that were not part of the construction (but in the same room). These aspects are a little frustrating in hindsight as there are techniques to ensure poured concrete is flat and smooth. In addition, something as simple as putting down some cardboard would likely have prevented the majority of the chips and scrapes. For anyone considering them for a project, just ensuring that extra discussions occur in regard to expectations on the final look will be useful to help avoid these issues. In conclusion, everything went very well and the company was great to work with, without the little gripes above it would have been an "A" result all the way around. Based on the people and the reputation, we would definitely work with them again in the future. We would make it a point to be extra verbose in terms of the final expectations, which we think (based on the great experiences with the staff) would be well received and applied with no issues."

"Service was great from sales, to installation, to post installation support. Very responsive, very professional. It's hard to find in this 'space'--there are a lot of shady people in basement water damage/repair, and this place exceeded expectations. We've had our repair in place for 4+ years, with only 1 small issue on a wall seam crack, and that was fixed within 24 hours of reporting the issue. Stand up place! Thank you for such great service and support."

Guardian Basement Waterproofing understands your basement waterproofing needs. We know how to detect the source of water intrusion and stop leaks before they happen. We help our customers reclaim their basements from water, mold and mildew by doing what we do best: finding and repairing the source of their water-related problems. Guardian uses only skilled and experienced technicians to do the job right the first time! As a basement waterproofing company with more than 25 years of waterproofing experience, Guardian stands behind its work with a Lifetime Guarantee. Additional phone number - (410) 484-9812.

"Avoid Guardian Basement – False Promises and Poor Customer Service Two years ago, I hired Guardian Basement to fix a water issue on the front wall of my basement. Joel came out, sold me on their system, and guaranteed I would have a dry basement. We also replaced two sump pumps and had the sump well dug deeper. The main selling point was their lifetime guarantee. Fast forward two years, and I have the exact same problem. Every time there is significant rain, water rushes through the same wall. I reached out to Guardian Basement, and Joel scheduled a time to check it out. His tone was completely different this time—defensive and dismissive. Within five minutes, he claimed, “Your system is clogged.” He made this assessment without any real inspection—just by looking at the cement floor and wall. Now, here’s the catch: If you look closely at their so-called lifetime warranty, clogs are not covered. So despite spending thousands of dollars, I’m back to square one. To make matters worse, Joel was incredibly condescending and unpleasant to deal with. After this experience, I looked into their licensing with the state of Maryland and found multiple complaints against them. I am now in the process of submitting my own complaint as well. I would never recommend Guardian Basement to anyone. Save your money and go with a company that truly knows what they are doing and stands behind their work. If I could give them a negative number of stars I would."

Basement waterproofing services FAQs

Due to the nature of basements, some level of waterproofing is necessary to prevent water from seeping in and causing damage. Some definitive signs that your basement needs waterproofing measures or needs existing waterproofing measures need to be updated include:

  • Water in your basement, including damp walls or puddles on the floor

  • Mold spots in your basement

  • Musty smells or odors

  • Warped doors or walls

  • Cracks in walls

  • Insect issues, such as cockroaches and termites

You can DIY basement waterproofing in some ways to help save on the overall costs. If your basement isn’t experiencing a lot of water but is noticeably humid, you can try running a dehumidifier that will pull the excess water out of the air. If you notice water leaking due to outdoor drainage issues, you can add downspout extensions to keep rainwater away from your home.

However, if the problem is more severe and requires a more extensive solution, it’s best to call a basement waterproofing professional to assess the treatment you need and install waterproofing safeguards properly. Since keeping water out of your basement is important, ensuring this job is done correctly the first time is best.

Damp proofing and waterproofing are both methods to help keep your basement dry. Damp proofing keeps soil moisture from entering your basement, which is helpful since your basement is underground. Waterproofing, however, keeps both soil moisture and liquid water out of the basement, which is essential, especially if you live in a wet environment. Because it’s more protective, waterproofing typically costs more than damp proofing.

Several factors dictate if you should waterproof the interior or exterior of your basement. Waterproofing the exterior of your home is a great option if you use your basement for storage, as it provides the most protection from water and water damage. If you prefer work done outside of your home versus inside, exterior waterproofing is best for you. However, interior waterproofing is often less expensive since the area is easier to reach and requires less labor.

The cost of basement waterproofing is $4,950 for the average homeowner. However, you could end up paying between $600 and $14,000, depending on factors like basement size, waterproofing method, and the region you live in.

If you live in an area with heavy rainfall, you might be paying more for waterproofing than if you lived somewhere drier since waterproofing contractors would be in high demand. Likewise, a 500-foot basement costs between $2,500 and $5,000 to waterproof, but that price rises significantly for a larger basement.
