Description of Work: 203K FHA Rehabilitation Loan for repair and renovation of a 2-story brick end-unit row home, circa 1940s. General contractor Mr. Dimitri Matsis, owner, personally oversaw, provided, or subbed-out all of the following required and desired repairs/renovations in a safe, professional, workman-like manner... INTERIOR: Replaced all new baseboard on 1st floor; repaired cracks in plaster, drywall throughout; KITCHEN: replaced exterior door and screen door; installed, sealed new ceramic tile floor; opened wall between kitchen and dining room, relocated wiring and drain vent, framed-out new header and finished drywall; framed, finished drywall for kitchen wall with new GFCI wiring, outlets; plumbed, installed, wired all new appliances fridge, dishwasher, gas range, microwave/hood; relocated gas line for kitchen range; relocated plumbing for sink to kitchen island he constructed; assembled and installed new: IKEA base cabinets, wall cabinets, sink, faucet, garbage disposal & switch; BATHROOM: repaired leaking tub and sink drains, replaced, finished drywall; repaired tub drain; replaced bathtub faucet, showerhead, and galvanized pipes from basement to 2nd floor; installed new GFCI outlet and ceiling fan/vent/duct to gable; OTHER: framed and finished drywall for three HVAC drops; framed, installed new attic walk-down stairs; ELECTRICAL (other): replaced 7 un-grounded electrical outlets with grounded ones, replaced 2 light switches; installed 4 ceiling fans, 2 wired smoke/CO alarms, and 1 phone jack; EXTERIOR: ROOF: repaired slate and roof leak; painted soffit, fascia, gables; installed new hose bib/faucet and exterior GFCI outlet; MASONRY: repaired, pointed-up loose brick exterior steps. PERMITS: were pulled for plumbing, electrical and completed all four County and four FHA inspections as required. | |Added bonuses included in the price: They don't make gentlemen contractors like Mr. Dimitri Matsis (owner, Dimitri's Home Improvment) any more. He was always polite, respectful, and professional, even in some of the most difficult situations and he allowed us to make our choices and steer the renovation the way that we wanted it done. He collaborated with multiple other contractors that had to do additional work at our house (not listed here), including: new HVAC with duct installation, oil boiler servicing and flue cleaning, hardwood floor refinishing, complete replacement of all (17) windows, and removal of 3 trees with stumps. He personally inspected the entire house and all work done, including any and all of our concerns re: previous work done to the home, including exterior wiring; he always offered us options regarding problems that he found as we went along and did no work until we authorized it. He and his sons repaired and tested the kitchen exhaust fan; replaced trim around kitchen window and exterior door; when Home Depot provided our selection of (little did we know discontinued) ceramic tile in two different shades, which we did not notice until after all of the tile had already been installed) they removed, cleaned all tile and grout and then replaced and grouted a second selection of tile, at their expense. Replaced ductwork tape after a mouse got stuck inside the bathroom vent/hood and we let it out! Mr. Matsis' crew personally accompanied me to IKEA (48 miles round-trip) in his own truck, to pick up, inventory, and deliver all kitchen cabinets. Mr. Matsis and his crew even disassembled, repaired, and relocated our mattress box spring (when it would not fit up our stairwell!) These added bonuses more than made up for any bumps along the way.
